Patrick’s, the Ashley Cross based restaurant and bar, is celebrating its 10th birthday in June with a bold new look and menu. The popular venue has been welcoming customers wanting to dine or drink in convivial surroundings since opening in June 2006 and the 1930’s building and former bank already provides the benefit of stunning sash windows and high ceilings. However as proprietor Patrick Michael explains, the team are not ones to rest on their laurels.

DRAIN DOCTOR TO THE RESCUE Drain Doctor recently took the role of ‘doctor’ far further than usual. Three technicians from Drain Doctor worked tirelessly for a week to replace one of the main pipes at the emergency department of the Royal Bournemouth Hospital.

Ask a designer Helen Winter of Coral Interiors So you’ve recently moved house, or are about to. You’re excited at the possibilities, and have a stack of magazine cuttings or Pinterest boards. So how do you translate all those overwhelming ideas into a plan of action for your home? 1. Firstly – set a realistic budget. Remember some things can be bought on interest free credit, and some things you can buy later on, but factor in lighting, flooring, costs of any structural works, furniture and redecoration upfront and be brutally honest. Phase the works if you prefer, but keep a handle on how much you can comfortably afford. And don’t forget eBay, etsy, gumtree or your local car boot sale, whether your tastes are quirky, classic or traditional, it makes sense to supplement shop bought or bespoke items with cost effective used pieces. 2. What’s your taste? It can be really hard to identify your own personal taste, so rather than trying to work it out if you’re more ‘shabby chic’ or ‘eclectic bohemian’ think about how you want to feel when you open your front door, or walk into your living room. Do you want to feel relaxed, energised, sociable? Which colours, textures, patterns will help you feel that way? Velvets, linen, satin or tweed? We all perceive colour very differently, so whilst red is generally seen as stimulating or even overwhelming for some people, you may love the colour and want to use it on a smaller scale in say your dining room, or kitchen. 3. Consider lighting early on Hire an electrician for any necessary wiring for LED downlights, wall lights, or floor sockets, before you start decorating. Lighting should definitely not be an afterthought - a single pendant light in the middle of the room is never enough. 4. Lifestyle requirements Do you have small children, elderly parents or lively dogs in the house? Go easy on the glass, delicate wood or shiny floors, and avoid expensive permanent fittings or décor in children’s rooms, which they will tire of quickly. Wall decals are a wonderful, inexpensive and temporary way to personalise children’s rooms. 5. Struggling to find time to get it all done? Keep changing your mind, or can’t agree with the other half? Consider hiring an interior designer. A professional designer will offer services ranging from a bit of hand holding to give you confidence and set you on the right path, through to full-scale home renovations and project management. INVESTORS: SHOULD YOU BE USING A LIMITED COMPANY FOR BUY TO LET PROPERTIES? In light of recent legislation changes regarding second and subsequent properties, there has been plenty of speculation amongst property investors as to whether they should sell or keep their properties and if they keep them, should it be within a limited company? In order to make a decision, it is important that you understand the advantages, disadvantages and responsibilities associated with company ownership before making your decision. You should certainly seek advice from your solicitor and accountant before proceeding. You should also be aware that you need file the accounts and financial status of your company with Companies House on an annual basis with fines and severe censure if you do not.

ADVANTAGES Higher tax relief: From 2017 to 2020 higher tax relief will be reduced from 45% to 20% for top rate payers. However, these cuts will not affect limited companies so if you are a higher rate payer, the tax payable will be lower for a limited company. No tax on dividends under £5,000 for individuals: From April 2016 a new dividend allowance of £5,000 comes in. This means that the first £5,000 profit can be tax free. No income tax for re-invested profits: You can grow your portfolio quicker in a limited company as there is no income tax on retained profit, thus allowing you to have more cash to re-invest. Corporation tax is still due but this is 20% (reducing to 18% by 2020) as compared to 40% for higher rate taxpayers.

