Unitique Living Apartment Tenants from DTLA are spending 50% of their income to live in the city with a severe housing crisis, and more luxury apartments under construction are not solving the issue. Therefore, affordable living spaces (< 30% of income) are the priority for future DTLA development.

Unitique Living Apartment will be a flexible living space that can meet different tenants’ requirements. The apartment provides a system, that take an advantage use of the new zoning code, in which the tenants can decide the sizes, amenities, and unit usage. In other words, it is a mixed-use apartment where the residential tenants can also become commercial tenants.

Meanwhile, the affordability of the apartment does not mean that the tenants can only live with the basic amenities that are decided by the developers’ budget. On the other hand, Unitique Living Apartment provides unique and under-budget living units for tenants from different professions, ages, and relationships. Every tenant from Unitique Living Apartment pays reasonable rent and fulfills their ideal living quality.

Oakwood Recreation Center Replacement The Oakwood Recreation Center provides various programs and activities for the community. Therefore, the renovation extends this idea and makes the center more integrated into the neighborhood.

The two highlighted programs of this project are the climbing wall and the bicycle track. The climbing wall provides a different way for the visitors to experience the building and as one of the tracks for people to get up to the observation deck on the roof. Another experience route to travel up to the deck was through the bicycle track. The bicycle track is also connected directly to the park for a stronger integration to the community and a more fluent flow for circulation.

One Connection Kindergarden The one connection kindergarden is renovated from a sawtooth shed. A sandwich system is applied and act as a structural ornamentation to the building; and by rotating the roof and arrangement of the walls, it creates interesting circulations and natural light to the building.

The kindergarten was arranged as a mazed-like program to give multiple options for experiencing through the spaces. The openings are not placed in one straight direction but still keep the visual connection from one opening to another to provide a sense of exploring.

The multiple layers of the glass wall and the courtyard spaces plays as the threshold. Multiple glass layers allow unblocking sight, and still give a sense of differentiating the spaces. And the courtyard act more clearly as the transition area between the public space and the classroom. Besides, by rotating the roof, it brings in more sunlight through the window and the skylight.

The sandwich system for columns has also applied to the beams that pass through the entire shed. Instead of expressing the continuity and the sandwich idea separately, the structural system for steel shows more corresponding.

EFFICIENT CONTAINER Creating the largest efficiency in a limited space is the goal for this project. By deciding what is needed and necessary, setting all the needed furniture and equipment at the sides, and providing a multi-function cabinet create nearly no wasted space in the container.

The cabinet is not just a furniture but also work as a wall that can divide the space for multiple uses. It is rotatable and movable which provide the flexibility in arranging the space by different users.

The overall material for the interior will be around 19 pieces of 4 by 8 plywood. The material is arranged to be used maximize for reducing the wasted pieces. The solar panels and the insulations are placed to provide energy and reduce the heat from outside. Besides, there are windows at two short ends and a skylight on the roof to for ventilation.

Residents will have private outdoor spaces or shared outdoor spaces as a buffer zone before entering to their units. Also, the idea of shared space extended to the whole site by planning out the public and private paths for the site with the layout of containers.
