Negotiations have been very competitive across all price ranges with most properties attracting multiple offers and the lack of listings for both hinterland and beachside properties helping sellers achieve their prices.
Gary Brazenor of Byron Shire Real Estate checked in during the week to give us an update on what’s happening in his patch. ‘We are achieving lots of new record sales prices in Ocean Shores. Early in 2020 we sold a stunning, well-positioned home just a short stroll from the beach on a generous 900m2 block. This sale price is a record for Ocean Shores, exceeding the previous suburb record of $1,315,000 on a property we sold back in October 2019. Off-market sales have been strong with a villa in Ocean Shores setting a new villa (strata) record of $1,080,000. The very spacious villa, with pool and fabulous hinterland views was snapped up before going live to the market, just prior to Christmas. We have also just sold a 718m2 vacant beach block at the asking price of $990,000 – a record sale price for vacant
land in Ocean Shores. We are being inundated with viewings and inquiries in most price ranges, but particularly in the sub $1,000,000 price range where demand is far exceeding supply.
All of these record sales have been to interstate or out-of-area buyers looking for lifestyle changes. In the short term, this trend looks likely to continue with the historic low-interest rates driving investors
