CHRISTCHURCH HARBOUR HOTEL WELCOMES NEW GENERAL MANAGER, ‘JOHN WILLCOCK’

Goadsby Lettings Manager Adam Ford reports a growing increase in enquiries from Tenants who want to have pets in a rental property. Adam adds “Dogs and cats are considered members of the family and Tenants find it very difficult to find accommodation where the Landlord will accept pets. I have provided some tips to help a Landlord in making the important decision whether to accept them or not.

After a successful hotel career further afield, local boy John returns to Dorset in a new role at Christchurch Harbour Hotel.

1. Evaluate prospective tenants and their pets on an individual basis– get a reference from a previous landlord where possible and judge each case on its merit 2. In the case of dogs, ask to meet the pet in person as every dog is different 3. Limit the number of pets allowed according to the size and type of property 4. Ask for proof that cats and dogs are fully up to date with vaccinations and flea treatments 5. Ask for a reasonable, additional deposit to cover any damage that may be caused by pets 6. Add a pet clause to your usual tenancy agreement, seeking advice from a solicitor if necessary. You may also wish to include a pet policy 7. Take full details of any pets you have given permission for, including the contact details of someone who can take care of them in case of an emergency 8. Ensure the property is checked regularly by yourself or a management company to prevent problems arising 9. When letting your property through a letting agency, make sure you tell them you would consider renting to pet owners and which pets you would accept 10. Each case should be treated individually.

WHERE NEXT FOR DEVELOPMENT IN BOURNEMOUTH? Landowners are being urged to bring forward their land to meet the growing housing and employment needs of Bournemouth. Bournemouth Borough Council is to launch a review of its Local Plan in early 2017, in order to identify development growth for the next 20 or more years. The review follows the publication of the Eastern Dorset Strategic Housing Market Assessment (SHMA), which confirms that Bournemouth will need to provide in the region of 5,000 new homes over and above currently planned rates in the period to 2033. Peter Lamb of Savills Wimborne Planning said: “There have been a number of regeneration schemes in Bournemouth in recent years, which have made a significant contribution towards housing and employment targets and helped to improve the quality of the built environment across the borough. People want to invest in Bournemouth and values have steadily increased as a result. “Now is the opportunity to put forward the next raft of development sites that will help

meet the needs of a growing population in this thriving seaside town. This is supported by the Government’s recently published housing white paper Fixing our broken housing market, which acknowledges that the pace of development is slow and that we need to build more homes to meet the needs of society.” Charlotte Sythes of Savills South Coast Development team added: “As always, the key issue will be where these houses will be located due to the restricted growth potential in Bournemouth, with the ocean limiting development to the south, and the Green Belt acting as a natural buffer to the north. CORFE HILLS SCHOOL STUDENTS RAISE FUNDS FOR DIVERSE ABILITIES Corfe Hills School has raised £1,355 for Diverse Abilities, Dorset’s disability charity. Students voted to support the charity with their annual Christmas fayres and a non-uniform day. Taking place over three days leading up to the Christmas holidays, the Christmas fayres were full of cakes, sweets, games and Christmas jumpers and there were even Christmas lights and a photo booth. They were organised and ran by each year group separately as they competed to raise the most money. Hayley Collins, lead mentor for Year 11, said: “The staff and students are very proud to have contributed to Diverse Abilities and we look forward to working with them again soon!” Nicole Warrilow, community fundraiser at Diverse Abilities, said: “We would like to thank everyone involved in raising funds for us. THE GENTLEMEN BEHIND AJ DEVELOPMENTS Walking into AJ Developments’ new Office, a cedar clad, secluded spot in Parkstone, there is a warm welcome that awaits you. Despite recently upsizing their business premises, they have retained the personable character and trusting atmosphere that they have become known for. Company Directors Sebastian Janes and Mark Adams started their careers in construction and their partnership together straight out of education, so we are keen to establish their thoughts on how business has been until this point, their ideas moving forwards, and their take on potential changes within the Market.

Mark: Seb and I will not compromise when it comes to our attitude to risk, dealings with potential buyers/vendors and relationships with investors and agents.

You’ve continuously set precedents and won some challenging planning applications with local councils, how have you done this? Mark: I can proudly say that AJ Developments has surrounded ourselves with very loyal and reliable Planning and Architectural teams with decades of experience between them. The thoroughness of planning applications we submit evidences our knowledge of the markets we develop within. We do not enter into an agreement with a vendor unless we have absolute confidence in our application receiving approval. Our attitude to risk is healthy, but calculated.

