NAPIER INVESTING IN THEIR STAFF NAPIER Management Services Ltd continue to invest in the development and nurture of their staff. Key members of the property management team attended a seminar hosted by Bennington Green in the lead up to Christmas, on how to simplify building terminology and understanding dampness in buildings. The event, held at the Greenhouse Hotel in Bournemouth, ran for a couple of hours and covered the different states of water, ie gas, liquid and solids, and how this can be minimised to avoid damage. Aileen Lacey-Payne, Director of Napier Management said: “A big thank you to Bennington Green and their staff for such an informative seminar. They explained in detail the difference between ingress due to damaged or defective building elements, services leaks, capillarity, hygroscopicity and condensation.

Napier are very proud of their ongoing training programme for staff which ensures they are fully equipped to deal with all the management issues they face day to day with some of their big blocks of flats. Aileen added, “With the importance of the CDM2015 Regulations, it’s imperative that all Napier’s staff understand the company’s obligations to any remedial or maintenance works that may be necessary in any of our blocks. Napier has offices in Bournemouth, the New Forest and Southampton. For more information on the comprehensive services they offer, contact their friendly staff on 02380 337883/01202 314511 or visit their website www. napiermanagement.co.uk

Lettings Manager Adam adds “Last year we enjoyed a very successful run, whilst maintaining our high level of customer service, which we have achieved recognition for. Again this year we’ve continued that momentum & have seen tremendous surge of enquiries from applicants, resulting in quick lets”. Adam continues; “We believe that our success is achieved by being proactive & offering honest advice to our landlords, guiding them through the lettings process so they can get the most out of their properties.” The department is currently seeking more properties to keep up with the influx of demand, which is expected to increase as the year progresses. Please contact Adam with any lettings enquiries on 01202 848984. www.goadsby.com

“They demonstrated the different causes of dampness, comparing the condensation caused by peoples’ breathing overnight which can produce a staggering 2.5 litres of fluid, compared to leaving a shower cubicle to dry on its own at 1.1 litres.

NEWS LIGHT UP POOLE A FESTIVAL OF LIGHT The latest news stories in your area.

4 MEN AND A … PROPERTY ADVISER Goadsby were match ball sponsors for Winchester RFC v Eastleigh on 6th January. Paul Stewart, Managing Director of Goadsby & Harding (Commercial) Limited states “We and our clients all enjoyed the hospitality put on by the club with its pre match food service. There may have been some alcohol consumed too but that was done responsibly. The best part of the day was witnessing Winchester defeat local rivals Eastleigh 21 - 15.

Enchanting and provocative, Light Up Poole will transform the town centre in the south coast’s first digital light art festival, from the 15th to 17th February. Sponsored by Poole BID and funded by Arts Council England, as well as presenting art forms and artworks that are new to Poole, a key element of the festival is the involvement of the community and artists have already been working with local schools on a series of projects. The festival also has a number of opportunities to get involved by volunteering to help with stewarding, artist support and interacting with visitors – a great way to gain experience of working at a major arts event*. The diverse programme is designed to challenge the perception of art and provoke visitors to participate and become part of the festival. Using the theme ‘Identity’, as darkness falls Poole’s story will be explored through artists’ eyes using projections, interactive light and sound. In a festival illuminated by innovation and magic, some of the highlights include: :: Seeglass. An animated light sculpture made on a custom circuit board by artist Stuart Langley who has worked hundreds of pieces of age-old sea glass into a form, which is then lit and transformed by designs created in the Seeglass app.

Visitors can create their own designs at seeglasspoole.co.uk which Stuart may incorporate in the final sequence. :: FLO. A brand new mobile game from the staff of Bournemouth-based games designers Amuzo working as Rogue Games, FLO is being premiered at Light Up Poole where visitors will be able to play the game projected on an outside wall of Lighthouse. A simple yet addictive endless runner, the object of FLO is to travel as far as you can above and below ground. Prizes will be awarded each night for the player that lasts the longest. :: Film poetry. The art of fusing spoken and printed words, visual images and sound to assert meaning, film poetry celebrates collaboration and has its roots in the avant garde Dada movement of the early 20th century. Working with Artfulscribe, Poole Museum is hosting film poetry workshops as part of Light Up Poole and film poems will be projected on the Argos building in Falkland Square and screened at Lighthouse in the spring. Entries are also invited for a film poetry competition to be judged by photographic artist Helen Dewberry and poet-film maker Chaucer Cameron with the top three films projected at town centre venues during the festival and the ten shortlisted film shown later in the year at Lighthouse as part of its fortieth anniversary programme. A prize of £500 will be awarded for the winning title.

I was asked to present the match ball to Winchester’s captain prior to kick off and the photo displays a property adviser and 4 rugby men!”

SPRAY FOAM ROOF INSULATION 2 There are two types of spray foam insulation popular in the home improvements industry, Closed Cell and Open Cell. Each of these are made from a polyurethane mix that turns into foam upon application via a spray hose. Closed Cell is rigid while OpenCell expands more upon application and is soft to the touch. Both are great insulators but have different benefits that determine which type is best, depending on the required solution.

CREATE A USABLE LOFT SPACE Whatever you are planning to do with your loft space, it’s going to be cob web free, look better and be a lot warmer up there with the application of spray foam insulation.

RETAINING ROOF STABILITY If your roof is old and showing signs of disrepair from the inside then installing Closed Cell Spray Foam will protect your roof from deterioration and leaks by bonding and strengthening your roof. Where roofs are starting to show signs of leaking, some remedial work followed by the application of Closed Cell Spray foam will help to prevent the need for major roof repairs.

Creating a usable space in your loft can increase the value of your home or make it a little easier to sell even if it’s just an insulated storage space. ENERGY EFFICIENCY You can seriously improve the energy efficiency of your property and boast that spray foam insulation has a U Value of 0.16 W/ m2K. (For U Value comparison, good Double Glazing has a U Value of around 1.2 - the lower the value the better!) So that’s a significant reduction in heat loss which means reduced energy bills.

LONG LASTING PROTECTION Apart from feeling the insulation benefits for many decades, professionally applied spray foam insulation, bonds and seals your roof, protecting against water ingress and roof damage that may occur from heavy weather and storms. Great protection such as this will save on potential roof repair costs in the future.

WHY USE A BAR MEMBER? Steve Webber, Director of Maidmans Moving & Storage Steve has many years experience in the moving and storage industry. Mrs W of Wimborne asked “What are the benefits of using a British Association of Removers (BAR) Member when choosing a removals company?” Steve replied: “BAR is the removal industry trade body. Members are required to adhere strictly to the BAR code of practice, meeting the following minimum standards for quality and service: • Provide you with a clear description, price and timetable for the work carried out. • Offer insurance or other protection options. • Provide suitable quality materials for packing. • Vehicles and warehouses meet BAR requirements • Provide professionally trained staff. • Advice should things not quite go according to plan. And naturally, the Code requires all BAR members to be courteous, competent, and committed to providing a high standard of service.” Steve added: “when moving outside of the UK it’s very important your removal company is a member of the BAR Overseas group, as non overseas group members only offer guarantees on UK-UK Moves. Choosing an established quality removal company who are members of the British Association of Removers (BAR) will minimise the risks and your stress levels on the day”.

If home is where the heart is, the heart is where the kitchen is More and more people are transforming their homes into all-encompassing entertainment zones – gorgeous open-plan spaces perfect for get-togethers. With the single biggest family gettogether on the horizon (Christmas) it’s time to get serious about remodelling the heart of the home. We spoke with design-expert ‘Gary Keene’, to find out what’s hot in kitchens.

The Old and The New The mixing of textures and materials is prevalent throughout contemporary homes now. Tired of a uniformed approach, people are looking to embrace the new whilst still paying homage to more traditional, characterful design. Picture handpainted cabinets, mixed with highly polished stone, a rustic lumber breakfast bar, made complete with chrome fixtures and modern amenities… it’s about creating interest. Whilst kitchens are primarily a functional space, there’s no need for them to look so and with the advanced guard technology that is on the market, there’s no need to play it safe – the only limit is the imagination of your designer, and at Kitchen House that isn’t a problem.

To the Surface For the last fifteen years granite has become the goto for modern worktops, but like all trends, change is coming. The latest surface obsession is ‘Quartz’; granite’s arguably superior sibling. Quartz comes in an incredibly broad range of colours (including large scale, single colour slabs for islands) patterns and effects, making application easier and the options practically limitless. In terms of style Kitchen House advocates dense, solid stone and the thicker the depth the better, for an opulent look. “The highlypolished finish will really offset competing matte finishes, so don’t be afraid of mixing it up”, says Gary. Quartz, unlike granite, is non-porous. Where the daily dirt, grime and water can’t penetrate the stone, you can rely on it’s durability and minimal to no upkeep.

Accent Wood

Put The Cool In Cool

Gone are the all-oak kitchens, in-fact gone are most of the all-wood sculleries. Wood is very much an accent material now, rather than a dominant, but it definitely still has its place in the modern kitchen. Wood has a beautiful organic look, particularly the un-polished ‘shabby-chic’ styles. A lot of modern design can be quite cold and insensitive, but by incorporate sporadic elements of wood, you lift the overall feel, creating a more characterful and attention-grabbing look. Driftwood and olive wood are two beautiful examples of this.

Refrigeration is the new status symbol. We’ve always been inspired by those iconic double door units, complete with water filtration and all the bells and whistles, but now this is much more than inspiration and rather more an abnormal game of ‘how big is your fridge’. “There’s almost no way these fridges could be filled by a domestic home, but people love them”, says Gary. The latest lines even have cameras fitted, so you can see exactly what is in stock the next time you go food-shopping – what a time to be alive!

Tucked Away

Meet The Experts

When it comes to layout, you’ll rarely, if ever, see a stand-alone unit. Everything (including appliances) is tucked away. The idea is to craft a sleek, seamless look – creating or enhancing the grandeur of a space. Why we’re all labouring under the false pretence that we don’t actually have any possessions, we’ll never know, but there’s no denying that it is a running theme. Even handles are subject to the boot, with more and more ‘push to open’ doors coming in, furthering the uninterrupted streamline design. Designers have to be incredibly clever with storage too, utilising every nook and cranny as potential stowage.

As the ‘designers and suppliers of the WOW factor’, Kitchen House are one of the leading kitchen specialists in the South. With an incredibly broad portfolio, Kitchen House handles everything from fixed-budget, to large-scale designer kitchens and with over 30 years experience you can rely on their skilful hands and impeccable reputation. As an independent business Kitchen House offer flexibility and diligence well beyond the high-street chains, leaving you with a quality kitchen unlike any other. Find Gary and his talented team at their stunning showroom on ‘Castle Lane’, just beyond the ‘Castle Point’ shopping centre.

Automation We are a nation of the now, which is why automation is becoming more and more prevalent in most aspects of interior design – especially within kitchens. Appliance manufactures are focusing their efforts on computerising their products, so that you can operate your kitchen at the swipe of a phone or tablet. Kitchen House is currently stocking automated coffee machines (and ovens), complete with built in WIFI, so you can ask your guests without leaving the dining table. Using the 3D graphics on the iPad they can choose exactly how they would like their coffee, walk to the machine and it will be there. It’s a little something known as ‘Home Connect’. “Refrigeration is the new status symbol”

Take the stress out of property development We don’t need to tell you how stressful Property Development can become for both the client and the Developer, and we are all too aware of the scary statistic that approximately “45% of property development projects come in over budget” - ouch. While its highly likely that the basics are all in check - buy in the right area, source quality building materials and workmanship, planning permission and good design plans - often the importance of how all these things work together, and their execution is overlooked. With all this in mind, we spoke with innovative property and software developer Lawrence Rankin (Founder, NuVuw) to find out about his brand new software and how it is going to change the game for property developers, managers and renovators, and traders alike.

