Talking of motoring, I have to mention that the whilst the lights have been out of action at Fleets Bridge, we’ve enjoyed the free-flow

of traffic not seen since some idiot decided it might be a good idea to install traffic lights on a roundabout! I’d like to appeal to our local councils to take note and return our roundabouts to the use they were originally intended for, to ease traffic flow, not stop it with traffic lights! Bournecoast Attend Landlord Conference DORSET based property agents, Bournecoast, attended the Landlord Conference and Exhibition last month in Bournemouth at Dean Court. Over five hundred private landlords from all over Dorset attended the free Landlord Conference which was organised by Bournemouth Council on 6th October to provide valuable advice and information on every aspect of letting a property. Now In its fourth year, the event took place at AFC Bournemouth from 11am – 5pm and exhibitors were on hand all day. For many people, choosing a holiday home requires several vital criteria - accessibility being high on the list. Yet for Patrizio Fradiani, an Italian-born architect now living in the USA, the reverse was true. “I’ve lived in Chicago for ten years, and wanted to find a meaningful place in Italy as a vacation escape,” he says. Patrizio and his partner, Mark Steinberg, a psychotherapist, had been holidaying in Tuscany for years, so concentrated their search on the surroundings area. “We were looking for a property with great potential and at a low price,” says Patrizio. “We looked at hundreds – but when we found Podere Palazzo, it felt unique.” Located just at the junction of Tuscany, Umbria and Lazio, it is less than two hours’ drive from Rome, Patrizio’s original home town.

For a first-time visitor to Podere Palazzo, the directions take you along windy rural roads, then suddenly – after glimpsing two Roman pines – you turn up the drive and it comes into view. The eighteenth century stone farmhouse sits in four acres of land, and enjoys uninterrupted views of the rolling countryside for miles around. Although newly renovated – the pair bought the house in 2005, and work was completed in 2007 – the house was a ruin when Patrizio and Mark first saw it, and had been abandoned since the 1950s. “The roof was barely there and the first floor didn’t exist,” says Patrizio. “But we could see that the location was truly magical.” Patrizio, whose architectural practice Studio F is based in Chicago, is well known for creating ultra modern urban apartments and city houses. This project, with its simple,

rural bare bones, was a challenge. He was keen to use local craftspeople and indigenous materials, to maintain the spirit of the house, but to introduce modern elements, too. “Mark and I had stayed in upmarket rental places in Tuscany and were often disappointed, either because they were shabby, or done in a fake rustic style,” says Patrizio. He had a clear vision to “work with the old, and infuse it with the new”. The floors throughout are terracotta, handmade with local clay, and the locally sourced chestnut beams, while new, were cut by hand to resemble the originals. Walls are off-white, using an organic water and lime base paint, and windows and doors were made locally. Patrizio laughs. “The grey-green paint was the best of 20 samples – I wanted to reproduce an old colour traditionally used in the southern part of Tuscany.”

In the quiet “library” zone, twin contemporary chaise longues, and the coffee tables, both from the Blokon collection, are from Desiree. The chaise longues are upholstered in a finetextured velvet. The simple bookshelves are from Ikea, as are the white linen curtains and the Flokati rugs. The idea of the area was to create “a quiet place to convene with friends.”

Visitors to the 4000-square-foot house find a flowing, sociable layout, which is at once intimate and yet generously proportioned. “I’ve organized the space around focal points, and created as many vistas as possible through every window,” says Patrizio. Entering first through the front door, you pass through a capacious sitting room, then – via an interconnecting dining room and quieter seating zone - round through the hall to the kitchen, and then out through double doors to a portico. Upstairs, there are four bedrooms and three bathrooms, accessed by a particularly eye-catching modern staircase. This was designed by Patrizio, fabricated off-site and delivered in a single piece. “A whole portion of the window had to be unframed to get it in!” says Patrizio. The crude iron has been coated with a single layer of acrylic paint, specifically designed to age with subtle gradations in colour and patina. Faced with furnishing an entire house – and by long-distance - Patrizio chose to follow the watchwords of “beauty and budget”. He is a lover of classic American and Italian furniture, and so chose iconic designs that won’t date, all bought in Italy. Practicality and maintenance were another issue. Because Podere Palazzo is available to rent as a holiday home, Patrizio has ensured that all the sofas, chairs and headboards have removable loose covers, and curtains throughout are unlined white linen. He admits that the furnishing was the “fun part”, but that it was a complex job. “I’ll sit up all night worrying what colour to have on a sofa,” he says. “Most people go to one store – I’ll ask what is available in the world!!” His favourite piece of furniture is the giant dining room table, which he had made from the scaffolding boards left over after the house renovations. “The contractor thought I was nuts, but we got them cut to the correct size, then my brother-in-law and I assembled, cleaned and sanded them.”

The kitchen is designed to allow friends to cook together, so a central island unit allows for plenty of circulation. The worktop is made from local travertine, and there are no wall cupboards in order to keep the look clean and simple.

The vast dining room table was custom-made at the end of the project, using the scaffolding boards from the house renovation. The chairs are classic Eames DSX designs, produced by Vitra, and the pendant lamps are by Fontana Arte. A built-in banquette, complete with striped cushions, provides more seating.


In front of the simple fireplace, there are two armchairs designed by Paola Navone, by Gervasoni. The standard lamp is Constanza by Luceplan. From the bedroom, steps lead down the exterior of the house to the garden. In summer, there is a ceiling fan to improve ventilation.

