Spring is here with all the significant advantages of the season: fantastic weather, longer days, baseball season, and of course real estate deals. This year, Downtown L.A. has seen great new buildings open, and people love the choices that are presented to them when it’s time to decide to renew their lease or are ready to become homeowners. It has never been a better time to think about buying a place in DTLA instead of spending thousands in rent than now. The feds have decided not to raise the interest rates, the prices are still holding up but adjusting, and more people are selling that in the past few years. So don’t wait and talk to us about getting a loan, checking out condos, start saving money instead of paying high rents, and in some cases you don’t even need a down payment. This past winter California has had record days of rain and snow, which is very exciting because flowers are everywhere, and we will be able to ski until the summer. There is no better place to live than Downtown Los Angeles: everything is here to enjoy the perfect lifestyle, and as always we are here to help you navigate it in this Spring issue of DTLA LIFE MAG. Our team will always be there for you to help you with all your real estate inquiries and beyond. Don’t hesitate to contact us directly at: info@urbandwelling.life

GRACE & GRIFFIN ON SPRING
Designed by MVE + Partners, The Grace and The Griffin on Spring are located at the intersection of the Historic Core and Fashion Districts at 8th and Spring Street in downtown Los Angeles. The Towers just opened and starting to become a favorite of Downtown Residents. The 24-story towers include a mix of studios, one-, two- and three-bedroom apartments. The Griffin on Spring is comprised of 275 residential units above 9,000 square feet of ground‑floor retail, while The Grace on Spring consists of 300 units above 7,500 square feet of ground-floor retail. Both towers feature luxury amenities including observatory rooftop lounges, a fitness center with separate yoga studio, business center and conference rooms, resort-style swimming pool and an entertainment lounge with kitchen, bar, media, billiards and more. “MVE + Partners’ vision for the Spring Street towers was driven by the rich history and vibrancy of Spring Street’s Fashion District and Historic Core neighborhoods,” said Matthew McLarand, president and director of design, MVE + Partners. “Since breaking ground, the towers have reinforced a sense of renewed vitality within the local community, as premier retail stores and restaurants emerge in the immediate area, helping to bridge together other newly-revitalized areas of downtown Los Angeles.” The Griffin on Spring’s design was drawn from the historical context of the neighborhood, with the use of metal, cast-stone and other elements incorporated in a 150‑foot traditional street wall that aligns with the classic style of Los Angeles circa 1920. Above 150 feet, the design embraces modern materials such as glass and steel, symbolizing the transition from the old to the new world and offering panoramic views of the Los Angeles skyline through floor-to-ceiling glass windows. Similarly, The Grace on Spring’s architecture also includes a 150-foot traditional street wall; however, it features a unique weaved-fabric pattern as an homage to fashion design. Above 150 feet, the window wall façade also offers sweeping views of downtown Los Angeles.

“As a firm, we’re always eager to innovate, evolve and push our design creativity to the next level, while respecting the history of place and the community,” continued McLarand. “MVE + Partners’ design is a blend of function and aesthetics that leverages the firm’s knowledge of high-rise construction meshed with over 45-years of industry leading residential design. The efficient design resulted in the client realizing significant additional rentable area that was not in their base pro forma while the quality of the design is yielding a sought-after residence in the marketplace.” The Historic Core is the most active area of Downtown and modern buildings are welcome to show that Downtown is open to the future. On March 21st,, InterContinental® Los Angeles Downtown and the Red Bull Air Force welcomed the vernal (spring) equinox with multiple “human flights” during the rise of the last supermoon of the decade. Connected by a mutual mission to push boundaries beyond the limits, the luxury hotel and action sports brand banded together to give Downtown Los Angeles a never-seen-before spectacle. This event marked the first ever wingsuit jump into downtown Los Angeles. The alignment of the supermoon and spring equinox is also a first for this millennium - as the last time this took place was in 1981. Donning wingsuits (special jumpsuits that shape the human body into an airfoil, creating lift and with it, “human flight”) the Red Bull Air Force leaped from a helicopter 4,000 feet above Los Angeles and traveled one mile into downtown, buzzing by InterContinental Los Angeles Downtown at 120 mph, to land on the street below. The suits, which appear similar to a flying squirrel, were fitted with LED lights and sparking pyrotechnics that lit up the sky. “We are honored to be approached by a global brand such as Red Bull to bring this moment to life,” commented Niles Harris, General Manager of InterContinental Los Angeles Downtown. “When we opened InterContinental Los Angeles Downtown, we had an ambitious goal to change the skyline of the city as well as attract travelers to the new vitality of Downtown.” It definitely was a fantastic way to celebrate the beginning of spring in Downtown Los Angeles. We are looking forward to more of these spectacular events from RedBul in Downtown Los Angeles.