WHAT IS NuVuw? NuVuw is an all-encompassing project management tool. An endto-end solution for property related projects that offers an easy to use, comprehensive 2D and 3D design tool, as well as a document portal and workflow software, which enables all collaborators to be on the same page, every step of the way.

Real solutions to every day property development headaches that you can start to benefit from today. - LAWRENCE RANKIN, FOUNDER, NuVuw

WHO IS IT FOR? NuVuw is also suitable for Architects, tradesmen, property management professionals and those with a keen interest in property refurbishment and development.

HOW MUCH DOES IT COST? The honest answer is that we are still finalising a cost, due to the constantly evolving technology and feedback from current users. So, to give new users the opportunity to explore our amazing software, we’re offering access to the platform right now FREE of charge. Don’t worry, there aren’t any hidden fees and no card details are required to sign-up. The moment we finalise the cost, which will be in the region of £35£50 per month depending on modules used and number of users, we will be in touch via the email they used to register.

HOW DO I SIGN UP? Just head to our website <www.nuvuw. com> and hit ‘Register’ in the top right corner of the homepage. Its easy to use, so once you are signed up you can set up your first project as soon as you like. You can also download the NuVuw App to track your projects on the move.

WHAT LED YOU TO START NUVUW? When I saw what was to become my first development I thought, “how hard can it be?”. Taking a three-bedroom bungalow in a sleepy little village with a sizeable plot of land and extending it to 5 bedrooms, 2 bathrooms, with open plan living. I had cash in the bank, I had a good reliable builder (and he had great contacts in the trade), I had my planning permission agreed; I was ready to go. I set up my project using a spreadsheet, and I had an email account and a phone. Everyone knew what they had

to do and could keep me informed along the way. My lovely, soon to be new family home, would be ready on schedule and to budget, right? Wrong! Due to a lack of communication and me thinking everyone knew what the other relevant tradespeople were doing, it was a variety of relatively small issues that knocked us off schedule, resulting in the loss of a good sum of money and 7 weeks of valuable build time. If you had a spare 2 hours I would tell you about the various mishaps along the way, but I won’t bore you with the detail. However, the common reason for all of this was basically poor communication, a lack of collaboration and no clear view of how the project was progressing for all concerned parties. This got me thinking; there must be a better way… Despite extensive searches on-line, there wasn’t one single solution to this problem. I was looking for an end-toend property development application that would enable me to not only see the progress of my developments (at a glance), but to also track costs, collaborate with all stakeholders, store the agreed plans, and manage partners and sub-contractors. So that’s when I had my “ta-dah” moment, and thought, “I can build this myself”, and so as they say, the rest is history and NuVuw was born. If you’re interested in the software, or would like more information, simply head to their website <www.nuvuw. com>. Register today to start using the platform FREE of charge.

THINGS HAVE A USE EVEN IF THEY ARE NOT USED Sometimes you still have to ignore the analytics and go with your gut I’ve mentioned before my exploits as a MAMIL (Middle Aged Man in Lycra) and it will come as no surprise that after a string of blisters, tweaks and strains I managed to tear a calf muscle last year. The prescription was rest and regular swimming so I’ve been dropping into different hotels as I travel around and discovered that you can now get day passes via apps like PayAsUGym for some posh places that are normally guests and members only. The thing about swimming that normally puts me off is that you can’t listen to a podcast whilst exercising and so I found myself in a fabulous spa at a brand new hotel putting in the lengths as my mind wandered. The first thing of interest was that I had the pool to myself. It was a Sunday morning, It’s a huge hotel and I’d had to park off site as the three storey car park was full so hundreds of people were staying there, yet during the couple of hours I was in only two people arrived which I’d imagine also made the receptionist’s job a bit dull. It doesn’t take complex analytical software to work out that the vast majority of guests don’t use the facility and so any sensible business would close it down except that’s not quite how it works. The hotel is part of a luxury brand, guests want to feel special when they book and tell their friends about where they are staying so the pool and gym are crucial parts of the marketing and even though they probably won’t use it, may tip the balance when a customer is looking at two closely priced hotels. I had the same experience during the years I owned Niche Retreats, a premium cottage agency in Cornwall- you could have a chauffeur to collect

you from home or on a tour of the county, private chef, masseur, boat trip or we’d try and arrange anything if you asked. I imagine people sitting at dinner parties showing off pictures of the beautiful house they are going to stay in and wondering how much the Indian head massage is but in the end pretty much nobody booked any of these things. They are anything but useless however as they have served the purpose of conveying prestige and luxury, the guest feels special and they are more likely to spread the word about us. This principle doesn’t just apply to expensive or luxury items. When a new owner joins us they often say that one of the reasons they contacted us in the first place is that our website has such extensive information for potential guests. You can see where to go, what to eat and read interesting facts about the area. That’s what they would want to see before they booked a holiday so they understand why we are successful. I can let you all in on a dirty secret here- less than 1% of visitors to the site look at anything other than properties to rent and that fraction probably includes lots of owners checking out the information around their place and people who arrived on the site looking for info who have no intention of booking anywhere. For a while in Cornwall we had a string of phone calls to order Chinese takeaways and couldn’t work out what was going on until we realised our local restaurant didn’t have a web presence so we were the top result on a Google search and our number appeared in the snippet in the search results. So have a think about what you could provide in your holiday home to add to the experience- fancy

coffee machine, bikes, house Kindle or iPad? They won’t be used much but just might swing you a few extra bookings which makes them well worth the investment. Great Oaks care home in Bournemouth is opening its doors to invite the community to experience what it is like to live with dementia, thanks to a revolutionary training course.

Great Oaks is the brand new residential, nursing and dementia care home in Bournemouth. Managed by Encore, it is situated in a beautiful, peaceful woodland setting. It is the third care home in the South of England from Encore, which specialises in modern, purpose-built, private care homes. Encore is becoming known as a dementia resource for the community by hosting a groundbreaking experience for a healthy brain to experience what it can be like to live with dementia.

Great Oaks offers the Virtual Dementia Tour, which uses specially designed clothing, equipment and sounds to simulate the effect of living with mid-range Alzheimer’s. The care home in Bournemouth recently hosted this event for local healthcare professionals and support groups to continue to raise awareness and challenge thinking about the illness. Great Oaks is also offering this same opportunity to the community to take part in the Virtual Dementia Tour in February. Encore Care Homes, the care group that also manages Fairmile Grange in Christchurch, believes that the Virtual Dementia Tour training helps to further improve the care we all want to provide to people living with dementia.

The course, run by Experience Training Ltd, is the only medically and scientifically proven method for a healthy brain to encounter what dementia is truly like.

The Virtual Dementia Tour has been experienced by 1.2 million people in 17 different countries across the world but is relatively new in the UK.

Operations & Quality Director of Encore, Izzy Nicholls, says:

Izzy added that all Encore staff undertake the training as part of their in-depth induction programme, which ensures all staff within each home provide the very best care.

“Dementia is not only about memory loss, it deprives all the senses and can severely affect vision, hearing and touch creating a world of fear and confusion. The Virtual Dementia Tour changes the way both healthcare professionals and family members think about dementia and helps to support them in communicating and connecting with their loved one. This is a truly ground-breaking course that allows you to empathise with the feelings and sensations someone experiences when they are living with the condition.”

Great Oaks is holding the Virtual Dementia Tour on Tuesday 13th February. This is a special, free event and bookings will be open to the local community. The experience lasts approximately 2.5 hours and places are limited. TRENDS TO LOOK OUT FOR IN 2018 Katie Thomas, Design Director, KTM Design

Millennial pink walls and marble surfaces may have taken centre stage in 2017, but this year it is more about understated tones, luxurious textures and splashes of bright colour. TEXTURES: Velvet has been growing in popularity over the last couple of years, and this year it is predicted to be the fabric of choice for statement soft-furnishings. Leather will be popular in bedrooms for upholstered headboards and quilted chairs, but also in accessories such as wall art and decorative pieces. DARK WOODS: The Scandinavian trend that has been in our lives for a long time now may have taught us to select light-coloured woods and indiscreet furniture but now in 2018, we’re going bolder. Expect to see lots of dark oak, mahogany and textured walnut pieces adding a new depth to a room. NEW METALLICS: Whereas rose and yellow gold have been very popular, more industrial shades of metal are expected to become the prominent choice. Less high shine materials, such as brass and nickel, will add a more organic feel to the space. COLOUR – EARTHY SHADES: Last year was all about cool tones, but things are warming up for 2018! We’ll be seeing lots of warm neutrals such as rich, earthy shades of tobacco, rust, camel, warm greys, dark red, soft orange and burnt yellow. Cooler neutrals will be moving aside to make way for these rich tones in our homes, making spaces feel more decadent and welcoming. It is anticipated that sage will be the new neutral. The muted green with grey undertones is bolder than the likes of pure white, beige and stone, but it is still an approachable colour. When paired with a cream colour palette and woods, the sage green will soften and warm up any space. We’ll see a fusion of Japanese and Scandinavian styles with light touches of colour and small accents in vivid hues. Other pastels to look out for are soft mustards, olives and jades. STATEMENT CEILINGS: Forget statement walls, this year is all about statement ceilings - a creative way to transform a room from the top down. It is becoming popular to keep the walls one colour but then wallpapering, tiling, decorating or painting the ceiling to make it the standout feature of the room. If you are thinking about making changes to your home or commercial space in the upcoming months and wondering how you could benefit from using an Interior Designer, please do get in touch.

WHY INSTRUCTING A SOLICITOR TO HELP, MIGHT NOT BE AS DAUNTING AS YOU THINK... Instructing a solicitor to give some advice on a matter for the very first time can be a frightening prospect. Sometimes the perception of lawyers is that they are all very expensive and quite imposing and scary people. In reality, quite often by instructing a solicitor early you will save yourself time, money and stress … and in all honesty lawyers are just normal people! You might be thinking of instructing a solicitor to help you move home. These days there are licensed conveyancers (who are not solicitors) who can help you do that too. The difference is that when you instruct a law firm, you have the peace of mind of knowing that they have years of legal experience to help you through every aspect and their advice is backed by professional indemnity insurance meaning that you are covered when things don’t quite go to plan. Making a Will or creating Powers of Attorney may not be at the forefront of your mind, but by putting these in place you will be safeguarding what happens to your hard earned estate when you are no longer around to make decisions and you will have an Attorney in place who will be able to make decisions based on your instructions, when you are unable to do that for yourself. In some instances, if you lose capacity to deal with your finances and property and do not have Powers of Attorney in place, your family may need to make an application to the Court to appoint someone to do this for you, which can be an expensive process. Dutton Gregory has offices in Poole and Bournemouth (and throughout Hampshire) and our experts are on hand to advise and assist on all aspects of your personal or business life. This year the firm has been highly ranked in legal directories (thanks to the high regard our clients and the business community has for us) and we are finalists in the Dorset Legal Awards in two categories; including “Law Firm of the Year.” We really are a friendly bunch … give us a call on 01202 315005 or 01202 466669 to see how we can help you.