In one of the guest bedrooms, a giant bed has been upholstered in bright orange, teamed with bedside tables by Bosca Arredi in white lacquer. The striped rug is Moroccan.

The shower rooms/bathrooms have been designed to be luxuriously big. This one combines a deluge shower, complete with a pebble floor, and twin Simas basins. The shower fittings are all by Paini. A sandblasted glass screen offers privacy, while greenpainted shutters filter the light.

It can’t be easy to mastermind a European project from the other side of the Atlantic, but Patrizio kept firm tabs on the schedule. “During the build phase, I went over every two months for a few days, as I wanted to follow the works closely,” he says. But he also got a friend, based locally, to project-manage on a weekly basis. Now the project is complete, he and Mark decamp to Podere Palazzo for a month every summer, and then visit for another week in November or December. They have even spent Christmas here with friends. “In summer we also love to have friends – but we always save one week just for us,” says Patrizio. Precisely because the house is designed to be shared with friends, the design is clean and simple, but with an air of quiet luxury, too. Life in the kitchen revolves around an over-sized island unit, with stools to pull up, and from here, double doors lead onto a generously sized portico, with an exterior wood-burning fireplace and a giant table surrounded by iconic Verner Panton dining chairs. Upstairs, it is the bathrooms that are the real tour de force. Patrizio believes bathrooms should be tranquil oases, and has skilfully mixed modern and traditional elements. While in one, a Philippe Starck bathtub sits beneath a romantic chandelier, bought from a flea market, in another, there is a giant shower, with a deluge showerhead and pebbles underfoot.

Set down a level from the villa itself is the infinity pool. Looking out across the pool there are views towards the town of Trevinano, which has a castle at the tip of it. The original 2500-year-old town is said to have been Etruscan.

It is always a tricky task, when planning a holiday house, to create a suitable balance between homely ambience, and a design that is also sufficiently low maintenance. With great skill, Patrizio has created the perfect mix. “The house is a blend of things that are personal to us, and our life,” he says. Bookshelves are lined with books and decorative possessions and even the bespoke cushion covers – “all 65 of them!” – were brought over in stages, stuffed into suitcases. Now, Patrizio and Mark feel thoroughly at home. “After three years, we know everyone in the community,” Patrizio says. “When I come back to visit, word goes round that the “American architect” is back. — WINTER TIPS —

IT’S BLEEDING FREEZING— HOW TO BLEED A RADIATOR With temperatures below freezing and set to drop even further, it is essential to make sure that your radiators are heating your home as effectively as possible. So if the top of your radiator feels cooler than the bottom, then it needs bleeding to get rid of trapped air that is causing the cool spot. However, you shouldn’t need to do this regularly, if you do then, you have a problem with air getting trapped in the system and a professional plumber should be called in. Time required: Approx 5 mins Skill Level: Easy Cost: £1.50 for a radiator key Equipment needed: Radiator key, cloth STEP 1 Firstly make sure any thermostatic radiator valves are opened fully, including heated towel rails, then run your heating system for ten minutes, then turn off the system. Put the radiator key into the radiator valve, which is usually in one of the top corners of the radiator, then slowly turn the key anti-clockwise. Use the cloth to catch any dripping water. STEP 2 If the radiator does have trapped air inside, then you will hear a hissing sound as it escapes through the valve. As soon as water begins to drip out, turn the key clockwise to close the va;ve and wipe away any water. STEP 3 Repeat for each radiator in the system. Be careful not to open the valves more than necessary. Often air pockets will only occur in a couple of radiators. Switch on the heating and check that none of the valves are dripping. Tighten any valves, if necessary. 46

TOP TIPS 1. Cold spots at the bottom of a radiator indicate a likelihood of a build up of rust and sludge that is collecting at the bottom of the radiator. Often this chemical reaction will produce a gas that will cause larger cold spots. If this is the case, a heating expert will need to flush the radiators. 2. If you plan to leave the house empty for a long period of time, either leave the heating on low to prevent pipes freezing, or alternatively drain the central heating system. 3. Bleed radiators at least once a year to release any trapped air in the system. 4 . Some systems have an automatic release valve. This usually has a small red top which should be slack to enable the air to be released. 5 . If your radiators appear to be cooler in some areas of the house than others, then they are not properly balanced. It is likely that the radiators nearest to the boiler are taking more hot water than they ought to. You will need to call in a heating engineer to rectify the problem.

1 tbsp olive oil 1 essential Waitrose Medium Onion, finely sliced 2 garlic cloves, crushed 2 tsp ground cinnamon 2 tbsp essential Waitrose Tomato Puree 300g basmati rice 600ml vegetable stock or water 400g can essential Waitrose Chick Peas, drained 100g Wholesome Soft Apricots, snipped into pieces 2 tbsp flaked almonds 20g pack fresh coriander, chopped

1 Heat the oil in a flameproof casserole, add the onion and garlic and cook over a gentle heat for 3 minutes until soft and golden, stirring regularly. Stir in the cinnamon and tomato puree and cook for a minute. Stir in the rice until coated in the oil. Add the stock or cold water, season and bring to the boil. Cover and simmer gently for 12 minutes until all the liquid is absorbed.

