he Prescott Valley New Home Community of Granville is Northern Arizona's most successful community. The mild 4 season climate, the award-winning clean air, the proximity to Phoenix, Las Vegas, Grand Canyon and Southern California, have made this residential destination extremely popular. Add to this, ample shopping, quality schools and the feel of a small town with the amenities of a large city, the result is spectacular buyer appeal. Over the past 14 years over 1,900 new homes have been built and sold leaving approximately 1,500 home sites to build. Granville offers 5 product lines featuring 23 separate floor plans which are affordably priced from the low $200,000s to the low $400,000s.

omebuilders are likely to look back on Spring 2017 fondly. Sales levels have ramped up nicely over the last 4 months, JIM BELFIORE reaching a high mark for the last decade. President Resale supply is constrained with just 2.6 Belfiore Consulting months of supply, yet resellers have also experienced a significant jump in sales levels. With demand higher than any other period in the last decade and supply “in check,” home shoppers should expect the long-expected: rising home prices. Rising prices, Belfiore analysts believe, are inevitable.

Homebuilders sold 22% more homes from mid-April to mid-May than they had one year ago, and resellers, according to Cromford® Report, sold 13% more homes. Demand is healthy. Sales office traffic levels and increasing conversions suggest sales levels are likely to continue to maintain current levels or move upward for the next two months as well.

Joe Contadino, managing partner of Universal Homes, says buyers from 29 separate states purchased a home in Granville in 2016 and are now enjoying the benefits of Granville and the Prescott Valley community. Thankfully, Universal Homes has retained a close knit group of trade contractors over the past 14 years. This knowledge and consistency enhances Universal Homes ability to continually create quality homes and deliver the approximately 18 homes per month that are currently being sold.

The threat of higher mortgage interest rates is pushing more home shoppers into becoming homebuyers. Conversions are rising. Home shoppers fear they may not attain the best rate possible if they wait to purchase a home. The trend is towards higher rates. Builders will continue to benefit from the threat of higher rates, as more buyers seek to take advantage of current and near-future rates. Last year, Metro Phoenix Area new home prices increased a total of just 2.8%. The year before, 2015, prices increased just 3.0%, and in 2014, prices decreased 0.5%. Yet, during the last two years, home construction costs increased 25% to 30%. Home prices have been “sticky” during the last 43 months, and continued to be – albeit less – in the first quarter. Net new build prices rose 1.0%. Conditions for more significant appreciation exist now. Demand has risen significantly and with traffic moving higher and resale supply exhausted, higher appreciation should be on the horizon. Builders must raise prices in order to continue replacing land supplies. Belfiore is projecting 6% to 8% appreciation this year, followed by 5% to 7% appreciation next year. A total of 18,577 new home permits were issued in 2016, according to the US Census – 10% more than were issued in 2015. In 2015, 45% more permits were issued than in 2014. The increases continued throughout the first quarter. Builders were issued 11% more permits this March – 1,985 – than last March (1,797). Belfiore’s permit forecast calls for 21,200 this year, 25,300 in 2018, and 26,000 in 2019. A total of 8.6% more permits were issued in the first quarter of this year than last. Economics firm Moody’s Analytics is projecting a total of 50,700 jobs will be created in 2017, 50,400 in 2018, and 41,600 new jobs will be created in 2019. The firm suggests Metro Phoenix Area population will have grown at an average of 109,400 people each year from 2017 to 2019. Current and projected employment growth is expected to continue to drive home sales – both new and resale – higher.
