Over the last 30 days, homebuyers purchased 18% more new homes than they purchased during the same period last year. Homebuilders successfully boosted the average rate of monthly sales per subdivision, to 2.3 homes sold per active community, up from 2.1 during the same period one year ago. Presently the Metro Phoenix Area new home market is in month 13 of a demand rally started last March. Over the prior year, homebuilders sold a total of 15,300 homes – 44% more than sold in the previous 12-month period. Demand growth is uneven, with the highest levels of sales concentrated in select areas of particular submarkets. Builders in fringe submarket areas are expected to continue being among those most benefited by increases in demand; as prices are rising closer in, more buyers are driven to outlying areas in search of affordability. The North Surprise Submarket serves as a prime example. From the previous survey period to the most recent survey period, the number of active communities in North Surprise increased from 2 to 5 and total combined sales grew from 7 to 51. Builders have managed inventory well in recent months, successfully building up speculative supply in anticipation of increased construction costs and times. Total Metro Phoenix Area new home inventory is now at its highest level since August 2009, but most of the supply built up recently has been condo units that are far from completion. Labor shortages will continue to be an issue; if demand growth projections prove accurate, labor will struggle to keep up and vertical construction costs and build times will continue rising in response. Thus, speculative supply is still healthy given present demand. Ready-to-deliver supply remained flat, indicating buyers are willing and eager to absorb inventory near-completion in order to avoid waiting out long build times. In fact, in a limited number of situations, builders are charging a premium for inventory homes over new builds. This year’s start to spring has lived up to the expectations of industry optimists. Not all builders and not all submarkets are achieving an equal share of the growth, but as a whole, the Metro Phoenix Area is performing well by nearly all indicators. Data now even shows markets frozen since the bust are finally beginning to thaw; demand is being pushed further out, as builders seek affordable developed lots and buyers seek both space and value. Maintaining a Solid Credit Profile

Buying a new home can be an exciting time in people’s lives. And it should be – homeownership is a solid investment, with multiple benefits and advantages to be realized for many years. But it’s vital to coach your buyers to not get caught up in purchase agreement signing excitement, and get them smoothly to the closing table by maintaining a solid credit profile. Below are some tips and actions for your customers to keep in mind prior to closing: 1. Don’t apply for new credit: Applying for credit can lower your credit score. Not only will you lose points because of a credit inquiry, but if you are approved for new credit, lenders may worry that you will spend up to your new credit limit then default on your loan. 2. Don’t close any credit accounts: While that’s a smart move financially, it’s a bad one for your credit score because you lose points when you have a higher usage of debt compared to your limit on one credit card and to your overall credit availability. 3. Don’t move your money around without a paper trail: Your lender will need the most recent bank statements, so if you have any unusual deposits you will need to document sources. 4. Don’t skip a payment or make a late payment: One of the most important elements of your credit score is your history of on-time, in-full payments. 5. Don’t change jobs: While a job change could mean a raise or a path to a better future, it could also delay your closing. Your lender needs to verify employment and will need paystubs to prove your new income. In other words, no matter how hard it is at this exciting time, it’s better to do nothing than to do anything that might affect credit. It’s a brief period, and their wise investment in a new home will pay great dividends in the years ahead.
