It’s Healthy To Be Happy T
he dictionary says that happiness is the “agreeable sensations which spring from the enjoyment of good. That state of being in which desires are gratified by the enjoyment of pleasure without pain.” Happiness is “positive pleasure or an excitement of agreeable sensations.” Mark Twain said that most of us are “about as happy as we make up our minds to be.” Psychologists and physicians have long known that happy, cheerful people enjoy better health. It goes back several thousand years to Solomon, the wisest man who ever lived, who observed that “A merry heart doeth good like a medicine.” There’s no question but that a cheerful spirit does wonders for your health. The question is, what’s the best way to be happy? For a long time it’s been my conviction that others can give you pleasure, but the only way you’re going to be happy is to do things for other people. Forest Tennant, M.D., says that serotonin, which is the “feel-good” neurotransmitter, normally hits the system full force at about ten o’clock in the morning. However, we can “jump-start” the flow of serotonin by doing something really nice for someone else. It doesn’t have to be “earth-shattering.” A simple, sincere phone call to someone you know will do wonders for you and them. Just let them know you were thinking of them and wanted them to know how much you appreciate who they are and what they do. Tell them how much their friendship means to you, how you admire them and that you just want them to know how you feel. It’s amazing how good you will feel about yourself when you pay a sincere compliment to encourage someone else. Think about it and pick up that telephone to encourage someone else with no thought of benefit to yourself and I will SEE YOU AT THE TOP. Zig Ziglar is known as America’s motivator. oan Consultant Terry Cabrera has dedicated her career to helping her neighbors achieve the American Dream. She began working in the home mortgage and real estate industry when she was 21 years old, working her way up from a marketing position to a licensed Realtor® in just a short time. She then went to work with the nonprofit Northtown Housing Development Corporation, where she spent a decade revitalizing communities and creating affordable housing opportunities for underserved communities. As a Realtor®, she assisted the organization with the purchase of homes for rehabilitation as well as vacant land on which to build new homes. Along the way, she became a lending specialist for the development, an experience that changed her career trajectory. “I got a taste of subsidized lending and helping low-income homebuyers, and I loved it,” Terry says. “That was a beautiful time in my life. When my contract was completed at Northtown, I decided to focus just on lending, and I kept pursuing subsidized programs for first-time and low-income homebuyers. If there’s a program I can get them into, I’ll find it.” Terry has a particular passion for helping homebuyers in the Hispanic community. “I’m bilingual, and I find that there are many in the Hispanic community who really need help. It can take forever for someone to save the $10,000 or $20,000 it takes for a down payment. Through subsidized lending, that same family can come in with only $2,000 or $3,000. It is exhilarating! It’s where my passion lies, to really help people get into a home with as little money as possible. From that, you create a sense of loyalty with people, and that’s where the referrals come
through. Most of my business is referral based.” As a compassionate counselor, Terry takes the time to explain the mortgage process and give her clients their best options. “I think there are thousands of homes but one program to fit for a family, and I try to find that. I go beyond my measures, and I never say, ‘That’s not my job.’ Getting into a home requires teamwork. I do my best to set the right expectations up front so people know exactly what they will need to do at each stage.”

I’m also seeing an increase in the younger generation starting to purchase that we weren’t seeing before.” Terry’s positive outlook has helped her create opportunities for herself and others during challenging times. “Since the pandemic, we’ve been cornered and forced to just stop and take inventory in our lives. On many levels, it has taught me to be okay by myself. That’s hard, and a lot of us don’t do well being alone. But it’s given me so much strength and certainty. I’m not in fear; I feel unstoppable now. Since my move to loanDepot, I feel focused and ready to succeed in the rest of my career.”