What are you most excited about for 2017? Mark: We have several larger schemes which gained planning approvals at the end of last year and will feature in our pipeline of works for 2017. These 10 unit+ projects will undoubtedly further strengthen our local reputation as are situated in areas we’ve had previous success and a great track record.

You have evidenced your continued success in winning Sites over your competitors, why is this? Mark: The entire AJ Developments team demonstrate efficiency, honesty, speed and professionalism. Although we are growing, it is at the forefront of our minds to retain the same approach that has contributed to our success thus far.

What has been your best achievement to date? Seb: Without a question of doubt, having built and successfully grown the business from 2010 in the midst of the previous recession. It taught us extremely valuable lessons which moulded our attitude and approach to everything we do today.

Tell me about AJs plans for this year. Seb: I feel very strongly that strategically we should continue to keep our developments under the £1Million unit mark, certainly this year and for the foreseeable future. We are confident that the low to mid end of the market will continue to prosper due to the underlying housing shortage for homes in this price bracket. We are a registered Help To Buy Developer and are looking to strengthen the aforementioned market and provide affordable housing for first time buyers in our community.

Seb: The business relationships we enter into are very black and white, and we would like to think that this instils confidence in those we deal with. What was your mission from the outset, and how has that compared to the work you’re undertaking now? Seb: Every year we set our annual goals and evaluate our 5 year plan. These are company wide goals that are derived by our entire team and shared with new members of staff . When starting out it was our ideal to provide high quality housing that is built at sub market average prices, this is absolutely something we are achieving year on year to date and a goal that we all work towards. To what do you attribute your success? Both: We have a shared burning ambition and have complete trust in one another’s ability. Despite managing opposite ends of the business, we don’t get comfortable and will not settle for anything less than excellence. The question on everyone’s’ lips; What are your feelings towards Brexit? Seb: Remaining positive during periods of uncertainty is so important for us. We feel that removing ourselves from the EU will provide a renewed sense of opportunity, enabling us to take control of planning legislation and have autonomy over building methods to ensure we are proceeding in an environmentally friendly manner to reducing global impact for generations to come.

How do you think this will affect us locally? Mark: Although the outcome of invoking Article 50 is unknown, we still have a growing population with a National Housing Shortage and an increasing demand for quality new build homes, Brexit or no Brexit. Immediate indicators suggest continued growth and an ever-increasing desirability and demand to reside in the Southern and Home Counties. We have first-hand experience of how investment capital is moving from London to the South Coast. How does AJ Developments help the local community? Seb: With regular Community Give Back Days supporting and donating our time to local charities, our growing workload provides more jobs to local tradesman. Building affordable housing is the area of the market from which we started, and an area we will never overlook. Are you thinking big enough? Seb: Yes. In 2007 ‘Think Big’ by Donald Trump was published… fast forward 7 years. On a serious note, we have ambitions to continue to grow the company whilst maintaining profitability and great returns for our investors.

Something a little less serious now, who are your Dinner Party Guests? Both: A table with Bear Grylls, Barak Obama, Elon Musk, Roger Federer and Jenson Button, would make a pretty spectacular evening for us. MOVING HOME CAN BE A DAUNTING PROSPECT... Moving home consists of packing and transporting often thousands of different objects, each of different value, shape and size, from one location to another, or into and then out of store. Given the stress of selling, buying