Versatile, affordable & utterly delicious

Executive chef Paul Gayler tells why the banger is a beautiful thing, as his new book Sausages is published. It's tricky to find a staple British food that hasn't been given a trendy new look these days. As food producers tempt our tastebuds with new varieties of the same products (mince pie ice cream from Sainsburys anyone?), that most elemental of foods, the sausage, has also been swept up in this tide of change. No longer the gastronomic equivalent of your dad on the dance floor, contemporary sausages are the must-have item on any shopping list. Here are Gayler's top three sausage recipes to try...

Merguez & black bean soup (Serves 4) Ingredients

method

2tbsp olive oil

Heat the oil in a heavy-based pan over a medium heat. Add the onion, fennel and garlic and cook for 2-3 minutes, stirring occasionally until softened. Add the smoked paprika and cumin, and cook for one minute more, then add the beans and stock, and bring to the boil. Reduce the heat and simmer for 1 1/2-2 hours, or until the beans are tender, then transfer to a food processor and blitz until smooth. Season to taste with salt, pepper and lemon zest and juice. Return to the pan and keep warm. Heat a frying pan over a medium heat. When the pan is hot, add the slices of merguez and saute for 4-5 minutes, stirring occasionally until the sausage is golden and cooked through. Serve the soup topped with the slices of sausage and with a spoonful of sour cream, if using. Garnish with torn flat-leaf parsley.

1 large onion, chopped 1 large head fennel, trimmed and chopped 3 garlic cloves, crushed 1tsp smoked paprika 1/2tsp ground cumin 375g (13oz) turtle beans, soaked overnight in cold water and drained 1 litre chicken stock Grated zest and juice of 1/2 lemon 150g merguez sausages, thinly sliced Salt and black pepper Sour cream, to serve Parsley, to garnish

Breakfast quesadillas (Serves 4) Ingredients 300g new potatoes

1/2 small red chilli, finely chopped

2tbsp olive oil

2 hard-boiled free-range eggs, coarsely chopped

6 fresh pork sausages, thinly sliced 8 flour tortillas 4 spring onions, thinly sliced

300g (11oz) Cheddar cheese Salt and freshly ground pepper

method Peel the potatoes and cut into 1cm dice. Put in a pan of lightly salted water, bring to the boil, reduce the heat and cook for 15 minutes, or until tender. Drain and set aside. Heat the oil in a non-stick frying pan over a medium heat. Add the sausage slices and cook for 10 minutes, stirring occasionally until cooked and golden. Remove with a slotted spoon and set aside. Add the cooked potatoes to the pan and fry, stirring regularly, until golden. 80

Season with salt and pepper to taste. Transfer to a bowl and leave until cool. Lay four of the tortillas out on a flat surface. Sprinkle each evenly with all the remaining ingredients. Top with the remaining four tortillas and press down lightly with a plate. Chill in the fridge for 30 minutes. Heat a non-stick frying pan over a medium heat. Add the quesadillas and cook for 2-3 minutes on each side, or until they are golden and the cheese has melted. Turn out, cut each quesadilla into four wedges and serve immediately.


Turkish meatballs with imam bayaldi & sumac onions (Serves 4) Ingredients 8-12 lamb sausages, skin removed 1 medium onion, coarsely grated 2tsp ground cumin 1/2tsp ground cinnamon 2 tbsp coarsely chopped mint Salt and freshly ground black pepper 2 aubergines, cut into 2.5cm dice 100ml olive oil 1/2tsp cumin seeds 1/2tsp ground cardamom 2 garlic cloves, crushed 4 plum tomatoes, coarsely chopped 2tsp harissa paste 1tbsp good-quality tomato ketchup 1tbsp sultanas 2tbsp chopped coriander leaves 1 large red onion, thinly sliced 2tbsp coarsely chopped mint leaves, generous sprinkle of sumac

method For the meatballs, place the sausage meat in a bowl, add the onion, cumin, cinnamon and mint, and mix together well. Season with salt and pepper to taste. Refrigerate for at least two hours. For the onion relish, put all the ingredients in a bowl, mix together well and season with salt and pepper to taste. Set aside. For the imam bayaldi, cook the aubergines in a pan of boiling salted water for 5-6 minutes, or until just soft. Drain well and dry in a clean tea towel. Set aside. Heat the oil over a high heat in a large frying pan, add the cumin and cardamom, and cook for one minute, stirring constantly to release their fragrance. Add the aubergine and garlic, mix together well and cook, stirring occasionally until golden. Add the tomatoes, harissa, tomato ketchup and sultanas. Cook for one minute, then remove from the heat, stir in the coriander, and cover with a lid to keep warm. Meanwhile, heat a ribbed griddle over a high heat until hot and slightly smoking. Add the meatballs and cook, turning occasionally for 10-15 minutes, until golden and cooked through. Serve immediately with the imam bayaldi and the onion relish.

