HEY THERE, Hope you have had a wonderful first half of the year. SCV was breathtakingly beautiful at the start of this year! The green mountains made me fall in love with SCV all over again, I hope you enjoyed seeing them as much as I did! This last year has been pretty exciting for my family. We moved into a new house and did some (a lot) of renovations. The boys are loving their new digs! They are both busy learning to swim, Veer is excited he can read now and Viraj is trying to learn how to pedal his tricycle! My family and I are forever grateful for the continued love and support. The referrals and recommendations are the greatest compliments I could ever ask for! It’s because of you I get to do what I love every day and help families get to where they want to be.

W H AT A B O U T M Y N A M E ? So where does “Dippy” come from? I am asked this question every time I meet someone new! Dippy is actually spelled Deepi and means the wish you make when you light a candle. Now Lovdeep is my legal name, and means an ocean of wishes. So how did I end up with Dippy, you are wondering?! Well, I have an older brother. He thought it would be funny to teach me how to spell my name when I was little, and it stuck. He even bought me a private license plate with “Dippy” on it when I was 18. On my 21st birthday I asked my mom why she never spelled my name right. This is when it hit me; my mother was the person who gave me the name, and she would name me Deepi, but definitely not Dippy! That is when my brother was exposed, but it was too late and the name has stuck! But it’s okay, I love it now! Thanks for the cool nickname bro!

2019 has seen a shift in the Real Estate Market, after 6 years of appreciation, this year we saw home values go down and then bounce back. Home values have stabilized and on average are selling 0.4% below last year, there are however 4% fewer homes selling this year than last year. In the last Dippy’s Digest of 2018 we saw that number of homes sold was down by 11% and there were 7% more homes on the market. More homes for sale and less homes selling does put downward pressure on prices. In March 2019, the average home price was -3.6% in comparison to last year. Interest rates had increased touching the 5% mark for certain buyers, which is why the prices came down. Although 2019 began with a rocky start, we have seen the market stabilize. Buyers have been enticed back into the market as interest rates have come down and sellers are adjusting their expectations. Really what we are seeing is a more normalized market which is healthier in the long term. For further evaluation please look to pages 10-11, 14-15.

VA L U E S G O N E D O W N ? Yes, ever so slightly. Home values are currently 0.4% below last year, they have actually come back from going -3.6% below last year earlier in the year. We have seen both upward and downward movement in real estate values, shifting from a seller’s market to more of a normal market. The first quarter of last year (2018) saw a buying frenzy with home values increasing and homes flying off the shelves. There was a definite shift in April 2018. Previously, I was getting 8-14 offers on listings, with minimal repair requests and little give from sellers, I started to see 2-4 offers coming in on listings with credits being requested from buyers. By July there was a definite shift and buyers were holding off on writing offers. If homes went into escrow the buyers were requesting more repairs and had much more power in the transaction than they have had over the last few years. We saw 2018 end 12% down on number of homes sold. The start to 2019 was the worst in Real Estate since 2008. This could be attributed to external factors such as the Government Shutdown, a lot of rain which we are not accustomed to in SCV, potential trade wars and a lot more homes on the market so more competition. Home values are fluctuating, and a huge factor is affordability. As home values kept increasing year over year, buyers were still motivated because they benefitted from record low interest rates. When interest rates started edging up midway last year, buyers just stepped away from the market. We have seen interest rates come down again, and buyers come back into the market. There has been a pick-up in sales in the 2nd quarter of 2019. Average price is on par with where we were last year, and homes sold is only 4% behind last year. As to whether this trend continues it will depend on market forces, and if interest rates are kept low. I do not believe we are in for a real estate crash, but our market is very sensitive to market forces.

I get asked this question all the time. I do not believe we are going to see a repeat of 2008-2011. What I am seeing is that after 6 years of straight appreciation the market is adjusting. To really put it into perspective, check out the following statistics.

GETTING YOUR HOME READY TO SELL! I have been selling homes for over 10 years in SCV and I have loved every second of it! Over the years I have consistently been complimented on how the homes I sell are presented so well. We are able to help generate huge interest resulting in multiple offers and quicker sales for our sellers. I think the credit goes to my wonderful sellers! We work together and using my easy systems they do an amazing job of getting their homes ready to go on the market. I’m sharing a few basic tips of what you should and shouldn’t do when selling your home: •

Clean, clean and clean. Even if your house is a brand-new mansion if it is dirty it will negatively affect buyers’ perceptions

Light and bright sells! Make sure all the light bulbs work and if they’re energy saving bulbs make sure they turn on bright straight away.

Be careful when upgrading home features to sell. You want to make sure there is a return for the amount of money you are going to spend. I work closely with my clients to ensure if they want to invest in fixing a home for sale, there is a return.

Staging is great when it is done right. It is a huge waste of money and can actually put buyers off if it isn’t done the right way. I give very specific instructions to the stagers I work with on what each room requires so that every dollar is well spent.

There is so much advice being given about what needs to be done to sell a home that it can be confusing. I believe, as in all areas of life, be careful who you are listening to. I see too many cases where sellers are asked to do things that either don’t add value, have no return, or in the worst case put buyers off of purchasing a home.