DISADVANTAGES No CGT allowances: As an individual, you have an annual allowance of £11,100 (2015/16) which you would not have as a company so by selling your property through the company, you will have to pay more CGT. Additional costs: You will need to use an accountant to prepare your company accounts for Companies House and HMRC which may also need to be audited, increasing professional costs. Your accountant may also charge more for companies than individuals. Higher mortgage rates: Most lenders charge companies higher interest rates compared to individuals as there is more work involved. Research from the Halifax has revealed that the average house price in the UK has outpaced the average net salary in more than a quarter of local authority districts over the past two years. This is clearly good news for some homeowners as the housing market continues to recover well over the last few years. Fortunately, there are several governmental schemes and initiatives to help first-time buyers save for and utilise their deposits. Last year due to demand from our existing clients, we decided to open a Sales department as well, to complement our long standing sales and lettings service. We began with just the two of us and we didn’t have a day off in our first year of business, we are very proud that with our staff there are now seven of us. What was it that drew you to a career in property? …Actually it was a bit of a fluke. I went for two interviews: one to be a driving instructor and the other as a trainee negotiator. I got offered both, but decided that I was going to persue property. I began as a trainee and worked my way up to area manager. Going through the ranks on the way, I think I must have experienced every part of the property sales and lettings process. What is it about this industry you enjoy? I like helping people. With our landlords, we like to go the extra mile with our assistance. We take the time to care for their individual needs and end up giving all sorts of advice, even choosing kitchens, carpets and tiles for them at times. It’s important to us, having that long-term relationship. I think estate agents do get generalized with a bad name, but it’s important that people feel that they can genuinely trust us – we want them to know that they are in safe hands.

We’ve only recently started really advertising, mostly for the property sales, to showcase client’s properties. Prior to that, the majority of our business came from our existing clients, recommending us to other clients. How was that journey, starting your own business? It was scary, and a lot of hard work, but it felt like the right thing to do. We both had to give up our jobs, a company car, all of our securities, but we are so glad we did it. We had the confidence that we could offer a quality service, and it paid off. By the end of the first year we had a hundred properties under management and had made a profit. Our portfolio of properties has continued to grow every year since. What is it that drives you to succeed? When we set-up the business, it wasn’t all about money. It’s always been about doing a good job and providing a service that we would be happy to receive ourselves. Making people happy is what drives us. Is there something unique about the way you look after your clients? Yes, our customer service. We are very honest; we will always be truthful with customers, even if they don’t always want to hear it, though not in a brash way. A lot of new clients we take on say that they’re fed up, they just want to be told the truth and to be looked after, with a high level of customer service. We are very proud of our feedback from clients. With spring just around the corner, are there any plans for development? We have invested heavily in a new cloud based computer system for our Sales department, which allows us to offer an out of hour’s e mail service. This enables us to deal with queries, book viewings and update vendors and purchasers much more freely and during hours which suit them better.

In 5 years from now, where do you see yourself? We want to grow the sales business. We started it a year ago and it has gone better than we could have hoped for. We would like it to be as successful as our lettings side of the business. This would also enable us to take on more staff. Being able to offer employment to others is something that we are very proud of. What do you think makes a good entrepreneur? You have to believe in what you are doing. You also have to be prepared to move with the times and continually improve your knowledge of the market, legislation and business. You have also got to like what you are doing. Businesses that get set up purely to make money, with no passion and drive, often fail. Our comments: Their team seemed to really love what they do, listening in to phone conversations with clients, and seeing people pop in and out of the office, there was a genuine synergy and enjoyable atmosphere and buzz in the office. If you are looking for an honest, closeknit team, who will give you a fantastic customer experience, then you need Thacker and Revitt.

People like consistency, that’s what we want to maintain. A lot of companies have accounts in one building, sales in another and you end up getting passed back and forth and that’s no good. Everything is done in house from this office. Our business is owner run and managed. What is your opinion on the rise of stamp duty? It’s difficult because people are still in the mindset of what has happened up until now. We had a huge surge of investors pulling out all of the stops to buy and sell before the rate changed at the end of March. We think people will take the stamp duty increase into account when making offers. It won’t

