LADIES LUNCH RAISES OVER £3,900 FOR LOCAL CHARITY Ladies in Dorset enjoyed an afternoon at Harbour Heights raising £3,905 for Diverse Abilities, Dorset’s disability charity. On arrival, the ladies enjoyed a glass of prosecco in the sunshine on the terrace, before heading indoors for a three-course lunch and hearing from guest speaker Cozmo Jenks – one of Europe’s most highly acclaimed milliners. Over 70 ladies attended the summer event and had a fantastic time with Cozmo, who shared many of her celebrity hat making stories and also gave tips on how a hat can look good with any outfit. The charity’s next Ladies Lunch is planned for October. The afternoon will be a perfect opportunity for groups of friends to get together in a fabulous surrounding for a great cause and for professional ladies to network or entertain clients. Bournemouth’s prestigious Westover Road welcomed a new gallery into one of its premier units. Ambassadeur Art is brought to Bournemouth by Westover’s resident entrepreneurs, Michael and Matthew Corica of Michael Matthews Inspired Jewellers. Ambassadeur Art includes an exclusive group of artists hand-picked by Michael and the gallery’s Creative Director, Callie Onslow-Bartlett. Callie commented: “Having curated a number of traditional galleries it’s been a dream of mine to have the freedom to use a creative space how it should be used – creatively.” Callie and Michael have been working with award-winning artist Iain Alexander whose works include a portrait of President Trump painted on ‘Handle with Care’ tape and a rare David Bowie portrait

which sits in the private collection of Sir Dylan Jones, Bowie’s biographer. Cutting-edge artists joining Alexander include LA street artist, Plastic Jesus, whose revolutionary work has been featured extensively in UK media, Brazilian, Edu Danesi, infamous for his provocative and sensual self-taught style and lenticular evolutionary, Derrick Santini, from Yorkshire whose notable collectors range from Damien Hurst to Adele. Michael said: “We are thrilled to have these original artists on board. LIVIN ROOMS ARE HOT PROPERTY A Dorset home improvements company is witnessing an increase in demand for their Livin Rooms – the cheaper alternative to an orangery or property extension that combines the lightness of a conservatory with the walls and ceiling of an orangery extension. SK:N BOURNEMOUTH ARE SET TO OFFICIALLY OPEN THEIR BOURNEMOUTH CLINIC ON THE 27TH JUNE On Tuesday 27th June, national medical aesthetics brand sk:n will be cutting the ribbon and launching their 45th new clinic on the South coast.

MILDREN LAND £3M CONTRACT WITH BOURNEMOUTH UNIVERSITY MILDREN Construction one of the South’s leading building and civil engineering firms has won two separate projects at the Talbot Heath Campus of Bournemouth University. These works are running simultaneously and comprise infrastructure work at a cost of £2.5m (NEC 3 Option A) plus a further project for landscaping the area at £460k.

• Planning permission was granted in September last year to deliver the following improvements to the area: • A new link road from Boundary Roundabout will be established, supporting ongoing plans for decongestion of the Wallisdown Road corridor in line with the Borough of Poole Supplementary Planning Document and provision of a safer and more effective route for BU buses around the Talbot Campus. The link road will be adopted by the Borough of Poole upon completion. • A bus hub providing bus users with prominent and convenient access to the Talbot Campus and enabling increases in bus frequency, allowing for

the future growth in bus use required to accommodate the increasing provision of student accommodation at the Lansdowne. The expansion of Car Park H required easing the impact of this project and others which will displace parking from the main campus. Alterations to Car Parks F and G required facilitating the link road and Talbot Campus bus hub. New Estates ‘Goods In’ and Waste Compound area providing a centralised facility enabling more effective Facilities Management operations and improving the appearance of the south elevation of Poole House. Hard and soft landscaping to enhance the campus.