SPICE HOME IMPROVEMENTS Added Curb Appeal Ah, a new year. An opportunity for fresh starts and tackling those put-off projects head on, and where better to start than at home? Property is continuing to prove its worth, what with pension schemes slimming down and the uncertainty of our economic climate, so improving on it is always a good idea. With that in mind, we spoke to the experts (Paul, Stuart and Olly) at Spice Home Improvements to discuss the latest and greatest home improvement options.

CONSERVATORY ROOF REPLACEMENT Conservatories have been a go-to for homeowners, desperately seeking more space and a little connection to the beautiful outdoors. The problem however, is that the typical glass and polycarbonate roof can’t handle the average British weather—in the summer they’re too hot and in the winter it’s just too cold. In an effort to make your conservatories better insulated and more efficient, Spice Home Improvements offer a ‘Conservatory Roof Replacement’ service.

How does this change the conservatory? It becomes a room you can actually use again. With a fully plastered ceiling, the space looks totally transformed and the customisation is unlimited; skylights, new electrics and other special design features, even external lighting. More than just aesthetics, this room now becomes a place of multiple new uses; an open plan kitchen/dining space, playrooms, additional living areas—whatever you want it to be.

What are you replacing the old roofs with? The original structure (from the top of the window frame down) is retained, whilst the old roof is swapped with a fully insulated state-of-the-art replacement system, fully compliant with Building Regulations for your peace of mind. It is made from a lightweight, durable material and finished in your choice of composite tiles and colours, fully insulated and completed with new guttering and fascia.

What are the benefits of replacing your conservatory roof? Most importantly, you are regaining the use of that space all year round. Whatever the weather you maintain control of the temperature with the security of it’s fully insulated barrier. On the same note, with new more efficient insulation it will be warmer in the winter and cooler in the summer. It is 100% waterproof and built with durable materials, meaning little to no maintenance is required with a 40+-year life expectancy. Finally the transformation that this roof gives will make your conservatory an entirely new space, adding further value to your home.

it requires special permission (e.g. tree conservation regulations) then you would consult with the relevant authorities, but fear not, every step of the process is handled by the Spice Home Improvement team, so the pressure is off. How long does the average build take? The structures themselves take little time at all. Ultimately it all depends on the foundations. Once the base is perfect (i.e. levelled) the buildings then take a maximum of a week to erect, and can often take merely a few days. Spice Home Improvements are all encompassing home improvers, who cover everything from garden rooms, conservatory roof replacements, extensions, composite decking, and resin driveways. With a “nothing is impossible” attitude and their years of combined experience—as well as their trusted trader status—you can rest assured you are being looked after by the best of the best.

THE GARDEN ROOM This is the hassle-free answer to your need for extra space. These state-ofthe-art Garden Rooms provide the comfort and quality of an extension, without the colossal cost and waste of your precious time. Garden Room: Composite Vs Bespoke There are two categories: ‘Composite’ and ‘Bespoke’. The Composite are those with a range of pre-determined dimensions and features made from recycled plastic and bamboo, ideal for someone looking for a super quick turnaround. Then there’s the bespoke option, made entirely to your unique specifications, within the relevant building regulations. These structures are water-tight, fully insulated and fit with all the bells and whistles - perfect for all kinds of use: home office, storage, playroom, gym and additional entertaining space - you name it.

With the bespoke option, how much can be customised? Everything. The type of doors and windows, the lighting, the electric points, the colours, finishes – it’s yours for the making. What planning is required for a Garden Room? Absolutely nothing. That’s the beauty of these amazing structures. Due to their nature and the way in which they are built, planning permission is not required. In the rare case that the land or wildlife surrounding

COULD YOU SAVE MONEY ON YOUR MORTGAGE IN 2018? Local mortgage experts, Homeline Mortgages, are advising home owners to take advantage of the current preferential mortgage deals whilst interest rates remain historically low.

rates available than when you took out your current deal, not only that, some lenders are offering higher loan to value rates which means you can borrow a bit more with a smaller deposit.”

As we head into a new year, you may be approaching the end of your existing fixed term mortgage arrangement, thinking of moving home or getting your first mortgage, but either way, you may still be able to make significant savings.

Homeline Mortgages keep abreast of mortgage terms on behalf of their clients, advising them when their preferential rate is coming to an end and providing the opportunity to review and re-arrange. Kosta said, “Although we offer this service to our clients, many lenders place the onus onto the homeowner to keep abreast of their borrowing position, and if you don’t check, you could find that at the end of your fixed term you will automatically change onto a variable rate, which would mean you’ll be paying a higher amount.”

Mortgage & Protection specialist Kosta Shabrov said, “Now is a good time to review your mortgage, as by switching or securing a new arrangement, you could save yourself money. If you’ve been on a fixed term for some time the chances are there are now lower

From the current 0.5%, financiers are predicting that the Bank of England base rate will rise again this spring but by arranging a mortgage deal now on current rates you could still make a saving.

street banks and building societies to lesser known lenders. This gives us the ability to match a mortgage to your individual needs.”

Another way to make a longer term saving is to overpay your mortgage if your personal finances allow. “Many lenders will permit you to make overpayments on your monthly payments, or by way of a lump sum, therefore reducing the term of your mortgage at a faster rate. This means that you could save on interest payments in the future when or if the rates rise significantly” advises Kosta. If your mortgage arrangement is due to end in the next 12 months, if you have not reviewed your mortgage over the past two to three years, or if you are first time buyers, Homeline Mortgages will offer readers of HOUSE a free, no-obligation mortgage and protection review. Summing up Kosta said, “As independent mortgage brokers we have access to almost every mortgage on the market, from the main high

EDWARDS New year, new site

According to a recent study performed on behalf of the Royal Mail, Poole (BH18 especially) is the 3rd most desirable place to live. Many of the suburban alcoves—such as Canford Cliffs, Lower Parkstone, Sandbanks and Branskome Park—are amongst the popular areas, so it was only natural that when a potential new site within the local area opened up, homegrown estate agents Edwards would jump at the chance to expand their independent empire. We sat down with Grant (Managing Director, Edwards), Chris and Joe, to talk about the new location and the year ahead. WHAT LEAD YOU TO ACQUIRE A NEW SITE? GRANT: “We have been planning to expand the company for a little while now, and when the opportunity arose to adopt this site (the former Arlington & Hall office), we jumped at the chance. It’s a wonderful site, right in the heart of a buzzing community. We’re also lucky enough to have taken over an office with an already established team, who have incredible local area knowledge and share the same values and beliefs that our existing Edwards team uphold”. SO IT WAS A GREAT YEAR FOR EDWARDS? GRANT: “Yes, our best yet! Which was fantastic, even with plenty of curve balls (i.e Brexit and the unsteady economy) the market has stayed strong across our coverage area and we have some very serious buyers coming to us with their property requirements.”

FANTASTIC! AND CHRIS, NOW YOU’RE JOINING THE EDWARDS TEAM, COULD YOU TELL US A LITTLE ABOUT YOUR EXPERIENCE IN ESTATE AGENCY? CHRIS: “I started my career at a little independent agency in 1997, in sunny Weymouth, full of passion and enthusiasm (which hasn’t wavered over the years). I joined a corporate agency in 1999 to get a different insight into the industry, and worked within that world for years across Bournemouth and Poole, gaining valuable area knowledge and experience in the process. In January last year I decided to go back to my roots and join another independent agent (Arlington & Hall). In my time there I helped to grow the business and bring in a totally new team—the likes of which were subject to several awards—and it’s that team and those skills that I am bringing into the now new Edwards site”. WHAT IS IT ABOUT THIS INDUSTRY THAT GETS YOU EXCITED ABOUT COMING TO WORK? CHRIS: “I think it’s the same for all of us. It’s that moment where you’ve seen the job right through to the end. Seeing the homeowners finally collect their keys and start a whole new phase of their life.” JOE: “Similar to Chris, it’s seeing the elation of the new homeowners. I came to this industry straight out of college and worked my way up from an apprentice in a corporate chain, to a committed and professional agent with an independent brand, learning new and exciting things along the

way. I have worked with Chris just under a year now and I love my job, and I look forward to seeing the company grow further under the Edwards brand.” HOW DO YOU GUYS (CHRIS AND JOE) ENSURE THE BEST POSSIBLE CUSTOMER SERVICE? CHRIS: “I think it’s about going back to basics—the ‘lost art of customer service’, if you like. Little things, like walking to the door with people, following through with what you say you’re going to do...being that helping hand throughout the whole process of moving, selling and/or buying”. JOE: “I don’t think we’re like your typical estate agents. We really do love what we do and I think that shows when people come into our, or any of the Edwards’ offices. We work together as a truly connected team, across all the branches.” HAVE ANY OF YOU GOT ANY PREDICTIONS FOR THE LOCAL MARKET IN 2018? CHRIS: “It’s all a bit up in the air due to the looming political situation, but that’s exactly why we have joined

forces with Edwards, because through tough times (like the great property crash of 2007/2008) when they opened their first office to where we are today with 5 offices across the Bournemouth and Poole conurbation and beyond to equally well appointed locations in Wimborne, Ferndown and Verwood.” GRANT: “We’re lucky to live in an area that people want to be in; with Blue Flag beaches and great facilities, not to mention great schools and ideal family living. There are always people who want to move, despite other factors, which means we have to work harder as agents to offer the best possible service and ensure that clients have access to not only far-reaching local knowledge but also national coverage too—which is what we provide with our Fine and Country Homes network, our local and national marketing strategies and our new site here in Lower Parkstone.” WE’RE CURRENTLY SITTING IN THE NEW OFFICE, WHICH IS IN THE MIDST OF A TOTAL TRANSFORMATION, IS IT GOING TO GET A NEW LOOK? GRANT: “Yes, we’re going to take this lovely 1000 sq. ft. space and give it a very similar style to our other Edwards offices. With brand new inviting displays and a welcoming environment for people to come into, at anytime off the street.”

THE FIRST TIME BUYERS SURVIVAL GUIDE LESSON 1. ‘KEEPING CALM’ ‘First time buyer’; never have three words caused so much delight and so many traumas. Having recently taken the proverbial step onto the infamous property ladder, I wanted to share a little insight with those taking or in the process of taking the same step. To be clear, I am no expert. Novice would be an accurate description of my level of property knowledge, so don’t expect to find the words like ‘portfolio’, ‘wise investment’ or the dreaded ‘t’ word (tax) lurking in this article and don’t even contemplate and the phrase ‘hard Brexit’. This piece is a me-to-you guide of all the things I wish I had known during my first property purchase. If I can help just one person from a mojito induced breakdown, surrounded by crushed Doritos and broken dreams (ah, memories), then I will have succeeded.

Rarely does a sale go through without a little back and forth. You might offer too little and likewise the seller might

try their luck at negotiating over the asking price. We’re all in it to win it, so it’s really important to set your limits firmly in place. Sit down with whomever you are buying with, or perhaps a member of your family or a friend and decide what the property is worth to you, and ultimately what you can realistically afford. Don’t disclose this information to the seller (or even the estate agent) right away, but knowing where you are comfortable will help you make good decisions. It can even work in your favor as a bargaining tool when it comes to the later stage of negotiations.

