The project is proposed IT/ITES SEZ development in Phase III to be completed in 2020. Futuristic in nature the building complex was to be designed in the ‘state of the art’ technology with climatic adaptive features. It should create an iconic character for the architectural rich heritage site location.

Climatic Analysis resulted in the need of passive design strategies as large amount of energy was wasted in HVAC load for major office in this area. Mutual Shading, Thermal Mass and Cross Ventilation were acceptable in percentage comfort chart. The major outcome of site analysis was the rectilinear nature of site, giving rise to major and minor axes which helped me in getting the concept for the building started.

The site has been crowned by the famous Aravalli Hills. Form derived by parametric equation is highlighted by large forecourt. Smooth visual lines are slowly enhanced by rising profile of three building towers. Site Planning positions building at the focal point creating a convex plaza and highly efficient forecourt. The whole pragramme is was divided into three towers namely A.B and C of varied heights. Each tower provided unprecedented views and ample amount of daylight due to regular curtain facade. Building A was typically detailed to show various permutations of tenancy and furniture layout. Lift Zone Management and Service Core Efficiency was 15 sec and 75% respectively, which was highly appreciated.

S U S T A I N A B I L I T Y Digital as well as physical simulation on Sefaira and heliodon were carried out respectively. The resulting HVAC showed a decline of about 10% from the cases studied. Also the building incorporated intelligent facade which allowed natural ventilation with the restriction on extensive heat of Rajasthan (composite climate). Initial Study Model

The character of the final outcome was highly appreciated by both the jury. The horizontal lines created an effect of fluidity. The front forecourt was a direct interpretation of stepwell famous in the neighborhood. Sculpture at the entry, Water conservation techniques and separate retail block balances the economy and grandeur of the whole futuristic complex.