With just over three weeks until the RNLI will be screening multi-awardwinning film A Plastic Ocean at the RNLI College, Poole on Thursday 6 July, the charity is encouraging people to not to miss their chance to attend this thought-provoking evening. Tickets are still available for the event and proceeds will be shared between the RNLI and the Plastic Ocean Foundation. Organised by lifesaving charity the Royal National Lifeboat Institution (RNLI) as part of their commitment to sustainability, and supported by Transition Town Poole, the evening will include a showing of A Plastic Ocean: We Need a Wave of Change, the award-winning-film about the global issue of plastic waste pollution in seas. The screening will be followed by a live Q&A session with Jo Ruxton, one of the film’s producers. Tickets for the screening can be purchased at RNLI. org/PlasticOcean, costing £7.50 for adult tickets, £4.50 for children and £6.50 for concessions, plus booking fee. Event ticketholders are entitled to a 20% discount at the RNLI College on food and accompanying drinks on the night.

Can we sell the house before the divorce? Yes, in many cases if the divorce is amicable, couples opt to sell the property, pay off the outstanding mortgage and split any proceeds. This may not be the solution if one party wishes to remain in the home, or if children are involved.

Can one partner keep the property? There is no straightforward answer to this as it is dependent upon individual circumstances. If the mortgage is being transferred into one name from a joint mortgage the lender will still want to seek proof of ability to pay. Salary, other income or agreed maintenance payments will be considered. Is there a cost involved to taking a name off the mortgage? Yes, you will need legal representation to arrange a Transfer of Equity, and your mortgage lender/broker may charge fees for a new mortgage arrangement. What happens if the mortgage is not paid during the divorce? Your home is at risk if you do not keep up payments on your mortgage, so all efforts should be made to maintain regular payments. We do advise that you speak to your broker or lender as soon as possible to make them aware of the situation. Most will look upon the matter sympathetically and help you find a solution.

Eco anti-bacteria, limescale remover and toilet pine fresh and all-purpose floor cleaner for the bathrooms. We also go the extra mile with lavender bin liners in all bathrooms and bedrooms, a much-favoured gesture by our clients. Why do you use eco-friendly products over others? To care for the environment and for loved ones. So many high-street products contain harsh chemicals that can harm little ones with curious minds, whereas eco-products don’t. Moreover these products are far better for client’s furniture, with less aggressive cleaning

Can I get a mortgage after my divorce? Yes, however it will depend upon how much you have as a deposit and your earnings or income. You will need to be advised by a mortgage expert as to the most suitable solution for you. Can a family member help? Increasingly when couples divorce we are seeing that their relatives, usually a parent is able to help them back onto the property ladder with a loan raised by releasing equity in their own homes. If this may be an option for you speak to your professional mortgage adviser. It’s good to talk! Getting divorced and sorting out your property investments can be very stressful. Don’t bury your head in the sand - talk to your mortgage broker or lender as soon as you can, they will be willing to help you through a difficult situation. Your initial mortgage consultation is obligation free. We charge a fee of up to 1% of the amount to be borrowed. Our typical fee is £495.

JOINT OWNERSHIP Emma Crowley from Bruce Lance Many people purchase a property jointly – either with their partner or a friend – but how do you decide whether to be Joint Tenants or Tenants in Common? Emma Crowley (above), from Bruce Lance solicitors in Poole, explains the difference. The terms “Joint Tenancy” and “Tenancy in Common” have nothing to do with a tenancy or lease, but are in fact technical terms used to indicate how property can be held by more than one owner. The way in which you own your property can have different consequences during your lifetime and becomes critical if one of you dies or you separate. As Joint Tenants, you both fully own the property in equal shares. On the death of one Joint Tenant, their share in the property automatically passes to the survivor/s, irrespective of any wishes set out in their will. In the event that Joint Tenants separate or divorce, it will not be clear to what share each owner is entitled. The Joint Tenants would need to agree this between themselves or, in the case of a disagreement, they would have to take the matter to court. If you choose to own the property as Tenants in Common, each owner can protect their share of the property since, on their death, it will pass exactly as stated in their will, rather than automatically falling to the co-owner. It is, of course, extremely important to have a will in place and we would always advise you to contact a solicitor to draw one up so that you can be certain it is water-tight. Very often, Tenants in Common enter into a Declaration of Trust, which details the percentages in which each party owns the property. If, for example, one person has invested 80% of the purchase price and the other party 20%, then those respective shares can, to a degree, be protected by way of a Declaration of Trust. In the event of a separation or divorce, the Declaration of Trust can make the division of sale proceeds considerably easier to agree. It is possible to make savings in Capital Gains Tax and Inheritance Tax by owning a property in specific shares and you should always consult an accountant when taking this into consideration. FAMILY RENTAL V HMO RENTAL When investing in buy to let properties, we need to come back to why we are doing this.

