Home Security Checklist By Peggy Parry, President Cambridge Board of REALTORS

The first step toward protecting your home from break-ins is to conduct a home security check that will show where your property is most vulnerable, according to Peggy Parry president, Cambridge Board of REALTORS This step-by-step list is a good place to start. Your home’s appearance Burglars want an easy target. Stand on the street outside your house and ask yourself: Does my property look neglected, hidden, or uninhabited? A front door or walkway that’s obscured by shrubbery offers crooks the perfect cover they need while they break a door or window. Consider trimming shrubs away from windows, widening front walks and installing outdoor lighting with motion detectors. Simple motionactivated floodlights cost less than $50, and installing them is an easy job if the wiring is already in place. All sides of your house should be well-lit, not just the front. Doors: The first line of defense Are your front and back doors vulnerable? Steel, solid wood, and impact-resistant fiberglass are all good choices for security. If you must have glass, make sure it is tempered or reinforced for added strength, and that sidelights are positioned where somebody can’t easily reach in and turn the lock. Open all doors and check the strike plates, the metal fittings that catch bolts and latches. Chances are, the strike plates are fastened to the soft wood of the door jamb with two screws only. Not good. Best are four-screw strike plates with 3-inch screws that penetrate the jamb and bite into the hard wood of the stud behind the jamb. All exterior doors should have deadbolts that throw at least a 1-inch bolt. Ask your locksmith to upgrade to Grade 1 or Grade 2 locksets and deadbolts, the most secure options. Back doors and garage doors are more likely to be attacked before the front door, according to Chris McGoey, a Los Angeles-based home security consultant. If you have an attached garage, secure the door by disabling the automatic opener and locking the door before you go away on a long trip. The door leading from the garage into the house should be outfitted with the same hardware as all other exterior doors and be kept locked at all times. Windows In order of risk, ground-floor and basement windows are more likely to be attacked than second-floor windows. The exception is second-floor windows that can be easily accessed by a deck or other elevated structure outside the home. Make sure all windows can be opened, closed and locked with relative ease--and then remember to lock them. The biggest problem with windows is that homeowners leave the house and leave them wide open. For added security, consider installing blocking devices on the most easily accessed windows so they can’t be opened from outside, says McGoey. Wooden dowels laid in the track block windows that slide horizontally, and steel locking pins (about $7 each) inserted in small holes drilled through the frames prevent windows from sliding vertically. If you install a home security system later, the pros will install glass-break sensors on your most vulnerable windows. Storage sheds DonâC™t ignore the doors and windows on your outdoor storage shed, especially if you store tools such as ladders, saws, screwdrivers, and hammers, any of which would be handy to a burglar. As with house doors, the best option is a secure deadbolt. Hasp closures are easily defeated because someone can insert a crowbar behind the hasp and snap it. Patio doors It’s relatively easy to lift a set of older patio doors off the track, even when they are locked. Don’t attempt to do this on your audit, but take time to inspect the doors and hardware. Replace any missing or broken locks, and consider installing and using locking pins to prevent them from sliding. Consider your family’s habits: Do you leave the patio doors open all summer? Locking the screen door isn’t good enough; it keeps out bugs, not thieves. Get in the habit of closing and locking patio doors when they’re unattended or you’re not home. Safeguard household valuables Thieves want easy-to-grab electronics, cash, jewelry and other valuables, though some are not above running down the street with your flatscreen TV. Most make a beeline for the master bedroom, because that’s where we’re likely to hide spare cash, jewelry, even guns. Tour each room and ask yourself: Is there anything here that I can move to my safe deposit box? Consider getting rid of old jewelry you never wear. A home safe, bolted to your basement slab, is a good spot for everything else. Have you made a video inventory of other items of value in your home? Are you properly insured for theft? Understand that high-ticket items in your home office, such as computers, professional camera equipment, or other business essentials, may require an additional rider or a separate policy. How to get approved for a mortgage Real estate professionals say the market is rebounding, and many would-be home buyers are eagerly awaiting their opportunities to purchase their own homes. Fresh data indicates that the inventory of properties is quickly drying up and soon the market is poised to point in the sellers’ favor. According to Allen & Associates, a real estate appraisal, consultant and research firm based in Colorado, properties in the area listed for sale are below the six-month supply of inventory. Now could be the time to get a good deal on a home, provided buyers are able to secure mortgages. No matter how many affordable homes are available, if a buyer cannot get approved for a mortgage, then his or her chances of owning a home are slim. In the wake of a tumultuous economy, many lenders tightened restrictions on mortgage lending. And even though the economy has rebounded, many lenders have continued to follow strict guidelines before lending money. In order to secure a mortgage with a good interest rate, buyers must take control of their financial situations and fix problems that could lead to loan rejection. Many things can impact a mortgage application. Here are the ways to overcome liabilities and improve your standing with prospective lenders. * Know your credit rating. Your