Performance Summary:
RevPAN (Revenue Per Available Night) is a key metric in the short-term rental industry that measures the average revenue generated per night that a property is available for booking. It provides a more accurate picture of a property's earning potential than just looking at the nightly rate or occupancy alone. Looking at RevPAN, our revenue performance for Q1 2025 continues to demonstrate strong results.

Operational Updates
Technology Overhaul
Elysian is currently undergoing a significant technology stack overhaul, scheduled for completion over the next six weeks. This upgrade will result in substantial improvements to:
Guest Experience
Booking Channel Integration
Internal Communication Efficiency: A consolidated inbox will streamline communication with guests and owners across all channels.
To ensure a smooth software transition, the first week of May has been blocked off for the majority of our properties.
Property Access
Garage codes are being updated to match the last four digits of the primary partner's cell phone number.
Listing Updates
All property listings and photos are being updated this week to reflect a more summer-focused presentation.

Inventory Audit
A comprehensive inventory audit is underway to ensure all properties are equipped with the items outlined in the Luxury Conditions section of our partner agreement.
Enhanced Amenities
Going forward, Elysian will provide additional amenities, including plastic wrap, tin foil, and cooking spray, to further enhance the guest experience.
Property Maintenance
Exterior window cleaning for all properties will be completed by the end of May.

How to Read Reports:
1st-page impressions: Search impressions are the number of distinct people who saw your listings on the first page of search results
Clickthrough: A click-through” happens when a user goes from seeing the listing on the search results page and then clicks to go to your listing.
Conversion Rate: conversion rate is the average daily number of distinct visitors who viewed your listing in search and then booked.
Listing Views: Number of visitors to your listing page.
Wishlist: Wishlist additions is the average number of times your listings are added to guest wishlists.
Green Upward Arrows: Areas where the listing is overperforming.
Red Downward Arrows: Areas where the listing is underperforming and improvement is needed.
We use this information to identify the stages where optimization for your property is needed.