1. Is the location a good location? Will this attract professional tenants/families. Is it in a good school catchment area, look up their recent Ofsted reports. Families will move deliberately to areas where they want their children to go to a good school. 2. Will you sell the property later? Does it tick the boxes for when you want to sell it, be it in a couple of years or 20 years down the road. Does it have a garage, off road parking, a decent size garden, decent size rooms. 3. Will it give you a good return on your money. Here is an example In January 2017, a landlord completed on a 3 bedroom, semi-detached property in Poole. The master bedroom had an en-suite with 2 further decent size bedrooms. Downstairs was a good size kitchen and a one reception room creating a lounge/diner. (this was originally 2 reception rooms but the previous owners had knocked through). The landlord had two choices. Rent it to a family and achieve £1000 per calendar month or turn it into a HMO (house of multiple occupancy), which would bring in around £2500 per calendar month. The HMO route would require turning the one reception room back to 2 rooms, thus creating a five bed HMO. Fire doors on all the doors, fitted electrical fire alarms and adding a WC downstairs. Fortunately, Poole council does not have an Article 4 Direction blanket ban on new HMO’s and as it is only on 2 floors, this does not require planning or a HMO license. The £2500 per calendar month would include bills, which I would set aside £3-£400 per calendar month, however, I am sure you would agree, a very healthy return. The landlord in question opted for the HMO route and we were able to assist, guide and help through the transition and rent the rooms to professional people. So we come back to the question, why are we landlords? For a return whilst we own the property and for the capital enhancement when we come to sell.

PORTMAN STONE History in your home At the young age of 20 years old entrepreneur ‘Steve Griffiths’ started his first venture, setting up what later became one of the largest joinery firm’s in the South of England. As the years have passed, Steve’s passion for stunning natural materials and stonemasonry came to the fore as he berthed and grew ‘Portman Stone’, one of the areas foremost stone specialists and experts in their field. Stone is a remarkable material. With the nature of its conception, some stone could even be as much as 280 million years old. Portman Stone specialises in quartz, quartzite and granite. These incredible igneous rocks are products of solidified magma formed between our Earth’s surfaces, often trapping incredi-ble minerals in the process. This is what gives the stone such unique patterns and colours.

Passion For Stone Formally a timber man, Steve has always had an appetite for beautiful design, but it was stone that won his heart; “There’s such a huge spectrum of colours and materials and it’s that variety that got me hooked”, says Steve. As our interview went on, it was clear that Steve had a fire in his stomach about this amazing product. He

filled me with a sense of excitement; this is a man who clearly loves what he does for a living.

Skilled Craftsmen We wandered through their workshop adjacent to their showroom. All of the staff were hard at work, molding, polishing and caring for the precious stone. Each with their eyes glued to the task at hand. The team was keen to let me know that everyone here is employed, working only for Portman Stone, instilling confidence in customers and loyalty in the team. Watching worktops being made right there in front of you is a truly special experience and certainly makes you ap-preciate all of the hard work that goes into making these beautiful pieces. From The QM2 To Your Living Room Portman Stone have worked on some seriously incredible projects, including recently working on the Queen Mary Two in Hamburg. The team was sent out to refurbish the stone inside the ship’s lobby and other guest areas, a special project for all involved. But despite the enormity of projects such as this, Portman Stone’s dedication and excitement, whether it’s a single vanity unit or a world famous ship, is exactly the same.