MIGUEL PEREZ otography
Miguel Perez is a Downtown L.A. resident and a man of many facets. After he was honorably discharged from the Marine Corps in 1979, he worked as an actor, computer tech, carpenter, security guard, bouncer, photo assistant, photo printer, waiter, bartender, photographer, web designer, Linux admin, father, husband, corporate tool, and occasional cook. Miguel came to DownTown L.A. in the aftermath of divorce 24-years in the making. The time was right to pursue deferred dreams. One was to pick up a camera and use it to tell stories about moments, about places and especially about people. He began his studio, Perez Creative Assignments, with two goals in mind. First is to make fine art, and next to bring the discipline of analog photography to the digital realm. Once upon a time, a well-made portrait was crafted to say something lasting and utterly sincere about the subject. With the advent of digital photography, Photoshop, and social media, portrait-photography can sometimes become more and more about less. A typical portrait on the internet is less about the person and more about the “persona.” Miguel is working to move toward pure portraiture and away from promotion. Working with a Nikon, and natural light, Miguel brings a craftsman’s care to every subject that comes to his sunny studio on Pico. The effort results in an image that is free of trickery and gloss and that allows the truth of the subject to come forth. You can currently catch the uber-talented behind/ in-front the camera artist in a beautifully written and directed new thriller THE ASCENT, available on Amazon. ARGHAEL
Arghaël, a recognized director for portraits on film and commercials, became fascinated by the human body while captured through the prism of camera eyes and editing rooms. Looking for a more personal mode of expression, he turned to canvas and the rawness of charcoal as a new language to explore. To sharpen his skills, he studied charcoal drawing with live models at the Ateliers Beaux-Arts of Paris with teacher Gérard Venturelli. From then on, Arghaël’s work questions the mystery of the flesh, frontally probing the unconscious to ultimately welcome on canvas what the artist calls “un incident pictural,” or a pictural incident in English, turning charcoal into life. In his exploration of the human body, Arghaël will soon bare it all, viscerally exposing the body within. His charcoal now captures flesh, bones and blood vessels to their bare essence as he draws his men and women on the walls of his ‘mental cave,’ the canvas lying before his eyes like a second skin. At times, his carbon giants with oversized limbs and evanescent faces seem to be floating in space, reflecting newfound freedom in the very act of drawing.