Lights, camera, action - the new focus for interiors is on winter lighting which transforms rooms into stunning settings. In recent years, designers have turned the spotlight on everything from pendants to the humble table lamp - and the effects are magical. liz lean Christmas countdown House columnist and local PR guru Liz Lean talks about the excitement of Xmas There is a lot of excitement in the Willingham household. It’s not just that Christmas is on its way (yikes, how quickly is that coming?) but we have introduced a new baby to the family - a little Labrador puppy! At the time of writing the poor little thing hasn’t even got a name but the children have already fallen madly, deeply in the love with this little brown bundle of velvet joy. I can see that asking to get anything done like homework and cleaning out the guinea pig is going to become even more of a challenge than usual. I’d forgotten just how gorgeous 8 week-old dogs are; I almost feel like a new mum again. And I’d also forgotten how demanding they are too; listening out for them in the night, four feeds a day, house training and trying to stop them eating the Lego. My biggest fear is her seeing the piano legs as succulent chewing sticks that have her name – if she had one – all over them! But with her curled up around my feet like a comfy pair of slippers whilst writing this, it’s a small sacrifice and the house feels much more like home again somehow. It’s going to make the next few weeks even more manic however, and I’m conscious that the juggling act is going to get a little lively between now and Christmas. The Liz Lean PR team is busy helping clients plan their winter campaigns and seeking out opportunities in early 2012. The office party is also up for debate – the current favourite is dance lessons at Pavilion Dance, followed by drinks at Aruba. The last time we went there for our Christmas do I managed to find myself in a ‘dance off’ with some guys in bad ties from another office party. It seemed the right thing to do at the time and I did get some cheers, but my poor team…(how embarrassing). Aren’t there laws surrounding behaviour at Christmas office parties? Coming up with something different every year for the annual LLPR Christmas card aches everyone’s brains too, and we tend to get carried away with the most ambitious ideas which are almost impossible to deliver, but it’s a fun, creative process all the same. Maybe we should do something this year which involves our new office entrance – complete with artificial grass! How many offices can boast a decking of bright green grass adjacent to the seaside? Its actually there to stop it becoming the LLPR skating rink but it looks wonderfully bonkers and its all thanks to Kingspace for whom we’re currently planning a pre-Christmas event. Based at Longham, they do everything from hot tubs and artificial lawns to barbecue lodges (these are particularly cool; plenty of room for friends to eat inside around the central grill or fire pit – who needs a decent summer for barbecue parties?). Apart from that blatant plug of the month, I also want to mention a more serious service which I think could be a real help to many Dorset businesses in these tricky times. With stress in the workplace a real issue, I believe that finding ways to help people feel better about their working environment has to be a healthy step forward. As roles are stretched and expectations are increasing for both employees and employers, it is good to see Bournemouth University’s healthcare school developing relevant services for organisations under the name ‘Wellbeing in Practice’. Likely to become as uniform for businesses as Investors in People in the near future, introducing wellbeing practices is a way to help productivity. A Guardian article recently discussed how today’s flourishing enterprises should focus on wellbeing rather than growth. We have to start looking after ourselves for our businesses to be sustainable so having someone show us the way to a healthier workplace is key. The Wave 105 presenter talks about the build-up to Christmas... Now that Halloween and bonfire night have passed there is nothing to distract us from the next annual event in family life - Christmas. If your children are like mine then they have probably mentioned it a few times already and given you a few pointers on what they would like to receive. I have already made a start on buying a few presents online. Although this does help you spread the cost and remove the stress it does leave you with other problems like where to hide them until the big day. Children are not stupid and they know that if you have given them their mother’s presents from them to hide at the back of their wardrobe then they are probably likely to find things for them at the back of yours. Thank goodness for shelves. Buying online is brilliant as most websites will also give you suggestions on other things which may compliment what you have bought and help you source hard to find gifts without the need to go from shop to shop. I slightly resent the handful of individuals who exploit this by sourcing the hard to find items and then selling them on eBay for up to five times the retail price. They will argue that they are trying to make a living and in most cases they are only supplying the demand, a demand which usually starts with the arrival of the annual list of “Christmas Must-have” toys. Every year a panel of toy experts chose what they believe will be the most popular and most wanted toys for the 2011 Christmas season. These are the toys on everybody’s mind, the ones everyone will want for Christmas. There is only one on the list that my kids have said they would like. It’s called “Doggie Do” and as it says on the box “You feed and walk you plastic pup and when he messes you clean it up”. Yes it’s a toy dog that defecates. I think their interest in this is entirely down to the catchy jingle but at just over £20 it’s cheaper than a real pet and at least when the novelty wears off you can stick it back in the box and sell it on eBay just like the robot hamsters you bought them the year before. I recently asked my listeners how much they will be spending on their children this year and the average seems to be about £150. Some will spend more and (because of their current circumstances) some will spend less. Parents in general this year seem to be thinking about spending less but making sure that what they do spend will represent good value for money and not on something that will be forgotten by the New Year. I’m not ashamed to say that this is the first Christmas where I have looked closely at what I will be spending and I am actually really looking forward to the challenge and the benefits. . There is lots you can do. Think more about what you are trying to achieve than what you think you should buy. Remember that if you buy from a big name you may well be paying a significant premium for a name badge. When choosing a kitchen do remember that there are many local smaller companies offering great design services, hand-building bespoke kitchens, or simply helping you to get the best that is available on the market for your purposes. You may find following this route immediately brings your plans within budget without any compromise. Winchester Oak, as part of Winchester Floor Sanding based in Alresford make high quality bespoke kitchens at very reasonable prices, with different options for differing budgets. Both Peter Cerny(Romsey) and Nick Richards(Nicholas Richards Design, Milford on Sea) are independent kitchen designers/builders/fitters, who can take on as much or as little of a project as you might want. When choosing appliances for your kitchen there are some very basic manufacturers I would choose to avoid, and some extremely high end names I would also steer clear of. What is the point on breaking the bank on a dishwasher that will last 20 years. In 10 years you will the newer version of a reasonably priced quality brand will be more impressive than your long lasting super-washer. There are many brands offering good quality build, great design, performance and capability, and at manageable prices. Do you really want to completely rip out and start again? You may be wasting a large proportion of your budget if you take this route. Start with a blank page and an outline of the shape of your kitchen. Draw out what you want in your new kitchen and where you want it. Unless the basic layout is significantly different to your current kitchen then you’re better off remodelling what’s already there. 40% of the cost of new kitchens is in the cabinetry. The higher quality your original kitchen, the stronger the case for remodelling. Once you have determined the layout of your kitchen, the look is shaped by a number of factors, but in differing levels. Major factors are worktop, appliances, doors and drawers, handles, wall tiles or paint, lighting and flooring. Any one of these factors can have a significant impact on its own. Change a couple and you may well have a completely new kitchen at a fraction of the price of a complete new one. According to National Landlord Association research almost 60 per cent of private residential landlords employ the services of a letting agent for some, or all, of their property portfolio. Below is a guide to choosing the right one for you.