Not Your Average Clean This is not a spray and wipe situation, in-fact Nigel’s highly technical cleaning process includes absolutely no harmful chemicals what so ever. Using a process known as ‘Diamond Cleaning’, a specialised buffing pad is used to polish the stone. The pads are impregnated with different grades of micro-diamonds that exfoliate the surface of the stone, removing any dirt, scratches or stains, leaving you with showroom like results. You will be blown away by the results that this equipment can achieve!

Safe For The Family Unlike a lot of high-street sprays and bleaches, this process requires zero harsh chemicals. Whilst you might think treating the floor with antibacterial products is helping your family (and pets), it can actually be incredibly harmful and moreover harmful to the floor or worktop itself. Harsh chemicals, even those that claim to be stone specific, erode the quality of the stone, dulling the finish. Another point to be made is their effects on the environment; where All Surface Care does not use cleaning products at all, it is a far more ecofriendly process. LOTUS ELISE CUP MODEL

Lotus has introduced its fastest-ever four-cylinder sports car, the Elise Cup 250, priced at £47,400. It has a 0-60 mph time of 3.9 seconds and top speed of 154 mph. It is powered by a 1.8 litre 234hp engine. Lotus says: “The Elise Cup 250 bridges the gap between road and track to offer racecar capabilities in a package that can be used every day.” In addition to the redesigned lightweight clam panels front and rear, the Elise Cup 250’s aerodynamic changes modify airflow over, under and around the car to increase downforce, allowing harder and faster cornering and more stability. Helping amplify the driving experience, acoustic engineers have further improved the exhaust note, so the Elise Cup 250 now features a stunning soundtrack as standard. The Elise’s slick sixspeed manual gearbox is an open-gate design and it provides a more positive and direct operation giving faster, cleaner gear changes. Other features inclde AP Racing twin-piston front and Brembo single-piston rear calipers with cross drilled and ventilated 288 mm diameter brake discs, front and rear. Adding to the Elise’s torsionally stiff chassis, the Cup 250 also features a steel roll-over bar as standard. The Elise’s instrument panel features new graphics and a new incar entertainment system, including iPod connectivity and Bluetooth is available.

ROAD TEST: SUBARU BRZ Sports coupes are a niche yet important sector of the overall car market, with many models costing north of £40,000, but there are some notable exceptions, writes NICK FLETCHER. At the head of the list is the Subaru BRZ, a sleek headturning model with plenty of charisma. It is rear-wheeldrive, has a taut chassis and a limited-slip differential which diverts engine power to the rear wheel with most traction, helping provide outstanding handling. But that’s not the best part of the BRZ – what is remarkable that it costs just £26,495. It’s hard to find a more enjoyable and engaging sports coupe at that sort of money. Power comes from a 2.0 litre 197 hp horizontallyopposed Boxer engine delivering - with the 6-speed shortthrow manual gearbox - a quick 0-60 mph time of just 7.6 seconds, top speed of 140 mph and 36.2 mpg combined. The figures for the 6-speed auto are 8.2 seconds, 130 mph and 39.8 mpg combined. My test model was a 6-speed automatic with optional satnav and cost £27,995. This slick and responsive gearbox box still kept plenty of fun in the driving experience. And the driving is what this car is all about. With its ground-hugging stance and improved aerodynamics the car stayed glued to

the tarmac and with super-responsive steering, you always feel totally in control. With its potent styling, sports seats, 17- inch alloys, big twin exhausts, rear diffuser and a boot spoiler, the BRZ looks an all-out sports car but it does have a practical side too. For one thing it has four seats, but while Subaru says it will take four people “at a pinch” I have to quibble – anyone aged over 12 will struggle for space in the rear of the car. But that’s just about the only negative aspect of this car. Boot space is decent at 243 litres and with the rear seats folded you get a surprsing 1,270 litres which can accommodate some bulky items. Standard kit on the test model included automatic LED headlights, heated leather and Alcantara seats, power windows, automatic air-conditioning, Subaru’s Starlink infotainment system with 6.2 inch colour touchscreen, voice recognition, sat-nav and Bluetooth. You also get cruise control, keyless entry, push button start and multiadjustable steering wheel. No doubt about it, the BRZ offers a lot for the money but more importantly delivers a driving experience which reminds you of just how much fun motoring used to be.

