UNIFORM GRID

Brooklyn, NY Ground-up apartment complex implementing a mix of market-rate and affordable housing. Each unit prototype is designed on a carefully calibrated grid system that informs the nature of the space. Due diligence of income level, demographics, and local businesses enhanced the design's need to have a local produce grocery store, daycare, gym, and wellness center. Leasing of ground-level commercial evalutated gainful ROIs to subsidize the affordable housing. Project followed NYC code and zoning laws closely.

Quality of life in the existing apartment complex was compromised for maxed-out square footage, resulting in dimly-lit, uncomfortable, and WORKER FAMILY STUDENT Worker Student crowded spaces. In the newFamily proposal, apartments take advantage of interchangeable spaces that will eventually evolve with the growing population of Shenzhen. By implementing a modular concept, this residential renewal enjoys versatile living, public, and collaborative space that centralizes the interaction that this community lacked.