credit rating is a score that lenders rely on when deciding whether or not to approve your mortgage application. The higher the credit rating, the more attractive you look to prospective lenders. But the lower your score is, the more difficulty you will have getting a loan. Should you get a loan with a low score, you may have to pay a higher interest rate than someone with better credit. Prior to making any big financial decisions, such as applying for a mortgage, it is vital to find out your credit score. You can request a free copy of your credit report, which includes your credit score, once a year from the three major credit reporting agencies in the United States and Canada: TransUnion, Experian and Equifax. You also can pay for your credit report. * Address any issues on your report. Once you know your score, you can take steps to address any issues on the report. Pay down revolving consumer debts, such as credit card balances and auto loans. Report any errors on your credit report so they can be adjusted. Pay bills on time and address any notices of collections before they make it onto your permanent record. If you will be applying for a loan soon, avoid opening any other credit accounts for the time being. * Maintain steady employment. Having a job is often vital to getting a mortgage. Lenders tend to look for long-term financial stability, which is best illustrated by maintaining steady employment. Jumping from job to job may be a red flag to lenders, so it’s better to make a switch after you have been approved for a loan. * Save, save, save. Having more money in the bank lowers your loan-to-value ratio, or LTV. This will make you appear less risky to lenders. Individuals who have saved for a considerable down payment on a home are also seen in a better light. * Make sure you have a credit history. Some people are too cautious with their credit and think closing accounts or avoiding credit entirely will make them more attractive to lenders. But this can backfire. Lenders will want to see a strong credit history that indicates your ability to pay your debts on time. * Get a cosigner. If you are uncertain about your ability to secure a loan on your own, then consider a cosigner to make you more attractive to prospective lenders. The cosigner helps guarantee the lender that your mortgage payments will be made. Time-saving cleaning tricks House cleaning is a chore few people relish. House cleaning can be monotonous and time-consuming. But ignoring cleaning tasks may leave you with a much larger mess to tackle. Cleaning does not have to be such a difficult job. There are a number of time-saving strategies to keep the mess to a minimum and keep your weekend afternoons free from all-day cleaning marathons. * Do the dishes after every meal. A sink full of dishes can make the kitchen look like a mess, and letting dishes pile up increases the risk of an insect infestation. Although it may seem like a chore, keeping on top of dishes actually reduces your workload. If you’re lucky enough to have an automatic dishwasher, then load dishes directly into the dishwasher instead of putting dirty items into the sink. * Protect your microwave. The inside of the microwave tends to get dirty rather quickly. Heating up snacks or quick meals may result in spill-overs or splatter. To cut down on cleaning time, stack several paper towels on the turntable. Should a spill occur, simply discard the top paper towel for an easy clean-up. * Switch your soap. Glycerin or liquid soaps do not have traditional binders that are in many bar soaps. Without the binders, which are the primary cause of soap scum, you will have to contend with much less soap scum in showers and sinks. To further cut down on soap scum, use a small, flexible squeegee to wipe down tile walls and glass doors after each shower. * Work from the top down. Dust and dirt settles at the lowest levels. Avoid messing up what you have just cleaned by beginning any cleaning task high up and moving downward. Therefore, dust shelves and cobwebs from ceiling corners first, then tackle tables and other surfaces before ultimately cleaning the floors. * Concentrate on one room at a time. Some people suffer from cleaning attention deficit disorder. This means they’ll begin one task and then go into another room for something and start a new task, and so on. Focus on one room at a time to save time. You will do a more thorough job with less frustration. * Establish a drop zone. Foyers tend to accumulate a lot of clutter. Organize the space so you’re less tempted to drop items as soon as you come in. Keep the recycling bin (or shredder) handy for dealing with junk mail. Have a coat rack for hats, coats and umbrellas. Keep a basket available so you can transport items that belong in other rooms in the house. * Do laundry every day. Invest in a hamper that enables you to sort clothing into different compartments, including lights, darks and delicates. This way the sorting is already done when it comes time for washing. Then aim to do a load a day so that you’re not faced with 100 pounds of laundry come the weekend. * Rely on baking soda and vinegar as cleaning products. These kitchen staples are the workhorses of many cleaning projects. A mix of baking soda and vinegar can dislodge a clogged drain and be added to a wash to freshen towels and linens. A paste of baking soda can often scour tough stains, like marker, while vinegar has been known to neutralize pet odors from accidents. * Think outside the box. A can of Coca-Cola can be effective at cleaning the ring in the toilet. An unsweetened package of Kool-Aid brand lemonade can be used to freshen and clean an empty dishwasher. The citric acid will scour the inside and get rid of any scaling or hard water stains. Cleaning is a task that may not be enjoyable, but it is a necessary evil of healthy living. Preparing a home for entertaining Hosting a party at home is a cost-effective way to entertain. But inviting friends over can be a lot of work, as the host and/or hostess is responsible for all aspects of party preparation and cleanup. While party hosts often must wait until the day of the party to tackle many of