STAGING We offer four different staging options depending on your existing décor, your time, and your budget. If your home is well staged already or if you are on a limited budget, our brokers are exceptionally well versed in acting as your consultant stager. The next option would be to hire one of three different types of outside stagers. First is the consultant decorator stager who will work with your furnishings and add complimentary pieces. Second is the full furnishing stager who primarily stages large portions of the home. The third is the “vacant home” stager who places a home manager in the home. In every event there is crossover between these service providers and we will orchestrate competitive bids on your behalf.
THE BIG DAY The most important day in our marketing process is the day of the photo shoot and filming for a full screen virtual tour and/or property videos. These will be the lasting impressions because they are the photos that will be seen on every marketing piece and around the world on the web. Properties that are well maintained, have cosmetic updates and are properly staged, not only sell faster, they sell closer to their asking price. Was Leonard’s donation from developer Richard Singer ‘re-gifted’ to Nick Fish? By allan Classen The four members of the Northwest District Association board who met with City Commissioner Nick Fish’s staff before the vote on the proposed Irving Street Garage were hopeful that Fish would take their side against the garage and rule that it didn’t fit in this residential setting. Former Mayor Bud Clark, now treasurer of the neighborhood board, thought the new commissioner would be sympathetic. “I really did,” said Clark, “because the staff person we talked to had worked for [former Mayor Vera Katz, a passionate opponent of the garage], and she understood the whole thing.” After that meeting, NWDA President Juliet Hyams also held some hope that Fish, as a new observer with a legal background, might cut through the policy contortions that opened the door for a com-
mercial garage without normal setbacks next to homes and cast his vote with the neighborhood. They were mistaken. When the roll was called, Fish joined the majority in a 4-1 decision to approve the garage design. In explaining his stance, Fish violated what he considered better judgment by not offering his own words: “Occasionally, I have found that another colleague states something so clearly and eloquently it would be a mistake to try to compete, and it’s better for me to associate myself. So this may be becoming a bad habit, but I want to associate myself with Commissioner [Randy] Leonard’s comments.” His stance was disappointing to neighborhood activists, many of whom had fought a garage on this site for five years and dug into their pockets to underwrite Continued on page 21
