New Year Given the turmoil of 2020, it comes as no surprise that paint companies and professional decorators are focused on palettes of bold and happy colors for the new year.


I

f you plan to refresh your home with a new coat of paint, or to change out accessories, consider Pantone’s color of the year: aqua. This soft blue-green is intended to be used as a room color, a single-wall accent—especially in the kitchen—and/or in cabinetry or furnishings. The company’s entire palette of muted and dramatic shades of blue and green, in fact, reflects a collective wish to add freshness and a pop of color to our lives. A soft gray-blue called Cerulean is said to evoke the color of the sky on a serene, crystal clear day, while French Blue is described as a refreshingly deep shade of azure. Shades of green called Green Ash and Mint are said to be pulled directly from nature. Neutrals remain in style as well, beginning with fresh new shades of gray and beige including an organic olive-green called Willow, a versatile offwhite called Buttercream and a serene camelcolored hue dubbed Desert Mist. An intense blue-black called Inkwell is suggested for a dramatic front-door statement, while a subtle shade called Ultimate Gray is popular for walls and furniture. Other color palettes reflect a similar call for warm colors that promote a sense of calm and wellness after a turbulent year. One such palette features yellow and orange tones to capture brightness and energy, including an optimistic yellow and a vibrant yellow-orange called Marigold, said to be ideal for adding small pops of color via window treatments or painted accent furniture. Another is an array of vibrant pinks and purples ranging from Raspberry Sorbet, a rich magenta color, to a warm shade of violet called Amethyst Orchid, happy pops of color that will add warmth and personality to a neutral room. uying your first home is an exciting transition, but a home will be one of the largest financial investments you will make. Making sure that you are as prepared as possible is key. Saving for your home may feel like a big undertaking, but there are a few tricks you can use to make it easier.


DETERMINE YOUR BUDGET No good financial decisions can be made without a proper budget. Assess your most vital expenses and go from there. Ensure that you have a dedicated savings account for emergencies (experts recommend that you have at least three months of your income saved) and a separate savings for your future downpayment. Check with a financial planner to help you make the most of your budget long-term.

ADDRESS YOUR DEBT Debt can prevent you from achieving your house-buying dreams in two ways. First, and most obviously, bills for excess debt detract from your monthly budget. Secondly, if your debt-to-income ratio is unfavorable, you will be prevented from getting a mortgage or a reasonable rate when you go to buy a home. Address your debt selectively. You may be tempted to pay everything off before buying a home, but closing accounts can have a negative effect on your credit as well. Keeping lines of credit open, but with low balances, can be an excellent way to ensure a high credit score and a low monthly bill.

DO YOUR HOMEWORK Saving for a home is a great goal, but you must be specific. Do your homework and check your area’s housing market. Additionally, find out what assistance you may qualify for. Between grants and FHA loan options, you may find you don’t need to save a standard 20 percent for a downpayment. Shop around and be sure you find a broker that will go the extra mile to find you the best deal. A little research and some great planning can guarantee that you will be holding the keys to your dream home before you know it.

You’ve worked hard to become a homeowner. However, your work is not done. After you move into your new house, there are several essential maintenance tasks that you’ll need to attend to. Here are a few things you need to do in order to maintain your new home:

Your gutters are an important part of your home. They’re designed to prevent water from damaging the foundation of your home by redirecting the flow away from the base. Sediment has a tendency to build up in water heaters over time, and few sellers have this taken care of before they sell their home. If the sediment hardens, your water heater will become less efficient. Draining the water heater will help get rid of the sediment and ensure your heater works normally long after you move into your new home.

Air Conditioner Maintenance Unless the air conditioner is brand new, you should ensure that it gets maintenance. You’ll need to have the filter changed, since it’s responsible for removing dirt, dust and allergens from the air. A dirty filter will cause your HVAC system to work harder, as well as produce poor air quality. You’ll also need to have your HVAC system inspected by a professional. They can perform a tune-up. Air conditioner maintenance will help you save money because the unit will use less energy and last a lot longer.