Terry is the single mother of three children whom she describes as “beautiful, loving, giving, caring and respectful.” Highly energetic with a zest for life, Terry often racks up 10,000 steps on her Fitbit before 2:00 in the afternoon. She is determined to live past 100, so she practices Bikram yoga, and her goal is to run a marathon within the next two years. A knowledgeable professional who truly cares about the people she serves, Terry says she wishes for everyone to experience the American Dream. “I value home ownership. I believe everybody should have the experience of purchasing a home and that it should be a good thing. When you really are in the perfect home with a perfect loan, it’s a great feeling. ver the past few months, the concepts of stripping back the superfluous, simplifying and pulling apart the true meaning of integrity have been strong personal themes. For many people, there’s a drive to again inspect old patterns that continue to run happily in the background despite years of self-examination. Perhaps under the direction of a new global energy, there’s a sense of being able to lovingly let go of those things that have served us all well on one level, yet have offered excuses to stay small on another. I came across Don Miguel Ruiz, The Four Agreements the other day and it strongly resonated with this desire to pare back; to simplify; to become more real as a participant in this world and begin operating in a more authentic way. With these 4 simple tenets, we could literally change the way we as humans operate in this world. How do they resonate with you? Please feel free to share your thoughts, we’d love to hear from you.

ealtor® Ichia “Jason” Cheng grew up in Ventura County, where he helped his parents cultivate organic Asian produce on their family farm, Yao Cheng Farm. He went on to earn his bachelor’s degree in chemistry from the University of California, San Diego with the goal of entering pharmaceutical sales. But life had other plans for Jason. An avid carpenter, he eventually joined his father-in-law’s termite inspection company, Pesterminator, where he put his expertise to use inspecting homes for termite damage and advising homeowners about necessary improvements. It was in this context that Jason was introduced to real estate, since he often worked with real estate professionals in his role as an inspector. “I decided to pursue a career in real estate,” Jason says. “To me, it’s more than just selling a house. I help people prepare for the sale as well. I’ve done carpentry, so I can recommend things to do or not do, and I think it helps me give more value. My philosophy for buyers is that it’s not about finding a house fast but finding the right place. There is no rush, and I don’t push. Just like in termite inspections, I don’t push people to do things that are unnecessary. I do real estate only by referral. If people need help buying or selling, I’ll be there for them. I think people trust you more if you’re not aggressive. It’s all about customer service.”

As he was entering real estate, Jason researched agencies throughout Orange County and ultimately chose to establish his practice with the award-winning Laughton Team at My Home Group. Since the pandemic has caused a shortfall in home inventories, the affirmative relationships he has developed with other industry professionals are crucial to helping his clients find properties for sale and getting their offers accepted. As a young professional, Jason brings great energy and enthusiasm to his practice. He prioritizes communication and is known for being responsive around the clock. “When someone texts me, I respond right away,” he says. “If you contact me, it’s because you need help with something, and I make that a priority. I also take care of things personally. A lot of the more seasoned agents have a team, so they pass things on to someone else. If agents have an assistant show up, people don’t like that. They’re wondering, Where is my agent? When a client asks for me, they get me.” With his background in carpentry, Jason is able to help clients prioritize which repairs are a priority and which improvements will add value to their home. “I also enjoy
the staging aspect of real estate to help a seller get the best price for their home.” Jason is a newlywed, and he says he loves hanging out at home with his bride and their cats. In his free time, he still enjoys helping out with the family farm. He often helps with farmers markets in Irvine and Alhambra on weekends. “I grew up knowing everything about a farm, planting, fixing tractors, management, sales — I’ve done it all. I miss farm life sometimes.” Jason previously worked as a professional chef, and his dream is to one day have a farm of his own and open a restaurant on the property. “I still love cooking, and eventually I’d like to pair the farm to table and be out showing customers how to pick vegetables and cook them right away. Sense of Humor Humor is a social lubricant. It gives us something to share and creates bonds of appreciation. We are automatically endeared to people who make us laugh. Successful people take their commitments seriously, but seldom take themselves or life too seriously. Above all, they have the ability to laugh at themselves. People appreciate those who can see the humorous side of any situation. Humor should be appropriate, however, if it is going to be effective. Keep the following suggestions in mind: Keep it in good taste. Know your audience and the type of material that they will appreciate. Some people are more inhibited than others. Use discretion and respect their standards of good taste. Don’t go overboard. If you are making someone laugh, do not assume that being “on a roll” justifies going on indefinitely. If their body language indicates that it is time to get back to work, then get back to work! People appreciate digressions as long as they are short and sweet. You do not want to be known as “that clown who doesn’t know when to stop.” Humor is not just telling old jokes. If you rehash jokes that have been circulating for years, you will be regarded as a jerk rather than a person with a great sense of humor. The best humor consists of original, spontaneous comments that flow with the conversation or the ideas being discussed.
