Everyone in town is talking about the great crowds at the new Fusion Lounge on Northlake Blvd. This waterfront spot has been rejuvenated by owner Barbara Mangone from top to bottom. I stopped in last Saturday night after hearing the place was packed on Friday. There must have been 10 local musicians in the crowd hanging out while Jazz Stream did a fast-paced set. Local crooner Marie Howard did a big version of Summertime with Jazz Stream that got a standing ovation. Entertainers Darrell Chambers & Timothy Moss from Jazz Game were there and everyone was enjoying the very moderately priced selection of wine by the glass & beers offered at the Fusion. Open from Wednesday to Saturday the Fusion Lounge features Jazz from local bands, singers, karaoke and tasty appetizers. Wednesday is Ladies Night featuring $3 wine for ladies all night to go with Karaoke by Treese. The outdoor waterfront deck is perfect for a sunset glass of wine with some cheese & crackers, the bar is perfect for conversation and there are tables for relaxing. The ink was not dry on the Supervisor of Elections certification of the signatures for the November referendum ballot question, which, if passed, would save the Riviera Beach Municipal Marina from being turned into an industrial boat yard, when a slick media bomb exploded all over our City. TV’s Mad Men ad wizards would have been proud of the flyer delivered door-to-door pumping up an industrial boat yard like it was the second coming of last year’s federal stimulus package. One can only laugh at the assertion that our little public marina could somehow solve the unemployment problem in Palm Beach County. Unfortunately, the taxpayers will see less than 35% of the current revenue that the marina generates as a 100% public institution. But do not worry, those funky white boys will finally be able to make the serious coin needed to fuel their football field length yachts with the helicopters on top if we let them successfully divide and conquer us in our collective fight for the public good. We dedicate our latest corruption ditty to the spunkiest lady you will ever meet, Ms. Emma Bates, a true life heroine who burned through three pairs of new shoes in a near constant state of summer heat exhaustion coordinating the herculean effort of gathering the 5000 signatures needed for the referendum. With thanks to Wild Cherry’s “Play that funky music”, we can now all sing: Play those funky facts, Viking. Play those funky facts, Rybovich. Play those funky facts, corrupt council. Lay down that bullsh*t and play those funky facts till your marina rip-off dies. Till it dies, oh till it dies.
The registered voters who signed the referendum petition are citizens who understand the meaning of respect and expect it from those they voted into office. The Riviera Beach Corruption Council certainly does not. The latest in a long string of slimy directives by the Council, once again spearheaded by Chairperson Dawn “Pay to Play” Pardo, was the funding of a legal analysis by the attorney of the City of Riviera Beach’s Community Redevelopment Agency (CRA) for the filing of a lawsuit against the City of Riviera Beach in an attempt to stop the referendum from going on the ballot. How many tens of thousands of dollars will be wasted on this nonsense? The Council could care less about its fiduciary duty to be guardians of the hard earned tax dollars that makes up the City’s budget. Remember this is the same Council that spent over $300,000 to run me, my floating home, along with what marina director and current mayoral candidate George “Crabass” Carter ranted and lied was my violent dog (Lady is a lovable and playful 10 lb dachshund) out of the City marina.

Our citizens will win in this fight of good versus evil. We cannot be stopped by any slick games of our City government or the “funky fact” color flyers of Rybovich. This most noble of movements to save our public marina, to stop the City Council from desecrating the grave of Mr. Charles Newcomb who donated the marina property 100 years ago for recreational purposes only, is one that demands that those who want to make a difference join forces with us now. As a community we have come together; we will win this war against evil with or without the help of State Attorney Michael McAuliffe, a.k.a. the fearless wonderboy, indicting any corrupt officials prior to the election. Our time is now! We all need to stay aggressive, to stay the course, to get out the vote and victory will be ours in November! Godspeed my fellow corruption fighters.

FINANCING A PURCHASE?