Landlords’ needs vary, and so letting agents usually offer three distinct services. 1. The Basic Introductory Service What? The letting agent finds and vets a tenant and provides the tenancy agreement. How much? The fee charged for this service is sometimes a one-off fixed fee, or more usually, a percentage of the annual rent – up to around ten per cent, or possibly more for a six-month contract. 2. Letting and Rent Collection What? As above, but with the addition of monthly rent collection. How much? You should expect to pay an extra 1-3 per cent on top of the let only fee. 3. Full Management What? The letting agent finds the tenant, collects rent, arranges maintenance, and takes some steps towards ending the tenancy. How much? Fees for full management are generally in the region of 5-15 per cent of annual rent. Bear in mind, however, that if you have a number of properties you should be able to negotiate a better ‘portfolio’ rate.

Financial advantage Not only can an effective agent sometimes achieve a higher rent than you would by yourself, but they can even help you to secure a mortgage. According to The Association of Residential Letting Agents (ARLA), knowing that the management of property is in the hands of a professional agent can enhance the creditworthiness of the landlord. 4. A portfolio of tenants The letting agent should have a selection of professionally-vetted tenants available who may be more likely to pay their rent on time and respect the property. This can help to avoid legal problems and voids.

hoW to Choose a Letting agent 1. Trade associations Specialist solicitor, Tessa Shepperson, who runs the Landlord Law website advises landlords to choose an agent that is registered with the National Approved Letting Scheme (NALS), or one of the professional bodies that support it: The Association of Residential Letting Agents (ARLA) The Royal Institution of Chartered Surveyors (RICS) The National Association of Estate Agents (NAEA) As well as providing training for members and their staff, agencies that are within these schemes will have a client money protection scheme and professional indemnity insurance. 2. Get local knowledge Consider joining a landlords association and attending meetings where you can gather opinions from other landlords’ experiences. 3. Research before you sign But don’t just take other people’s word for it. Ask as many questions as you need to until you’re sure an agent is right for you. If you just need the basic introductory service you will need to know: Do they deal with similar properties to yours? Do they advertise with large property portals like FindaProperty.com and Primelocation.com to reach the largest potential number of tenants? What kind of properties letting agents typically advertise and how well the properties are presented? If you were a prospective tenant, how impressed would you be? Visit their offices as a 'secret shopper' to see how busy they are and how they would handle the enquiries of a prospective tenant. Will they allow you to talk to some of their current landlords?

If the agent will also collect the rent and manage the property you will need to be more thorough. David Lawrenson, professional landlord and author of Successful Property Letting, suggests that you assess the agent’s professionalism by asking the following ten questions.

How quickly after they receive the tenant’s money will it be in your account? (It should be less than ten working days) How frequently will they inspect the property and will they charge extra for this? What will they look for when they visit?

If maintenance work is required, who will they call? Do they have their own maintenance people or will they just get someone out of the phone book?

Ask if their maintenance people are members of the appropriate professional bodies (e.g. NICEIC for electricians, IPHE etc for plumbers, Gas Safe Register for gas?) How do they know? Do they check their membership?

Will they arrange the annual gas safety check or will they expect you to do that? If they arrange it, will they charge for doing so? Do they have a special telephone number for tenants to call out of normal office hours? Is this available 24-7?

How quickly will someone be on site if there is an emergency such as a burst pipe, boiler breakdown or electrical fault? (Should be within 24 hours!)

Will they request an estimate for routine works first or will they clear cost of work with you or just go ahead? Do they have a cut off point above which they will request your authorization? If so, what is it?

Can they advise what the average cost of a sample of typical maintenance jobs is? (Do the costs look reasonable? Compare their costs with those that you could obtain directly) They may not have the answers to hand for each question, says David, but if they haven’t got a clue, go elsewhere!

Earlier this year the combination boiler in our rented house stopped working, so we had no hot water or central heating. We rang our landlord and he said it had happened before and said we needed to top up the water pressure in the boil via small tap on the boiler. We could not find this tap anywhere and called him back. He then said he was not prepared to pay a plumber to come out for such a small task and said he would come over the following day. Five days later he turned up saying he had got something in his eye and had to go to hospital and could not drive. Meanwhile we had had no heating and no hot water for almost a week during one of the coldest parts of the year. Can I refuse to pay rent for those five days or reduce my rent, or even end my contract early? It is the landlord’s responsibility to ensure that the boiler is working correctly for the provision of hot water and heating - under the statute of section 11 of the Landlord & Tenant Act 1985. The landlord is expected to attend to the problem within a reasonable amount of time, once he is notified of the problem. In this case, it appears that the boiler cut out due to a drop in water pressure. The landlord should have attended to the problem by showing you how to bring the water pressure up to the required level, and then you would have then known how to rectify the problem in the future. The landlord has now resolved this problem but you were without water and heating for five days. You could try and negotiate with the landlord about paying a lower rent for that period but I would not advise you to stop paying rent for that period as it would lead to rent arrears. Butler's bold choice Gerard Butler stars in the true story of a violent, drug dealing biker who finds his true calling as a gun-wielding protector of hundreds of African refugee children in Machine Gun Preacher, released on Wednesday, November 2. The Scottish actor talks about being a bad ass and why he likes to keep audiences second-guessing his next move.