We all like to use the property websites to see what our property may have increased in value since we bought it or what rental income we could expect to see if we began letting out our home. So I don’t blame you for having a little look to see how your offer measures up. The thing to remember is how these websites reach the estimate. The last sold price is taken, information readily available from the Land Registry, and then this is multiplied the average increase/decrease of other properties in the area. This then churns out an estimate of what the property could be worth based on minimal information. This is very different to the actual value of the house, which ultimately lies in what someone is willing to pay. Foxes Sales & Lettings do not use these estimates as a tool to value property; rather they favour local knowledge, experience in the market as well as looking at very recently sold like-for-like properties in the area or same road. Before they visit each property they spend time researching the property and compile bespoke printed data on sold prices and comparable properties, which they then take to discuss with the potential vendor and leave with them to look through in their own time. Ultimately, every property is as individual as the home-owners themselves and the value of which cannot be predicted by an online system. You say the online valuation is lower than what you have just offered, but the online valuation cannot tell you what renovations or decoration has been done since the last sold date. New windows, driveways, landscaping, extensions etc may have dramatically driven up the price of your soon to be home. You must have been happy with the property when you viewed and keen to put in an offer you felt was reasonable for the property before seeing the online estimate, I would keep this in mind and Good Luck in getting your offer accepted! Making an appointment for a surveyor to visit In most cases our surveyor will visit you in your home to discuss the details of your planned move. The appointment needs to be made in plenty of time, three to four weeks approximately before you intend to move is a good time to contact three to four removal companies in order to get your quotations. The surveyor will explain the services we provide and agree with you exactly what is to be included in the quotation. During the appointment the surveyor needs to understand how much requires moving, if packing is and any major dismantling is required, the time it will take them and how far they need to travel. The surveyor will then arrange the appropriate number of vehicles, number of men and packing materials to meet your requirements. A written quotation will then be provided to you, either by email or in the post, detailing everything that was agreed during the appointment, within a couple of days.

Packing Packing can be the most time consuming and frustrating part of any move. If you can afford to have it done professionally by us, do so. As a member of the British Association of Removers we use a wide range of appropriate packing materials and employ fully trained staff who will pack your things professionally and safely. Alternatively, you can do your own packing and we will supply you with a starter pack of boxes and tape, after which you can buy further materials either from our shop (see our price list on our website www.pardyremovals.com), or buy them from other packing materials outlets. If you feel you require more than a starter pack included in the quotation, we can supply further materials at a reasonable cost. Simply ask!

QUAY HOLIDAYS Smart Investors Turn To Furnished Holiday Letting! Buy-to-let investors, punch-drunk by the triple whammy of stamp duty hikes, taxation of loan interest, and a proposed ban on tenant fees, are struggling to find ways to avoid the punitive changes – but Quay Holidays is confident it has the answer. Says managing partner, Helen Challis, “the Chancellor really has it in for buyto-let investors right now, and some have had enough. There is widespread speculation that many will be forced to sell up as the changes take effect, but thankfully there is an alternative – holiday letting.” Residential investment is just that an investment, but since furnished holiday letting is more intensive it is classed as a trade for tax purposes, and that has significant advantages. For starters, the withdrawal of tax relief on mortgage interest doesn’t apply to holiday letting. By 2020, buy-to-let investors with large loans are likely to find that the absence of tax relief on interest means their ‘investment’ will actually be losing them money. By contrast, furnished holiday-let investors are unaffected. They can also benefit from a range of valuable allowances and reliefs. Owners who want to use the property themselves can also do so, although it won’t count towards the occupation requirements.”

To qualify as a Furnished Holiday Letting (FHL), a property must be; • Available and furnished for holiday letting with a view to making a profit for at least 210 days in every 12 months. • Actually let for 105 days, for durations not exceeding 31 days.

What are the benefits? • Mortgage interest charges can be fully off-set against income. • Profits from a FHL count towards your relevant earnings for pension contributions. • You can claim 100% Capital Allowances against a range of expenditures, including fixtures and fittings, white goods and furniture. • Capital Gains Tax on subsequent sale could be eligible for Entrepreneurs’ Relief, meaning you pay only 10% tax on your gain. Alternatively, if you invest in a further, higher value FHL you could defer the chargeable gain through roll-over relief. • Being a trade, FHL’s are usually eligible for business rates, rather than council tax, and small business reliefs could reduce your outgoing to zero. • There may well be Business Property Relief on Inheritance Tax, provided HMRC are satisfied that you are (or were!) operating a business.

• Losses in any one year can be set off against a FHL profit in a subsequent year, although not against other types of profits.

What are the pitfalls?

• Record keeping is important – if HMRC come knocking, you will need to prove that your FHL is a genuine business, and that you have adhered to the timescales. • Income is variable – it may take a while to build the business, and peak summer will yield bigger profits than the low and shoulder seasons, so cash flow needs to cover the leaner periods. • Some leasehold properties, and many mortgage providers, may not permit holiday lettings in the property. Always check first. There are alternative mortgage providers, but if your lease forbids it, holiday letting may not be possible. • Income is substantially higher, but so are the costs. It really is a business – and somebody has to do the marketing, booking, cleaning, and provisioning, but that’s where Quay Holidays comes in!