IT’S BEEN EMOTIONAL People always tell you that buying a house is one of the most stressful things you’ll ever do, and it is, but not exactly in the way you think. Ultimately, home purchasing should be a fairly straightforward trade, but what makes it complicated is us humans. Perspective is your best friend, for example; whilst your on one end sobbing over a new asking

price that you can’t afford, the seller may well be going through a terrible situation of their own, forced to up the price by unforeseen circumstances. It’s not always the case and there are some nasty people out there, but try your very best to be realistic. Don’t attach emotional ties (I know it’s hard), treat every decision as business to business.

DON’T BE AFRAID TO ASK FOR HELP There’s no shame in asking for help. This is a complicated process and one you’ve not tackled before, but you’re doing it! Estate agents and solicitors will use a lot of terminology that you aren’t going to get —I didn’t. So just ask for it to be explained. You’re making an incredibly large purchase, if you were spending the same in a couture fashion store, they’d be fanning you and handing you glasses of champagne, answering every question you had. The same goes for family, despite their sometimes overly concerned nature, they do know stuff.

TAKE OFF THE ROSE COLOURED GLASSES When you walk into your dream home it’s hard to see the wood through the trees. If you can, regularly visit the home that you are looking to buy, study all of the little nooks and crannies. Politely ask the estate agent or homeowner if they’d give you a minute alone, this will give you time to really nose around. Run your hands over walls to check for any obvious damp, walk around the floor to check for loose floorboards, check the windows open…all of these little things will help you easily way up the pros and cons, and maybe allow some bargaining power over the price.

GIVE YOURSELF A PAT ON THE BACK My final piece of advice is to give yourself a hand. You are embarking on an incredible new stage in your life. Yes it’ll be tough, but the end result will be totally worth it. Words By Charlotte Williams

A WEALTH OF EXPERIENCE Toby has taken on the challenge of the launch of Woolley & Wallis’ Ringwood branch, (formerly a franchise), and is bringing it back into the group of their seven localised offices. He has been working in Ringwood for the past 12 years and knows both the area, and in turn, the properties, inside and out. Having moved from London 12 years ago, Toby is passionate about Ringwood and the surrounding areas. “Demand always outstrips supply for the area, due to it being one of the best locations within the United Kingdom” says Toby. “Where else could one find such a beautiful forest, with such close proximity to one of the best coastlines in England, along with several great cities close by, excellent schooling and career prospects, not to mention the addition of great access to London?”. With regards to the new team at Woolley & Wallis, Toby has gone out of his way to source a wealth of experience, with every member of staff having run their own branch within the property industry. This means that every single enquiry will be dealt with by extremely capable staff. So if you are looking to buy a property or sell one, and you would like some professional advice, Toby would love to invite you into Ringwood’s newly refurbished office.

Andrew Donald is a managing partner who joined the company in 1987. He has had experience working across the firm and is also a RICS registered valuer and surveyor. Andrew is the stepson of Peter Swindell who founded the Fordingbridge office for Woolley & Wallis. Brought up in Bramshaw in the heart of the New Forest, much of Andrew’s boyhood was spent riding ponies and working on a local dairy farm. The family home moved to Damerham, where he has subsequently returned to and currently lives with his wife and daughter. Andrew has a number of close associations with the villages and countryside covered by the firm; he has recently accepted a role as chair of governors of a local school and is chief sheep steward at Romsey Show with which he has been involved for over 25 years. Andrew is a keen lover of all outdoor sports and keeps fit running and cycling and uses his activities to raise money for Salisbury Hospice.

Toby has been working as a hugely successful managerial estate agent within Ringwood for the past 12 years, and has gained a wealth of experience valuing properties of all genres. He started his career as a Footman and then a Butler in his early twenties, working both in Paris and London for Diplomats and the Royal Family, cementing his attitude to the importance of supreme quality service. Whilst living in London, Toby then moved into a sales environment and managed a team of 40 staff, where he became used to working in a very proactive environment. His energetic approach combined with his values of high quality service has been at the core of his estate agency career which has spanned the last 16 years. Toby took over the Ringwood office at the beginning of 2018 and has brought a hugely fresh approach, along with a new team who are all passionate about property. Toby lives in Lymington with his wife whom he met 25 years ago in Paris, and their two young boys.

James has been a highly successful estate agent within the Hampshire/Dorset area for nearly 30 years. He is known and respected throughout the local area, combining both his vast experience along with his tenacity, to ensure that every clients’ move takes place as smoothly as possible. James feels that communication during the sales process is of paramount importance, as is making sure that all clients are fully up to speed with the progress of their move. He is very much looking forward to supporting Toby, and taking on the challenge of a new beginning for Woolley and Wallis, Ringwood. James lives in Corfe Mullen near Wimborne with his partner Amy and their children. Outside of work the children keep him on his toes, but he also enjoys playing cricket in the Summer and football for Corfe Mullen FC in the colder months!

Kim has worked in the Hampshire and Dorset property sector since 2008 and has gained a wealth of experience during that time. Hailing from a property letting background, with 4 years spent as managing director of her own agency, Kim has gained a comprehensive understanding of client’s needs and believes that customer service is paramount to the success of any business. Working with Woolley & Wallis Ringwood presents an exciting new opportunity for Kim and she is very much looking forward to working alongside a dynamic team in Toby and James. Kim lives in Lymington with her partner and maintains a very active lifestyle. In recent years she has enjoyed great competitive success in fitness related pastimes, achieving South Coast Champion status and earning a place at the British Finals.

Diane joined Woolley & Wallis in 2008 as an administrator within the Salisbury Estate office. She then moved over to the Lettings Department in Salisbury where she sat her ARLA (Association Residential Lettings Agency) and became fully qualified in November 2012. Since 2014 Diane has overseen the development of the Lettings Agency in the Fordingbridge and Romsey office.

Diary of Award Winning Sales and Letting Agent Move On Sharon Canning

DOUBLE WHAMMY ON EPC’S FOR 2018 On the 1st October 2008, it became law for any property being let must obtain an EPC (energy performance certificate). It was originally introduced as part of the HIPS pack in 2007 for properties being sold. An EPC grades your property from A to G for energy efficiency, looking at your boiler, cavity wall insulation, roof insulation, double glazing, energy light bulbs etc. and the certificate lasts for 10 years. From April 2018, the government will be bringing in new rules for new, renewing and statutory periodic tenancies, must be a minimum of E rating. Those rated F and G will not be allowed to be rented out. AVERAGE ANNUAL COST OF ENERGY Data shows that the average annual cost of energy for an EPC band G property is £2,860, and £2,180 for an F rated property. This contrasts with an average annual cost of £1,710 for an EPC band E property6. Therefore a tenant whose home is improved from EPC band G to band E could expect to see their energy costs reduced by £1,150 a year so long as there were no wider changes in how they use energy in the property. TENANTS AND LANDLORDS The Regulations are intended to ensure that those tenants who most need more efficient homes, particularly vulnerable people, are able to enjoy a much better living environment and lower energy bills. Although newly built homes in the private rented sector tend to have higher energy-efficiency ratings than the average, there remains a stock of older, less modern properties, and many of these have poor energy efficiency and are difficult and costly to heat. These less efficient properties result in higher tenant energy bills, and for many, the likelihood of living in fuel poverty. A civil penalty of up to £4,000 will be imposed for breaches. Then later this year, from October 2018, EPC’s 10 year certificates will start to run out, so those of any other grade A-E will be required to renew.

GLEAMING FRINGES OF THE GOLDEN STATE Venturing beyond the urban honeypots of San Francisco and LA, Richard Jones discovers fine wines and great hiking trails in California Everyone loves a bit of sightseeing, and there’s nothing like that first moment you clap eyes an iconic landmark that you have only previously seen on TV or in print. “To your right, you’ll see the Blue Angels flying over Golden Gate Bridge,” the captain of our flight announces. And sure enough, there it is, San Francisco’s most famous landmark, cradling the Bay, bathed in the midafternoon sun, alongside Alcatraz island. The fact that the US Navy’s flight demonstration squadron are making colourful smoke patterns in the air adds to the magic. Whereas most visitors to California stick to the big cities of San Fran and LA for the sights, I’m choosing to travel a bit further afield.

My first stop is The Ritz-Carlton, Half Moon Bay, an hour’s drive up the coast from San Fran. Situated on a bluff overlooking the Pacific, alongside two golf courses, it has a country club vibe, albeit with a nod to its coastal surroundings. This ocean influence is evident at its signature restaurant Navio, with chef Jason Pringle’s menu referencing the best seafood dining from around the world. During our night in Navio, we sample Half Moon Bay’s pumpkin beer, as well as some of California’s finest wines a warm-up for the next day’s tour at Thomas Fogarty Winery. Tommy, whose father established the business in 1981, shows us around his property before dashing off to attend a dinner in which his acclaimed pinot noirs and chardonnays have been nominated for yet more awards. Of course, California is not only known for its amazing coastline and wine, it is also ranch and cowboy land.

Originally belonging to the Folger family (of coffee fame), the recently renovated Folger Stable Carriage Room Museum at Woodside is an enchanting throwback to the ‘great estates’ era in the early 1900s. I’m assigned a lovely chestnut horse named June, for a gentle trek around the beautiful redwood tree-lined hills of Wunderlich Park. It’s a flashback to days gone by, but our next destination is much more modern. Stanford University is one of the world’s leading research and teaching institutions, while Silicon Valley is home to some of the globe’s biggest tech companies, including Apple and Google.

Primarily a winter sports hotel located next to the Northstar resort, the luxurious mountain retreat features breathtaking views from its rooms, each of which has its own fire. The hotel’s signature restaurant is Manzanita, where I’m offered a place at the Chef’s Table for a taster menu of organic, local produce. The nutritious food comes in handy the next morning when I embark on a hike along a stretch of the Tahoe Rim Trail, through the sugar and white pines for spectacular views of the lake, which is so clean you can apparently drink straight from it. An afternoon of relaxation at the Ritz-Carlton is my reward for all the physical exertion, namely a full body massage and a few hours in the hotel’s luxurious spa and pools. BELOW: JCB bar at the Ritz Carlton, San Francisco (Photo credit: PA Photo/Handout.)

If you’re a fan of Facebook, you can go to the social networking site’s HQ and ‘check-in at Facebook’. I head to Stanford Shopping Centre, home to all the retail big-hitters, including Macy’s and Bloomingdale’s, along with the innovative Tesla shop. For a spot of lunch, the recently opened True Food Kitchen serves dishes all cooked from scratch in the open-plan kitchen with a wide selection of vegan, vegetarian, or gluten-free options. The next day, we embark on a four-hour drive into the Sierra Nevada mountains, passing through Sacramento. Despite having equivalent levels of luxury, The Ritz-Carlton Lake Tahoe is very different to its Half Moon Bay sister. RIGHT: The Ritz Carlton, San Francisco facing east. (Picture credit: PA Photo/Don Riddle)

That evening, I learn about Marshmology - a popular concept in the States at the moment. You take a stick and some marshmallows, toast them on the flames and then put them between two crackers with some chocolate and end up with an amazing, warm, sticky and sweet treat. After leaving Lake Tahoe, I spend one last day in San Francisco. One of its newest attractions is the San Francisco Museum Of Modern Art (SFMOMA), and with seven floors and hundreds of exhibits, it’s well worth checking out, even if, like me, you’re not a big modern art lover.

