Formed in 1992, Cole Flatt & Partners successfully represent properties for sale in the Hertfordshire/Buckinghamshire/Bedfordshire triangle, encompassing many of the most sought after villages in and around the Chilterns. With a prime corner office site in Tring, we are perfectly placed to effectively promote a whole range of property for sale, from studio apartments to substantial country homes. We are open 7 days a week, ideal considering the continuous flow of many potential buyers from North London, coming out along the A41 who often only have weekends to house hunt. However, local buyers dominate the property sales statistics, with over 70% of buyers moving within a 10 mile radius of their existing property. In addition, our presence on carefully selected property websites such as and enables us to effectively market all our properties 24 hours a day. The response rates are regularly monitored to ensure the very best coverage for your property.

Donald Flatt Donald has lived and worked in the area all of his life and established Flatt & Mead in 1971. The first office was Tring and by the time the business was sold to General Accident in 1986 there were 16 offices from London to Oxford. Donald re-established in 1992 and once again the first office was Tring. Donald is also well known in the area as an auctioneer, having owned Berkhamsted Auction Rooms for many years. Donald specialises in new developments and advising in respect of brown field sites, barn conversions, residential developments and the commercial selling and letting of shops, offices and industrial units.

James Page James Page has also lived and worked in the area all his life. Educated at Berkhamsted School, the town in which he now lives, James brings great commitment and experience to the firm, having previously excelled in the very demanding market of Gerrards Cross and Beaconsfield. No stranger to the importance and demands of the London buyer, James has a keen understanding of the sales and marketing process.

Jill Collinge Jill Collinge has been the backbone of the Tring office for 10 years. Ebullient; enthusiastic; great sense of humour are only a few words to describe Jill’s character, essential in the demanding and sometimes fraught job of front line sales negotiations. Jill has spent much of her adult life in Tring and possesses terrific local knowledge and a detailed understanding of the local property market. Jill is our specialist for all residential market appraisals.

As the term implies, ‘Cottages & Country’ houses are quite often found in rural areas, but not exclusively. The definition applies to those houses that warrant more than immediate coverage afforded by a local office and newspapers. This definition would equally cover a particularly attractive period house in the town or, on the other hand, a modern house of individual design in a particular setting. For many years we have been advising the most suitable marketing approach including the choice of photographers, full colour brochures, floorplans and advertising schedules, not only for local press but the national media and such magazines as Country Life. As a result, we are able to offer advantageous advertising rates through our designated advertising agency. Local knowledge of the market, the level of activity, market conditions and historical property data are all part of the important mix of ingredients that are essential in advising on values, method of sale and marketing, all elements that go to achieving the best price. A high percentage of ‘Cottage & Country’ houses are sold to buyers already living in the immediate area. It is not a fact that London agents are keen to acknowledge. The appeal of a big name agent is understandable but may not compensate for paying a substantially higher amount of commission and sales expenses for a buyer who may well be sitting on our register. In many recent cases where Cole Flatt & Partners have worked alongside a London agent, it has been Cole Flatt who has negotiated the successful sale.

Both Dacorum Borough Council and Aylesbury Vale District Council have substantial housing targets to meet over the coming years. Predictions are that these targets will rise and identifying strategic sites suitable for future development is becoming increasingly important. With detailed knowledge of the Government’s future planning requirements and with regular contact with the planning departments of the local authorities, Donald Flatt spends a significant amount of his time devoted to site acquisition on behalf of a number of regional and local developers. Donald’s long association with the area and contacts have proved invaluable in providing intelligence and research to developer clients, leading to site acquisition, assembly and the subsequent sale of new homes. Over the past decade Cole Flatt & Partners has sold hundreds of new houses on behalf of numerous developers, a record and experience which speaks for itself. Not all new homes are built on large estates. The majority of our sites, by volume, will be sites of up to 10 units and will encompass developments of one or two new houses and barn conversions. Furthermore, private gardens are becoming very popular areas for development, an area in which we are delighted to advise.
