Prep includes chipping off all the existing plaster. We will then Bond-Kote the interior concrete shell to ensure the proper curing of new plaster finish. Bond-Kote brand material will prevent the concrete from leaching the moisture from the fresh plaster. Signature Aquatics will then apply a quartz aggregate plaster finish guaranteed 3/8" throughout. Signature Aquatics adds a waterproofing agent to the plaster to help minimize the corrosive effects of water chemistry. Additionally, we provide automated Ph controller for 30 days which is the critical curing period for plaster to ensure longevity to our plaster finish at which time the unit can be purchased. $ 15,785 If you want to keep the "CAT1000 Ph control Unit" add $ 1,250 lyear warranty against failure of plaster to bond, but not against staining caused by improper water chemistry. Please note: There are at least 3 coats of plaster that have been applied over the years without any of the coats being removed as they should have been. GARAGE DOOR REPLACEMENT We have 40 garages on our property, and over the years, some of the doors have been damaged. Approximately half of the doors are damaged with dents and unsightly mis-fittings, due to incidents where the doors have been hit with cars, etc. (See pictures on the next page) I would like to have money budgeted to replace approximately twenty doors. The cost to replace twenty doors with openers would be approximately $4,500.00. We can install the doors ourselves. We also would paint all the garage doors, for a fresh dark green appearance. Many have faded over the years. This also, if time allows, we can do ourselves.

FENCES AT BOTH TRASH COMPACTORS Fences around both trash compactors need to be replaced, (see pictures attached) Also attached, is a bid to replace both fences from Leyden Handyman Services. The bid is for $14,500 and that includes all materials and labor. This vendor has done a lot of work for us and we know his workmanship is good. Currently - both fences are leaning, and you can see in one of the pictures where we have simply 'propped up' the leaning fence, because it cannot be secured in the ground any longer.

LANDSCAPE UPGRADES Attached is a proposal from Brickman Landscape Service that includes some ideas for enhancing our curb appeal. We had several storms in the Spring of this year, and lost about 40 to 50 trees. Some suggestions to improve our landscape are noted in the attached bid. In addition to the loss of so many trees, the grounds at The Madison have been neglected, and where there was at one time a good firm stand of thick green grass, we now have a lot of areas with no grass. Many of those areas are places that grass will not grow, and they should be covered with pine needles or mulch. A quote for that also is included with this notebook. I would like to see us replace some of the lost trees with smaller flowering trees, to add color at various times of the year. But more important, please note the pictures of our monument sign on Adams Farm Parkway. It is over-powered by trees, old junipers, etc. Just to clean out this area would make a huge difference in this entrance. Brickman proposes to clean out and make this entrance attractive and much more visible. Also equally important, attached is a bid from Leyden Handyman Services, to correct a land slope problem at building 5206. (a water diversion repair needed) A vibrant curb appeal is what makes people drive in to a community. Green grass, mulch or pine needles and colorful seasonal flowers would enhance our entrances and present a well kept appearance. I have attached a few pictures.

PINESTRAW MULCH: We estimate to furnish and install 5,000 pine needle bales at a rate of $6.80 per long needle bale or $6.00 per slash bale. Office Furniture As you look at the following pictures of our office furniture, you will see several items of concern: 1. File cabinet and desk missing hardware 2. Another desk missing hardware 3. File cabinet top has come apart from cabinet, cannot be repaired 4. In desperate need for another lateral legal size file cabinet 5. 6. 7. 8.

These two chairs are in the foyer, obviously 'dated.' 10.Carpet has broken seams and picks, really needs to be replaced 11.Paint the office/clubhouse for a fresh clean look (Refer back to picture #9 to see paint color) Because the office/clubhouse is the first thing people see, I believe it would be in the best interest of the property to 'wow' them, when they walk through the door. Our appearance should say 'Welcome' and yes, we do maintain our community with pride and up to date appearance and up to date technology, (information for updating technology is in the next section) We are always conscious of the five senses. We have music and we have a nice pleasant and inviting clean delicate scent. We have some type of refreshments out for guests. We make people 'feel' good when they visit us. But we are falling behind with the 'sight' sense. Also as part of this presentation, we have a proposal from CORT Furniture. They are proposing to replace our office and clubhouse furniture. We need a big screen TV, over the fireplace. Also -you will see a picture of the proposed lay out from CORT Furniture. It is a modification that will help the office employees be more productive and more efficient. Not to mention, impress our prospective residents and our current residents.