Look for humor in everyday life. This is the best way to improve your sense of humor. Some people believe that a sense of the comic is a God-given talent, but it can be cultivated. There are numerous opportunities for you to increase your repertoire of humorous anecdotes and comments. If you make an awkward mistake, remember: Don’t take yourself too seriously. The television star Lucille Ball is a perfect example of someone who learned to take her tasks seriously but not herself seriously. Ball was given the opportunity to audition for the part of Scarlet O’Hara in Gone With the Wind. In the middle of this serious dramatic reading, she dropped the entire script on the floor. As she kneeled down to pick it up, she tried to continue reading. She was so nervous that she continued to read right from the floor, picking up the papers as she went. The Director was shrewd enough to realize that although she was wrong for the role, she was a talented comedienne who had the ability to laugh at herself but take her tasks seriously. The Role of Positive Thinking On Your Sales Career and Life
ots of salespeople seem to have forgotten, or perhaps have never even learned, the many ways that they can improve not only their sales performance, but their life performance as well. The future of your sales career may very well rest on the frame of mind that you have in your daily life. Here are several tips that may help you to improve this frame of mind and your future. First of all, you should overcome any past negative impact. You need to forget your failures and mistakes. These failures and mistakes should be seen only as stepping-stones that you have been fortunate enough to experience and learn from. Salespeople can truly damage their mental state and their sales performance by dwelling on past mistakes. Such practices as continually viewing yourself in a negative light can only serve to put you in a downward spiral. A tip that reflects the opposite of the previous one is to build upon previous positive experiences. Concentrate primarily on your past successes, and this will help you feel far more important and positive. By concentrating primarily on your successes and the positive aspects of your past, you will surely feel extremely more confident, and confidence will give any salesperson a “leg up” in

Seeking out “coaches” and “team-members” will only serve to improve your chances for success in and out of the business realm. Coaches can help to build you up, as well as provide you with vital life experience and job experience that you otherwise would not be able to experience yourself. In regard to sales team-members, they can provide you with a support system as well as with a feeling of belonging. Their successes will be your successes, and your successes will be theirs’. Having a coach, as well as being a member of a team can certainly improve your job as well as your home life. Becoming obsessed with learning is another excellent tip for any salesperson who is aspiring to improve their future sales performance. “Knowledge is power” has become a cliché, but the validity of this statement still stands. Any serious salesperson should always be looking for that “edge,” and knowledge is always there. You should always be seeking new facts, information, and data, and knowing more of these than your competitor will provide you with so much more success. I can promise you that!
By constantly improving your thinking processes, you will also sharpen your thinking and analytical skills, and in turn you will enjoy more success in the future. Improvement of your thinking skills involves the quick and efficient use of knowledge, which is addressed in the previous tip. If you become obsessed with learning and channel this constant flow of new information through quick and useful thought patterns, then once again you will enjoy a â€œone upâ€? over your competition. Top performing salespeople are always seeking new information, and are always able to use this information in the most effective manner in their pursuit of the sale. Therefore, if you follow the same strategies as these salespeople, then your future is as bright as theirs. The final tip, and perhaps the most important one, actually is to incorporate yourself mentally. This somewhat difficult tip means that you should never forget your own long-term goals and aspirations. You should certainly remain loyal and honorable to your current employer, but again, never forget your own long-term goals and aspirations! Those individuals who are the most successful are those who never forget their own goals. By striving for your goals long enough and hard enough, you will eventually reach them and become an envied and admired sales professional.

