Enjoy less competition and lower prices. Fewer properties are typically available during the winter,
as sellers and buyers aim to complete transactions before the school year begins. You can turn that to your advantage. “In winter, there are fewer properties, but it’s less competitive, with fewer buyers per property,” says Greg Jaeger, president of USAA Residential Real Estate Services Inc., and former real estate agent. The more favorable supplydemand balance can lower prices. In the winter, “negotiations are slower-paced and there is more negotiating room,” Jaeger says. Also, winter sellers may be more motivated, especially if they’re forced to sell by divorce or by corporate or military transfers. In January and February, homes cost 8.45 percent less on average than in June through August, according to NerdWallet research conducted using Realtor.com data from 2014 and 2015. That’s in line
with what Jaeger sees, particularly in competitive real estate markets where supply is limited.
Lower prices help at closing — and over the life of your mortgage. A lower price eases your home purchase in many ways, Jaeger says. It lowers your down payment, any closing costs that are calculated as a percentage of the home’s sale price and your mortgage payments. There’s also less of a seller’s agent commission bundled into the sales price. These savings help when you buy, and they add up over the life of your mortgage.
The right agent can help. When supply is limited, the right agent can help you get a jump on other buyers. Agents who are well
connected learn about properties before they are listed. The right agent understands the market where you are buying. That includes doing competitive market analysis so you understand what the house is worth. Look for an agent who suits your style. For example, if you’re a statistics geek, you need an agent who’ll provide them. “Just having access to statistics doesn’t mean they have analytical skills and will use them,” Jaeger says. He recommends USAA’s Real Estate Rewards Network as a source for seasoned agents who deliver great service to USAA members. Many resources are available to help consumers find the right agent, including USAA Real Estate Rewards Network, a free program that gives members access to USAA’s network of real estate agents and rewards when they buy or sell.

Don’t give up on buying a home as winter nears. In fact, December through February may be better for buyers than the busy season in spring and summer.

a more comfortable, welcoming environment.
■ Switch to e-statements for bank documents and utility bills. Paper is a big contributor to household clutter. That’s still the case even though many adults now pay the majority of their bills online. When given the chance to choose between paper or e-statements, opt for the latter so bills and bank statements don’t pile up on your desk or throughout your home office. If you still want to keep important bills and bank statements, download them to your computer and keep them in a designated folder on your desktop.
year ahead clutter-free Opting for e-statements instead of paper statements can help men and women reduce clutter around the house. Many people feel the dawn of a new year provides an opportunity to clean the slate and begin anew. That notion can be
applied in various ways, including around the house. Cleaning the slate at home may involve reducing clutter around the house. Clutter can gradually overtake a home’s interior, turning a once pristine home
into one overwhelmed with nonessential items. Clearing a home of clutter can seem like a monumental task, but the following tips can help homeowners and apartment dwellers make the year ahead clutter-free.
■ Scan important documents and save them on a computer. Some documents cannot be discarded, but that does not mean they have to be stored in bulky file cabinets or desk drawers. Scan important documents such as medical receipts or tax returns and save them on your computer where
Opting for e-statements instead of paper statements can help men and women reduce clutter around the house. they won’t take up any physical space. Purchase an external hard drive as a safety net where you can store backups of important documents in case a computer crashes and cannot be rebooted.
■ Thin out DVD and CD libraries. Thanks to streaming services and digital music players, DVDs and compact discs have become somewhat obsolete. Discard or donate DVDs that you can just as easily stream through your television,
and convert compact discs to digital files that you can play on your computer and MP3 players, ultimately donating the discs and clearing space.
■ Purchase furniture that doubles as storage. Storage ottomans and benches can help clear common areas and bedrooms of clutter such as blankets and bed linens that can make rooms feel more claustrophobic. Storage furniture might not get excess items out of the house, but such furnishings can create
■ Adopt an “out with the old, in with the new” mantra. Resolve to discard old items after purchasing new ones or receiving birthday or holiday gifts. Hanging on to old items because they can still function and serve some utility is a recipe for a cluttered home. Anytime you or a family member brings a new item into your home, make sure the item it’s replacing finds its way out the door. Clearing clutter is a goal for many people at the dawn of a new year. As intimidating as clutter can seem, discarding it is easier than it may appear. TF171716

