REAL ESTATE According to the April 2015 San Diego Regional EDC Economic Snapshot, San Diego remained the second most expensive for-sale home market in the United States (based on data from the National Association of Realtors), second only to San Francisco. The median month-over-month price of San Diego County resale homes increased by 2 percent in May, and was 7 percent higher than a year ago, according to new housing statistics from the Greater San Diego Association of REALTORS® (SDAR). Single-family home median prices reached the $530,000 mark last month. The most expensive listing sold in the county in May was a 6,338-square-foot home on the coast with a sale price of $14.3 million.

San Diego’s Economic Development Corporation (EDC) April Manpower Monthly Employment Report cited the following highlights contrasting San Diego among the most populous 25 U.S. metros: • At 4.8 percent, San Diego’s unemployment rate ranked 11th among the 25 most populous U.S. metros.

• From April 2014 to April 2015, San Diego’s unemployment rate fell by -1.3 percentage points, which ranked 4th. • San Diego’s total employment grew by 2.6 percent from April 2014 to April 2015, which ranked 7th.

• San Diego’s employment in professional, scientific and technical services (PST) grew by 6.4 percent, which ranked 4th.

The real-estate market generally has its most active time of the year in the spring and summer, with March kicking off the peak season. San Diego County’s housing market surged in March, seeing its biggest annual increase in sales in nearly two years. There were 3,467 real-estate transactions that closed in the county, a 13.4 percent jump from March 2014, as reported by real estate tracker CoreLogic. Housing demand has been propelled mainly by San Diego’s job growth, but also by income growth and increased job security.

ECONOMIC INDICATORS The University of San Diego Burnham-Moores Center for Real Estate publishes a monthly Index of Leading Economic Indicators for San Diego County. The index includes six key economic activities including building permits, unemployment insurance, stock prices, consumer confidence, help wanted advertising and the national index of Leading Economic Indicators.

As you can see, San Diego enters 2015 on solid footing, and barring an unexpected local or global economic issue, the region should experience growth above that posted in 2014.

April 2015 employment reports for San Diego County indicated that the year-over-year increase in wage and salary employment is over 40,000 jobs which is the best annual gain since the year 2000. The most explosive growth is in the professional, scientific and technical services (PST) sector. This sector is particularly important for San Diego because it includes research and development jobs that are high paying and important to the local economy. Companies associated with the region’s innovation clusters such as biotechnology, biomedical products, clean tech and information technology fall within the PST sector. Since 2013, San Diego out-paced every U.S. most populous metro except Houston in growth rates in the PST sector.

San Diego’s economy started 2015 extremely strong and continues to show steady growth throughout the first and second quarters. “Everything was just hitting on all cylinders during January,” said University of San Diego economist Alan Gin. “It’s forecasting a strong local economy at least through the end of 2015.”

January 2015 marked the first time since February 2011 that all six indicators in the USD index were positive. The total index rose to 138.9 in April, its highest since bottoming out at 100.7 in March 2009 during the recession. With April’s index, once again all six components were positive. April’s increase means that the USD index has increased for 11 months in a row. The consumer confidence component has now risen for 15 months in a row, which is the longest streak of any of the six components.

REAL ESTATE According to the April 2015 San Diego Regional EDC Economic Snapshot, San Diego remained the second most expensive for-sale home market in the United States (based on data from the National Association of Realtors), second only to San Francisco. The median month-over-month price of San Diego County resale homes increased by 2 percent in May, and was 7 percent higher than a year ago, according to new housing statistics from the Greater San Diego Association of REALTORS® (SDAR). Single-family home median prices reached the $530,000 mark last month. The most expensive listing sold in the county in May was a 6,338-square-foot home on the coast with a sale price of $14.3 million.

San Diego’s Economic Development Corporation (EDC) April Manpower Monthly Employment Report cited the following highlights contrasting San Diego among the most populous 25 U.S. metros: • At 4.8 percent, San Diego’s unemployment rate ranked 11th among the 25 most populous U.S. metros.

• From April 2014 to April 2015, San Diego’s unemployment rate fell by -1.3 percentage points, which ranked 4th. • San Diego’s total employment grew by 2.6 percent from April 2014 to April 2015, which ranked 7th.

• San Diego’s employment in professional, scientific and technical services (PST) grew by 6.4 percent, which ranked 4th.

The real-estate market generally has its most active time of the year in the spring and summer, with March kicking off the peak season. San Diego County’s housing market surged in March, seeing its biggest annual increase in sales in nearly two years. There were 3,467 real-estate transactions that closed in the county, a 13.4 percent jump from March 2014, as reported by real estate tracker CoreLogic. Housing demand has been propelled mainly by San Diego’s job growth, but also by income growth and increased job security.

ECONOMIC INDICATORS The University of San Diego Burnham-Moores Center for Real Estate publishes a monthly Index of Leading Economic Indicators for San Diego County. The index includes six key economic activities including building permits, unemployment insurance, stock prices, consumer confidence, help wanted advertising and the national index of Leading Economic Indicators.

As you can see, San Diego enters 2015 on solid footing, and barring an unexpected local or global economic issue, the region should experience growth above that posted in 2014.

April 2015 employment reports for San Diego County indicated that the year-over-year increase in wage and salary employment is over 40,000 jobs which is the best annual gain since the year 2000. The most explosive growth is in the professional, scientific and technical services (PST) sector. This sector is particularly important for San Diego because it includes research and development jobs that are high paying and important to the local economy. Companies associated with the region’s innovation clusters such as biotechnology, biomedical products, clean tech and information technology fall within the PST sector. Since 2013, San Diego out-paced every U.S. most populous metro except Houston in growth rates in the PST sector.
