P R O F E SS I O N A L 05 - C A M E T N O R T E H O U S E LOCATION : Mar Chiquita - Argentina YEAR: 2014 / 2016 (Completed) TYPE OF WORK : Residential, government subsidized PARTICIPATION: Project interpretation Construction management CONSTRUCTED AREA : 100 sqm

This project is located in a developing neighborhood, surrounded by groves, on a lot of 405 sqm. As a social government- financed building, the project starts with a given prototype and is modified according to the site, location, orientation and client's requirements. It profits maximally from the sun at the front of the house, using a corner window that provides sunlight to the kitchen-dinningliving room, a large fluid space that finishes with a stone fireplace, with big windows facing the garden. As for the layout and distribution, it was possible to design four bedrooms with two bathrooms, satisfying the needs of a large family with members of varying ages. The kitchen, bathroom and water tank volume allows to group the wet areas, simplifying piping and generating a prominent volume on the facade. To make best use of the outside area, a wooden pergola and a stone covered grill were proposed, creating a meeting area, functional and protected from southern winds. The construction method is traditional, with brick walls, concrete columns and prestressed beams mezzanine.

PUNTA MOGOTES HOUSE

LOCATION: Mar del Plata, Argentina YEAR: 2015/ project under construction TYPE: Residential PARTICIPATION: Project and construction management CONSTRUCTED AREA: 158 sqm

These detached house is located in a southern neighborhood of the city of Mar del Plata, a few blocks away from the coast and in the longest plot of the block. Considering the orientation and size of the land, the house is designed in an “L shape, supported by both party walls. According to the requirements and the economic situation of the client, the project is proposed to be built in stages. Stage 1 is a basic one level house with a living-dining room and kitchen as a continuous large space, both facing the back garden and the front patio, a bathroom, a laundry room and a bed room that in a future will transform into a covered garage. In stage 2, a second floor is constructed, adding 2 bedrooms, (1 with private bathroom), another bathroom and a large terrace, thinking about a third bedroom in a future home enlargement.

ACCESS FACADE

The house is located on a private neighborhood, and is built in a 668 sqm lot, surrounded by tall groves. One of the premises in the design was to make use of the best orientation (north) at the front, leaving the taller volumes at the back and keeping the front lower. The house follows the natural topography of the parcel, as it reaches the higher level at the back of it. The distribution is organized around a courtyard with different levels, where all outdoor activities are concentrated. The inside layout program, forming each side of the "L" is divided into public wing (place for informal meetings: garage - quincho) and private wing (living room, kitchen, services and bedrooms, located at the end of the house, in the most quiet area). In the intersection, an entrance hall (with a higher roof than the rest of the rooms) generates the division between the “quincho and the rest of the house. The swimming pool, enclosed by the shape of the house, its protected from the southern winds. The concrete slab of the garage is exploited by creating a terrace that works as another meeting point, including a bonfire. The dining-living room area has a sloped wooden ceiling that is extended into the outside pool area generating a partially covered gallery, which has access through large window- doors.

This old townhouse built almost 50 years ago was damaged and had several functional problems. The new house is organized around a courtyard, covered with a pergola, which solves the problems of lack of luminosity and ventilation inside the rooms. The public area faces both the back and front of the house gaining great visuals and luminosity . Privacy , ventilation and natural lighting in the sleeping area are achieved. A multipurpose room across the courtyard is proposed. The kitchen, reaches the front of the parcel, elevated, allowing views to the street but maintaining privacy. In this powder room, of poor conditions and out of date, a whole reform was proposed. From replacing the pipes to changing the toilet and lavatory, and renovating the surfaces (colored cement) over existing tiles on floor and walls. A totally renewed space was achieved with minimal investment while respecting the vintage style of the house.
