Mission Statement The Professionals Connection Team provides expert and effective representation for all parties in the Real Estate transaction. We forge partnerships with Attorneys, Fiduciaries and their clients in Trust, Estates, Conservatorships and Family Law Real Estate disposition. We are committed to discreet and transparent business practices and our actions are guides by the highest ethical standards to consistently exceed expectations.

Meet The Team Anngel Benoun, Senior Estates Director Dilbeck Real Estate and Encino Office Sales Manager offers over 30 Years of Probate, Trust, Conservatorship and Family Law Real Estate Sales experience and more than 2,000 closed sales throughout California. She is an industry leader, consistently ranking at the top in company production as well as being in the top 2% of all Real Estate Agents nationally. Her many clients include Professional Fiduciaries, Attorneys, Trust Banks and institutional Sellers including Fannie Mae. She co-authored a California Department of Real Estate accredited course titled Representing Buyers and Sellers in REO, Probate and Bankruptcy Real Estate. She is a member of the San Fernando Valley Bar Association. In her spare time she volunteers with her Therapy Dog, Fergus and is an Advisor for Small Business Development Council arm of Small Business Administration.

Randye Saunders Encino Office Sales Manager and a Realtor® with Dilbeck Real Estate since 2002. In addition to handling standard real estate transactions, Randye has expertise in Probate/Trust and Divorce real estate and extensive background in working with institutional clients. Randye moved to California in 1998 from Washington DC, where she was Artistic Director of an Equity Theater. She holds a B.A. from Wesleyan University and an M.F.A. from the University of Virginia. Hobbies include yoga, theater, reading, travel and hiking with her 3 beloved rescue dogs.

Eddie Hallman Is a native Californian and graduate of UCLA. A consistent multi-million dollar producer, he has been an active Real Estate professional since 1994, representing both retail and corporate clients. Eddie is the recipient of numerous awards and commendations.

Christina Monaskanian

It all begins and ends with Christina. She handles all pre-marketing functions including Title research, paperwork preparation and Eviction liaison responsible for weekly occupancy checks, negotiating CFK and stipulations at trial. Once in Escrow, she is our Team Closer with excellent closing track record. She is a former Escrow officer, with more than 1000 closings prior to joining our team in 2008.

Offer Process Professionals Connection Team

Standard Trust/ Estate Agent

Buyer completes submission package including CAR form provided template and all other required documents.

Buyer submits offer on a standard CAR or and other forms according to each individual agent.

Listing Agent confirms Buyer financial qualifications to insure no option for cancellation due to removal of all contingencies.

Buyer’s deposit payable to Trust/Estate held outside Escrow and refundable only if unable to deliver clear Title.

Listing Agent confirms Buyer financial qualifications but buyer retains option to cancel if property doesn’t appraise at sales price.

All contingencies removed prior to submission.

Buyer completes discovery prior to submission and enters transaction with EYES WIDE OPEN.

Buyer’s deposit submitted and held by Escrow throughout the transaction and only released to Seller upon closing of the Escrow. Buyer retains leverage.

All contingencies remain in effect until Buyer removes.

Seller retains Buyer’s Deposit if transaction doesn’t close.

Upon acceptance of offer, Buyer has only committed to “discovery” and may not be 100% committed to the property.

Buyer may cancel Escrow and have the deposit refunded.