HERE IS WHAT YOU NEED TO KNOW UP FRONT By John Q. Podesta Talk to anyone who has been trying to buy or sell a house lately, and the number one problem you will hear is that it seems that conventional mortgage lenders (primarily banks) can find a reason to say â€œNO,â€? even with good credit and a good appraisal of the value of the property. Any REALTOR will tell you that otherwise solid contracts are not closing, sometimes at the last minute, when the bank finds some reason to decline financing. So with the aim of helping you understand what you can do if you find yourself in this situation, I sat down with the President of Barnett Financial Services, Mr. Dana Barnett, Certified Mortgage Consultant. Dana is a Licensed Mortgage Broker and State Licensed Originator with a 30 year track record of success in his own mortgage business and whose expertise I have always found helpful. Here is a part of our discussion: Q. Dana, letâ€™s start with what is the difference between a Mortgage Broker and a Lender? A. Now that the market for loans has been consolidated, there are two major camps: a) The one size fits all â€œMega Banksâ€? e.g. Bank of America, Wells Fargo, Countrywide and; b) The â€˜smallâ€™ independent Mortgage Banker or Broker who has access to many national lending firms and â€˜matchesâ€™ the loan with the right lending source. Q. What can a prospective borrower expect today when they apply for a loan? A. A much more cautious environment than prior to 2008!! That means increased documentation, and the requirement that every aspect of the loan fall within very strict tolerances! Q. So if it has become difficult to get a bank to write the mortgage, what are the alternatives? A. If a conventional or traditional bank loan is unworkable there are alternatives! In these situations, a more common sense approach to the loan can be used such as making up for low income with additional cash reserves; or overcoming a credit issue through a detailed explanation and documenting it correctly. We call this â€˜common senseâ€™ underwriting. The rates and/or down payments may be a little higher, but with all rates at historic lows a borrower can buy a home way under market, and have it all still make sense. The bargains out there are worth it! Q. Are there different criteria for financing a condominium vs. a private residence (house)? A. Yes! Iâ€™m glad you asked...The major difference is to make sure that the association is â€˜professionallyâ€™ operated; all proper insurance coverage is in place; there are not a majority of renters, foreclosures or outstanding lawsuits. Otherwise you will need an â€˜unconventionalâ€™ or portfolio loan. Q. So what is a Portfolio Loan? A. Great Question! A portfolio loan is where the lender keeps the loan â€˜in house.â€™ The advantage is that the lender is free to make itâ€™s own judgment calls in regards to the loan and can be more flexible regarding the approval. Q. What is involved in getting pre qualified or pre approved? What constitutes loan approval? A. Pre-qualified is a â€˜discussionâ€™ that gets you into the â€˜ballparkâ€™ for a loan. Pre-Approved means your credit check and other steps are complete such that the loan is contingent only on the property appraisal, and/or condominium approvalâ€”then you can close! Q. What is the right way to shop for a loan? A. I recommend a prospective borrower contact a Bank, and a Mortgage Broker and maybe one other source such as a Credit Union and select their lender way in advance of making an offer on a home. That way, a reliable price point can be established and any obstacles cleared before they become a problem. MILLIONS TO INFLUENCE AMERICA
he Supreme Court decision to allow anyone to put any amount of money towards any political cause or tax-exempt Political Action Committee has opened the floodgates for the richest in our nation to further pollute the political process. We can look into our own backyard for an example. Palm Beacher David Koch and his brother Charles have spent so much cash opposing health-care reform, the economic stimulus program items that benefited the needy, environmental regulation, oversight of polluting industries and social services for the poor that in Washington their representatives are known as the gang from “Kochtopus.” New Yorker Magazine recently claimed Koch has spent over $100 million fighting Obama and other social causes, even spending more money than ExxonMobile from 2005-2008 funding climate-change denying groups. Koch funds the Tea Party and pays to run massive attack ad campaigns in multiple states where they have industries against those who support any regulation of them. Their company was founded by daddy Fred Koch whose first claim to fortune came when he set up refineries for Joseph Stalin in the Soviet Union. Fred was one of the original members of the John Birch Society and the Koch brothers today own lucrative oil refineries in Texas, Minnesota and Alaska along with over 4,000 miles of critical oil pipelines. Talk about too big to fail, if these guys got mad and shut down their operations millions of Americans would be without gas, oil and power. They also own Dixie Cups, Brawny paper towels, Georgia-Pacific Lumber and Stainmaster Carpets among other