FIRM INTRODUCTION Elevar Design Group, established in 1967, (formerly SFA Architects, PDT Architects and Roth Partnership) is headquartered in Cincinnati, OH with satellite offices in Dayton, OH, Cleveland, OH, and Lexington, KY. Our roots are planted in the Tri-State region, but our projects reach around the country. Elevar Design Group serves in both the public and private sectors, with a deep rooted understanding of how to work with all types of clients. We offer an array of services designed around our customers’ expectations and business demands. From strategic planning and community engagement services to professional planning, programming, architecture, engineering and interior design services, to project management, construction administration, and institutional and operational research, Elevar leads the way from inception to completion. Elevar Design Group is an EDGE certified firm with the State of Ohio and is the largest minority-owned professional design firm operating in the City of Cincinnati. Elevar is also involved in the Dayton Area Chamber of Commerce Minority Business Partnership which is an economic development initiative that focuses on leveraging minority assets to strengthen the economy. Our firm was founded on the premise that each client deserves a high degree of personal service, and each project the search to find the “right” design solution, both artistically, and technically. As an Architect and an Engineer, our patron, Emilio Fernandez, exemplified the modern Master-Architect philosophy of eminent responsibility for the “whole” solution, and for the life of the building. These beliefs permeate our culture and translate into our work. Throughout our history, Elevar has responded promptly and efficiently to client needs with quality services and innovative, practical design solutions. Our continuing success has been achieved through our personal commitment and professional abilities. Our firm grew from humble beginnings into what is now a staff of more than 80 employees. This growth occurred organically as SFA continued to design in new markets and acquire new clients. The combination of experienced, long-associated members working with knowledgeable younger members offering fresh, innovative ideas and approaches have lent to a continued focus on relevancy in the design world. No matter the type of client, we know that one thing is constant: our clients want a greater value for the investments they make in their facilities. Elevar delivers just that. The CEO of Elevar Design Group, Tom Fernandez is responsible for the overall vision and innovation of the firm. He facilitates design direction and ensures that his staff is equipped to provide the best solutions to clients. Since assuming executive leadership of the firm in the early 1990’s, Tom was instrumental in growing the staff into the multi-disciplined team of specialized designers it is today.

Kim Patton serves as President of Elevar Design Group, guiding the design staff in daily operations and profitability. Kim’s energy and innovation has been the key to his successful career which has spanned nearly 30 years in many different markets. An Architect by trade, his vast experience has influenced his ability to grow Elevar’s staff and to provide clients with costeffective and creative solutions.

Greg Otis champions strategic initiatives for Elevar Design Group. Greg’s experience and passion for the built environment influences both his internal organizational leadership and external strategic plans. A natural planner and facilitator, Greg has the proven ability to yield positive change for employees and clients alike. Greg’s acumen is based on clear communication and innovative planning.

Tony Lozier has more than 43 years of experience in MEP Engineering. As Principal of Elevar’s MEP team, he directs all engineering services and ensures the highest quality for clients. His widespread experience has served as an asset to many of Elevar’s projects, as Tony has the ability to lead the engineering team toward the best solutions for client projects.

Mark Browning has been recognized for his work by local and national organizations including the AIA/ Design for Aging Knowledge Community. Mark is a Certified Eden Associate and has been an advocate for advancing the senior housing industry through innovative design, research, and participation in national and international conferences. With 40 years of experience, Mark has been involved in both the for-profit and notfor-profit industries, and has a large portfolio of projects with numerous senior living clients.

David VonderBrink has a passion for design and aesthetic sensibility. His strength lies in his ability to communicate this sensibility in his housing designs while efficiently working with clients to achieve the best and most cost effective solution. David has nearly 20 years of experience in design development and project management of multi-family and student housing projects.

The Baldwin Apartments Cincinnati, OH

The renovation of the iconic Grand Baldwin Piano factory into a multi-unit residential building required acute sensitivity to the history of the building. Despite being converted into an office building decades ago, the Grand Baldwin maintained significant historic charm and original architectural elements. The renovation included 190 residential units plus amenity space. The building is a mix of Studios and 1 to 2 bedroom units. Amenities include an exterior pool, workout room, meeting space, dedicated storage closets, a bar, seating areas with recreational amenities, and a theater area. In addition to providing full architectural and engineering services, our team assisted the developer with fulfilling the historic tax credits needed for the project.

@580 Cincinnati, OH

This renovated office tower is located in the heart of downtown Cincinnati’s Business District. A mixed use combination of residential, office and restaurant takes the project to a new level. The 17-story office building was converted into 180 apartments, including thirteen two-story penthouses that have 20-foot, floor to ceiling views and private terraces. The rest of the apartments are in the tower, where balconies are punched into the south side of the façade and are on the second or plaza level. In addition to the apartments, @580 houses first and second floor retail and office space.

Newberry Lofts Cincinnati, OH

Our team renovated this 12- story high rise building from warehouse space into apartment units. Floors 212 are for residential use, and the first floor features commercial retail space. Parking, a community room and a fitness area were also part of the project. The open loft floor plans offer a contemporary living space for these one bedroom apartment units. This project was designed to meet LEED Silver certification. We also served as criteria engineer on the project, defining, documenting and maintaining requirements of the engineering components of the job.