ABOVE: Golden Gate Bridge (Picture credit: PA Photo/Scott Cherni) LEFT: A cable car on a San Francisco street(Picture credit: PA Photo/Scott Cherni)

In the British Sculptors area, I stumble across a piece by Henry Moore, the most famous man to come out of my hometown of Castleford in West Yorkshire. So far, I’ve managed to steer clear of tourist honey traps, but on my last morning, I cave in and make a beeline for the city’s two most famous landmarks - the Golden Gate Bridge and Alcatraz island. There are no fighter jets or special effects smoke above the majestic suspension bridge that day, but it is still a spectacular sight.

HOW TO CREATE YOUR VERY OWN BOUTIQUE HOTEL ROOM The new ‘it’ look for boudoirs There’s something to be said for the excitement of staying in a hotel. The fluffy pillows, crisp cotton sheets, access to miniature beverages and overpriced confectionary. Whatever it is, it’s a great feeling shutting the world out in a luxurious room. So, why not have a piece of the action in your own home? Well, we researched exactly how to replicate, turning to some of the best hotels in the world, along with some top interior designers, for advice.

Oversized headboards Whilst there are plenty of other trinkets and extras to write home about, the bed is the truly the main feature of any hotel room and the headboard is the lure of said feature. For a little while headboards became tiresome, but they are back and bigger than ever. Higher than ever, headboards are even as tall as the wall itself, but for a more modest at home look, go for roughly a third of the wall it backs onto. You want to make a statement, so don’t be afraid to opt for a contrasting colour or plush fabric. RIGHT: Sienna Grey Bed Side Table, £299. Available from www.featherandblack.com

Bedside Tables Don’t underestimate the importance of the bedside table as a decorative element. Whilst it does serve the practical purpose of storage, the bedside table shouldn’t be an afterthought and nor should how you dress it, be. Adorn your bedside table with stacked books, candles and trinkets – remember less is more, so be creative but don’t go overboard. ABOVE: The Flow medium side table with plinth, £550. Available from www.kellyhoppen.com LEFT: Juliette Ottoman Bed, £1,399. Available from www.featherandblack.com

Bedding The pinnacle moment of every great hotel stay (for me at least) is the first time you sink into a freshly made bed, it’s like unwrapping a gift. Despite the countless people who have stayed before me, I am always thrilled to peel back the layers of bedding and dive in and for a particularly luxurious feel there’s nothing quite like a thread-rich cotton cover. No matter the room’s theme or colour scheme, always opt for bright white bedding; particularly thread counts of 600 and above.

Pillows When my partner and I went bedroom shopping (he loves home ware trips) I became obsessed with the idea of plump – sink your face into – pillows. Personally, for a luxurious hotel feel, I love the squishiness and crackle of the duck feather, but I understand some people have reservations towards it, so there are some fantastic ‘feels like down’ polyester alternatives on the market that feel just as sumptuous. Whatever you opt for, ensure it is full with stuffing and super soft. This is definitely not an online purchase; pillows must be tried before buy-ed, well, bought. Available from www.harvey-norman.co.uk

Lighting When staying away you want to be at your most relaxed and lighting has an enormous part to play in that feeling. Second to the door, the light switch is usually the first thing you reach for when entering a room. It usually takes around three on and offs before figure out which button works which light; you have your main light, your bedside light, the mood light and so on and so forth. Your bedroom lighting should follow suit, ideally a main light that floods the entire room, a light either side of the bed for ‘his and her’ options and some form of low level lighting for a moody effect. What style of lamp/ shade you decide on is dependent on the overall theme of the room, but the trick is to follow this rule; only one can be the focal point. For example, if you have on oversized chandelier, your bedside lamps should be smaller. Last lighting tip; opt for warm colored bulbs instead of bright white. Whilst the bright white is great for bright open spaces, your boutique hotel room should be atmospheric and cozy.

All the senses In addition to lighting, smell can also influence our enjoyment of a room. Be sure to grace the room with plenty of scented candles and reed diffusers. Rich, musky scents such as sandalwood, white musk, cedar and jasmine do well to create an opulent aroma. Whichever brand you opt for, look for these scent notes.

Finishing touches Depending on how committed (and willing to maintain the standards) you might be will effect how few or many little extras you decide to put in your room. For an easy, low maintenance option, toweling robes are a must – what hotel stay would be complete without them? Have them on display or hung from the back of a door, the rope tied into a bow. Another great little idea is getting your hands on an ornate French press coffee maker. Pop it on a tray along with some china cups and flowers and you have a great little hotel-esque touch. HOW TO BUILD YOUR OWN BUG HOTEL Give the kids a garden project with our guide to building a bug hotel. School holidays are upon us, so keep the kids amused by helping them create a stylish and useful bug house to attract beneficial insects to your garden, including spiders, lacewings and ladybirds. Lacewing larvae and adult ladybirds and larvae will feast on aphids, while solitary bees may also hibernate in a bug box. WHAT YOU’LL NEED Any old wooden box or recycled wooden pallet will do - you’ll need it to stand up on its end to accommodate beneficial insects and other wildlife.

You could nail boxes together (end to end) to make bug towers, which could be nailed on to a post or left freestanding on the ground. Collect wood, bark, twigs, leaves, pine, larch or spruce and any other natural materials. You can also use old terracotta roof tiles, bricks with holes in them and even holey old plant pots. LINING THE CONTAINER Use dead leaves to line the back of the box, preferably oak or beech, as they will form the primary living area for insects. FILL IT UP Pack materials into the front of the box. These could be anything from cutoff branches to segments of bamboo cane, pine cones and other solid garden materials. Either create a visible pattern at the front of the box or just fill it randomly, wedging it all together with dead leaves or moss, the RSPB advises. WHERE TO PUT IT Bugs prefer sheltered spots, so place your new bug-friendly hotel under hedging or close to wild areas in your garden, where there might be nettles, brambles or other wildlife-welcoming plants that will attract bugs into their new home. Make sure the box isn’t in full sun, or everything will dry out including the bugs. LOOKING AFTER YOUR BUGS Give the boxes a good spray regularly in hot weather to keep them moist and give the wildlife a drink. Sit back and see what creatures move in!

LED LIGHTING SPECIALISTS We are fortunate to be living near the coast but there are some disadvantages. The high salt content in the air can be very corrosive to outdoor metallic items such as cars, garden furniture, door furniture and light fittings. One of the advantages of LED lighting is its long lifetimes, up to 30 years for outdoor lighting coming on for just a few hours in the evenings, with this in mind it is important that the housing containing the LED is able to last this long. Less expensive fittings are normally made from powder coated steel and if being made on a tight budget this powder coating can be very thin and will start to break down after just a few years exposing the metal beneath to the elements. The more expensive fittings will be made from Stainless Steel or Anodised Aluminium; both of these are capable of lasting for many

years in the harshest of conditions. The outside casing will also be

acting as a heatsink for the LED to ensure that it runs at the correct temperature, unfortunately Stainless is a very poor thermal conductor whereas Aluminium is excellent for this job. We have been manufacturing Anodised Aluminium floodlights here at LED-ZIP since we began back in 2008. The bodies are turned from solid aluminium stock by our friends at Cox CNC on the Nuffield estate and then anodised by Dorsetware in Hamworthy, these local friendly suppliers ensure that we get the quality that we can rely on. We have been supplying them to trawlers as deck lights (it doesn’t come much harsher), to the Royal Parks of London to light the Mall and St James Park and to the National Space Centre as well as many

In a regular series, Alasdair Urquhart, from Haskins Garden Centre in Ferndown, will provide expert gardening advice and simple steps to gardening success. Alasdair is Haskins’ in-house plant expert. With a new year comes a focus on healthy living and I want to remind you all that there is a simple yet effective way we can all feel happier and more positive day to day. local residential gardens of course. If you would like to see these lights on display then visit our website or our showroom in Northbourne.

The home, school and office can be full of airborne pollutants, with carpets, mattresses, paint, household products, pets, and even people harbouring toxins - especially in the winter months, when windows are closed to the cold air outside and central heating is ramped up indoors. All of these factors affect both our physical and mental wellbeing. As well as cleaning the air, houseplants have been proven to reduce anxiety and brighten our moods. Indoor air has been shown to be up to five times as contaminated as outdoor air in some places and is often much more stagnant. We have the following houseplants available at our garden centres: • Calathea – from £6.99 12cm pot: Calatheas are ideal for removing toxins from the air caused by cleaning products and synthetic materials. • Areca palm – from £6.99 12cm pot: This graceful palm acts as an excellent air humidifier for dry, air-conditioned offices. • Spathiphyllum – from £6.99 13cm pot: Otherwise known as the peace lily, this year-round bloomer rids the air of the volatile organic compound (VOC) benzene, a carcinogen found in paints, furniture wax, and polishes. • Boston Fern – from £5.99 13cm: Works especially well in removing formaldehyde, which is found in some glues and furniture. • Cacti – from £3.99 8.5cm pot: Cacti are great for eliminating bacteria, tackling pollution and reducing radiation. Putting cacti in the bedroom is helpful for sleeping and supplementing oxygen. • Aloe Vera – from £6.99 12cm pot: This sun-loving succulent helps to clear formaldehyde and benzene, which can be a by-product of chemical-based cleaners and paints.

The main base of our products are in the form of planks and posts which can be used on their own for garden fences, both low for front gardens and high for side and back fences for instance, along road sides and around fields and paddocks just to name a few. It is also possible to produce a number of other products out of our plastic, such as picnic tables. These would vary in size, suitable for adults and children. Park benches, outdoor tables, square or rectangular plant boxes, decking and seating... the list is endless.

HOW STRONG IS IT? It is extremely solid and strong being able to withstand stress levels of well over 10 tons. It is heavy, durable, virtually indestructible and will not need to be replaced. In short, it is worry free.

IS THERE A COLOUR CHOICE? Our main colours are black and brown. However, we can produce products to a choice of colours! This removes the need for painting and staining. So whatever colour is required... just ask!

FINANCIAL BENEFITS Achieving value for money is a key driver for any purchasing decision. Although some recycled products have greater up-front cost, their longevity and durability make them a more costeffective option over the long term.

HOW TO CREATE A GORGEOUS COTTAGE GARDEN Get the cottage garden look with these stunning plants. The sight of majestic delphiniums, conical lupins and soft, scented roses mixed with colourful clematis climbing up wicker wigwams and sweetpeas filling the air with their fragrance, always conjures up an image for me of the idyllic cottage garden. It’s amazing how many traditional cottage garden plants also attract bees, butterflies and other wildlife. Neatly upright lavender and sprawling violet catmint are a magnet for bees, as are foxgloves, wild geraniums and campanulas.

While a cottage garden may seem a glorious mixture of traditional plants nudging and overlapping each other in a seemingly random display, the overall effect will be more successful with some planning. Heed these tips if you’re planning to create your own cottage garden. KEEP COLOURS IN HARMONY The colour scheme should be in harmony - traditionally soft purples, blues and pinks - with height created by climbers which clamber up obelisks and archways, or scented plants situated near old wooden benches or painted wrought iron seats to add to the romantic feel of the plot.

PLANT A TREE OR HEDGE FOR BIRDS Consider making the most of an existing tree or planting a hedge, providing food and shelter for many birds. Don’t forget berries - fruiting hedges could produce crab apples, blackberries and rosehips, again attracting many birds. Cottage gardens shouldn’t appear organised - but the best ones are, without the visitor even noticing. PA Photo/thinkstockphotos

CHOOSE EVERGREEN BACKDROPS Select backbone evergreen plants such as holly or yew to create a framework, accented by perennials with strong architectural value such as alliums and irises - which can be repeatplanted within the border, mixed with plenty of old-fashioned favourites including aquilegias, foxgloves, pinks, hollyhocks, Michaelmas daisies and poppies. Include plants that self-seed, which will often pop up in just the right place.