businesses in what Forbes claims is the 2nd biggest private company in the nation. Cargill is number one. The two brothers combined wealth can only be bested by Warren Buffet and Bill Gates. Koch allegedly has his offices on the top two floors of a building on Palm Beach Lakes that is known for having very tight security and also houses a local TV station owned by a mysterious German fellow. The Koch’s massive support of right-wingers has been going on for some time, they were one of politician Bob Dole’s top supporters during his entire national career. Over time companies controlled by the Koch brothers have been prosecuted for over 250 oil spills by Customs, EPA and the Justice Department. The actions of David Koch are often contradictory. While he gave over $40 million to the Memorial Sloan-Kettering Cancer Center and sits on their board and had them name a research center for him, his Georgia-Pacific company is a huge producer of formaldehyde, said by many to be a leading cause of cancer in multiple products. A high-level officer in the Palm Beach private banking industry told me “The amount of money he (David Koch) has is beyond rich. It’s estimated the combined assets of the company pull in $100 billion a year. He’s been making that kind of money for a long time. He has the cash to change the course of events anywhere on the planet.” Another FPL Scam.....Even the company FPL hired to prove their innocence has indicated they lied and doctored information to hide costs from regulators. FPL has been permitted to charge Floridians $63 million this year for planning new power plants. FPL wants to charge another $31 million next year. FPL claimed the projects will cost $1.8 billion when they allegedly knew the cost would be at least $2.3 billion, 27% more. Florida State Power Commissioner Nathan Skop said FPL “basically misrepresenting a material fact before the commission” while under oath. An FPL employee tried to warn Lew Hay, the President of FPL’s parent company in a letter stating that “My team delivered the correct message to Sr. Management. Sr. Management did not want to accept the message” regarding the higher cost estimate. The result for him is that he got his first negative evaluation in 30 years at FPL and he believes he’s being targeted for termination. I won’t publish his name to spare him more retaliation from FPL idiots. Imagine if you had a business and when you wanted to expand you could just charge your customers more and they were forced to pay the increased rate. And the government kept anyone else from offering the same service in your region. That’s what FPL has - a monopoly. You may have been ripped off........How does a convict sitting in Florida State Prison rob guests at hotels all over the state? It was easy for 40-year old Damion Goldsmith, doing time at the Suwannee Correctional Institution in Live Oak. He used a smuggled cell phone to call hotels, get transferred to room service, claim to be “Joe from security” and ask for the room number of the rooms they delivered to in the past 30 minutes. Then he called the hotel back and asked for those rooms telling guests he was from the front desk and due to a “bug in the computer” he needed put their credit card information back into the system. After getting the info he passed it on to his partners on the outside who banged the cards for as much as $10,000 a pop. Goldsmith then began corrupting the prison by having money wired into his and other inmates accounts. Goldsmith is quite the criminal - he’s been in the big house since 1999 and his rap sheet includes escape, inciting a riot, aggravated battery with a deadly weapon, armed robbery, grand-theft auto, grand theft, forgery, credit-card fraud, burglary, fraudulent use of personal identification and organized fraud. If you’re gonna do the time might as well do the crime!

In 2001 Spanish Internet service provider Terra Networks paid $12.5 billion for Lycos Inc. which then was a top destination on the web for finding information sources. Last week Lycos was purchased by internet marketing company Ybrant Digital - for $36 million. Lycos was crushed by Google, Yahoo and others who now dominate the search engine game online. Somebody somewhere lost $12,464,000,000.00 in 9 years. At the recent internet domain auction no one was willing to meet the minimum bid for XXX.com of $5 million so it’s still for sale. Tshirts.com sold for $1.2 million, CigarBars.com got $5,100 and ChiantiWine.com went for $3,000. Disco.com sold for $250,000 so don’t believe those rumors that Disco is dead! Blue blood troubles.....Would you be happy if you’re soon to be ex-wife was awarded $83K a month in support until the divorce is finalized? Peter Getty is! His wife Jacqueline asked for $535K a month. I guess she got the shaft and he kept the gold mine. Peter is the grandson of J. Paul Getty, founder of Standard Oil. Jacqueline has claimed Peter is addicted to porno and produced a photo of him with a cocaine & blood soaked nose sitting in front of the computer. I guess the judge was not impressed.....In other blue-blood news Jackie Kennedy’s half-brother was busted for child pornography and tried to quickly plead guilty to avoid publicity. It almost worked. James Auchincloss, the