NEW MEGANE FLAGSHIP The All-New Renault Mégane has gained a sporty new flagship with the launch of the GT dCi 165 Auto EDC. Available in both hatchback and Sport Tourer bodystyles, the new twin-turbo engine is the most powerful 1.6-litre diesel currently available and is priced from £27,740. Renault says this addition to the GT range, developed and engineered by Renault Sport, is “ideal for drivers who like to access torque at low revs for enjoyable performance in all conditions.” Mated to a six-speed dual-clutch gearbox, the GT dCi 165 Auto EDC has a 0-60mph of 8.8 seconds with a top speed of 133mph, yet returns combined fuel consumption of 61.4mpg and CO2 of 120g/km. The figures for the Sport Tourer are 8.9sec, 133 mph, 61.4mpg and 124g/km respectively. Exterior and interior enhancements give the GT a more sporty and dynamic appearance. At the front, a wider lower air intake with a honeycomb-pattern mesh is flanked by lateral scoops. Dark metal, diamond cut 18-inch alloy wheels and door mirror housings match the finish on the front air scoops and rear diffuser.

Inside, the GT’s sports front seats feature additional lateral support to the base and backrest and integral headrests, blue top-stitching and a chequered logo. Standard equipment includes a hands-free keycard, automatic Dual Zone climate control, LED headlights and a rear parking camera with front & rear parking sensors, an 8.7inch touchscreen, sat-nav, Bluetooth and various apps.

ALL-NEW NISSAN MICRA

ROAD TEST: HONDA JAZZ EX NAVI Honda’s Jazz hatchback has been around since 2001 and has built up a devoted following because of its easy drivability, practical layout and ultra-reliable reputation, writes NICK FLETCHER. However, that fond appreciation was largely among older buyers, which rather limited its UK sales potential. But not any more. The third-generation Jazz has sharper, more youthful look and more connectivity features which should help expand sales lower down the age-scale. The current Jazz has smoother styling though it still retains a sort of micro-MPV look which is underlined by a spacious and versatile cabin which outscores main rivals such as the Ford Fiesta and VW Polo. A big plus-point is it Magic Seat system which offers extensive occupant and load configurations and delivers the largest interior space in the sector. Jazz prices start at £13,995 for a decently-kitted S model but to get goodies such as alloy wheels, touchscreen infortainment system, parking sensors and sat-nav you have to move up range and my top-spec test car, an EX Navi, costs £17,065. Like all Jazz models, it uses a 1.3 litre 101 hp petrol engine with standard manual gearbox (a CVT auto version is available) with a 0-60 mph time of 11.5 seconds and top speed of 118 mph. Fuel economy is 55.4 mpg combined.

The non-turbo Jazz isn’t quick off the mark but it does drive in a civilised and user-friendly manner which for most buyers will be much more important. It offers a nice easy drive, good seating, good visibility, and is agile in traffic and when parking. Revised suspension means you get a comfortable ride and assured handling. Visual image is important even in the hatchback sector and Honda has added sporty styling touches to the Jazz, revising the grille and headlights and sculpting the body to give stronger presence. The dashboard is well laid out for ease of use, and the centre touchscreen is quick and easy to operate. And one aspect which will impress buyers is the interior space which offers plenty of room for four or even five adults, and big boot space - 354 litres boosted to a remarkable 1,314 litres with instant drop-down rear seats which lie completely flat. Its hard to find any negatives about the Jazz. Some say offering only one engine is a downside but most Jazz sales are to private buyers who don’t do enough mileage to justify a diesel. Overall, the latest Jazz really impresses and while offering more youthful appeal, still retains all the core features loyal Honda buyers enjoy.

