he summer heat and monsoons have brought fewer home shoppers and sales over the last President 45 days, but volumes continue to grow over most Belfiore Consulting prior months of the last decade. Further, and most positive for homebuilders whom have been straddled with rapidly rising costs, appreciation has come in higher the last 2 months – providing hope for higher margins on a go-forward basis. Inventory remains low, suggesting continued better times in the foreseeable future.

Homebuilders sold 3% fewer homes from mid-June to mid-July than over the prior 30 days but 3% more homes than they sold during the same period one year ago, and resellers, according to Cromford® Report, sold 13% fewer than last month but 8% more than during the same period one year ago. Demand is healthy. In all, homebuilders have sold 9% more homes over the last 12 months than during the prior 12 months and resellers have sold 10% more. Traffic has fallen off earlier-year highs, as is typical during the summer, but conversion levels have remained above prior year levels. New home supply fell in June. Builders had 2,940 homes in inventory, 2% fewer homes than they had in their possession in May. Resale supply moved lower, too, falling more than 5% from last month. A total of 22,139 homes were listed, according to Cromford® Report in mid-July. Year-over-year (YOY), new home supply is up 10% – the result of an increasing number of condominium units. An oversupply is not a concern for builders presently. On the contrary, homebuilders struggled in the first 6 months of the year to bring enough supply to market in select sub-markets, pushing construction time frames upward. This challenge is likely to grow each spring for the next 24 months, with easing pressure in the second half of each year. New home demand is expected to remain healthy in coming months, if traffic levels are the pre-indicator they typically are. Both West Valley and North & Northeast Region traffic fell month-over-month and YOY in June, but with levels down just 3% and 2%, respectively, YOY, and conversions higher, sales levels should remain similar to higher than last year in those regions. Last month, as Belfiore reported, East Valley traffic fell 5% from March to May but remained 24% above traffic reported in May 2016. Central & South traffic hit a post-Great Recession and housing bubble high; it was 26% above last year. Home pricing has been “sticky” during the last 44 months, and continued to be, albeit less, in the first and second quarter of this year. Net new build prices rose a total of 1.9% in the first 5 months of this year. During the last 2 months alone, net new build prices have risen nearly 1.0%. Last year, Metro Phoenix Area new home prices increased a total of just 2.8%. The year before, 2015, prices increased just 3.0%, and in 2014, prices decreased 0.5%. Yet, during the last two years, home construction costs increased 25% to 30%. Demand has risen significantly and with traffic moving higher (most of this year) and resale supply exhausted, higher appreciation should be on the horizon. Builders must raise prices in order to continue replacing land supplies. Belfiore is now projecting 4% to 6% (adjusted downward in the last 30 days) appreciation this year, followed by 5% to 7% appreciation next year. etting buyers to prepare for the purchase of their new home is a vital step in the homebuying process. Buying a new home is a major life event, so here are a few Dos and Don’ts to guide them through the experience.

DO Get Prequalified – Understanding purchasing power is the first step, even before they go online to search for their dream home. DO Stay Within Budget – Shopping for a home is exciting and the emotion can potentially sway buyers outside of their prequalification limit. If they do think about stretching their budget, have them contact their lender first before writing an offer. DON’T Commit Without a Loan Estimate – This disclosure will provide detailed information about the fees and charges of their mortgage and allows them to compare with other Lenders to find the best financing option.
