Our commission charge is inclusive of all fees and expenses but is subject to Value Added Tax at the prevailing rate at the date of invoice. This means that you will not have to pay any additional monies other than that quoted in paragraph 1. If, at any time there is a requirement to incur additional charges than you were advised, in writing, prior to us incurring such costs on your behalf. 3. SOLE AGENCY Our fees stated herein will apply should you instruct us to act upon your behalf for a term of …… weeks/months from the date of this agreement. During this period you will not instruct any other agent to sell the Property.You will be liable to pay our charges if at any time contracts are exchanged with a purchaser introduced by us during the period of our Sole Agency or with whom we had negotiations about the Property during that period or with a purchaser introduced by another agent during that period. Upon expiry of our Sole Agency period, unless we are instructed otherwise we will continue on a Sole Agency basis until you notify us in writing giving fourteen days notice of your intentions to instruct any other agents. 4. DUAL AGENCY Our fees stated herein will apply should you instruct us to act upon your behalf for a term of …… weeks/months from the date of this agreement. During this period only one other specified agent will be instructed to sell the Property.You will be liable to pay our charges if at any time contracts are exchanged with a purchaser introduced by us during the period of our Dual Agency, or with whom we had negotiations about the property during that period. Should you instruct another unspecified estate agent to sell the property during the dual agency term you will be liable to pay our charges as quoted in paragraph 1. If at any time contracts are exchanged with a purchaser introduced by any other unspecified agents multiple agency fee will apply. 5. MULTIPLE AGENCY commission will be payable to us, by you, on the introduction by us either directly or indirectly, of a party who enters into a contract to purchase the above Property or any other property that you may own. 6. This agreement authorises your solicitors acting in connection with the sale of the above Property to use this document as irrevocable authorisation to pay Cousins Estate Agents commission charges and VAT thereon forthwith out of funds held by your solicitor as requested by us in any invoice delivered by us to your solicitors pursuant to this agreement and prior to legal completion. Cousins Estate Agents are authorised to communicate these instructions to such solicitors acting upon the sale of the Property. 7. Cousins Estate Agents will normally erect a “For Sale” board outside the Property. In order to comply with the current board legislation and Town and Country Planning Regulations, which permit only one board, you will not allow the display of any other “For Sale” board whilst Cousins Estate Agents board is being displayed. *I/We *wish/do not wish for a “For Sale” board to be displayed at the present time. 8. In the event that this agreement is not signed by the vendor, but the vendor accepts an appointment to view by a prospective purchaser introduced by Cousins Estate Agents, the Vendor will be bound by this agreement. I confirm that I am the *sole/joint owner of the Property and I have read and agree to the terms and conditions contained herein above. I understand that any alteration to this agreement or termination must be given in writing to Cousins Estate Agents giving fourteen days notice. I confirm that I am authorised *by my co-owner* to instruct you sell the property as *my/our *Sole Agents/Dual Agents/Multiple Agents and I also instruct the solicitors acting upon the sale of this property that no purported revocation or variation of these instructions shall be of any effect unless accompanied by Cousins Estate Agents written consent thereto.