It's pleasing to see Gerard Butler, or Gerry as he's known to friends, is as straight talking as he ever was, despite his mammoth movie star status. We've only just met and he's already berating me for talking about the unusually good weather. "I always joke that when your movie's bad, people tell you about the weather outside," laughs Butler, an actor who lays claim to one of Hollywood's most eclectic CVs, having ticked off everything from Shakespeare and musicals, to romcoms and thrillers. For the record, his new movie Machine Gun Preacher isn't bad either. Based on a true story, Butler's portrayal of Sam Childers, a renegade biker-turned-preacher who founded an orphanage in Sudan, reminds you he's a dramatic actor of merit. "When I first read the script, I thought, 'Are you kidding me?' This couldn't all have happened, but it did - and much more. "Sam has experienced more than most people would in 10 lifetimes," admits the 41-year-old, who's no stranger to tackling larger than life warriors (he played the Spartan King Leonidas in 300 back in 2006). An unlikely hero, Childers reinvented himself in 1992 after a lifetime of violence and addiction, and dedicated his life to faith and family, before embarking on a trip to Uganda to help rebuild a war-ravaged village. It was meant to be a one-time event but once Childers had witnessed the incredible need, both there and in neighbouring Sudan - where his first orphanage is now one of the largest in the country, feeding up to 1,200 children a day - he became a man with a mission. He also began to lead what some regard as unorthodox heavily armed 'rescue missions' to retrieve children kidnapped by Joseph Kony's Lord's Resistance

Army and save them from having to carry out unthinkable atrocities. "The story takes place on two continents, in two completely different cultures, which perfectly expresses the duality of Sam," says a dressed down Butler in jeans and jumper. The Scottish accent is still intact despite living in Los Angeles these days. "There's Sam in Africa and Sam in America. There's the younger, out of control Sam with no God but himself, and the Sam who found this higher purpose," he says. From the start, Butler set out to bring integrity to the complex and volatile role and for that reason, decided to meet the man himself. "We didn't have financing at the time, but we all got on a plane and the next minute I'm in Johnstown, Pennsylvania, with Sam and his family at his house," recalls Butler. "I've never met anybody who I'd heard so many things about. Everybody said they knew him, that he was crazy, cunning, or hilarious. Interestingly, I found somebody who was far more pulled back than I thought he was going to be," says Butler. "I could see he was studying me, trying to work me out and seeing if I was up to the task - toothpick in his mouth - which I liked." As a young man, Butler himself experienced the dark effects of hedonistic living and believes it helped


Childers relate to him. "I know he had his doubts, because he has doubts about all of Hollywood, to be honest," laughs Butler. "I think anybody like that will think, 'He's an actor, how can he be a badass?' But I am," he says with a grin. Described by one critic as "part chest-beater, part soul-searcher", Butler has reportedly said he can't remember a time in his life when he hasn't been battling with "quandaries, fears and weaknesses". And today he admits feeling an immediate affinity with Childers. "I connect with people who have a lot of pain," says Butler whose parents divorced when he was a toddler, and didn't see his father again until he was 16 years old. "Much as I could have fun with Sam, I really connected with him when he talked about his life or the guilt that he felt," he reveals. "It made me want to hug him and do justice to the story." In fact, the importance of the work Childers continues to shoulder made the film more personal for Butler than any other project he's been part of: "It's the one that I've been most involved in," he notes. "Marc [Forster, the director] and I worked closely together for over a year and every day was epic. It was a marathon. "On a single day, we might do a scene where Sam breaks down, like his life is over, then another where he's been high on crack for a month and has to deal with his family. In between, I'm sitting with my folders of visual aids, images from Sudan of kids burned, people hacked up, babies..." But as hard as the movie was to make, Butler says it's the hard ones that pay off. "You have to sacrifice a lot to do a movie like this, but at the same time, the rewards you get from it are more soulful. This movie spreads good and creates of lot of conversation. "People come out going, 'I wanna do something more than just live the life I'm living' and that makes me feel great."

A CHAT WITH THE HEAD IAIN ROBERTSON BUCKHOLME TOWERS School trip - Minstead Study Centre This week, I’m handing over to some of the pupils that enjoyed the residential visit to Minstead Study Centre in the New Forset, to find out exactly what went on….. Alex wrote: “It was all about one of my favourite things, Biodiversity! We went into the forest and tested how sound travels through different things. I thought it travelled through dead wood better than it did through live wood.” For Jemma, “The best bit was when we got to paint each other’s faces!” “On day two we made a compost cake out of horse manure, branches, mud and leftover food”, recalls Jessica. “Later on we had to cross a bog that was as deep as the Tenga Staff, and James and Aidan fell in!” Tom thought “the best part of the trip was the Map of Mystery which lead us to the Tooth Brush Tree!” “ I did miss my mum and dad but having a sleepover with all my friends was great fun – even though Chloe snored really loudly!” said Emily. Matilda remembers, “ to get our water bead we had to walk up through the stream, without the water coming over the top of our wellies. My feet got soaked! I still managed to get my bead, though.” James “loved the stories round the campfire, especially the one about The Firebird.” Nadia looked forward to “hot chocolate and cookies before bedtime.” When asked if they want to go again next year, the class is unanimous – “Definitely!”