Photo Courtesy of ArghaĂŤl Photos Courtesy of Neihule
Arghaël’s creatures rise to life before our eyes, perfect metaphors for the creative process. His graphic approach, similar to compositing, allows (the eye to catch) telluric flashes, amplified by warm pastels and oil painting. The other face of Arghaël’s drawings is the transformation of bodies, the metamorphous fusion. It tends to mix, to complexify the figures that evoke both ecstasy and pain in a paradoxical weaving of emotions. The body twists and levitates at the same time, creating suspense, an enigma to decipher. The collision of the sexes is also inviting herself in this alchemical dance. When he draws the body of a woman, he subtracts some aspects of his femininity to create an ambiguous intimate space. Arghaël provokes duels on his canvases, between the model and the artist, the violence and the sweetness, the man and the woman, the fauna and the nymph, the black charcoal and the pastels colors, the speed and the slowness, the movement and what is fixed, sensual caress and harsh wound. His works are metamorphoses initiated by a “Gaieté Noire”, a vision alive of the universe of bodies. The current artist exhibit in Paris invites the visitor to feel the canvas, to feel, in ricochet, this meeting that took place; and thus, he offers us to see a new flesh, the fruit of this mutation of bodies. You should definitely visit the Loo & Lou Gallery, where Métamorphe(s), the artist’s latest show running through May 11th, 2019. (www.looandlougallery.com/exhibitions/metamorphes-arghael-20-03-2019-11-05-2019-2/) You can also discover the full collection of Arghaël’s work by contacting DTLA LIFE by email at alex@dtlalife.com, and we will make sure to send you his catalog, as well as invite you to come to visit a few of his fantastic art at our offices.

Red Light Lit is a mashup of live music, art, and poetry set to a live score. The performers explore love relationships, sexuality, and gender. On June 1st, 2019, from 8 to 11pm, in the Tangier Room at Hotel Figueroa, we will celebrate the book release of “Turn and Face the Strange” by Bay Area poet, Natasha Dennerstein, and LA-artist, Kaye Freeman, published by Norfolk Press. With musical guest: Sunny War.
Sunny War (born Sydney Lyndella Ward) is more than just an artist; she is a force of nature that is tough to pin down.
What exactly is her style? Is she a blues or punk artist? The answer is yes and no. You can try to place Sunny in a few boxes, but doing so would be a significant disservice to the young songstress. The Los Angeles Philharmonic embarked on a historic fundraising campaign to mark its Centennial year and secure the future of the orchestra into its second century and beyond. The LA Phil Centennial Campaign enabled the LA Phil to build on its reputation for innovation, advancing orchestral music and music education, revolutionizing audience development and preparing our venues for the next century.
Simon Woods, CEO of the Los Angeles Philharmonic, said, “During our Centennial, we’re celebrating all aspects of the LA Phil, including Frank Gehry’s brilliant architectural design for Walt Disney Concert Hall. We feel there can be no better way to honor Gehry’s artistry than by asking other artists to add their perspectives. The Manufactory is a collaboration between acclaimed chefs Elisabeth Prueitt and Chad Robertson of San Francisco’s iconic Tartine Bakery, and Chris Bianco of Phoenix’s legendary Pizzeria Bianco. The project occupies nearly 40,000 square feet and includes a bakery, a market, an all-day cafe, a dinner / weekend brunch-only restaurant, a coffee lab and roastery and opened the first phases in January 2019. The three chefs, all James Beard Foundation Award-winners and noted experts in their respective disciplines, are collaborating on all aspects of the project and together creating something truly unique and original. The Manufactory brings Coffee Manufactory, Tartine’s sister brand, and coffee roasting company, under the same roof. Led by industry expert Chris Jordan, Coffee Manufactory built out the roastery with their sourcing and roasting partners Califia Farms, and it serves as a flagship roasting facility, and complements their existing roastery in Oakland, CA. Jordan hopes to set new industry standards with Coffee Manufactory’s groundbreaking initiatives on sustainability and quality, while creating a space for greater LA’s coffee community to come together and learn. The Manufactory is located in ROW DTLA, located on the edge of the Arts District in Downtown Los Angeles. The thirty-acre district and its historic, industrial 1920’s series of buildings has transformed into a walkable destination comprised