Designed for one of Ireland’s leading real estate developer the main concept behind this project aims to offer a very flexible, innovative and agile work environment that replaces the traditional workspace.
The initial design is inspired by the creation of a single open plan space that revolves around the central core of flexible and adjustable meeting and collaborative spaces.
Without a specific client and set brief, this project has been designed to accommodate a wide range of potential tenants.
The finished product becomes a canvas onto which the potential tenant can further enhance and showcase its corporate values.

The space appears as a white canvas on which to capture the sensitivity, versatility and simplicity of Millies products.
The distribution is thought of as a succession of clean curves that guide the user along the route and give place to different corners to discover. The path opens at the rear of the space creating a focal point where the user is exposed to wide range of products and services.
The whole exhibition system has been designed to meet the needs of the brand. It works as a continuous bar that runs through the space, illuminating it with the integrated LED light and removing different accessories that allow the display a wide range of products.

Upon entering the entrance, a reception lounge with soothing atmosphere replaces the traditional reception area, providing an extraordinary experience and creating a sense of relaxation and welcoming for guests and staff.
The harmonious combination of wood materials from floor to pieces of furniture which are neatly put in the whole space shows a cozy vibe, not only accentuate the space but still maintain a fresh, gentle and pleasant look. Highly equipped working areas are attractively positioned with the best views providing a high level of intimacy and creativity.
Materiality is reduced to its simplest expression to utilize a clean and clearly organised workspace which is conductive to great concentration and an uninterrupted workflow.

This fast-paced project completed all design phases within seven weeks. To allow for an effective economic design, the strategy was to channel the majority of resources into social spaces. This focus resulted in a unique lounge and fully serviced kitchen. Additionally, the existing concrete slab was sealed and the exposed ceiling was retained, adding to the raw aesthetic of the space.
In order for its employees to excel in client service, the office acts as a space that “services” its own employees through emphasizing wellness, choice, and culture. Sit-stand options, focus rooms, telephone rooms, informal and formal collaboration spaces, conference suites, and hospitality and lounge spaces encourage both spontaneous collaboration and private, headsdown work.

Concept is based on high-quality materials and a focus on beautiful and moody, fully adjustable lighting. The designed wooden elements, from furniture and storage cabinets to panelling and even the ceiling, were commissioned from a local carpenter. These tailored solutions create a harmonious and balanced feel. The office has a calming atmosphere due to its minimalistic style, activity-based layout and ample storage space. By simply reducing clutter and noise in the office, we can reduce users’ stress levels and create happier workplaces.
The design aims for sustainable solutions. In addition to picking environmentally friendly products and producers, like recycled carpeting and domestic carpentry, the best sustainable choices are those with the longest lifespan. The office had been stripped to bare concrete before the project, so their mission was to design the space to last time.

A refurbished ground floor entrance lobby consisted of a full remodelling and reconfiguration of existing layout to enhance the users experience at the entry point.
The challenge was to achieve the functionality of daily work with a careful design. A special care has been taken in the choice of the materials that surround the spaces and the furniture itself. All is aimed to create calm and at the same time sober spaces.
The scope also included refurbishment of the vacant ground floor unit which has been sitting idle for a number of years. The upgrade consisted of replacing the exiting mechanical and electrical services along with upgrading the look and feel to a more appealing and modern aesthetics

The objective of the project was to make the office not just for work, but a place for training and entertainment. According to the concept, the office space should become a place of attraction for people from various fields of activity, where they will meet in a relaxed atmosphere and share experience and skills with each other, which is facilitated by the central meeting space.
Office decoration does not hide engineering systems, structural features and existing defects in the decoration. The color scheme of the office is concise, thanks to which the office space turns into a background for bright details and graphics on the walls.

In the shared-office structured interior spaces, there are shared desks and co-working areas besides the office spaces. In order to fulfil the post-pandemic need for open spaces and fresh air; terrace areas have been created where its users can work in joy and comfort.
Isolated work areas are created in common areas for the same reason. It was emphasized that meeting rooms, which are generally designed for the use of 4-6 people, should be flexible in terms of the number of people and room volume to meet customer needs. In the positioning of the rentable offices, the penetration of daylight into the working areas was taken as a reference. In order to revive the circulation area in the slightly dark corridor area, a colorful transition area was designed.
