Worried about rising interest rates? We have the solution. And that solution is the Embrace Home Loans Extended Rate Lock program. It guarantees that you can lock your rate for up to 270 days (9 months), letting you shop with confidence and ease while construction is completed or until you find your dream home. Call today for more details on this program. Not a commitment to lend. Conditions and fees apply. Embrace Home Loans reserves the right to cancel this offer at any time. Interest rates are determined on the day you lock your rate. If published rates fall below your locked rate, Embrace Home Loans will allow a one-time offer to re-lock your rate at the lower rate.

MORTGAGE PRE-APPROVAL If you’re just starting out with the home-buying process, you may want to get a mortgage pre-approval. This is a statement from a lender that informs you of a certain amount you are qualified to borrow, as well as a specific pre-approved interest rate. Not only will this help you, but to sellers and agents as well. Here are four real reasons why you should get a mortgage pre-approval before you start your home search.

Understand Your Realistic Budget. Arguably

the most important factor when buying a home will be the cost. It is important to know not only the cost of a home, but the cost of agent fees, repairs, inspections and more. With a mortgage pre-approval, you can set educated limits and budgets to be sure that any home you may be interested in will be one you can afford.

Become a More Attractive Buyer. For sellers, especially in a sellers market, finding a buyer with a mortgage pre-approval is an advantage. Buyers with pre-approvals are at a lower risk of falling through on the purchase due to lack of financing. If you put an offer in on a home with a pre-approval, and another buyer without preapproval also puts in an offer, you will be more likely to be approved and move forward through this part of the process.

Find Room to Negotiate. Because a pre-

approval makes you more attractive to sellers, you may also be awarded some flexibility in terms of negotiations. When a seller is sure a buyer has been qualified for the cost of their offer, they may be more likely to make financial compromises, such as closing costs, repairs and improvements, if it means the sale is guaranteed.

Speed Up the Closing Process. During the process of closing, mortgage approval plays a part in time delays. With a mortgage pre-approval already done and financing secured, you are able to jump into the following steps, such as appraisal and inspections. If a seller wants to close quickly, something almost every buyer can hope for, having your finances pre-approved will be beneficial to both parties involved. Research lenders you’d like to work with. Compare rates and terms to determine which lender is right for you and will help you find the right home. Avoid any major financial changes, such as opening a new credit card or applying for another loan, between applying and receiving your preapproval. Don’t rely on the number you receive, as it is only an estimate. Be conscientious and talk to your real estate agent and financial advisors for further advice, information and guidance throughout this process. Reprinted with permission from RISMedia. ©2021. WAYS TO MA KE A R OOM LOOK B IGGER Maybe you rent a small apartment in the city. Or maybe your forever home features smaller rooms. Instead of spending more money on a larger space or knocking down a wall, you can make a room feel larger with a mix of design and creativity. Maximize every inch of your space with these beginner and budget-friendly decorating tips.

UTILIZE BUILT-IN STORAGE Built-in bookshelves or cabinets allow for maximum storage space and minimal clutter. If your home doesn’t already have this, you can build it yourself. Or, utilize furniture with hidden storage, such as ottomans, benches and coffee tables to help clear up clutter and add more space.

PUT UP MIRRORS Similar to windows, mirrors give the illusion of a larger space. Hanging a few, or even one, on your wall essentially doubles the space of the room in the reflection, adding dimension and depth. If your room has limited light, hang the mirror across from the window, projecting more natural light throughout the space from a new angle.

Instead of mounting your curtain rods just above the top of your windows, move up about five to six inches higher. This will create length to the wall, giving off the impression that the ceiling is higher than it actually is. Be sure to use curtains that reach the floor to highlight this illusion.

Rugs provide not only comfort, but design and style, to a room. Size your rugs to each respective room to optimize the space. To create depth in a room, go for one large rug, leaving about six to 12 inches of space from the wall. For a room heavy in furniture, such as a bedroom or living room, utilizing smaller rugs to break up the space, creating separate sections and areas.

Darkness can be univiting and create the sense of a small space. In regards to your curtains, letting in a lot of natural light is a great way to make a room feel larger. Use sheer panels instead of opaque or light blocking curtains. Choosing warming LED light bulbs for lamps and overhead lighting create the look of natural and comfortable light without being too bright or too dark.

The color of a room plays a large part in the illusion of size. When rooms are painted with darker colors, or even a patterned wallpaper, it can feel overwhelming and give off the feel of a smaller space. To maximize the size, painting with lighter colors, like white, grey, light blue, beige projects a spacious feel. To bring in some color, play with an accent wall, throw pillows and blankets and artwork without losing depth.

Whether you’re selling your home or just looking to make some simple updates, curb appeal matters. Thankfully, updating your home’s exterior doesn’t have to be expensive or time consuming. From following a smart maintenance routine to adding a splash of personality, you can spruce up your home’s exterior in no time.