Monmouth Row Newport, KY

This urban infill apartment project is located this site is in the heart of Newport, Kentucky, bounded by heavily traveled streets. Because of its close proximity to retail and restaurants, residents have walking access to many neighborhood amenities. Working together with community entities and the client, our team provided full architectural, interior design and engineering services for these new apartments. The complex is composed of several 3-story walk-up brick buildings. The scale, materials and design fits into the existing architectural language of the neighborhood. Designed with LEED targets in mind, the buildings have numerous sustainable elements incorporated into the design.

Elm Street Row Cincinnati, OH

This townhouse project in Cincinnati’s Over the Rhine neighborhood is composed of seven, two-story s 2,800 SF townhomes. Each townhome also has a partially finished basement, a 2-car detached garage, and a private backyard, offering privacy within an urban setting. The exterior of the properties is reflective of the Over-the-Rhine neighborhood’s building stock. We worked with our client and the City to have the site rezoned for residential construction. The design of the townhomes was also planned in accordance to the Historic Commission’s regulations and Over-the-Rhine Foundation’s recommendations to ensure that the fabric of the neighborhood was left intact.

RiverHaus Covington, KY

RiverHaus is a new, large luxury apartment project in Covington’s MainStrasse Village. The two acre site located at 501 Main St. is being converted into a 189unit apartment building. This new apartment complex will feature 133 one-bedroom apartments, with the remainder designed as two-bedroom options situated atop a 314-space parking garage. Other amenities include two courtyards, a saltwater pool and outdoor kitchen, a sky deck, and fitness center. Street level retail space is also incorporated into the design. The building at 501 Main Street in Covington was a long-dormant bank building which was demolished to make way for the new RiverHaus development, contributing to the revitalization of the Covington neighborhood.

65 West Cincinnati, OH

Designed to provide modern and convenient housing for the University of Cincinnati students and faculty, this project includes 129 apartment units. With five buildings of 3 stories each, 65 West offers one, two, and four bedrooms units along with a community building and 210 parking spaces in a gated lot. In addition to design services, we assisted with the rezoning of the property and the abandonment of existing streets, which were incorporated into the site.

Vine Street Flats Cincinnati, OH

This mixed-use property is designed to serve the University of Cincinnati community. Located within close proximity to the campus, the block of buildings is designed to be a destination for students, faculty and staff alike. To ensure the safety and security of users, a secure gated parking structure is adjacent to the complex. Each residential unit was designed to optimize space and provide a high quality of living. The ground floor retail space was designed to appeal to small tenants that would support the apartments above as well as the immediate surrounding community.

Views on Vine Cincinnati, OH

The design of this mixed use development located near University of Cincinnati is a contemporary response to the context of the surrounding built environment. Given the large scale of the building which encompasses an entire block of the Corryville neighborhood, the façade has been broken into multiple “buildingsâ€? through the expression of different materials and colors, as well as accentuated cornice details. Located on the site of a formerly abandoned school, Views on Vine promises a return of vitality to this once active community. This project included the design of a new city block of mixed use buildings featuring retail, restaurants, banking and residential programming which included a secure garage parking for residents and commercial storefronts. An on-site bank required additional service to ensure a high level of security and surveillance within and outside of the facility.

Sanctuary Pointe Cincinnati, OH

This Skilled Nursing and Rehabilitation facility was designed to provide patients and long term care occupants with the feeling of being at home, while having access to a fully functional rehabilitation program. The holistic healing environment is complete with an array of rehabilitative and nursing services. The campus is comprised of an 89,000 SF, 124-bed recovery facility for rehabilitation and physically challenged patients, providing short term rehabilitation, memory care, and long term care. All residents’ rooms are private and are equipped with private baths including roll-in showers. There is a 30-bed Alzheimer’s / Dementia wing for memory care patients. The rehabilitation services include physical, occupation and speech therapy. The rehabilitation services utilize an on-site state-of-theart rehabilitation gym with the intention of returning residents to an active and healthy lifestyle.

Twin Towers North Expansion Cincinnati, OH

Established in 1899, Twin Towers has been known throughout its history for quality retirement living and nursing care in the atmosphere of a Christian community. Continuing to meet the changing needs of an increasingly active senior population, the Northern Expansion provided 54 large, fullyequipped independent apartments, a 400-seat multipurpose facility, contemporary deli, and expanded administrative areas. Apartments range in size from 721 to 1,738 SF and include 1 and 2 bedroom units, featuring full kitchens and laundry.

Hunan Loudi Hospital and Senior Living Community Dalian, China

This senior living community consists of 82 buildings. Designed for China’s aging population as a continuing care retirement community, the project includes facilities for independent and assisted living, skilled nursing and rehabilitative care, and dementia care. Located in a major city and seaport in Northeast China, our approach was to design several distinct Senior Communities within the overall zone which provides smaller scale, walkable neighborhoods, each with a unique identity. Organized around a linear park, the buildings are situated in a way that connects the residents to nature and natural light. This project is intended for independent seniors that choose to locate to a place that will provide carefree living and be able to support them as their needs increase with their age.

Designing a a living space is an intimate process that requires very careful observation and conside­ration of resident lifestyles and needs despite the scale of the project. Design must be cohesive but at the same time allow for the individuality of it’s residents leading various lifestyles and inhabiting different stages of life.