PA Photo/Hannah Stephenson 140

Naturalistic-looking grasses can be planted in swathes to create softness and movement, dotted with wild flowers, to create a vague structure to the overall informal scene.

FOR A CLASSIC TOUCH, ADD ROSES Roses are a cottage garden favourite. Make sure you choose a fragrant variety. I love the David Austin rose ‘Desdemona’, with its soft pink buds emerging creamy white, or plant the deep pink ‘Gertrude Jekyll’ with the subtle white Clematis ‘Henryi’. Roses enjoy the same situation as clematis - rich soil, in full sun or light shade, plenty of plant food and lots of water until they are well established. FOR A BOLD LOOK, TRY ALLIUMS The giant lollypop flowers of alliums provide a brilliant accent in the border. Some plant them at the front of borders lining gravel driveways, but you can just as easily include them in a cottage garden border to add structure and a talking point to the scene.

Rosa ‘Desdemona’ (PA Photo/Hannah Stephenson)

Among the most popular is A.’Purple Sensation’, a mid-sized sparkling purple type, but you can also get them in white if you want a cooler look. It’s best to plant alliums with ground cover which will hide their strappy leaves, which wilt, discolour and become unsightly before the glorious single round-headed flowers emerge. Ideal candidates to mask the allium leaves include hardy geraniums or a flowing grass such as Stipa tenuissima. TO ADD HEIGHT, CONSIDER LUPINS Among the earliest of the impressive cottage garden summer perennials, lupins, from the pea family, come in all colours and in varying heights, and are actually really easy to grow from seed - especially if you soak the seed for 24 hours before sowing. They produce dense spikes of pea-like flowers often up to 90cm tall above palmate leaves. They also benefit the soil by taking nitrogen from the air and storing it in their roots.

Lupin (PA Photo/Hannah Stephenson)

FOR A DELICATE LOOK, PLANT FOXGLOVES These self-seeding statuesque spires of wildflower seen on railway banks or in overgrown country lanes also look impressive in the cottage garden.

Nepeta (PA Photo/Hannah Stephenson)

The delicate-looking bell flowers of these majestic biennial favourites are also a magnet to bees, which will climb into the tubular bells to seek out the pollen. Leave the flowers to drop their seeds in the autumn and you should get flowers two years on.

FOR SOME COLOUR, ADD NEPETA Along with lavender, nepeta (catmint) provides an impressive swathe at the front of a border, thanks to its clouds of tiny mauve flowers on gentle spikes, which flower from early summer to autumn. The most widely available is ‘Six Hills Giant’ which grows up to 90cm and can be a bit unruly. A less slouching type is be N. racemosa ‘Walker’s Low’, which is more upright and reaches about 60cm. MG3 ACCESSORIES MG is offering accessory packs at a discounted price to allow owners to personalise their MG3 cars with a new look that reflects their individual personality. Already known for its bright colour palette and sporty looks, the MG3 gives owners a lot of freedom when it comes to the appearance of their cars. Exclusive accessory packs with graphics, coloured mirror options and an interior pack are on offer for £295, a saving of over £180 on the normal combined £479 price. The nine graphic options available include Burnout, Sebring Stripe, Boutique, Emoticons, Weave and Waves. You can also add mirror caps from a range of six shades, including Tickled Pink, Red Rose and Wasabi. MG3 models, powered by a 1.5 litre petrol engine, start at £8,695.

ROAD TEST: NISSAN X-TRAIL TEKNA Nissan’s large SUV the X-Trail has been a big-selling model for some years and received a significant make-over in 2017, getting more curvy styling, upgraded interior and a punchy new diesel engine, writes NICK FLETCHER. One of the roomiest and most practical in its sector, X-Trail is available with petrol and diesel engines, and the option of four wheel drive and seven seats, with prices starting at £23,385. The new engine is a 175 hp 2.0 litre diesel and it offers crisp acceleration – the 0-60 mph time is 9.4 seconds and top speed 127 mph. Fuel economy is pretty good at 48.7 mpg combined and emissions are 153 g/km. In flagship Tekna spec and in 4WD form, this version costs £33,760 and comes laden with kit including auto headlamps and wipers, privacy glass, climate control, lane departure warning, touchscreen system with DAB radio, sat-nav, connectivity features, surround-view cameras, parking-assist and powered leather seats.

The previous X-Trail looked rather boxy but the latest version has a more classy and curvy appearance, with wider front grille, revised bumpers and a refreshed and more upmarket interior which allows it to better compete with recent rivals such as Skoda Kodiaq, Kia Sorento and Renault Koleos. X-Trail, now longer, wider and taller, offers class-leading interior space with a 550 litre boot, expandable to a whopping 1,982 with flat-fold rear seats. Tiered seating still leaves good head and legroom and wider doors permit good access. On the road, X-Trail is very car-like with light steering and a slick 6-speed gear manual gearbox. While perhaps not quite as engaging as some rivals when it comes to all-round handling, it still delivers composed cornering and comfortable ride quality and feels agile in city traffic. Its capacious cabin and overall versatility – 18 different load/passenger configurations – give it a distinct edge in a very competitive sector.

The Ford Focus RS Edition features Race Red exterior body colour with black-cast alloy wheels and grey-finish brake callipers. Just 300 Race Red Editions are being built between February and March, available to order from £36,295. The Focus RS Red Edition features a front mechanical Quaife limited-slip differential providing even more traction and driving appeal for performance driving enthusiasts. “This limited Edition represents accessible performance at its finest”, said Andy Barratt, chairman and managing director, Ford of Britain. “As RS production nears its end, we wanted to celebrate with a limited run of cars for those who want to stand out as an RS fan.” The car uses a 2.3 litre 345 hp Ecoboost engine, with all-wheel-drive, plus Torque Vectoring Control which automatically applies small amounts of brake force to limit wheelspin at the front axle. The 0-60 mph time is 4.7 seconds. Standard kit includes Brembo four-piston monoblock callipers, partial leather Recaro shell seats, carbon fibre interior trim parts, privacy glass, rear parking sensors, cruise control with speed limiter and a heated steering wheel.

ROAD TEST: SUBARU OUTBACK SE PREMIUM There are plenty of four-wheel-drive models to tackle tough terrain and there are many SUV models which are great on the tarmac but less so off-road, writes NICK FLETCHER. There are also many people who would like a combination of the two, and the Mitsubishi Outback is an outstanding example of a vehicle able to take on this dual role. It is a formidable off-roader which is also at home on city streets, an ideal blend for those who meld urban and rural lifestyles. The Outback is refined to drive, very well equipped, looks stylish and classy and prices start at £32,995. There is a sporty 2.5 litre petrol model but for most the well-proven 148 hp 2.0 litre diesel will be the choice, and this was the ersion I tested. In SE Premium Lineartronic trim, with CVT auto transmission and all wheel drive, it costs £34,995 and is very well equipped. Standard kit includes alloy wheels, roof rails, auto LED lights, powered tailgate, leather upholstery,

powered/heated front seats, slide/tilt sunroof, 7-inch touchscreen, Bluetooth, sat-nav, connectivity, adaptive cruise control, climate control, reversing camera, and hill descent assist. Top speed is 119 mph and the 0-60 mph time of 9.9 seconds is nippy for a vehicle of this size and weight. It is quite frugal too - fuel economy is 46.3 mpg combined. Emissions figure is 159 g/km. The engine pulls smoothly and the CVT box changes with minimal fuss - the gears can also be manually shifted with paddles. With nicely-weighted steering and well-balanced suspension, everything combines to give a relaxed drive. The Outback also feels nimble in town, easy to handle and park. The cabin is laid out for functionality rather than style, but still looks smart. There is plenty of room for five occupants, and the boot space of 559 litres (expanding to 1,848 litres) is substantial.

The Audi UK scrappage incentive aimed at drivers of older diesel models has been extended. The offer has now been extended to include orders placed up to and including March 31, 2018. Diesel vehicles from all manufacturers registered before 2010 which fall within the EU1 to EU4 emissions categories have been eligible since September for an exclusive scrappage contribution towards the purchase price of a new Audi EU6 TFSI petrol, TDI diesel or e-tron plug-in hybrid model. Under the terms of the Audi programme all qualifying vehicles received in exchange are permanently taken off the road and scrapped. The majority of new Audi models can be exchanged on this new-for-old basis, with the exception of Q7 TDI, A8, R8 and RS models. Customers will receive a scrappage contribution towards the purchase price of between £2,000 and £8,000 allocated on a sliding scale based on the category of their chosen model. This replaces any partexchange value for the vehicle being traded in.

MITSUBISHI ECLIPSE CROSS The Mitsubishi Eclipse Cross - just entering UK showrooms - is priced from £21,275 with the top-of-the range version starting from £24,975. The Eclipse Cross offers a choice of three trim levels – 2, 3 and 4 and there is also an exclusive, highly-equipped First Edition version available that celebrates the launch of the new SUV, which is limited to a production run of only 250. From launch, all variants are powered by a 1.5-litre turbocharged petrol engine, mated to a six-speed manual (FWD only) or an all-new eight-step CVT automatic transmission (FWD and 4WD). All Eclipse Cross versions include such features as Smartphone Display Audio that is compatible with Apple CarPlay1 and Android Auto2, touch-pad controller, rear view camera, DAB radio with six speakers, climate control air conditioning, LED Daytime Running Lights and alloy wheels. Lane Departure Warning and Forward Collision Mitigation which uses radar technology to detect a risk of collision, are also standard.

REFURBISHMENT The Wheel Specialist has been in business since 1955, and has been providing alloy wheel refurbishment for over 35 years. Having built an enviable reputation for their care, quality and rapid turnaround times, and now with nationwide coverage, their services are second to none.

The wheels are chemically stripped, to remove previous layers of lacquer and paint. Wheels are hand sanded to obtain a smooth metal surface in preparation for coating.

The wheels are then prepared, dressed and filled to deal with any damage to the rim edges and the face. (Note: they do not deal with buckled or badly dented wheels as these are safety related structural repairs and wheels should be written off and replaced). Next the wheels are gently heat treated to remove any air from the alloy and a first stage powder coat finish is applied and then cured for a set time period. After this, if the wheel is having a “special” or “bespoke” finish, the wet-in-wet procedure takes place (e.g. special paint and clearcoat finish). The wheels are then automatically subjected to a further

thermal treatment. The lacquer coat is not only applied to enhance the finish, but to also protect the alloy wheel against environmental influences (UV radiation, salt, moisture, dirt, etc.) at all points.

THE BODY COACH IS ON A MISSION TO FEED THE WHOLE FAMILY Ella Walker chats to the Lean In 15 entrepreneur and Insta-foodie Joe Wicks. Joe Wicks should run for public office. Not only has the 31-year-old fitness coach and Instagram sensation got a passion for changing lives (and physiques) and a sizeable following (a not-too shabby 1.8m on Instagram; 274k on Twitter), he’s also got something many politicians lack - the nous to know when to admit he hasn’t got all the answers. The Epsom-born, famously curly-haired personal trainer is, of course, best known as ‘The Body Coach’ to his fitness disciples. Three years ago, Joe launched his subscription-based 90 Day Shift, Shape and Sustain Plan, and went, stratospherically, from sharing amateur recipe videos and free fitness

workouts online, to helping thousands of people trim down and get fit for a living. Cooking For Family And Friends marks the halfway point in an eight-book deal for Joe, and is a more inclusive follow-up to his wildly successful trio of Lean In 15 cookbooks. This time around, he’s catering for busy dinner tables, rather than solo gym bunnies. “You know how sometimes you feel like, if you’re on a diet, it’s just you on your own? I wanted you to think, well actually, you can have barbecues and parties and make them healthy,” he explains. “You can still batch cook and make your kids’ lunch. In fact, the whole family won’t even know it, but they’re eating healthier, so are going to get leaner, without anyone saying, ‘You’ve got to eat this, you’ve got to eat that’.”