Plumbing Maintenance Inspecting the pipes in a property you’ve just moved into is crucial. Look under your sinks to make sure the pipes aren’t leaking. Also, if there are water stains on your ceiling, you may have a plumbing leak. Additionally, you’ll need to check your faucets for drips. If you notice any problems, call a plumber who can ensure that your sinks, toilets and pipes are in good working condition. Plumbing maintenance can help you save a lot of time and money further down the road. You will need to perform basic maintenance when you move into a home. SHOULD YOU USE WALLPAPER OR PAINT? New wallpaper or a fresh coat of paint can quickly transform a room. Before you choose a new wall covering, think about how it will look, how difficult and expensive it will be to install and how well it can stand up to your family’s lifestyle. APPEARANCE

DURABILITY

Paint comes in several forms, including latex-based and oil-based. Flat, eggshell, semi-gloss and glossy paint vary in terms of sheen. Some types of paint are easier to clean than others, a point to consider if you have kids or pets. Wallpaper can be made from vinyl or paper and can have a variety of surface finishes. Wallpaper usually has a design or pattern rather than a solid color. A pattern or texture can create visual interest. If walls have imperfections and you apply wallpaper, the blemishes will be visible. Priming and painting is a better option for walls with visible flaws.

Wallpaper is durable and some types are easy to clean. If you have young kids, wallpaper may be the best option. Wallpaper is generally long lasting, but it can tear or peel. Moisture can cause wallpaper to come loose and can allow mold to grow. Wallpaper will not be the best choice for your kitchen or bathroom. Paint is a better option for areas that can get damp, as paint repels moisture. Paint can look worn and damaged from scratches and dings, needing periodic repairs and touch ups.

INSTALLATION

The prices for paint and wallpaper can vary significantly depending on the type and quality you choose. Paint is generally less expensive than wallpaper and easier to DIY. If you decide to paint on your own, you will also have to purchase supplies, such as rollers, brushes, trays and drop cloths. If you’re looking to keep the cost low, painting will be your best bet.

If your walls already have wallpaper, you should be able to remove it with the right tools and chemicals. If you don’t know how to remove wallpaper, hire professionals. Doing it incorrectly can damage the walls. Wallpaper is attached to walls with an adhesive. Some types of wallpaper are more difficult to install than others. Lining up strips of textured or patterned wallpaper can be particularly frustrating. If you choose one of those options, you should consider hiring professionals to install it. Painting a room yourself will be much easier. Before you paint the walls, you will have to cover any imperfections with spackle and let it dry. If you want to cover up a dark color, apply primer first.

If you want to sell your home, consider what buyers would like and what could turn them off. Some buyers like patterned wallpaper, while others dislike it and pass on your house because they don’t want to deal with the hassle of removing the wallpaper. CREATE A STYLISH HOME OFFICE

IN A LIMITED SPACE With more people working from home and the trend expected to continue, many who’ve been co-opting the kitchen table are looking for better ideas. From designers focused on meeting this need, here are four simple and workable ideas that won’t break the bank:

Create a moveable work zone. Turn the

area behind your sofa or in a corner of your bedroom into a comfy work space by day that knows its place in the evening. Start with a lightweight, sit-or-stand desk (many are now available at office furnishings stores) that can be moved out of the way after the work day. A flexible wire shelf unit installed along one wall can hold supplies, such as notebooks, pens and a printer, and you can roll your desk and chair right up against them when it’s time to replace the coffee cup with a glass of wine.

Clear out a closet. The closet in a second bedroom can easily house a hideaway office. Install modular wire shelving along the back wall, add a desk and some extra interior

lighting and keep your office behind closed doors. A rolling desk chair or a balance ball can provide comfy seating, and a small bookcase can easily accommodate files or surplus supplies.

Go for invisible. In the living room, you can create a low-profile office with a glass topped, Lucite or acrylic desk that won’t dominate the space. Even go for a slimline desk you can spray paint to blend in with the wall behind it and use existing bookshelves in the room to hold your printer and supplies. Use a room divider.