If you are truly seeking to improve your future either professionally, personally, or both, there are certain strategies that have proven to serve those who are seeking these goals very well. By overcoming any negative past impact, building upon any and all positive impact, utilizing coaches and team-members you may have in your life, becoming obsessed with learning, constantly improving your thinking processes, and incorporating yourself mentally, you are surely going to be able to improve any aspect of your sales career and life that you wish to improve. Decide What You Want To Do
y friend, Tom Harken was born with both polio and tuberculosis. Tom spent the first six years of his life in an iron lung. The first day Tom started school, the teacher told him to go to the board and spell “cat”. He wrote k-a-t. The teachers told him – in front of the entire class – he would never become successful. Tom dropped out of school, humiliated and chagrined. Tom decided to prove them wrong. When he became old enough he went out and started selling vacuums. Tom sold 17 a day. Tom memorized all of the information each customer gave to him – because he never learned to read. Tom never told anyone he was illiterate until, at age 55, he announced it, with tears in his eyes to an astonished audience, while being honored at the Horatio Alger Awards. Within one year he had learned how to read. Tom crusades with me now to eradicate the slavery called “illiteracy”. You see, anything is possible. Just like Tom, the only thing standing in the way of your success is you – your beliefs about what’s possible, your attitude towards yourself, your desire to achieve what you really want. Short Circuit All the Excuses Thrown Up by Our Fears. THIS WEEK’S ACTION STEP Our minds determine our success or failure. Your mind is your ultimate strength and weakness. Everything begins and ends with your thinking. I came up with six ways to develop mental muscles. When practiced they can give you the power to accomplish your goals. 1. Read, Read, Read - Read something besides magazines and the daily newspaper. They’re mostly filled with negative images and information that creep into your brain mind continuum and fester negatively. Read books that motivate and inspire you. 2. Mastermind - Share your mind with someone, or a group, who are moving in the same positive direction as you are. Two or more minds concentrating on the same goal is an extraordinarily powerful force. 3. Seek Out A Mentor - I recommend you get mentors in each area of your life for your entire life. Keep having your mentors challenge you.
4. Listen to CDs and Cassettes - This is one of the most important habits you can create for yourself. Continuously listen to motivational audio CDs and cassettes. Listen to them until you can practically repeat them verbatim. This process will recondition your mind to think only of abundance and positivity. 5. Attend Seminars - To reinforce a positive way of life, sign up for and attend motivational seminars. There you will meet inspirational people (and possible mastermind members) and learn new ways of achieving your goals. 6. Turn Off the Television - On average, the television set in an American home is on over 7.2 hours a day. Just like any bad habit, it needs to be broken. The television is filled with energy that is put out into the room. It becomes its own entity.

Stop T Wishing for the Life You Want
o many people, ambition is kind of a mystery. The dictionary says it is “an eager desire for distinction, power or fame.” But what does that really mean? Let’s start with the word eager. All by itself, eager is kind of exciting. Kids are eager for birthday parties. They expect to be the center of attention, to get many presents, to eat too much. For that matter, I guess adults are eager for birthdays, too. (Unless, of course, they’re embarrassed that the candles on their cake outnumber their achievements.) We can be eager to see a ball game, eager to see our kids in a dance recital, eager to see an old friend, eager to shop for a new car. Eager sounds like a lot of fun! But do you ever hear people say they are “eager to live a better life,” “eager to have a better family,” “eager to make a lot of money”? Probably not. And that’s a problem, because as I see it, living a better life, having a better family and making a lot of money takes an eager desire. We have the remarkable ability to get exactly what we must have. But there is a difference between wishes and desires. We’ve all heard people say, “Oh, I wish I could just drop five pounds. I want to be a little lighter.” We’ve probably said it ourselves. Although we might wish we could breathe a little easier in our clothing, we have to have the desire to exercise a little more and eat a little less. The “I wish I could lose weight” has to become “I have the eager desire to lose weight.” The backbone of an eager desire to change is discipline. True ambition is disciplined, eager desire. I’m also sure you’ve hear people talk about wishing they had more money to pay the bills, take a vacation or just take a little pressure out of their lives. But before their lifestyle can change, their wishes need to become desires. If they really desired change, they wouldn’t spend their evenings just watching TV and wishing they were doing something more. The backbone of an eager desire to change is discipline. True ambition is disciplined, eager desire. It’s that little part within us that says, “If I want to be ready for that meeting tomorrow, I need to finish preparing for it today.” “If I want to make sure I can pay for my kid’s college education, I need to start saving today.” “If I want a better life tomorrow, I need to start working on it today.”
