ECONOMIC INDICATORS The USD Burnham-Moores Center for Real Estate’s Index of Leading Economic Indicators for San Diego County was unchanged in October, ending a decline of the USD Index for three consecutive months. However, as the chart below shows, overall there has been steady growth in the USD Index since 2011.

STEADY GROWTH

San Diego Economic Year in Review 2015 All leading indicators point to a solid overall year for San Diego’s economy which started 2015 extremely strong, and continued to show steady growth throughout the year.

JOBS AND EMPLOYMENT As 2015 drew to a close, San Diego continued to outpace the U.S. employment growth rate, according to statewide data released by the California Employment Development Department (EDD) for the end of 2015.

REAL ESTATE

November’s employment numbers show positive signs for the region’s economy, particularly when compared to 2014. The region has 13,200 more people in the labor force, 17,000 fewer unemployed, and has added more than 37,800 jobs. In addition, the area’s unemployment rate fell to 4.8 percent, down 0.2 points from the previous month.

Even though the sale of previously owned homes saw a seasonal decline during late autumn, San Diego County continues on a better pace than 2014, according to housing statistics from the Greater San Diego Association of REALTORS® (SDAR).

San Diego also continues to lead California’s jobs recovery. The number of individuals employed in San Diego County in Q3 of 2015 saw a rapid increase of 3.5% from one year earlier. Unlike much of the state, San Diego has far surpassed the level of jobs held prior to the 2008 recession.

San Diego remains the second most expensive for-sale home market in the U.S., according to the National Association of Realtors.

HIGHLIGHTS EMPLOYMENT grew by 37,800 jobs, or 2.7 percent, from the previous year. UNEMPLOYMENT fell to 4.8 percent, and is still 1.2 points lower than the same period in 2014.

For the year-to-date, single-family homes sales were up nearly 8 percent, and attached properties were up 10 percent, compared to 2014.

During 2015, median home prices continued to rise steadily. Single-family properties sold over 10 percent higher in November compared to October, and were at a median sales price of $539,000. Condo and townhome sale prices were up over 6 percent from last month, with the median at $340,000. Prices are on a pace to finish 2015 up 6 percent compared to 2014.

PRIVATE SECTOR employment grew by 3.1 percent from November 2014. SHIP AND BOAT BUILDING grew by 10.3 percent from the previous year. HEALTH CARE accounted for one-quarter of all employment growth since the end of 2014. Data Source: San Diego’s Economic Development Corporation (EDC)

Mike Combs, research manager at San Diego Regional EDC said, “San Diego’s economy is being driven by growth in high-tech sectors and accessible industries like construction, manufacturing and health care. Growth in these industries is driving down unemployment and providing mid-to-high wage jobs for thousands of San Diegans.”