SPORTY SHOGUN

Mitsubishi Motors’ new model-year Shogun has just arrived in the UK. It is described as "a progressive evolution". Shogun now comes with a Euro V compliant turbo diesel engine and offers a choice of either three door short-wheel base or five door long-wheel base versions.Like its predecessor, the Mitsubishi Shogun is distinguished by its redesigned bold front grille – incorporating a short front overhang, upright windscreen, strong high flanks, flared wheel-arches and rear-mounted spare wheel – all key Shogun styling cues that underline its tough, authentic, off-road ability. As well as the three and five door options, Shogun buyers will have a choice of a four model lineup – the SG2, SG3, SG4 and the familiar Warrior which, in terms of specification will sit above the SG2. Prices start at £29,499. Says Mitsubishi "Away from the 'Chelsea tractors' luxury soft-roaders, heavy-duty workhorses such as the Shogunhave carved out a very unique niche in the market where ability and dependability matter first and foremost."

REVISED MoT TEST

A shake-up of the MoT test will leave motorists liable for bigger bills to repair electronic stability control (ESC) systems from next year. The new EU rules will also see equipment like electric seat adjustment motors and factoryfitted tyre pressure monitoring systems added to the Department for Transport’s road worthiness test (full list below). ESC will become mandatory on new cars from 1 November 2012. But the new MoT rules, which make it compulsory for these systems to be in working order, won’t just apply to new vehicles or systems that came as standard, they will apply to any vehicle that has them fitted. Motoring groups have expressed concern that the new rules apply retrospectively, rather than to cars registered from 1 January 2012 when the changes kick in. AA President Edmund King said: “We think it’s right that the MoT test keeps up with technology – that’s a move in the right direction. But if you look at technology legislation, you are normally given a date from which it applies. “Some people will be caught out unfairly because they were early adopters. A degree of flexibility with older vehicles would have been good.”

WINTER ROADS WARNING

Road safety charity the IAM is warning that many of Britain’s roads will become more hazardous for motorists as the frosts and local council cuts bite. In spite of the last two winters of severe cold, snow and ice, many councils are planning to cut back on winter road services, including salting, exposing motorists to dangerous driving conditions. Last year there was a 37 per cent increase in the number of cars overturning in snow and ice. Sixty-seven councils appear to be reducing the amount they are spending on winter road services, with 33 budgeting more than ten per cent less than last year. Most worryingly 21 councils appear to have budgeted over 30 per cent less than they did last year. Ambulances, supermarket food deliveries, meals on wheels, utilities, even the armed forces, all rely on having a usable road network. Last year, parts of Scotland nearly ran out of food and fuel. The 24-hour, just-in-time logistics system simply wasn’t able to cope with the weather. “Councils must make contingency plans to ensure that essential supplies can always get through, no matter what the weather. This has to include dealing with large numbers of drivers stranded for hours with no access to heat or food.” It is even more important that drivers and riders take care in severe weather conditions, given reduced winter road services, the IAM says, and it offers advice on driving in snow. Double or even triple your normal stopping distance from the vehicle in front. Drive so that you don’t rely on your brakes to be able to stop – on an icy surface they simply may not do that for you, but keep moving as much as possible, even if it is only at walking pace. On a downhill slope get your speed low before you start the descent, and do not let it build up – it is much easier to keep it low than to try and slow down once things get slippery. Start gently, avoiding high revs, and use second gear to avoid wheel spin. If you get yourself into a skid the main thing to remember is to take your foot off the pedals and steer. Only use the brake if you cannot steer out of trouble. Plan your journey around busier roads as they are more likely to have been gritted. Avoid using short cuts on minor roads – they are less likely to be cleared or treated with salt, especially country lanes. Always clear your windows, lights and mirrors. Don’t forget that snow on the bonnet can blow back onto your windscreen, so clear that off, and clear the roof to avoid snow being blown onto traffic following you before moving off. Make sure you have an emergency kit so you are prepared in the event of a breakdown. This should include a charged up mobile phone, torch, food for energy, water and a blanket. For snow you also need a shovel with you. On longer journeys always let someone know you have set off and tell them your planned route.

e get asked to review all manner of things at House magazine, from jet skis to restaurants, days out to cars. Some are more fun than others and some leave us wanting more, which was exactly where I found myself when handing back the keys to the Range Rover I was given by the helpful team at Westover Land Rover. The model in question was a Vogue with Dynamic Pack TDV8, the torque of which made me feel I was in something much smaller and sportier than the 3 miles of crisp white bonnet stretching out in front of me would have me believe. Talking of which, the sheer size and stature of this vehicle give an immediate sense of priority and status, but also a comforting safe feeling, only possible in something that dwarfs most other road users. Certainly something one feels the family are safe in and not the slightest bit cosy, well the heated seats and plush leather are indeed cosy, but in the roomy sense of the word, it's certainly not pokey, with enough room for families with even the most demanding baggage requirements. Gadget-wise, there's everything you could ever wish for in a car, I have to admit, it took me a while to work out the snazzy new electronic parking break display, still it didn't roll off down the street when parked, so something must have been right! The gear selector, or 'Drive Select' as it is known, is a beautiful piece of design and engineering, gone it seems are the days