garden-style flats with open, airy floor plans and details today’s homebuyers are looking for —spacious living areas, modern, updated kitchens, all-new stainless steel appliances and plenty of storage space. Homes even come prewired for high speed Internet, telephone and digital cable TV. “You just don’t find features like these in an older home or even in newer homes that cost a lot more,” says Powers. Sally Horvath is Vice President of Sales and Marketing for The Dragas Companies, the local builder behind King’s Pointe. Over the past 48 years, The Dragas Companies has developed and built more than 35 award-winning condominium communities in Chesapeake and Virginia Beach, each one a testament to the company’s founding mission. “Our goal has always been to make home buying possible and affordable for first-time homebuyers and others looking for well-built homes in well-planned communities,” says Horvath noting that the company’s involvement in the entire development of a property— from finding the land to designing the community to building, selling and even financing the homes—allows them to make sure that that quality standards are met on every front. It also allows them to offer special incentives in addition to the already-low monthly payment. For a limited time, for instance, select homes at King’s Pointe are eligible for a $10,000 allowance to use however a buyer needs, plus all closing costs and prepaids covered at closing. “Buying a first home, or any home for that matter, is a big investment,” says Horvath. “It’s nice to know there’s an experienced company behind your new home and people who are invested in its quality and value.”
At King’s Pointe, First-Time Homeowners Don’t Have To Choose Buying a first home used to mean settling for a small fixer-upper in a less than perfect neighborhood. Not anymore, says Katie Powers, Sales Manager for The Dragas Companies’ King’s Pointe condominium community in Chesapeake’s Western Branch. Powers and fellow Sales Manager Anna Gaskins say they’re selling new homes to more and more first-time homebuyers, who realize they could own a brand-new home in a beautiful new community for less than they’re paying in rent. “Many have spent months looking at places in their price range in Hampton Roads,” she says. “They tell us everything out there is either old and run-down or built for the way people used to live — small kitchens, no closets, things like that.”
Powers and Gaskins both say the opportunity to own a stylish new 2-bedroom home for under $900 a month is a huge selling point but by no means the only one. The community’s central location, just minutes from the MonitorMerrimac Memorial Bridge-Tunnel, makes it an easy commute to NASA/Langley, Newport News Shipbuilding and other major employers on the Peninsula. “The location is pretty hard to beat, especially for people who work on the Peninsula,” says Powers. King’s Pointe homeowner Sarah Sledge is one of them. “This really is the perfect place,” says Sledge. “I work in Newport News and my husband works in Norfolk. We both wanted a place to call home
where neither one of us would have a huge drive.” Being close to businesses, schools, shopping and entertainment on both sides of the water is a key advantage but it’s the look and feel of the community and the quality and affordability of the homes themselves that really close the deal. “We hear it from homeowners all the time,” says Gaskins. “King’s Pointe is just a nice place to come home to.” Nestled in a 14-acre forested preservation area, King’s Pointe at Western Branch has its own private pool, neighborhood clubhouse and landscaped grounds that are carefully and continuously maintained. Attractive, low maintenance homes at under $900 a month include 2-bedroom
King’s Pointe model homes are open for tours seven days a week. It’s definitely worth a visit, says Horvath, especially if you work on the Peninsula and are still renting. “You’ll be surprised at how close it is and amazed at how affordable.” For more information about King’s Pointe at Western Branch or to schedule a personal tour, call site agents Katie Powers or Anna Gaskins at 757.606.2999 or visit us at dragas.com. *Payments of $897.12 PITI based on $152,900 sales price, VA 30 year fixed rate loan with zero down payment at 3.75% rate (4.0344% APR) (rate, sales price and incentives as of 12/7/2016 and are subject to change).