The landlord of a FHL will be responsible for all the regular bills, plus the charges for welcome packs, linen hire, cleaning and letting fees. Changes to buy to let tax relief Currently landlords are able to claim tax relief on their mortgage interest payments. Meaning they can offset the cost of mortgage interest from the rental income when calculating profits. Currently the amount of tax landlords pay is calculated on their profits according to their income tax band. However this is due to change, it was announced by George Osbourne in the summer budget that landlords will no longer be able to deduct all of the mortgage interest, instead tax relief with be cut to 20%. This will mean if you are a higher rate tax payer the new system will result in no return if the mortgage interest is 75% or more of the rental income. The liability of a basic rate taxpayer will be unchanged, however it may be with the new profit calculation basic rate tax payers are pushed into a higher tax band. There has also been changes made to landlord’s wear and tear allowance, where it used to be that landlords could automatically deduct 10% on rental incomes for wear and tear. From April 2016 landlords will only be able to claim tax relief on costs they have actually incurred on making improvements to the property.

GOING WITH THE FLOW IN ONTARIO Greg Elmhirst, general manager of the Elmhirst Resort, has a theory why paddle sports are growing in popularity.

half the world’s polar bears (not to mention most of the world’s maple syrup), has been around a heck of a lot longer than one-and-a-half centuries.

“People are turning more towards ‘silent sports’,” he observes. “When I was a kid, people were more into motors. We’re craving something more calm and relaxing,” he says.

The anniversary actually marks 150 years since the British North America Act was passed by British Parliament, marking the start of Canada’s new era as a self-governing federation.

It certainly fits my bill - except, it wouldn’t be entirely accurate to call my first paddle around Lake Rice, the dazzling 32km-long watery stretch upon whose shores Elmhirst Resort nests, in a traditional-style, big, eightseater Canadian canoe, completely silent. Not if you count the gentle flipflap of water against wood, as we bob along.

And there’s a lot to celebrate; from the late 19th century onwards, on the whole, Canada’s population and economy flourished, helped in no small part by the development of the railways.

It’s a leisurely introduction to this unassuming watercraft, which I soon discover has played a starring role in Canada’s history. The country celebrates its 150th anniversary this year - though of course, this gigantic nation of 10 provinces (most of which dwarf the whole of the UK), home to more than

But long before any of this was on track, Canada’s indigenous people were blazing trails of their own hunting, trading, transporting goods, and simply getting from A to B with the help of their canoes. The oldest canoes were ‘dugouts’, huge carved-out tree trunks. North American Aboriginals are credited with pioneering the most widelyrecognised version of the canoe wide wooden frames covered with lightweight strips of bark - which date back thousands of years.

If you’re after serious adventure, you could retrace some of their routes across multiple provinces, forgoing mod-cons for camping kit carried on-board, as many of the nomadic Algonquin communities, or fur trade voyageurs in the 17th century, would have done. I’m only here for a week so am sticking to Ontario, but home to more than 250,000 of the country’s 31,800 lakes (more than 50% of the world’s lakes are in Canada), it’s a good place to start. Greg’s in full agreement. “This area’s the centre of the canoe universe, false modesty aside,” he states, noting there are three canoe factories within a few miles of family-run Elmhirst, which in the heart of the Kawarthas region, is a two-hour drive from Toronto. And there’s much more besides canoeing here; there’s skating in winter, fishing, hiking trails, wine tasting, and float plane rides, so you can take in the views from the sky.

prodigious lakes. “This amphibious mode of transport is really the only convenient way to get across it,” Jeremy notes, explaining how the voyageurs would heave canoes onto their shoulders to carry across land, and turn them upside-down to create makeshift shelters at night. While some very remote Northern communities still use canoes for hunting, trade and cargo purposes (though probably now with a motor attached!), the practice is diminishing. Today, canoes are mainly objects of leisure, sport and exploration. More of those three things are on the itinerary for me, as I bid farewell to Elmhirst and head to Madawaska Kanu Centre in Barry’s Bay. Thankfully, the wide, quiet roads are a dream, and since it’s early autumn when I visit, and the region’s foliage resembles Monet-like swathes of deep rust and gold-dotted green, the twoand-a-half-hour drive is a delight. There’s a spa too, for a spot of pampering after all that outdoorsy fun, but if blissful calm is what you’re after, you need only venture a few feet from your bedroom.

The museum’s detailed displays bring some of these stories to life, illustrating how different types of canoe reflect the environments and lifestyles of the peoples they belonged to.