of 1.5 million square feet of retail, restaurants, and creative office spaces. The six iconic structures, originally built by the Southern Pacific Railroad in the 1920s as the LA Terminal Market, have been adapted into ROW DTLA, and are now home to creative individuals and brands that elevate the culinary, retail, and design communities. Studio BBA (Stonemill Matcha, Mr Jiu’s) was tapped to create The Manufactory interiors and exteriors. Led by Bonnie Bridges, AIA, they’ve designed the series of spaces to operate as an ecosystem with shared resources and a concerted creative energy. The design firm was selected because of their deep interest in designing process-oriented production facilities, their experience in maximization through adaptive reuse of existing industrial buildings, and their close relation-

ship with the California food service industry. The spaces include: Tartine Bianco – the all-day café offers a seasonal menu that changes with what’s prime at the farmers market, while staples like the signature smørrebrøds & tartines showcase the bread Tartine has justifiably become famous for. Coffee Manufactory Roastery – Passersby have a view into the basement where Coffee Manufactory is roasting coffee in partnership with Califia Farms on a vintage 120 Kg Probat coffee roaster. All coffee served at The Manufactory will be roasted here, as well as provided to local wholesale accounts such as Felix, APL, Botanica, Animal, Petit Trois and many more. The Market – The Market provides the full display of all products produced by the overall Manufactory, as well as gourmet foods by specific small producers from the western US & beyond. Main features include cheese and charcuterie cut to order, a custom salad bar, soups, sandwiches made on Tartine’s slab bread, Tartine bread & pastries, and pre-packaged sundry items. One of the main highlights is the flatbread program that embodies the collaboration between Chris Bianco and Chad Robertson; one they describe as flatbread with pizza sensibilities. showcase for all aspects of the craft bread & viennoiserie production. While not open to the public, much of the process is visible through large windows. It will serve as a commissary to support local satellite cafes, and eventually the maximum daily throughput for the bakery will be approximately 4,250 loaves and 6,300 pieces of viennoiserie per day; which is equivalent to 3,700 kg of flour or about 4 tons per day. Alameda Supper Club – Open for dinner and weekend brunch only, the Alameda Supper Club is set up as an elevated collaboration between Chris Bianco and Chad Robertson drawing inspiration from Bianco’s Tratto restaurant in Phoenix. The restaurant itself contains a 16-person private dining room, an indoor bar and a generous outdoor patio and bar. Coffee Lab [coming later in the year] – Located a few doors down from Alameda Supper Club, Coffee Manufactory is creating a Coffee Lab. This collaborative space with their sourcing partner Califia and will showcase all aspects of coffee, from roasting & packaging, to cupping (tasting), test roasting, research and development, & service. Coffee micro-lots will be served from specific machines, as the lab will employ multiple varieties of espresso machines, including competition equipment for training. This space will also be the first Specialty Coffee Association Flagship Educational Campus in the United States, offering a full range of certification courses.

For Daniel Shemtob, taking the road less traveled from many of his fellow top chef compadres might have been just the key to building his impressive resume. Enriched with experience through winning Food Network’s The Great Food Truck Race, he has attained a new benchmark in culinary vision and execution. Chef Daniel looks at food as he does with his life; passionate, fun, and approachable. By being non-traditional, he can constantly reinvent himself, and HATCH is an embodiment of exactly that.

Superfine by chef Steve Samson is an homage to the old world’s and new world’s finest pizza-making traditions. Samson picked his favorite elements from each and bolstered them with the freshness of local produce to create a blended trifecta of deliciousness. His passion for using high-quality ingredients aligns perfectly with the location, City Market South, which was once Los Angeles’ original produce market. He also just dream about making delicious pizza: starting with raw material, fine-tuning the process, sweating the details, perfecting the craft. When it all comes together in a simple pie, we love how happy it makes us. So, perhaps the driving reason, the one they always come back to, is that they created Superfine for the love of pizza.

