Q4 MARKET UPDATE
Looking back at the fourth quarter of 2025, Metro Atlanta’s housing market continued its gradual shift toward a more balanced pace. Home sales declined 4.3% year over year, with 12,165 homes sold. Even with fewer transactions, prices held steady, as the average list price increased 1.7% to $539,439 and the average sale price rose 1.2% to $525,328
On average, homes sold for 97.7% of their asking price. Buyers had more time to make decisions, with total days on market increasing to 74 days—up 23% from Q4 2024. Inventory levels also expanded, with active listings up 11% compared to last yea r, reflecting more options available as the quarter came to a close. With increased selection and stable pricing, the market is offering a more measured environment for both buyers and sellers .