The morning after my arrival, following the best nights’ sleep of my life (I knew lakeside living would agree with me), I plod into the kitchen, brew some coffee, then carry my mug a few grassy steps from my whitepainted clad cottage to the lake and sit on a little wooden jetty, sipping as the sun rises.

“Their designs aren’t just about functionality, they’re an expression of cultural identity,” Jeremy adds, pointing out how the Inuit communities’ canoes, in the ultracold North, were covered with seal skin which the women would sew on, providing a durable, waterproof coat.

Under an hour’s drive away in Peterborough is the Canadian Canoe Museum, proud home to the world’s largest collection of canoes (one of the oldest was found in a shed in Cornwall a few years ago; it’s believed a British lieutenant who fought in Canada during the American War of Independence in the late 1700s took it over to the UK), and a great place to get a better understanding of how symbolic this banana-shaped vessel really is. “A lot of what makes each canoe special is the story it carries, as much as the object itself,” says curator Jeremy Ward.

Making use of nature’s blessings is a big part of life for First Nations Aboriginals - but always with honour and gratitude, giving back as much as they take - and many of the traditional canoes are birch bark, made with large strips of bark which, if done with care, can be removed from trees without killing them. Canada’s geography has a lot to do with the canoe’s importance. Look at a waterways map and you’ll quickly see that large proportions of Canada, the second-biggest country on the planet, are aquatic, a maze of rivers and estuaries weaving between its

Madawaska Kanu Centre is another family-run spot, the world’s first dedicated white water paddling school, with weekend and five-day courses covering a range of skills and activities. Surrounded by forest, the main site is a big log chalet, while guests sleep in the simple-yet-comfortable cabin block next door. There’s a choice of indoor and outdoor eco showers, and no Wi-Fi - but you’ll find plenty of board games and old National Geographic magazines to keep you amused in the fireside communal lounge area. I join a small group for a paddle masterclass with Bethany on nearby Mud Lake, a dreamy forest-flanked setting, twinkling beneath a perfect September-blue sky. Unlike a kayak, in canoes, you sit in a kneeling position, using your knees, core and upper-body to help steer and control the craft, as well as your paddle, with one person at the front and another at the back. We learn how to ‘read’ the river, so we can follow the patterns of the rapids and eddies, and spot low and high water spots. Of course, mastering all this can take years, but it’s utterly addictive. And there’s something very special about learning to canoe in a land where it’s been so cherished.

Over lunch later, Bethany, who has that covetable glow and patience of somebody living their best, fresh airfilled life, tells me how she fell in love with canoeing as a child, but took a “sensible” option to study and pursue a career in design and computer technology. But, the call of the canoe never left her, and by her mid-20s, was too hard to resist. “I had to figure out how to get back to the white water world. Touchy Feely Texture is the buzzword for interiors in 2017, and it’s all about mixing matt finishes with gloss, and rough-hewn with sleek, streamlined pieces. “This year, the emphasis within people’s homes will be on on an intensely natural environment. Textures and tones will reflect the beauty of nature, with a few modern touches thrown in for emphasis,” says Stacey Sibley, creative director at Alexander James Interior Design. “Think rough, natural woods for everything from floorboards to tables to shutters, textured glass and ceramics for lighting, and then accessorise with matte glazed dinnerware, wooden servingware and earthenware bowls. “A soft palette of greys, light browns and whites tinged with pink will complement a scheme which celebrates the grain of wood and stone and the beauty of craftsmanship.” DECOR TIP: Graphic art, whose themes focus on nature’s textures - from blades of grass to pebbles - is another way to embrace this look.

