Handover of this seafront development is now in progress. With the handover of Towers 1D and 1E taking place, Quayside owners will be receiving a letter on the notice of Delivery of Vacant Possession.
During the handover, Quayside owners are welcome to drop by the Quayside Management Office for a familiarisation tour and briefing over an aromatic cup of coffee. The Property Management team will be on hand to answer questions and provide useful information on matters such as resident services, house rules, utilities set-up like water and electricity, relevant contact numbers and so on. The office hours are from 9am-6pm on Mondays to Fridays and 9am-1pm on Saturdays. Upon settling all outstanding payments, owners may proceed to fix an appointment for the collection of keys and an inspection of the apartment.
For new property owners, the handover period may be a time of excitement coupled with some anxiety over what to expect. Nonetheless, the experience of taking over your new home can be a pleasant one. With E&O, you can rest assured that we are here to partner you through all of this. Here are some property handover FAQs that may be helpful to Quayside owners:
Check the apartment carefully for defects, if any, and note them clearly in the Defect Rectification Form (DRF) provided. A defect refers to any fault in the unit that is due to the workmanship / materials or to the unit not having been constructed according to the specifications listed in your SPA.
How do I know when to collect my keys? When your apartment is ready for handover, these documents will be sent to you:
A letter from E&O notifying that Vacant Possession (VP) has been obtained Progress billing for the final payment A copy of the Architect’s Certificate (Certificate of Practical Completion) Your statement of accounts
Upon receiving your DRF, the E&O representative will contact you to confirm all the defects identified before carrying out the rectification works. Subsequently, you may identify new defects by submitting a new DRF. Rectification works may take up to 30 days per submission to be completed. E&O provides a Defect Liability Period of 24 months from the date of VP.
An E&O representative will contact you to fix an appointment for the handover, during which you will collect your keys and inspect the apartment.
When can I arrange for water and power supply? During the handover, a letter on applying for water and power supply will be given to you. After which, you may proceed to make the necessary arrangements.
Must I be present for the handover?
Where can I get rental and sub-sale assistance? E&O has set up a Customer Care Team to introduce a new programme that connects homeowners looking to sell or rent their units to property agents and their potential tenants. They can also help answer any queries you may have about renting or buying a unit at Quayside.

How do I identify defects? During the handover, an E&O representative will conduct the first joint inspection of the apartment with you and walk you through the premises.

Preferably yes. Setting aside one day for the handover should be sufficient. However, if you’re unable to be present, you may authorise someone to act on your behalf using the official authorisation letter (click here). Upon arrival, your representative will be required to show the authorisation letter and his/her proof of identity.
Live It Up at Quayside Quayside offers endless possibilities for leisure and recreation. Being a part of the Seri Tanjung Pinang community, residents at Quayside get to enjoy the best facets of island living. The seaside promenade is ideal for walks, jogging and cycling while a 10-minute stroll takes you to the vibrant Straits Quay, Penang’s first retail marina. There, you will be able to shop, dine and be entertained. It is also home to the Performing Arts Centre of Penang. At the heart of Quayside is its private 4.5-acre waterpark and the Clubhouse, where Quayside parties and recreation events take place. Some of the facilities are also available for your own private parties, which would require prior reservation. This can be done at the Residents Service Centre located at the ground floor of the Clubhouse.
Clubhouse Highlights The Living Room is ideal for small gatherings of up to 20 people. Like a home away from home, it is equipped with a sofa set, a dining table and a kitchenette. For entertainment, there is a karaoke/home theatre system for residents to use. The Dining Café offers residents additional space for their private functions, equipped with tables and chairs. The BBQ area comes complete with utensils and cutlery for the outdoors. Located next to the Living Room and facing the playground, it is a wonderful venue for having friends over for a cook-out while the kids have fun.