MAINTAIN YOUR LAWN Your front lawn is a focal point to your home, making it one of the most important spaces to maintain for your home. If your grass is overgrown or your trees and shrubs are dead, a first impression of your home may not be a good one. Mow your lawn, trim your trees and bushes, rake or blow leaves out of your yard and remember to sweep any walkway, porch or front steps you may have leading to your front door.

ADD FLOWER POTS AND WINDOW BOXES In addition to a clean lawn, florals play an important role in the look of your home’s exterior. Maybe you don’t have the best luck with gardens, or there just isn’t enough space. Adding flower pots to your steps or porch is a great way to add a pop of color to your doorstep. Window boxes are another great option if you don’t have space for a garden or potted plants. Even hanging plants in your exterior entryway will liven up the look.

the aesthetic you want to present when choosing this color. If you are part of an HOA, be sure to refer to the regulations and guidelines.

CLEAN YOUR WINDOWS Of course, this is something every homeowner should do when maintaining their home. However, the outside of the windows are often overlooked. Cleaning the outside of your windows will not only boost the curb appeal from outside, but allow brighter, natural light to enter the interior of your home, which is great for daily life as well as showing your home for sale. Use a microfiber towel with dish soap and water for the best and clearest results.

ADD A SEATING AREA Whether your porch or yard is large or small, having a small space where people can relax and enjoy the outdoors is an easy and cost-effective way to heighten curb appeal. Chairs, benches and even a small table add an inviting touch to your home. Be smart when choosing your outdoor furniture regarding size, color and plans for placement and spacing.

PAINT YOUR FRONT DOOR Florals don’t have to be the only pop of color you add to your home’s exterior. Painting your front door in a bright, vivid color is a great and modern way to spruce up your home. Consider the color of your home and

Boosting your curb appeal doesn’t have to be hard or costly. A little bit of time, care and minimal spending is all it takes to take your home’s exterior from drab and dreary to bright and lovely.

“I am only somewhat familiar with Delaware and the Dover area, so having Carla as my realtor was invaluable. Carla knew about real estate in the state and helped me find a home in a community that fits my needs and lifestyle. Her familiarity with the area helped me understand where the best homes for my interests and needs were located. She showed me homes that met my physical specifications, i.e. rancher, two baths, etc., but also showed me homes in active adult communities. It was a pleasure to work with her.” -- Lyds “Carla was wonderful to work with. We felt confident and secure in her care. Carla took the time to know us and become a part of our little family for a while. She is kind, genuine, generous, calm, and sophisticated. As moving can be a stressful event, Carla was extremely helpful and always checked in to make sure that we were doing well. If you are selling or looking for a home, Carla should be your very first contact.” -- MMB “With Carla’s help, we found the house we wanted within days. She was attentive and responded immediately to phone calls and emails and was flexible with her availability. She was patient with us, getting all our questions answered. She effectively helped us to negotiate very reasonable terms for settlement. Carla is gracious, pleasant, knowledgeable, and professional.” -- Kathy

Dover was founded as the court town for newly established Kent County in 1683 by William Penn. The city’s central square, known as The Green, was the location of many rallies, troop reviews, and other patriotic events. To this day, The Green remains the heart of Dover’s historic district and is the location of Embrace’s Dover branch office. Our loan consultants know the area well, and it offers a thriving housing market for both residential and vacation homes.

How to Help Your Children Buy a Home

With student debt looming and career paths constantly changing, the financial situation for a lot of young adults is tough. If your kids are in their 20s or 30s and still haven’t purchased a home, maybe you would like to help them. For those who can’t afford to give their adult children the entire cost of a home, there are options available to assist them financially in the home-buying process.

Let Them Live With You...Temporarily If your children are trying to save up their paychecks for a down payment on a home, but the cost of rent and utilities are too high for any legitimate savings, invite them back home temporarily. This can relieve their financial burdens and significantly help them boost their savings quickly.

Loan Them Money If you’re financially able, you can loan your child money for a down payment, closing costs and other homebuying fees. Be sure to establish terms and conditions, as well as expectations for repayment and interest. The IRS requires that you charge at least the applicable federal rate, or AFR, if this is not a gift. Have legal documents drawn up as needed.

Gift a Down Payment If instead of a loan, you choose to give them the money with no repayment expectations, you can give the gift of a down payment. To do so, write a mortgage gift letter

for them to submit with their application stating that they do not have to pay you back. This will increase their chances of being approved for a mortgage.

Co-Sign or Co-Borrow a Loan If your child has questionable credit history or is overrun with debt, you can apply for the mortgage with them as a co-borrower or co-signer. This can increase their chances for being approved for a mortgage, just remember that you will share mortgage payment responsibilities. You will have to repay the loan if your child defaults on a payment. If you are unable to assist your children in the homebuying process financially, you can always teach and guide them. If you have purchased a home in your life, share your experience and any helpful tips you may have. Also, get them in touch with a trustworthy and experienced real estate agent to help them better understand what they need to take this important financial step.
