Finding the best tenant for your property Our reputation, brand recognition and exposure to the right networks mean we attract and source the most suitable candidates. We manage tenants at all levels, from CEOs to responsible students.

Thoroughly screening all candidates We meet, interview and assess all suitable candidates. We take references and carry out credit checks. Many years in the business means we have a nose for the right person or family for each property. Keeping abreast of ever-changing legislation means we can deal effectively with any new issues like multiple occupancy tenancies and tenancy deposit regulations.

Taking a condition schedule at the start of any tenancies Along with a full inventory we make a condition schedule at the start of each new tenancy. This helps to ensure everything is put back as it was and any damages are covered and paid for when a tenant moves out. We provide you with photographic evidence of your property’s condition at the beginning of any tenancy.

Dealing with routine matters and any issues during the tenancy This includes rent collection, any maintenance that is required, safety inspections and compliance issues and any unforeseen situations that may arise.

Complete control Most professional lets we manage average 2-3 years. For many landlords long-term letting is a cyclical business. Our management service keeps the whole process running smoothly, year in year out.

How we look after your property The diagram below displays the cycle involved in letting a property. Our minimum contract is six months but most professional lets that we manage average much longer. Occupancy levels stand at close to 100% depending on location and rental value. The average downtime between tenancies is often just a matter of a few days.

We have four departments that oversee the different aspects of letting your property. The Lettings department sees in tenants and the Checkout department sees them out. The Accounts department deals with rental collections and any trade work invoices. Property maintenance calls on a pool of skilled tradesmen to carry out any repairs and can also arrange property upgrades like installing a new bathroom or kitchen.

We collect initial payment then set up an ongoing payment mechanism – direct debit for private tenants and an invoicing system for corporate tenants.

Landlord checklist Before any property can be advertised and made available for a tenant to move in, the following items must be attended to:

There must be a valid, gas safety certificate in place covering all gas appliances

Every landlord must register themselves, and any properties they own, with their local authority.

Every property must have an energy performance certificate for marketing purposes

Properties must be appropriately insured for rental purposes

There must be a minimum of one appropriate smoke alarm, per floor, within any rental property. (HMO properties require more)

All fixed and portable electrical appliances should be checked as appropriate