TENANTS NEW RIGHTS ON HOME EFFICIENCY From April 2016, landlords cannot say ‘no’ to a tenant wishing works to be done on their property to improve their energy efficiency, unless they have valid reason to refuse the request, this could be: 1. If the works being requested would not change the rating of the property. 2. There would be a cost to the landlord. The Government was funding ‘The Green Deal’ when it decided to introduce this legislation a couple of years ago to take effect from April 2016, however, they ceased this funding in July 2015. So now, if a private tenant wanted to go ahead and have the works done, it would come out of their own pocket rather than the government approved fund. Energy efficiency is rated between A and G. To achieve a grading, the following is taken into consideration; cavity wall insulation, loft insulation, boiler, double glazing and light bulbs. These grading’s do make a difference to a tenant or purchaser considering a property to rent or buy – especially if they are undecided on a couple of properties, as the better the efficiency, the better the household utility bills are and will ultimately influence their decision. From 2018, F and G energy rated properties will be banned from being rented on any new tenancies. A landlord could find themselves not only breaking the law, but fined £4000. In some of the recent rulings of other legislations, landlords have been known to have to pay back rents received during the time a property was illegally rented, therefore this could also come into play. From 2020, all privately rented homes on new or existing tenancies granted with an F or G rating will be banned. Most properties do fall under the E or below rating, however, the government is very keen to make rental properties not only energy efficient but to also outlaw rogue landlords and letting agents who are renting out uninhabitable homes. NEW MINI CLUBMAN MINI has launched a new ‘fleet-focussed’ version of its MINI One D Clubman which will be available in April priced from £21,375. Specification includes MINI Navigation, DAB radio, Bluetooth, cruise control and MINI Connected pack. The 3-cylinder 1.5 litre diesel engine offers 74.3 mpg and CO2 emissions of 99g/km. The car’s signature design feature – its split rear doors – are retained on this model, while accessibility and everyday usability are further enhanced thanks to four full-sized side doors. MINI says that over 50% of Clubman customers are expected to choose the brand’s Chili pack which adds a host of additional extras to the car. These features include cloth/leather upholstery with heated sports seats, MINI’s comfort access system, park distance control, automatic air conditioning, LED headlights and LED fog lights among other features. Chili pack is priced at £2,785 across all

ROAD TEST: MERCEDES-BENZ B CLASS 180 SE The Mercedes-Benz B Class is essentially a family hatchback, but it offers more space than most, a more impressive cabin and a more exclusive image, writes NICK FLETCHER. Mercedes descibes the car as a ‘compact sports tourer’ and there are petrol and diesel options, with prices starting at £21,825 and the sporty flagship AMG versions topping £30,000. The B Class is more distinctive in appearance than class rivals. While perhaps not as svelte as some, it has a lot of road presence thanks to its eye-catching frontend design, dominated by a large and unmistakable three-pointed badge. Inside the cabin also demands attention, with an elegant design which features a big twin-dial binnacle and aircraftstyle circular air-vents. Higher quality soft-touch materials also give the cabin a more elegant and luxurious ambiance. The featured model is the entry-level diesel, priced at £22,900, and utilising a 1.5 litre engine giving 109 hp. Top speed is 118 mph, the 0-60 mph time 11.6 seconds. Those stats are not outstanding by class standards but the fuel economy figure from this smaller engine is impressive – 70.6 mpg combined.

Entry-level SE cars come with plenty of standard equipment, including 16-inch alloy wheels, leatherette upholstery, iPod connectivity, reversing camera and city braking technology. Sport models add extra kit including larger 17-inch alloy wheels and automatic headlights and wipers. Range-topping AMG Line cars add subtle styling details, more potent looking bumpers and 18-inch wheels among extra features. Underway, this B Class handles well but you do notice a firmer ride than you would get in most hatchbacks, though the upside of this is that you get tighter body control and reassuring handling. The power delivery is smooth and while the car is not that quick off the mark, it does have decent mid-range flexibility. It is easy to get a good driving position as there is a lot of adjustment on the seat and steering wheel. Front visibility is good though the rear screen is rather shallow. The major plus-points of the B Class are its generous space for both front and rear occupants, large boot providing almost 500 litres without folding the seats, its premium-look interior and of course the kudos that always comes with the Mercedes badge.

QUIT TALKING START DOING, NO EXCUSE!