young boy who walked behind Jackie holding her wedding gown train as she married John F. Kennedy has been living a quiet life in Medford, Oregon. He got 30 days in jail and 3 years probation......And then there’s Palm Beach condo resident and former “Law & Order” Mayor of NYC Rudy Giuliani’s daughter Caroline, now 20, who was busted for shoplifting makeup in NYC and got 1 day of community service for it. The makeup was worth about $100, Caroline had $320 cash in her pocket. Rudy didn’t bother to come bail her out of jail, he may still be pissed that she publicly supported Obama rather than her own dad in 2008. Caroline attends Harvard where she is taking theater, allegedly on Rudy’s dime. Rudy’s other child Andrew didn’t support daddy in his run for office either. Caroline is so proud of her last name she doesn’t use it - her facebook page is under Caroline Rose G. and the last Harvard alumni magazine listed her as Caroline Hanover. What they won’t tell you .......In the Democratic Republic of Congo rebel soldiers marched into eastern villages, beat and killed the men and gang-raped over 150 women and 5 young boys in what some are claiming was a drunken rampage from July 30th to August 3rd. Only when the booze ran dry did they allegedly leave the area........So far this year 22 banks have failed in Florida, more than any other state. The cost to the FDIC for Florida banks this year is estimated to have been more than $2 billion as they try to shutter some and continue operating others as secretly as possible to avoid a run on the banking system. 14 Florida banks failed last year after only 2 failed in 2008. Recently Seacoast Banking in Stuart failed with $2.1 billion in assets on the books, First Peoples Bank in Port St. Lucie failed, TIB Financial Corporation in Naples failed and the Bank of Miami in Coral Gables failed with only $600 million in assets. Palm Beach public beach a “lost cause”......A resident told me local Palm Beachers have now “given up” on trying to maintain “proper atmosphere” at the public beach are near Worth Avenue. One long-time resident told me “the place has become Lake Worth Beach north” - a reference to the many Hispanic & black people who now frequent the beach area. It allegedly started a few months ago when Lake Worth Beach was closed for renovations. Locals have allegedly complained to police, the town council and lifeguards about people bringing massive amounts of food, beverages and “camping out all day long” while making “unseemly noise and disruption” on the beach. Get ready for beachside searches and lots of tickets being handed out for the next 2 months in an attempt to dissuade the new crowd from becoming regulars before the season hits. Have you heard about.............Someone posting “Uncle Leo’s” home phone number on facebook causing thousands of calls to come in with people saying “Hellooo” in loud voices. Uncle Leo, played by actor Len Lesser was a character on the Seinfeld Show. Lesser is now 87 and lives in Burbank, California........Chris Orsaris finally got busted - the 37-year old was a fixture in South Beach & WPB clubs on weekends for the last few years obnoxiously throwing around money and claiming to be hooked up with the Genovese crime family. He would show up with Jersey Shore-type juicehead bodyguards and make demands of everyone. Turns out he was a General Manager for a car dealership in Long Island that he has been caught embezzling from and now sits in jail facing a 164-count indictment.......The original “Queen of Mean” Leona Helmsley’s mansion Dunnellen Hall has been sold for less than half of it’s asking price of $125 million - allegedly $36 million. Built in 1918 it has a 52-foot indoor pool, a 72-foot outdoor pool, a 70-foot reflecting pool, a theater, tennis courts and two guest cottages on 40 acres in Connecticut. Property taxes are $183K a year - Leona’s dog that she left $11 million to when she died in 2007 lives in Sarasota - her husband paid $11 million for Dunnellen Hall in 1983, little did he know it was just dog money. For 79 days this summer, the daily high reached or exceeded 90 degrees with lows hovering above 80 degrees on 25 days setting another record – making this the hottest summer on record in South Florida. Meteorologists claim the heat is due to a persistent high pressure area in the middle and upper levels of the atmosphere that sat above most of the eastern US this summer. This is the same high that is helping steer all those Marilyn D. Peirce tropical storms away from our coast. If you think it was hot here on the coast, it was even hotter inland with temperatures passing the 100 degree mark more than once. Living on Singer Island with the balmy ocean breezes and cool Atlantic waters, certainly makes the heat bearable as witnessed by the unusually high number of beach goers this summer of 2010. Singer Island improvements are underway - coming onto the island over the Blue Heron Bridge, we see the construction on the bridge modernization and now the A1A renewal project has commenced with barriers up all over Singer Island and lanes narrowing as you drive off the island north to US 1. Expect delays or detours -- but at the end of the day, Singer Island will be even more beautiful than ever.
