This month in Melbourne the overall real estate market seems to be holding up favourably against our counterpart Sydney, which has seen their annual growth rates of 16% this time last year decline by 2.1% over the past 12 months. SO WHAT DOES MELBOURNE HAVE GOING IN ITS FAVOUR? We are seeing a shift in offshore investors pulling back following loan restrictions and the domestic bankers getting challenged by the royal commission. The apartment market across Melbourne remains full of opportunities for both buyers & sellers as indicated in our targeted suburbs below. According to REIV President Richard Simpson, said apartments remain relatively affordable, even in many of the city’s most exclusive neighbourhoods. “Apartments and units are ideal for buyers who don’t want to compromise on location or amenities, offering an entry point to many of Melbourne’s most expensive suburbs.” “While apartments typically don’t see the same level of growth as houses, the apartment market performed strongly last year with double-digit price increases across the city.” “First homebuyers should certainly consider an apartment or unit as a way of getting into the property market, with the majority of Melbourne suburbs recording median apartment prices below the $600,000 barrier.” Richard’s commentary is echoed in recent results, indicating the biggest capital markets of Melbourne and Sydney demonstrated that apartment prices outperformed houses over the past year, reportedly due to the greater affordability of these properties, tighter lending standards and a shift back towards first home buyers with thanks to stamp duty concessions introduced in July last year.