THE PRINCIPLES f FENG SHUI
Feng Shui is rapidly becoming a staple of America’s billion-dollar interior design industry; the approach that your surroundings affect not just your level of material comfort but also your physical and mental health, your relationships, and your worldly success. Feng Shui (pronounced “fung shway”) examines how the placement of things and objects within it affect the energy flow in your living environment, and how these objects interact with and influence your personal energy flow. Your personal and environmental energy flow affects how you think and act, which in turn affects how well you perform and succeed in your personal and professional life. Feng Shui affects you every moment of the day — whether you’re aware of it or not. Feng Shui is the simple interaction of humans and their environments - Feng Shui enables you to influence these interacting energies to achieve specific life improvements. As a result, you (and your life) can achieve harmony with your surroundings. Feng Shui is practical and grounding, and it helps you right where you live and work. Feng Shui is often referred to as the art of placement. How you place your furniture, possessions, and yourself within your surroundings largely determines your life experience at every level. Feng Shui offers a unique way of looking at yourself and your environment, and it provides a way of bringing balance, comfort, and harmony into your environment in a manner that is difficult to achieve by any other means.
historically has determined our food supply and in turn affects our lifestyle, health, energy, and mood. These two fundamental and flowing elements have always profoundly yet subtly influenced human individuals and societies. The essence of these life-giving elements is chi, or life force. Wind and water are direct carriers of chi, as their flowing quality reflects their essential nature. All living organisms are largely composed of these two elements. Thus, Feng Shui is the art of designing environments in harmony with the flow of chi through one’s living space, and this flow supports and enhances one’s personal chi or life force. Feng Shui is rooted in a holistic worldview. It sees all things and creatures as part of a natural order, a vast environment that is alive and in flux, ever moving and changing. Each thing in this natural order is equally alive and has an energetic value or component. So everything — plants, animals, people, and things — exists in a vast landscape that swirls with vital life force energy. The same energy that flows through the world flows through you as well. In fact, according to this view, your essence — the part of you that makes you alive, unique, and vital — is this energy. And your body is the vehicle or environment in which this essence flows.
Feng Shui divides the vast environment or landscape that is the universe into more manageable units — like human beings and their homes, property, offices, living rooms, and bedrooms. You can’t control the Feng Shui of the world at large. But Feng Shui enables you to design your personal environment according to the same universal prinFeng Shui is the study of the relationships between ciples of energy flow by which planets spin in their the environment and human life. Live Talks LA! hosted Melinda Gates on May 7th at the beautiful Aratani Theatre inside of the Japanese American Cultural & Community Center to discuss her book, The Moment of Lift: How Empowering Women Changes the World. Celebrity and philanthropist, John Legend, was selected by Gates to share the discussion. Tickets ranging from $45 - $75 included a signed copy of her book. Live Talks LA! is a series of on-stage conversations featuring writers, actors, musicians, humorists, artists, chefs, scientists and thought leaders in business that present in some of Los Angeles’s wonderful venues. All events are recorded and available to a wider global audience through livetalksla.org after the event. “We are approaching a defining moment in history. The engines are ignited, the ground is shaking, the rocket is poised to take flight. Some of my most powerful memories from childhood are of watching the Apollo space missions launch. The moment of lift captured my imagination and sparked my curiosity. It’s an image that has stayed in my mind through a career at Microsoft and two decades of traveling the world doing the work of our foundation. It’s also helped me frame the most urgent question of my life: How can I—how can any of us—use our lives to create moments of lift for each other? What I’ve come to understand is that it all depends on women and girls. For all of history, women and girls have been relegated to the margins, denied an equal chance to learn, lead, earn, thrive, and rise. Even today, there is nowhere on earth where women have achieved true equality. Now, the world is finally waking up to the fact that none of us can move forward when half of us are held back. The data is clear: empowered women transform societies. Photo Courtesy of Bill & Melinda Gates Foundation
This is a book that argues progress is possible, but it’s as much about people as it is about ideas. It’s a chance to tell my story, but much more importantly, it’s a chance to tell the extraordinary stories of the women I have met. I wrote it as part of a promise to myself to do everything I can to ensure that their voices are amplified and their experiences are represented in the world’s most important conversations. The ground may be shaking, but there is nothing inevitable about what will happen next. To capture the potential of this moment, we need to move forward together. I hope this book will be a call to action for anyone who believes that a better future is possible.” - Melinda Gates, from the introduction toThe Moment of Life