HONDA ‘USED’ AWARD Honda’s CR-V crossover has been named ‘Used 4x4 of the Year’ by motoring magazine Diesel Car. The compact SUV took the title after a panel of expert judges weighed up the best buys in the secondhand car market as part of the title’s annual Used Car Awards. Examples of the CR-V built between 2007 and 2012 stood out, beating a raft of much newer competitors and premium brand alternatives to the accolade. The judges were impressed by the CRV’s all-round ability, appeal and equipment levels, as well as its value on the used car market and bulletproof record for dependability. ROAD TEST: HYUNDAI TUCSON PREMIUM SE Compact SUV models currently enjoy enormous popularity, with a wealth of competitors vying for customers in one of the most active sectors of the UK car market, writes NICK FLETCHER. Kia Sportage, Renault Kadjar, SEAT Ateca, Ford Kuga, Nissan Qashqai, VW Tiguan and Peugeot 3008 are among formidable rivals that the latest Hyundai Tucson has to take on - but in my view it is more than up to the challenge. The Tucson holds plenty of aces – it is more eye-catching than some rivals, more spacious and better equipped too, and its 5-year warranty beats most of the opposition and helps it have very strong residual values. Prices start at £19,450, petrol and diesels options are available and depending on model, two or four wheel drive. Even entry-level models come with features such as alloy wheels, air conditioning and Bluetooth, and my test model was the flagship Premium SE which has heated and cooling electric front seats, a heated steering wheel, electric tailgate, larger 19-inch alloys, dual-zone climate control, panoramic glass sunroof, roof-rails, reversing camera and parking sensors, an 8-inch touchscreen, sat-nav, and a list of 32 safety and security features including rear cross-traffic alert and lane departure warning.

In two-wheel-drive 1.7 litre diesel form, with 7-speed auto gearbox, this top-spec model costs £29,695. Top speed is 115 mph, 0-60 mph time 11.5 seconds fuel economy is 57.6 mpg combined. With a new chassis, new engines and new technology, the Tucson has a lot to offer but what impressed me most was its driving feel. It seems absolutely in touch with the driver, with intuitive steering response, beautifully composed ride quality and precise and assured handling. The 140 hp diesel unit is quiet and refined, the dual-clutch auto gearbox ultra-smooth with its changes. Striking exterior styling gives the Tucson plenty of charisma and while the cabin looks rather less exciting, it is well designed for function and ease of use, with a clean uncluttered look and a quality appearance that matches that of Volkswagen. Seating is comfortable and supportive, and there is good space in the rear for even taller adults. The boot space of 513 litres is larger than that of the Qashqai and Kadjar, and expands to 1,503 litres. The latest Tucson is light years ahead of the original version in all respects and it is now in a commanding position in a segment already crowded with some excellent rivals.

Mercedes-Benz has started the new year with double-digit sales growth and its 47th record month in succession. Last month, 178,467 vehicles with the three-pointed star were delivered to customers (+18.3%), more than ever before in a January. In the first month of this year, Mercedes-Benz was the premium brand with the most new-car registrations in markets including Germany, Switzerland, Portugal, Japan, USA and Canada. In January, Mercedes-Benz increased its unit sales in Europe by 12.3% to a new high. ‘IT’S BEEN A LIFE-CHANGER’ The term ‘low FODMAP diet’ may leave you scratching your head - but not for much longer, if Emma Hatcher has anything to do with it. FODMAPs fermentable, oligosaccharides, disaccharides, monosaccharides and polyols are types of short-chain carbohydrates that can be tricky to digest, and they can wreak havoc for some people with irritable bowel syndrome (IBS), a common condition associated with digestive symptoms such as bloating, diarrhoea, constipation and cramps. They can be found in a wide range of foods, including certain fruits, veggies, grains and nuts - onions, garlic and apples are prime examples (though not everybody with IBS is affected by the same foods in the same ways). But cutting out, or cutting down on key culprits can help - and if anyone can vouch for the effective of a low FODMAP diet it’s Hatcher, a long-term sufferer of IBS and a sensitive gut. “It was a light bulb moment of, ‘Oh my God, this could actually really help’,” the 23-year-old recalls of her dietician’s suggestion to try the plan, following years of cutting out various foods to no effect.

Lightened Up Lasagne (Serves 6-8)

“You don’t realise quite how much it affects your life until after your symptoms have gone, and you think, ‘Wow, I’m not thinking about when I’m next going to need the bathroom, or what I’m going to eat on my work lunch break today’. “It’s been a massive life-changer for me, and by the sounds of it, for a lot of other people out there as well.” Discovering that the information available was minimal - she recalls initially being handed “a very uninspiring, four-page leaflet with a big long list of foods to cut out” - the forward-thinking millennial embarked on a one-woman mission to show that the diet needn’t be restrictive. She’s since been a pillar of support for countless others in a similar position, via her brilliantly titled lifestyle blog, She Can’t Eat What?! Now, Hatcher’s sharing her insights in her debit cookbook, The FODMAP Friendly Kitchen. As well as avoiding processed foods and sugars, Hatcher devised a menu of simple, healthy and delicious dishes, that all require no unobtainable ingredients.