So I thought this week I’d talk about the excuses I come across as to why people cant make it to bootcamp. And give you some reasons as to why you CAN! I’m too unfit/I need to get fit first Ok. This is one of my personal favourites. This is what we’re here for. Getting people fit is what we do. Yes we have some fit people that come. We got them there. We also have some people that aren’t fit but are on their way. The workouts are adaptable to any level. And personally one of the things I love about this job is seeing the improvement clients have made whether that be doing their first full press-up or beating their personal best on a 10k. I’m not sure about punching and kicking things I’ve never done it before We are a Muay Thai bootcamp so there are times where we do punch and kick things. Things being pads. I know a few of my clients have been a little weary of this side of the bootcamp but have actually ended up completely loving it and even gone on to do our more technical Thai classes in the evening. The Thai boxing in Bootcamp is very basic as it’s used to keep the heart rate high, burn fat and tone up. It’s also only part of the session. We do so many other things sometimes we only do pad work for 10 mins at the end of a session. Just totally depends on the day. You won’t know if you enjoy it or not until you try it. It’s too early I’m not going to deny the morning Bootcamps are early. 6:30am. But let me talk about the benefits

of that. Once you have finished that hour work out you’re done for the day. The rest of the day is your own. No thinking about going to the gym after work. No trying to muster up the energy to get yourself off the sofa in the evening. And it can really set you up for the day too. A lot of clients tell me how it means they got more done and don’t feel anytime was wasted. You feel fresh, energised and ready to attack the day. There are showers based at the YMCA so if you are tight for time we have the use of those. If you really cant make it we also have classes at 9:15 or early and later evening classes (6:30pm and 8:00pm respectively). So there’s some thing to suit everyone. I don’t really like being shouted at There maybe times when I raise my voice. I like to call it motivational! To be fair I don’t need to shout. People come for a reason and to reach goals. I ask people to do things to help them reach these goals. If you don’t want to do it you don’t have to do it. Simple. But if you pay for a class I would say you probably want to get your moneys worth. And what we do seems to work (I would just like to say I can’t speak for Michael as far as shouting goes)! I’m too fat, slow, weak, old... None of these excuses apply. If you want to make a change you need to come. We have clients from 5-65. Of all shapes and sizes and all abilities and levels. They are with us for a number of different reasons

from confidence to fitness to weight loss. I know I say this time and time again, but I’m genuinely honoured to have such an amazing, supportive, lovely group who are all there for each other. I completely understand the barriers of initially starting a new class but once you come to us you’ll see why we can make a difference. We can make you faster, stronger, slimmer maybe not younger but certainly feel it! And all in a supportive environment. I’ve heard you do bootcamp on the beach, I don’t really want to train outside in the winter Well you don’t have to. We do have some outside classes, even running throughout the winter. We meet at Boscombe pier and move around that area. But our morning bootcamps are based at the YMCA in Bournemouth, Westover Road, so nearly all our morning classes are inside. Occasionally we will take the group outside weather permitting but also depending on what the group want as a whole. The outside classes aren’t always on the beach either they can be anywhere in that vicinity. We have so many classes to choose from and based between central Bournemouth outside at Boscombe and our gym in Boscombe. There’s bound to be something to suit everyone. There’s free parking to be found around all areas which is a great added bonus. Basically we have a lot of options and only a few classes outside in the winter so the chances of you going home horridly sandy are slim. YES I have an answer for everything!! THE VENUE SALON ‘Hello – fabulous!’ Sometimes a girl (or guy - no bias here) just needs a little ‘TLC’ and for me, nothing is as satisfying as a couple of hours spent away from work being pampered. I was invited to ‘The Venue’ to see what this fresh new salon had to offer. It’s a tough job, but I remain committed as ever. The salon was buzzing – a hub of activity. I was greeted by three charming ladies, one of whom was ‘Emily’, the salon manager. At just 25 years old Emily has created a beauty empire: jam-packed with only the best treatments and tons of little extras, that takes the standard salon experience to a whole new level. It’s clear that Emily has really thought long and hard about what the customer really wants. From the décor right through to the rice-crispy cakes served with the coffee, she hasn’t missed a single trick. The décor is stunning and straight away you trust that a salon that looks this good, speaks volumes about their attention to detail and ultimately what is on trend when it comes to their treatments. Fear not, there is no frilly lace or pink powder puffs here - everything it is utterly chic! The running theme is ‘neutrals’, with just a hint of royal blue and a glint of sparkle here and there. There are multiple treatment rooms, a nail station and a one of a kind ‘blow-dry bar’ (perfect for those pre-night out pampering sessions). The waiting room is decked out with plush sofas, a phone charging station and an i-pad to flick through whilst you wait. What I love personally is Emily’s story: a young woman, with years spent in the hair and beauty industry, who saw ways salons could be doing