Nissan says the all-new Nissan Micra range has been completed with the arrival of the 1.0-litre 71 hp entry-level model which is expected to account for around 15 per cent of UK sales. Offering a balance of performance and running costs, the three-cylinder petrol engine is linked to a fivespeed manual transmission and returns combined fuel economy of 61.4 mpg and CO2 emissions of 103 g/km. The new engine joins the 0.9-litre three-cylinder turbo petrol and the 1.5-litre fourcylinder diesel, which went on sale earlier this year. The new Micra features Intelligent Lane Intervention, a safety system which gently corrects the Micra back on to the right path should it be required and also a BOSE Personal audio system, which features speakers built into the driver’s head rest for an immersive 360° sound experience.

FORD MUSTANG BEST SELLER Latest statistics reveal that the world’s best-selling sports car is the Ford Mustang. Mustang has been the best-selling sports car in the USA during the past 50 years, but growing popularity in Europe and other parts of the globe resulted in sales of 150,000 in 2016, making it the world’s best-selling sports car. Overall global sales increased by 6 per cent, boosted by nonUS market growth up 101 per cent with almost 45,000 Mustang vehicles sold outside the US. In the UK over 4,500 Mustangs have been sold to date, with over 3,250 of those in 2016. The Ford Mustang in Europe is available with Ford’s 415 hp 5.0-litre V8 or 312 hp 2.3-litre EcoBoost engines, and six-speed manual or automatic transmissions. Ford recently introduced a new limited run special edition Ford Mustang model, with unique styling and premium specifications for customers in the UK. The Ford Mustang Shadow Edition is available with the 5.0-litre V8 engine, six-speed manual, in Race Red and Grabber Blue from £39,895. A unique bodystyling pack includes a black Pony emblem for the GT grille and exclusive black 19-inch Y-spoke alloy wheels, in addition to a Shaker Pro audio system with SYNC 3 Navigation, climate controlled seats and reverse parking sensors, with optional black contrast roof.

Diverse Abilities, Dorset’s disability charity, is looking forward to holding a fun and frantic obstacle course challenge event in Weymouth and Wimborne this summer. Weymouth will see Totally Wiped Out at Lodmoor Country Park on July 1 and then it will be located in Canford School’s grounds on July 2. The Totally Wiped Out course is designed to test the determination of all who attempt the challenge and Diverse Abilities is inviting participants to brave the challenge to raise funds for children and adults living with disabilities in the county. have since completed a variety of courses to increase my knowledge and understanding of Anatomy, Physiology and rehabilitation. What makes you different from other sports massage therapists in the area? I am qualified to run a series of diagnostic tests to ascertain the internal health of the body. So if a client has persistent joint pain and there is no skeletal or biomechanical reason for the client to keep representing with joint pain, I’d consider running a few biomarker tests. When a client comes in and they suffer with pain, we don’t chase the pain marker, i.e. if they have hip pain we won’t necessarily do any work on the hip. We’ll access the whole body and ascertain what’s causing the hip pain in the first place, give the necessary treatment and provide the client with a rehabilitation program. Who is your ideal client? Anyone who suffers with any form of pain or discomfort in the body. People who suffer with migraines, day to day muscular pain as a result of their sport or from sitting at a desk all day, or anyone that has a persistent niggle that they’ve been struggling with that just won’t go away! And finally, what is going to be the return on investment for me? That all depends on how much value you place on your health… you take your car in for an MOT every year without question, right? So wouldn’t you consider doing the same for your body? At Intulo Health our job is to educate people on how to manage their health expectations realistically and to focus on keeping our clients pain free. We are not doctors, we do not diagnose symptoms, what we do is access the body and through experience, coupled with our skills we are able to effectively bring the body back into balance.