Ingredients 1 parsnip, peeled and diced 3 carrots, peeled and diced 1 red pepper, diced 2tbsp olive oil 1kg minced beef 2 tins (each 400g) chopped tomatoes 120ml water 2tsp dried oregano 2 bay leaves 20g basil Sea salt and freshly ground black pepper 2 butternut squash 200g spinach 100g grated mozzarella

Method In a large saucepan, heat one tablespoon of the oil and saute the parsnip, carrot and pepper until soft. Add the mince and cook until browned. Pour in the tomatoes and water and stir in the oregano, bay leaves and basil. Simmer for roughly one hour until the meat is tender and saucy. Taste and season.

Preheat the oven to 180C (gas 4). Peel and cut the squash into thin slices, as if lasagne sheets. Bake in the oven with a drizzle of olive oil for 15 minutes. Once tender, you can get to work on layering the lasagne, just quickly fish out your bay leaves from your meat first. In a baking dish, add one layer of the mince mixture, one layer of spinach and one layer of squash, repeating until all of the ingredients are used up. Sprinkle with the cheese and bake in the oven at the same temperature for 30 minutes, or until the top is crispy.

Buckwheat Risotto with Macadamia Cream (Serves 4)

1 large aubergine, chopped into small chunks 2tbsp garlic-infused oil 255g buckwheat groats 80ml dry white wine 470ml vegetable stock or hot water 150g spring greens Juice and zest of 1 lemon 1/2 small bunch of fresh parsley, finely chopped Grated parmesan, to serve (optional)

To make the macadamia cream, add all of the ingredients apart from the water into the bowl of a food processor and pulse to combine.

Add the wine, stir and let cook until completely absorbed. Ladle in the vegetable stock, a little bit at a time, keeping the mixture at a low simmer.

While the processor is still running, pour in the water bit by bit, until you reach a thick, cream-like consistency.

Each time the liquid is absorbed by the buckwheat, add a bit more, until you’ve used up all the stock and it’s been absorbed fully by the buckwheat.

For the macadamia cream: 40g macadamia nuts, soaked for 5 hours or overnight 35g sunflower seeds 160ml water 1/2 tsp sea salt 1tbsp lemon juice

Leave to one side whilst preparing the rest of the dish. To make the risotto, heat the garlic-infused oil in a saucepan over a medium heat. Add the aubergine and saute for about 10 minutes or until softened and starting to brown. Add the buckwheat groats to the pan. Toss and let cook, ‘toasting’ the buckwheat, for one to two minutes.

Have a quick taste. The buckwheat should be tender at this point, but not mushy. Add in the spring greens and lemon juice and cook for another couple of minutes. Take the pan off the heat and stir the macadamia cream. Divide into bowls and serve topped with parsley, lemon zest, and a little parmesan, if you like. 149

100g white rice flour 4tbsp tapioca flour 70g brown sugar 1tsp baking powder 1/4tsp xanthan gum 1/4tsp salt 60ml lactose or dairy-free milk of choice 4tbsp oil 2 eggs 2tsp pure vanilla extract

Preheat the oven to 180C (gas 4) and lightly grease a doughnut pan.

For the blood orange glaze: 200g icing sugar, sifted Zest of 1/2 a blood orange 3-4tbsp fresh squeezed blood orange juice, depending on desired consistency Edible flowers to decorate

Spoon the batter into a piping bag or a large resealable sandwich bag with a hole cut in one of the corners.

In a mixing bowl, whisk together the rice flour, tapioca flour, sugar, baking powder, xanthan gum and salt. Set aside. In a separate mixing bowl, whisk together the milk, oil, eggs and vanilla extract. Pour this mixture into the dry ingredients, and stir to combine.

Pipe the batter evenly into the prepared doughnut pan. Bake for 10-12 minutes, or until the top of the

doughnuts bounce back when gently pressed. Let the doughnuts sit in the pan for five minutes, before popping them on a wire rack and leaving to cool. To make the blood orange glaze, add the icing sugar, orange zest and three tablespoons of blood orange juice to a bowl and whisk together. Adjust the icing thickness by adding additional orange juice, one teaspoon at a time. Dip the cooled doughnuts into the glaze and then decorate with the flowers.