The former boot camp trainer has, perhaps surprisingly, included a few treats too - namely his all-time “top desserts”, sticky toffee pudding and chocolate fondant. “Just because chocolate isn’t ‘clean’,” he says, fingers miming air quotes, “doesn’t mean you can’t enjoy it and have it now and again. Here are three tasty recipes for you to try at home... By Ella Walker, Press Association

Ingredients 300g plain flour 35g vanilla protein powder 2tsp baking powder 1tbsp caster sugar 350ml milk 2 eggs 1-2tbsp coconut oil, for cooking 400g blueberries, plus extra for scattering To serve: Zero-fat Greek yoghurt & maple syrup

Method Tip the flour into a bowl and add the protein powder, baking powder and sugar. Measure out the milk, then crack the eggs straight into the measuring jug. Give the two ingredients a good whisk until well-combined. Gradually pour the wet mixture into the dry mixture, stirring or whisking as you go to avoid lumps. When all the liquid has been incorporated, give the mixture a final whisk until smooth. Melt a little coconut oil in a good non-stick frying pan over a medium to high heat. When it is hot, pour in one ladleful of the batter, which will spread out across the base of the pan to about 15cm wide and 1-1.5cm thick. Fry the pancake on the first side for three minutes, reducing the temperature a little if the pancake starts to burn. While the pancake is cooking, scatter about an eighth of the blueberries in a single layer over the uncooked surface of the pancake. They will be held in place by the raw batter. Flip the pancake and cook for a further two to three minutes, again upping or reducing the heat as necessary - these pancakes are like most other pancakes in that the first one is often not the best. Remove the pancake to a plate and keep it warm while you repeat the process with the remaining batter and blueberries.

Serve up stacks of your pancakes with a few extra blueberries, Greek yoghurt and a cheeky drizzle of maple syrup.

Big Meaty Balls (Serves 4)

PA Photo/Maja Smend

500g lamb mince 250g beef mince 50g breadcrumbs 1 egg 12 pitted black olives, roughly chopped 20g pine nuts, roughly chopped Small bunch of parsley, finely chopped, plus extra for garnish 2 jarred red peppers (about 100g), drained and roughly chopped into small pieces 1tbsp olive oil 1 red onion, diced 1 x 400g tin of chopped tomatoes Salt and pepper 2 x 110g balls of mozzarella

Preheat your oven to 180C (fan 160C/gas mark 4).

To serve: Mint leaves, roughly chopped Salad or steamed green beans

Tip in the chopped tomatoes along with a quarter tin of water. Season with salt and pepper and bring to the boil.

Place the lamb and beef mince into a bowl and add the breadcrumbs. Crack in the egg and chuck in the olives, pine nuts, chopped parsley and red peppers. Get your hands stuck in and knead all of the ingredients together until the mixture is wellcombined. With damp hands, shape the mixture into 12 large balls and set aside. Heat the olive oil in a large ovenproof pan over a medium to high heat. When the oil is hot, chuck in the red onion and fry, stirring regularly for two minutes.

Place the meatballs in the sauce and simmer for 10 minutes, then carefully flip them over with a large spoon. Tear up the mozzarella balls and lay a little piece on top of each meatball. Any remaining cheese can be scattered in the sauce. Slide your pan into the oven and bake for 20 minutes, until the meatballs are fully cooked through and the cheese has melted and turned golden brown on top. Scatter over the mint leaves and remaining chopped parsley and serve with a helping of salad or steamed green beans.

Vietnamese Summer Rolls (Makes 16)

PA Photo/Conor McDonnell

250g cooked chicken, shredded 2 spring onions, finely sliced 1 red chilli, finely chopped - and de-seeded if you don’t like it hot 2 lemongrass stalks, tender white parts only, finely sliced (about 1.5tbsp) 2tsp sesame oil 4tsp fish sauce 1tbsp lime juice 1/2 bunch of coriander, leaves only, roughly chopped 1/2 bunch of mint, leaves only, roughly chopped 1/2 iceberg lettuce, shredded 40g salted peanuts, finely chopped Salt and pepper A little olive oil, for greasing 16 rice paper wrappers Sweet chilli sauce, to serve - optional

Put the shredded chicken into a bowl and add all the remaining ingredients apart from the rice paper wrappers. Give the filling a good mix and add salt and pepper, if needed. Lightly oil a chopping board and a small tray. Halffill a wide bowl with warm water from the tap. Taking one paper wrapper at a time, dip it into the warm water and leave it just long enough to soften - this should be quick, about five to six seconds. Carefully transfer the soft wrapper to your chopping board, unfolding where necessary. Place about two heaped tablespoons of the filling across the middle of the circle, leaving a gap at either side.

Fold the sides over the filling and then pick up the edge closest to you and fold over the filling. Keep rolling until you fold over the far side where it should stick. Place your completed summer roll onto the greased tray and repeat the process with the remaining paper wrappers and filling. Serve up the summer rolls just as they are, or with a side of sweet chilli sauce.

We wanted to know what all the fuss was about...

BRASSERIE BLANC Ah, another new year. A time for making resolutions, mostly centred on the theme of a “new me”, which means actually going to the gym I pay my membership for, and actually eating the rabbit food I prepare for lunch (it’s a cruel world). Well it’s a nice idea, but when the manager of Brasserie Blanc (Raymond Blanc’s famed chain restaurant) invites you and the team to sample some culinary delights at their recently appointed Bournemouth site, those resolutions seem like a distant—and swiftly unimportant—memory. We arrived at Brasserie Blanc one otherwise ordinary Monday afternoon, excited at the prospect of a delicious start to the working week. We wandered in through the street entrance (adjacent to the main Marriott hotel access), up the ornately tiled stairway, into a gorgeously decorated grand café. Antiquated mahogany tables with traditional bentwood chairs populate the room, dressed simply with a crisp white towel napkin, unpretentious silver, and gleaming glassware. Framing the space are plush velvet benches that hug the corners and crannies of the room, brushed in beautiful contemporary colours such as dusty pink and soft gold—a vivacious contrast to the purposely distressed grey walls. We were sat on a curvaceous booth that overlooked the entire restaurant, with an expansive view of the sea-surrounded horizon just outside. Our culinary journey began (as most do) with a perusal of the menu. The quarterly menu theme was “a wonderful mix of French classics, warming winter dishes and

mouth-watering flavour combinations”—as stated on their website—and sure enough, we all found something we liked the sound of, but none of us were in a fit state to make final decisions, not before a little tipple anyway…with that the sommelier arrived and we each made our demands, which were quickly noted and met. With a little glass o’ New Zeeland Sauvignon in hand, I could finally concentrate and submit my order—cheers to that. To start, I opted for the Scottish Salmon: a perfect little just-cooked fillet of fish, served with a trio of colourful beetroot, cauliflower florets, and a horseradish crème fraiche. Admittedly I was initially taken aback, half expecting the dish to be an entirely cold starter, but as it turned only some elements were, and the fish itself was warm— perfectly cooked—but perhaps not what I was expecting. All of the other elements were fresh and vibrant, but I can’t deny my longing for a pinch more of that horseradish crème fraiche, just to give it an added kick (which I’m sure the chef will wish for me now). Across the table my colleague Matt was tucking into an iconic French dish ‘Escargot’, which was delicious; covered in moreish garlic butter that spread over the meat like a silken blanket. Next to me Vicky was relishing her Cheese Soufflé, mostly with orgasmic dins, but she did pause long enough for us to ascertain that the sauce was of “gooey moreish-ness”. We took that as a resounding yes from her. For main I accidentally decided to go with a vegetarian option, but when a dish has the three Cs (cheese, cream and character) who cares. The

rice was well cooked—not too gluggy—as were the mushrooms and the mascarpone cream sauce was moreish: an all around pleasant dish. For dessert, there was one thing, and one thing only that I was going to have and that was the signature BB Pistachio Soufflé. I have something of a Saturday morning ritual at home, in that I love to watch cookery programs—inspiration for the weekend ahead. Funnily enough, the weekend just gone I had been watching Chef Raymond Blanc’s show, where he was whipping up a sweet soufflé, so the bar had firmly been set by the master himself. True to form, the soufflé was sublime; it was a nutty and sweet and not to mention light as a feather, and the rich chocolate ice cream on the side made for a decadent addition. All in all we had a very pleasant time at Brasserie Blanc, and I would certainly recommend getting your hands on one of those Pistachio Soufflés! Pssst, don’t miss out on their current special offer.

CLINIC VISJEUNE Here’s a sickening fact: “The average woman shaves 7,718 times in her lifetime”, and it’s no picnic for men either—though if we’re all being honest we probably wouldn’t gasp at the sight of a man’s hairy leg, armpit or worse…chin! Whether your female or male, we all tend to have certain parts of our body that we’d prefer to be hair-less. You’ve probably already gone through the tried and tested methods of shaving, plucking, waxing, or perhaps the ghastly fumigation otherwise known as Nair; but no matter how hard you try that hair just seems to grow back, and with a vengeance!

You’ve probably also heard of (or even tried) the miracle hair removal known as ‘IPL’ or ‘laser hair removal’, and depending on when you had that done, that experience could either be great, or little short of a horror story. The initial wave of laser hair removal got a bit of a reputation for being painful or very uncomfortable, but a lot has changed since then. In fact, the technology is so advanced that many people feel little to no pain at all, to which many clients are surprised after years of trying the previously mentioned old school techniques. At Clinic Visjeune we have made it our mission to source and provide the highest quality hair removal treatments for you guys, and with that, allow us to introduce the ‘Diode Laser’. Unlike IPL (which is a great alternative for some skin types), the Diode laser uses a highly effective laser—not a light—that blasts the unwanted hair follicles at the source. The intense beam kills the hair cells in approximately half the time of IPL, and is proven to have longer lasting results for all skin types.

Special Offer 50% OFF* Diode Laser Hair Removal, that’s the same price as waxing!

MOST POPULAR USE OF DIODE LASER: • Effective for permanent** unwanted leg and underarm hair removal • Sensitive (and fast-acting) on intimate areas • Great for male grooming; i.e. beard shaping Just imagine, in as little as 6-8 sessions (depending on the area being treated) you could be free of your unwanted hair for good! And to incentivise more people to come and try this amazing treatment, we are offering Diode Laser services for the same price as regular waxing. Winter is really the best time to enjoy Diode Laser hair removal, as your skin will naturally be that tad more sensitive to direct sunlight post treatment—not to mention the fact that you would be silky smooth in time for summer. So the real question is; are you ready to get rid of your unwanted hair for good? *Terms and conditions apply. **Skin patch tests are undertaken prior to all treatments For more information about the treatments offered at Clinic Visjeune please contact: t. 01202 523142 a. 759 Wimborne Road, Bournemouth BH9 2BA w. www.visjeune.co.uk Opening Times Monday: 12.00pm - 3.00pm Tuesday/Thursday: 9.30am - 7.00pm Wednesday/Friday: 9.00am - 5.00pm Saturday: 9.00am - 12.00pm

THIS IS WHAT YOU SHOULD EAT AFTER DIFFERENT TYPES OF EXERCISE Refuel like a pro to really get the most from your workout Congratulations! You’ve made it through your workout. But the job isn’t done just yet - because if you really want to get the most out of your exercise, you need to put some thought into what you eat afterwards. And according to Anna-Jane Debenham and Alex Parker, dietitians from nutrition consulting business The Biting Truth, it’s not just about protein.