things differently. Not letting a lack of faith in her ideas get in the way, she defied the odds and opened a place of her own. Turns out, clients loved her ideas and business has taken off, more than she could have ever imagined. Having already taken on 8 staff, she is beyond thrilled with the success so far. Well, now that we’ve explored our inspirational owner it’s only right that we get down to the good stuff – the treatments! First a massage – specifically, the ‘back, neck and shoulders’: the perfect quick fix for the office aches and pains. 30 minutes spent working out those common knots that occur from staring at a screen for 8 hours a day and then ferociously attacking your beach body goals at the gym, in the evening. I rolled over feel loosened and refreshed. My only complaint was having to get up at all. Shortly after I was treated to a ‘Prescriptive Dermalogica Facial’. Dermalogica products are leading the way in skincare at the moment. It’s scientifically proven, so you know that you can trust it does what is says it is going to do, plus it’s on-trend and the packaging is great – it really is a cosmetic drawer must have. After being cleansed, steamed, exfoliated, masked and moisturized, I emerged feeling brand new: touchable soft skin and noticeably reduced pores. Hello fabulous! Her aftercare was second to none, offering me lots of useful tips that I could take away and incorporate into my usual skincare routine. Their treatments include everything from hair extensions, nails and massage, right through to spray tanning. Some more unique treatments include something called ‘Tonight is the night!’. A spray tan that can be applied just 4 hours before you’re due to hit the town, so no walking around like a sticky mess for 24 hours, like other conventional treatments. 22ND - 24TH APRIL BOURNEMOUTH JAZZ FESTIVAL The Bournemouth Jazz Festival returns for a second year which sees a number of professional jazz musicians coming to town on Friday 22nd, Saturday 23rd and Sunday 24th April. Local jazz bands, singers and musicians, covering a wide range of musical styles, ranging from big bands to latin, swing, modern, funky, fusion and trad will be playing at various venues in the town over the weekend. Over the weekend there will be a selection of different jazz music events at local hotels, bars and restaurants and a number of free concerts planned for the Town Square, Lower Gardens Bandstand and the Pier Approach. 6TH MAY GREAT DORSET BAKE SALE, DIVERSE ABILITIES Diverse Abilities is looking for keen bakers to sign up and take part in its fifth annual Great Dorset Bake Sale, on Friday 6 May, to raise some dough for the charity that is a lifeline to many children and adults with disabilities in Dorset, and their families. Sponsored by Bournemouth based HLF Planning, the Great Dorset Bake Sale is the perfect event to take part in if you love baking or eating cake! A bake sale can be held at work, at home or with a club or group – just get your friends, family or colleagues together and you will see raising money for Dorset’s disability charity is a piece of cake. Everyone that takes part in the Great Dorset Bake Sale will receive a fundraising pack with bake sale tips, cake recipes to choose from and how to make your bake sale event a success, plus much more! If you unable to take part on the 6 May choose another day to hold your event, every penny counts and by baking a difference and raising just £50, a child with a disability could enjoy a play session for two hours with their sibling while their parents get a rest and the chance to meet up with other families coping with similar situations. By raising £100 the charity can provide a place for five teenagers with disabilities at its youth club, Awesome Nights or provide ten hours of respite care to children, giving the family a rest while their child is cared for.

Join Dorset’s disability charity, Diverse Abilities, for its fourth ‘It’s a Knockout’ competition. Relive the magic of TV’s greatest tournament and raise vital funds to support children and adults with disabilities in the whole county, and their families. Supported by Weymouth & Portland Borough Council and Wessex FM, It’s a Knockout is a highly hilarious, unique challenge, where teams battle it out in a slapstick style to win different challenges with a twist. To take part a team of six to 12 people are required and participants must be aged 16 years or older. All children under 18 must be accompanied by an adult. Team entry is £120 but Diverse Abilities is offering half price entry fees if participants register for the event before April 7 saving the team £60. A minimum of £600 per team (just £50 per person to fundraise) is also required as sponsorship for the event. Your fundraising could buy a fibre optic curtain, a key component to any multisensory room, sensory fiber optics represent a beautiful sensory and tactile activity for children with disabilities.