The Quayside Community Life is a celebration when one is a resident at Quayside. With a wide range of facilities and amenities for residents to enjoy exclusively, Quayside is an attractive and active community. “We look forward to extending a very warm welcome to our new residents at Quayside in the coming months,” says Anita Pater, Resident Manager of the Quayside Management Office. “My team and I are here to ensure that residents are able to locate the facilities that are available, and to use them correctly and safely. We work hard to make Quayside a desirable place to live in.” With the Residents Service Centre conveniently located on the ground floor of the Clubhouse, residents may approach the team for assistance. A networking directory containing the contact information of pre-approved service providers can be found at the Centre as a handy source of reference. Quayside owner, Oliver, who was recently in Penang for the handover, notes: “The Quayside development looks very nice. It is like a holiday resort and I can see that the kids really enjoy playing in the waterpark, especially the slides! They were going up and down again and again.” Enjoying the world-class Clubhouse facilities, Oliver and his wife, Melanie, have since organised a birthday party at the Living Room and Dining Café for his father-in-law, Mr Gooi. Oliver recalls fondly, “The Management Office staff were extremely helpful and made suggestions to help us with the planning. We had a wonderful and memorable time with the family.”

While in Penang, why not take the opportunity to enjoy some leisure time? Penang is a melting pot of old world colonial charm and modernity with a little of everything for everyone. Just wander through Penang’s bustling main streets or quirkily charming side streets for a taste of what Penang has to offer. As a tourist attraction, Penang’s famous hawker fare has to be the top of every agenda, with die-hard culinary buffs swearing by the famous assam laksa, cendol and char kuey teow. It is no wonder then that Penang was voted as the destination of choice for international travellers by The New York Times and on the list of Top 10 Islands to Explore Before You Die by Yahoo! Travel (February 2011). The heritage buff will appreciate George Town — Penang’s capital and a UNESCO World Heritage Site — for its old world charm. Join one of its many heritage walks or be a little adventurous and explore Penang on your own. Shoppers are not left out with modern shopping centres a mere stone’s throw away from the traditional small businesses. Nature lovers can take a cable car or hike up Penang Hill for some beautiful sights of the city and sounds of nature. Or relax on a hammock by the famed Batu Ferringhi beaches. E&O LAUNCHES THE FIRST WATER LIMOUSINE IN PENANG
&O has launched its first private charter water limousine service, Lady Martina, which plies the waters between the Straits Quay Retail Marina and the jetty in front of the Eastern & Oriental Hotel in Penang. This water limousine is a graceful 15-metre fibreglass craft that comfortably accommodates up to 40 passengers. Powered by Twin Hyundai Seasall D150P diesel engines, she reaches a top speed of 12 knots. The Lady Martina is an added attraction for guests of E&O Hotel and selected patrons of the Straits Quay Retail Marina, who are eligible to buy up to two return tickets at RM10 each with a single receipt worth RM50 of purchases at any Straits Quay outlets from the Information Counter. The water limousine service runs from 11.30am to 6.30pm on weekdays and 11.30am to 7.30pm on weekends with a journey time of 20 minutes.
Lady Martina is named after Martina Rozells, the wife of Sir Francis Light, credited by western historians as the “founder” of Penang. However, given her mixed race ancestry, she was never formally acknowledged nor socially accepted as was the norm in that era, despite bearing his five children, one of whom founded Adelaide, Australia.

E&O HOLDS PUBLIC DIALOGUE FOR SERI TANJUNG PINANG PHASE II PROJECT
&O held a public dialogue on the detailed environmental impact assessment (DEIA) study for its proposed Seri Tanjung Pinang Phase II project on 24 Aug 2013. Held at the Straits Quay Convention Centre in Penang, the public dialogue was attended by close to 600 people while questions on the project were fielded by a 30-member panel comprising technical consultants and E&O management led by the company’s Managing Director, Dato’ Terry Tham Ka Hon. 8 | E&O PASSIONS Oct-Dec 2013
The public feedback obtained at the dialogue will be incorporated into the DEIA report and submitted to the Department of Environment for consideration.