of 'levers', to be replaced with a stunning aluminium dial to select the gears with ease. It took a bit of getting used to, but was a dream and much nicer to use than the traditional option in many cars at the lower end of the market. The seating was comfortable to the point of armchair territory, with every possible adjustment available and sumptuous, luxurious leather everywhere else one cared to look inside, no tasteless plastic that some pretenders to the throne might contain. Sure, this is an expensive vehicle, with a list price of around ÂŁ74,829, but it really is true that you get what you pay for, every button, dial and switch moves with a satisfying weight and quality that would keep even the most anal of perfectionists happy. You have the get up and sultry V8 tone go of a much sportier car, wrapped up in an extremely luxurious, relaxing package that makes you want to take the long route to the office every day, I know I did. Bournemouth certainly has it's share of Range Rover Sports and soon there will be lots of the new model 'Evoque' darting about town, that said, if it's something a little more exclusive you're looking for, the Range Rover Vogue is most certainly one to consider. It's still an affordable luxury too, with Westover Group's current 0% finance offer meaning that now might just be the time to upgrade to a Vogue, now just to convince my better half.

Since leaving the long-running children's series in 2006, he's presented a variety of programmes, including Countryfile with Julia Bradbury, and The One Show alongside Alex Jones. He was also runner-up in last year's Strictly Come Dancing Baker starts The One Show Rickshaw Challenge for BBC Children In Need on November 11, which will see him cycle from Edinburgh to London in just eight days. All is going to plan at the moment. ARE YOU DOING LOTS OF TRAINING? Yes, I am really. You don't want to exhaust yourself before you do something like this, so you've got to get your muscles prepared for it. So I'll train one day and then rest and let my body recover and try to build a bit of muscle, and then train again the day after. I've got a little programme I'm trying to follow, but it's proving difficult with my workload. I've got The One Show to do every night, and I don't want to turn up for that looking absolutely shattered. It's a different kettle of fish riding the rickshaw to just a normal bike. YOU LOOK AS IF YOU'RE NATURALLY FIT, BUT DOES RIDING THE RICKSHAW USE DIFFERENT KIND OF MUSCLES? It does. The weight of this thing is absolutely offensive. It just doesn't move naturally, it doesn't want to glide. I've done some training on a racing bike and the whole thing moves - you can push it with your finger it's so light. Whereas the rickshaw, you've got to put your back into it, squeeze your legs and you might just be able to move it. And then when you've got the weight of somebody in the back, it's really grim. YOU HAVE A LOT TO LIVE UP TO, WHAT WITH EDDIE IZZARD AND DAVID WALLIAMS' EXPLOITS Yes, but we're all doing it for a great cause. It's not about me trying to do this, it's about trying to raise money for Children In Need. When you are having those dark times and it's hideous, all you have to do is think about those projects. The slight pain you're going through is nothing compared to what some of the children who will benefit from the money are going through. That's my philosophy anyway. WHY THE RICKSHAW? We had quite a few ideas floating around. We wanted something we could feature on The One Show, something that featured Britain, that went through the country as well, so we could represent the different regions as we go, and to get some public involvement. Also, with a rickshaw you can get people sat in the back, local celebrities, folk who've done something great... it works on so many different levels.

ARE YOU HOPING THE PUBLIC WILL COME OUT AND SUPPORT YOU ALONG THE WAY? Yes, absolutely. It's going to be a massive ordeal. I think even on that first day, I'm going to be shocked by it. So hopefully if people can help me out by coming along and giving me a cheer, or making me flapjack or whatever - it's just feeling that support that's important. Even now, people have been giving me a pat on the back and handing me notes -

and that's just for the training! It's just extraordinary, and that's the kind of thing that keeps you going. WE CAN'T LET YOU GO WITHOUT ASKING ABOUT STRICTLY COME DANCING. HAVE YOU BEEN WATCHING IT THIS YEAR? Obviously with Alex (Jones) being in, I have, yes. It's actually quite a privilege to watch it from a distance, knowing exactly what's going on. It's so funny because I do feel exactly how I felt at this time last year, but this time because of the rickshaw challenge! CAN ALEX WIN IT? Oh gosh, who knows? I went all the way to the final, but you never know who's going to get where. I'd like to say it's in the lap of the gods, but it's down to four judges really! YOUR OLD PARTNER ALIONA VILANI HAS A GOOD CHANCE OF WINNING, DOESN'T SHE? With Harry? Yes, she's doing well, really good. It's such a nice thing to have a connection with it. Ingredients 6oz Sliced chicken breast 50ml Light soy sauce 25ml Rice wine vinegar 50ml Water 2 tsp Corn flour 2 tbsp Ground nut oil 25ml Light soy sauce 25ml Sesame oil 50ml Sweet chilli sauce ½ sliced Red pepper 2 sliced Spring onions 100g Bean sprouts

method Mix the marinade ingredients together until smooth. Add the chicken and marinate for 2 hours. Drain the chicken In a wok: Heat the ground nut oil until smoking. Stir fry the chicken for a few minutes until fully cooked. Add the sliced pepper and spring onion and stir fry for a further 2-3 minutes. Add the soy sauce and sesame oil. Splash over the sweet chilli sauce. Add the bean sprouts and cook for 1 minute. Serve with sticky rice..