Failing to refuel or rehydrate after exercise can result in a host of problems, including earlier onset of fatigue, reduced speed and endurance, poor concentration and gut upset, Anna and Alex warn. Not to mention the fact you might not be getting the full benefits of all that effort! Here, they explain why post-exercise nutrition is so important...

the first few hours of completing your workout.” Essentially, this means there’s a 60-90 minute “window of opportunity” after your training session, where you have a chance to replenish the stores of carbohydrates in the liver and muscle cells, as well as encourage muscle repair.

Although important, particularly for muscle repair, “having protein on its own, although it may seem ‘trendy’, isn’t ideal in a lot of cases”.

Restricting calories after a workout can be counterproductive, and after the extra strain you’ve put on your body, nutrition is even more crucial.

Running, dancing, boxing - all great cardio workouts, and they can leave you seriously pooped. “The key is replenishing carbohydrate stores,” say Anna and Alex, “and adequate hydration is essential.”

Instead, they say snacks containing both carbohydrate and protein will “allow your body to recover and repair effectively”. And don’t forget to replace all those lost fluids (hey, we all get sweaty!) with extra water.

Anna and Alex explain: “During exercise (especially resistance training), the body shifts towards a catabolic state (muscle breakdown) which then transitions back to an anabolic state (muscle building) within

They recommend a slice of wholegrain bread with peanut butter and banana: “This snack provides high-quality carbs, protein and heart-healthy fats, and is full of potassium which helps soothe muscles.”

Other snacks you could reach for after a cardio workout include a plain banana, some nuts, or some wholegrain toast with either ricotta and fruit, or cottage cheese and tomato.

WHAT TO EAT AFTER... STRENGTH TRAINING If you’re lifting weights and your goal is to gain muscle, Anna and Alex say: “An energy-rich diet with adequate amounts of protein is just as important as your well-developed strength-training programme.” So, after strength training, your food intake should be low in fat and high in nutrients. “Consuming carbohydrates in conjunction with protein allows the protein to be used for muscle growth and repair,” they explain. They recommend smoothies as a great option for fitting in a lot of nutrients in one go - you can just blend up your ingredients (such as berries, low-fat yogurt and/or oats) and you’re sorted.

HIIT (high-intensity interval training) is all the rage, hailed as a speedy way to burn more fat and build more muscle compared to traditional workouts. And putting your body well and truly through its paces (no one ever said HIIT was easy) means refuelling well is crucial.

“Aside from their protein content, eggs are high in leucine, which triggers muscle protein synthesis,” they explain. “The vitamin C in the capsicums [peppers] is essential for maintaining the healthy cartilage you need to cushion your bones. Research suggests bromelain (an enzyme in pineapple) may help reduce exerciseinduced inflammation.”

Anna and Alex suggest an onion and pepper omelette plus some fruit, and their top tip is to include pineapple.

What you decide to eat after classes like yoga, Pilates or barre depends on what your fitness goal is: whether you want to lose weight, boost your core strength, or increase your overall muscle mass. “If your goal is weight loss, then a nutrient rich meal within 60 minutes of your workout is essential, as the meal will be more efficiently digested,” say Anna and Alex. “If your goal is to improve strength, then protein is key.” They suggest two hard-boiled eggs with multigrain toast, or something like a slice of roast vegetable and feta frittata would be ideal. To help repair tired muscles and replenish energy stores after yoga, Anna and Alex say: “Your body needs a hit of protein, some lowGI carbohydrates and fruits or vegetables.” Try a small tub of Greek yogurt with a couple of spoonfuls of muesli containing nuts and fruit, or a small can of tuna, four-bean mix and some chopped veggies. HEALTH & BEAUTY The latest beauty tips and treatments from the owner of Chic Beauty Salon & Academy, Sophie Tamagna

TRANSFORM YOUR SKIN WITH MEDIK8’S VITAMIN C RANGE I’ve been a Therapist for almost 20 years and always have my ear to the ground for the latest Buzz in the Beauty Industry. Recently Team Chic were invited up to London to try some of the Industry’s latest products from the market leader MediK8. The range offers state of the art Skin Peels with an emphasis on the use of Vitamin C as part of your daily Skincare routine! Read on to find out why! - SOPHIE (TEAM CHIC LEADER)

Want brighter, tighter and more youthful skin? Vitamin C may well be the answer. Not just vital for a healthy diet, it’s an anti-ageing powerhouse when applied topically to the skin, helping to reduce inflammation and pigmentation, protect against pollution and boost collagen production. WHY ARE PEOPLE GETTING EXCITED ABOUT VITAMIN C? The benefits of vitamin C have been causing a buzz in the beauty world recently – this may be because we’re more concerned about the way our environment affects our skin. For example, we are

more aware of the damage pollution, sunlight and free radicals can cause, breaking down collagen, stressing the skin and accelerating the ageing process. Vitamin C works to counteract this and can be used to treat a wide variety of other issues, hence why it has become something of a hero ingredient. WHAT ARE THE BENEFITS OF APPLYING IT DIRECTLY TO THE SKIN? As a natural antioxidant, vitamin C can help to defend against free radicals (the particles found in pollution, smoke and UV rays, which are damaging to the skin); boost collagen production, which is crucial for a youthful complexion; and reduce brown spots and pigmentation. WHO WILL BENEFIT MOST? Vitamin C has strong anti-inflammatory properties, making it an ingredient to note if you struggle with acne or rosacea, but it works for all skin types and everyone should consider using it topically to maintain a healthy and youthful complex? WHEN SHOULD YOU START USING IT? There is absolutely no harm in starting to use a topical vitamin C serum from your early 20s; when it comes to preventing sun damage, vitamin C can’t

protect like an SPF but it can help to minimise the damage deep down that you can’t see, making it a powerful preventative ingredient. WHAT SHOULD YOU BE LOOKING FOR ON THE LABEL? It comes in different concentrations and is offered by many different brands although most commonly in serum form. However, not every product is suitable for every skin type so it’s worth having a consultation with a skin expert to determine what strength you should be using and whether any other creams or serums should be used alongside to further improve skin. WHAT PRODUCT DO I RECOMMEND? If you’ve never used vitamin C topically, a good place to start is MediK8’s Vitamin C range - we offer a variety of Vitamin C creams and serums available in various strengths to suit even the most sensitive of skin types When buying a serum, keep an eye out for darker bottles – vitamin C is very sensitive and is often inactivated by light exposure. The best quality products come in dark bottles and in serum form to retain their potency.

THE MEDIK8 SKIN PEEL IS NOW AVAILABLE AT CHIC This low irritation, no downtime Peel will transform your Skin! At just £49 is a New Years must have treatment! Launch Deal Available - enquire for more details!

TRY SALT THERAPY FOR HEALTHY SKIN AND MORE… The particles of dry salt that settle on skin during a salt therapy session have numerous benefits – therapeutic and cosmetic. Salt therapy gently and effectively boosts exfoliation, removing dull, dead skin cells and debris from the surface. This can help clear impacted follicles and prevent acne formation. It also helps normalise the skin’s pH-balance and fortify the skin’s protective barrier. Dry salt aerosol has anti-bacterial properties, yet its gentle action does not compromise the skin’s normal microflora. It’s also an antiinflammatory, reducing redness and swelling, which make it beneficial in treating certain skin conditions, such as acne (you can combine with microdermabrasion and blue light therapy for faster results), eczema and psoriasis. It provides long-lasting relief from redness, irritation and skin rashes, helping to significantly reduce discomfort associated with lesions, scales and inflamed tissue. Salt therapy contributes to post-surgery recovery, helping repair and promote healthy tissue regeneration and the prevention of scar tissue. It also helps prevent secondary infections by restoring the skin’s natural defensive properties, nourishing and revitalising the skin’s delicate tissues. Salt therapy boosts skin microcirculation, facilitating deeper penetration of therapeutic skin care serums, lotions and creams, and it facilitates the elimination of toxins. It works synergistically with skin care treatments and helps maximise results. Moreover, its antioxidant properties help fight free radicals – for a powerful anti-aging effect. The end result is skin with a natural, healthy glow. Clients who arrive in our salt room to address skin conditions are also very likely to experience an improvement in general health and wellbeing, with improved immunity and reduced hypersensitivity to the common allergens and other irritants that can trigger skin disorders. Skin conditions are often exacerbated by stress and when clients take in the benefits of Salt Therapy in the peaceful atmosphere of a welldesigned salt room, they are likely to experience a much greater sense of calm and wellbeing. Dorset Salt Therapy provides new services in their unique salt room, including: breath exercises, meditation, full body massage and more with Oliver James (practitioner) who over the last 12 years, has experienced 100 different breathing techniques as part of his training in Pilates, Body Led Psychotherapy and Healing.

So, happy New Year! I must confess; I’m afraid I don’t believe in New Year, new you. We can make that decision to try something new, or get fitter etc. anytime of the year. So for me, it’s New Year same you, but better! Who wouldn’t want to be a better version of themselves? I mean you’re awesome, we just need to maybe do a little tweak here and there. And as always with Fitter Than Fit, at Wassmuffin Martial Arts Academy, we are here to help. Take a look at our fantastic new deals, which give you up to £20 month off of our memberships. We literally have deals for everyone. Memberships, such as our entry-level admission that solely includes our fitness classes: Bootcamp (morning and evening) and Thai fit. Or take it up a notch further and get our Platinum Membership, which includes the always-popular Ju Jitsu, all our classes, and open gym time. The membership also has the added bonus of private sessions with coaches for a great discounted price and people tend to really cone along way on these sessions.

We’ve always had the reputation of being the friendliest gym in town, so why not pop along and see what we’re all about. So many people already have and have quickly become addicted. In fact, most people are disappointed they didn’t try it sooner! The great thing about martial arts is that sometimes you don’t even realise how fit/strong/much weight you’ve lost and how far you’ve come, as you’re enjoying it so much and concentrating on learning. I have clients say to me time and time again that although they came to lose weight, or gain confidence, or for self defence, that they quickly became the by-product of them actually enjoying themselves and learning something new. Imagine having a work out which you actually love. That you really look forward to. Imagine that! It can happen. Our coaches are refreshed, ready to run, roll, jump, punch, kick and submit their way into the new year with you, with even more knowledge and passion than before (if that’s possible)! As always you’re first session is free so why not come for a taster session before signing up. The deal

is available until March 1st to all new members. We can do so much for you once you’re here but just the getting here and getting through that door is down to you, and yes it can be the hardest part, but once you’re part of our gym family you wont regret it. Trust me. Just go to our website and take a look at all the testimonials—and that’s only the tip if the iceberg. Anyway, come try session, and sign up while the deals are on. It’s never been simpler, and the best part is that you’re not locked in to anything; free to come and go as you please. We understand lifestyles are different and hectic, so remember the ‘pay as you go’ option too.