their responsibilities, they can get a head start on preparing their homes for their guests. The clean-up It may seem counterproductive to clean prior to having everyone over, but it is a necessity if you want to present your home in its best light. The goal is to give the home the appearance of tidiness. Every surface need not pass the white-glove test, but attention should be paid to any rooms in the house where guests will be spending time. Begin with the rooms that will be occupied the most. Ensure that they are free of clutter. If you do not have time to put every piece of decor back in its rightful place, simply put misplaced things in boxes or baskets and store them out of sight until you can sort accordingly. Quickly vacuum the main entertaining area and wipe down any dusty surfaces. While cleaning, pay special attention to the bathrooms, which will be subject to significant foot traffic. Spend ample time cleaning the bathroom because you want to present a clean, sanitary space. In the same vein, make sure the master bedroom is neat. Put on your best comforter and ensure the bed is made. Unless you lock the bedroom door, expect at least one guest to mistakenly wander into the bedroom. Seating You will want to have enough seats for the majority of guests to be comfortable. Expect at least 75 to 80 percent of guests to be seated at any given time while the remaining guests mingle. Your regular furniture may be able to accommodate a number of guests. If not, bring in seating. It could mean temporarily moving out bulky sofas in lieu of folding chairs. If you will be serving a sit-down meal, then you will definitely need a seat and place at the table for each one of your guests. Buffet-style meals and finger foods are often the best option when table space is limited. Safety and comfort Investigate your home for any potential safety hazards before inviting guests. Repair any chipped concrete on walkways and ensure that railings are sturdy so no one trips or falls. Make sure that there is adequate indoor and outdoor light if you will be hosting your event in the evening. If you will be inviting a person with mobility issues, make sure that the path between the entryway and the bathroom is free of obstructions. If you have a pet, keep in mind that some guests may be allergic to pets or uncomfortable around animals. In such instances, it is better to tuck away your pet in a quiet, out-of-the-way room for both the comfort of guests and the safety of the animal. Keep all exits and windows easily accessible in the event of an emergency. Make sure that fire extinguishers are charged in the event a candle or chafing dish sterno gets knocked over. Have a few seats available outdoors for smokers or those who want a break from the action. Preparing a home for party guests takes some patience and elbow grease. Make the most of small bathrooms Renovating bathrooms is commonly at the top of home improvement to-do lists. Though some rooms around the house may remain timeless, bathrooms, like kitchens, show their age (and era) much more easily, which could be why homeowners are always on the lookout for new ideas. Although many people may dream about creating a spa-type oasis in their homes, not everyone is lucky enough to have a large bathroom, much less a large budget for a full-scale renovation. Small bathrooms are common, particularly in older homes, but they needn’t force homeowners to compromise on style when renovating. Small bathrooms may be a half-bath on a main home level or even a full bath, depending on the home. By thinking creatively, homeowners can maximize their spaces and redo bathrooms in ways that bring out their best assets. * When space is at a premium, it’s best to look for fixtures and items that fit with the scale of the bathroom. Although you may want a large vanity and cabinet in which to hide all of your toiletries, this simply may not be practical -- taking up most of the bathroom real estate. Instead, look for elegant pedestal sinks that have a much smaller profile. They’ll also help you control the clutter in the bathroom because there won’t be anywhere to hide it. * Use optical illusions to make the bathroom appear more roomy. For example, lay tile diagonally to create the impression of space. A large mirror will reflect the room back and make it appear much larger than it really is. * Select lighter hues in paint colors and accessories. Dark paints and fixtures could make the room feel cramped. Dark colors are generally used to make spaces feel more cozy. In a small bathroom, it may make the space feel claustrophobic. Instead, think light and bright and the room will instantly feel more airy. * Minimize wall hangings and keep fixtures smaller. Filling the walls with knickknacks may contribute to clutter and make the space appear closed in. Use decorative items sparingly. * If possible, store towels in a closet outside of the bathroom. This way you won’t have to devote space inside the bathroom to a closet, leaving more room for other things. * While some people like the thought of a separate bath and shower, in smaller bathrooms this may not be possible. Instead, look for a combined shower and bath, or select a walk-in shower with a much smaller profile. * Windows are often welcome in bathrooms because of the ventilation they provide, but they could be a hindrance in smaller bathrooms because they take up prime wall space. Cover a window in a shower stall to free up space. Just be sure to install a venting fan to reduce moisture in the bathroom. * Maximize wall space if you need storage. Find cabinets that will fit beneath windows or be able to fit in thin areas between sinks and toilets. Over the toilet is prime area for cabinetry. * Consider a frameless shower. This is a partitioned area of the bathroom that’s set aside for the shower and is typically only cordoned off by a thin wall or piece of glass. Or a shower with no walls at all is the ultimate in space-saving. The entire bathroom floor is decked out in tile, and a portion is sloped toward a shower drain. * Think about installing a skylight if you prefer natural light, but there is no room for a traditional window.