THE CHOCOLATE BUFFET It is said that you can’t buy happiness; well I disagree. In fact, for as little as £19.95 you can buy as much happiness as one can possibly enjoy. Our team was lucky enough to attend the debut of the Cottonwood’s latest experience. We were unsure and excited for what lay ahead, well, who wouldn’t be with an event entitled ‘Chocolate Buffet?!’. We waited with bated breath behind the pink velvet curtains. “Two more minutes” said a passing crew member. Almost every local media company – present company included – was photographing the event. As members of staff whizzed in and out of the guarded room, we were itching to catch a glimpse of what was inside, our mouths watering, our imaginations were running wild and the anticipation was too much! Tarynn (the hotel’s marketing guru) could see the eagerness taking hold and soon after we were ushered into the room behind the pink velvet curtains… so this is what heaven looks like! A long table, dressed with a white linen tablecloth took pride of place in the centre of the room, on it; all kinds of chocolate delights. Two chocolate fountains stood at either end, one Belgian milk chocolate and one dyed-pink white chocolate, surrounded by fruits, marshmallows and all kinds of sundries for dipping. We got closer for a better view; the silky chocolate cascaded endlessly down the podium, the flow only to be broken by zealous skewering. It was evident that this was of a superior quality, rich, aromatic and smooth, it was the perfect first course.

Before the feasting could really begin, we got to hear a little more about how it all came to be, from entrepreneur come chocolatier, Gerry Wilton, otherwise known affectionately to many of his friends and guests as the ‘Willy Wonker of the South Coast’!

A man of many talents, Gerry has been leading the chocolate event scene since 2004. He was partaking in a wedding exhibition when something caught his eye. It was the UK’s first ever cascading, chocolate fountain. Immediately inspired, Gerry placed an order for 10 machines, which he would hire out at all nature of events, including several celebrity weddings. You remember the union of famed reality stars Katie Price and Peter Andre? Well, Gerry supplied the fountain at their wedding. His business went from success to success, but something even bigger was around the corner. In 2007 Gerry opened ‘The Chocolate Boutique’, the first chocolate themed hotel, right here in Bournemouth. It was here he mastered the art of ‘chocolate entertainment’, hosting numerous parties, occasions and events and now he hopes to create something even more special with his signature chocolate banquet. Speaking of which, let us return…

cakes, but this was a winner! Sugary-sweet baked dough, with a healthy amount of warm white and dark chocolate chips; utterly divine.

Spread across the table were all kinds of indulgent delicacies; Cookies, decadent cakes, brownies – it was a sweet tooth’s heaven. Among the treats were some truly stand out dishes. A personal favourite of mine had to be the ‘White Chocolate and Baileys Cheesecake’. Ordinarily I’m a milk-dark chocolate fanatic, but given the alcoholic twist I just had to try it. Every element was perfect; this was not your run-of-the-mill cheesecake. The base was buttery and crumbled on first bite, the side, coated in chocolate naturally, was that extra special crunch I was looking for and oh the filling – what can I say? Such creamy and indulgent textures and flavours, with that distinct Irish cream accent. I could go on…

With my mind and stomach battling it out for control of the rest of me, I decided it was time to call it a day. I rolled back to the office in my euphoric state and reflected on my first chocolate buffet experience. I was thoroughly impressed and had mentally begun planning my next visit. Fearing my appetite would waver I decided to go back for just a few more things before it had a chance to realise what I was up to. I filled my plate with a chocolate brownie, a dark chocolate and espresso mousse and a coffee to sip simultaneously. What bliss, what splendor, if only everyday was a chocolate buffet.

23RD FEBRUARY CHEKHOV’S SHORTS, AT POOLE LIGHTHOUSE European Arts Company presents a charming and hilarious collection of short comic plays by Anton Chekhov at Lighthouse, Poole’s Centre for the Arts on Thursday 23 February. Chekhov’s Shorts features former RSC actor Rupert Mason (A Touch of Frost, Eastenders), actor-comedian Will Hartley (Otherworld, The One Griff Rhys Jones) and exciting newcomer Eva Savage. This is a highly entertaining introduction to one of the world’s great writers. Chekhov is the second most performed playwright in the world after Shakespeare and is best known for plays such as The Seagull, The Cherry Orchard, The Three Sisters and Uncle Vanya, as well as his short stories. These short and hugely entertaining plays were originally written for Russian vaudeville theatres. Director John O’Connor says: “They represent an important moment in the development of Chekhov as a writer. They combine all the tragic-comic beauty of the longer plays with the silliness of a sketch show.
