RE/MAX celebrates 40 years by giving back to community This year marks the 40th anniversary of one of the world’s largest real estate franchises – RE/MAX, the leading global real estate brand. a non-profit charitable organisation that aims to uplift the lives of families and individuals in need.” Through The RE/MAX Foundation, offices across the RE/MAX of Southern Africa area of operation will be invited to engage with their local communities by collecting both toys and books for a local orphanage, creche or charity that they nominate. Members of the communities are encouraged to participate by donating the items and dropping them off at their nearest RE/ MAX office or with their RE/MAX agent.

The toys and books collected will be distributed to the various institutions on Founder’s Day, 30 January 2013. “This is the first campaign of many that will be administered by The RE/MAX Foundation to continue to build up the communities in which RE/MAX of Southern Africa operates. Avoiding issues in property sales When a home is sold, there are all too often issues, arguments and sometimes even court cases about the fixtures and fittings – which form part of the sale and which the owner is allowed to take away with him. A good estate agent, says Tony Clarke, managing director of the Rawson Property Group, will ensure that this does not happen – but, regrettably, he says, a small minority of estate agents are still unaware of their duties in this respect. Most arguments relating to these issues, says Clarke, arise from those involved in the sale not knowing the law and/or not specifying which items the seller plans to exclude from the deal. “In South African law anything which is a permanent and integral part of a property is assumed to be a ‘fixture’ and to be included in the sale. Doors (along with the keys), windows, blinds and awnings, builtin cupboards, wall-to-wall carpets, kitchen and bar counters (and their seats), as well as plants in the garden are all automatically part of the sale. However, the seller does

have the right to specify in the sale document that certain items will be excluded, just as he has the right, if the furniture is part of the sale, to exclude certain specified and pre-named items.” Light fittings, too, says Clarke, are generally considered to be included in the sale, but special lights, such as glass or brass chandeliers, are regularly excluded. This is also legal provided that their removal from the property is written into the sale document. Difficulties can arise where equipment is concerned. For example, a freezer or washing machine might or might not be included in the sale. Similarly, pool filters or certain garden tools, as well as burglar alarms might be excluded from the sale. It is, therefore, he says, wise to assume nothing and to specify item-by-item and every piece of equipment and all major fixtures that the buyer will be taking over. If these matters can be sorted out at the outset and written into the document, says Clarke, there should be no reason why the sale should not go through smoothly.

Sales are up at Val de Vie estate V al de Vie Wine & Polo Estate (situated between Paarl and Franschhoek) experienced a 43 % increase in yearon-year sales transactions in 2012 relative to 2011. A relative shortage of the well-located and bigger sized erven is experienced – pointing to an eminent price shift in the estate’s property market. For the period 1 December 2011 to 30 November 2012, total property sales in Val de Vie consisted of 84 own title (74 erven and ten houses) and 11 sectional title (horse stables) transactions to the value of R92,904 million and

R1,26 million respectively. For the same periods in 2010 and 2011, respectively 61 and 65 sales transactions to the value of R62,769 and R72,865 million were concluded – up from 19 transactions in 2009 to the value of R22,99 million. Average sales prices obtain have remained fairly stable since 2010 – increasing from R1,029 million to R1,106 million. This is, however, not a true reflection of property prices on the estate – as Val de Vie “is only 5 years old” and by far the majority of property transactions during this period have been erven. According to Lightstone, the present average valuation for Val de Vie properties is R3,79 million – ranking

he Audi brand globally surpassed 2011’s record of 1 302 659 deliveries already in the 11th month of 2012, having already delivered 42 091 units more with another month to report. The brand’s strong growth spanned all regions of the world: China remains Audi’s biggest single market, having already delivered 370 559 vehicles from January to November. Amid difficult market conditions, Audi ended the past month in Europe marginally down on the strong prior-year level (-1,9 %). Audi’s sales total for Europe is up 3,5 % for the period January through November, having delivered 693 850 units. The brand also achieved a growth rate of 24,4 % (124 469 units) in the United States, surpassing the UK to become the third largest market for Audi. Worldwide sales growth for Audi in November was fuelled by the brand’s SUV models. Alongside the Q3, Q5 and Q7, the new A3 three-door version attracted extra customers to dealerships: The compact model, which went on sale in its first markets at the end of August, improved on its predecessor’s delivery total for November 2011 by almost half. In South Africa, the Audi brand has enjoyed a record-breaking 2012 to date. November was the 8th consecutive record month in 2012 and the third best-ever retail month for the brand in South Africa.
