Bringing You Home...Again and Again When I first adopted and registered our trademark slogan ‘Bringing You Home....Again and Again’ in the mid 80’s under the direction of marketing expert, Beth Taylor, I had no real concept of how succinctly it would define ‘who we are’ and ‘who we serve’ through the decades to follow. Now that I am in my 41st year of serving the Pine Belt residential real estate market, we continue to have the honor of serving second and third generations of clients, those who move away and joyfully return to the ‘Burg’, and over 50% of our opportunities come to us as referrals from friends and family of those whom we originally served or valued clients, friends or family of our Realtor Team members Adam, Brenda, Linda, Scott, Wendy, Debra, Andrew, or Dennis. If I have had an opportunity of meeting with you as a seller or buyer in 2013 or 2014, I have discussed the current trend we see locally of “homing” i.e., parents moving to be near children or extended family, or children moving to be near parents and other family support systems as they rear their own families. Just last week, one of my new seller clients is moving out of state to support her sister because of her sister’s ailing spouse. Another seller client is relocating locally to size down and to be closer to her son and family. Supporting the local “homing” effect is a nationwide trend toward the expected growth of the over age 55 home buyer growth through 2014, according to National Association of Homebuilders. The group further projects that the share of U. S. homes owned by people over 55 will increase from 43.3 per cent this year to 46.6 per cent in 2020. “Home again” is another significant influence on our current market. are living with their parents or parents-in-law according to the National Association of Homebuilders. The study attributes the trend to tough economic conditions, the student loan debt, and unemployment. (The state of Mississippi according to Kipling Letter April 18 is projected to have 8% unemployment by the end of 2014.) Older young adults (ages 24-34) typically compose approximately half of first-time homebuyers. Their delayed willingness or ability to leave their parents’ homes has contributed to lower first time home buyer demand. We can see evidence of this factor in our local market for sure when we see how challenging it is to find a buyer for a new or high quality home resale in the 130’s in Oak Grove right now. We hope that more first time buyers will respond in the summer market to the excellent 100% financing available to them through USDA, Mississippi Home Corporation, Veterans Administration, and FHA down payment assistance program. Good news for our higher-end buyers who yearn to make a move! According to the Wall Street Journal, April 25th interest rates for jumbo mortgages remain lower than previously expected for 2014 and are likely to stay stable for the next few months. Jumbo rates for 30 year fixed loans averaged 4.46% for the past month. This is the secondlowest average rate in 10 years. Living in continuous growth By Andrew Bird I like to grow both spiritually and intellectually. If I spend any length of time in stagnation in an area then I begin to feel that I am essentially wasting my time. What is the use of going through the motions with nothing more than just a monthly salary? At least that is how I feel for myself. That is why I so greatly enjoy working for Adam and DeLois – they encourage my growth and have allowed me the opportunities in which to grow. So what have I done to grow over the past year? In terms of my spiritual growth, I have undertaken an in-depth Bible study course offered at my Church. It is a program developed by a seminary (Sewanee), and is similar to a graduate level class. I also had the opportunity to serve on a mission trip to Honduras last spring. More recently, I have become involved in my Church’s College Ministry at

USM on Tuesday nights. As far as my intellectual growth, I have obtained my Real Estate License. I began the courses in January of 2013 and finally became licensed in May. Since then, I have had the blessed fortune of closing several properties since getting my license. At first I thought that once the contract is accepted, then the rest was smooth sailing. I was sorely mistaken! I had inspection and appraisal issues that threatened to derail both transactions. Had it not been for the auspices of Adam, DeLois, Debra and the rest of the Team, I would have felt like I was a lost ship at sea. I am very grateful to be surrounded by seasoned professionals! So, it may not seem like a lot, but I am glad to say that I did not spend this past year in stagnation, but learned much about God, life, and of course, Real Estate.

More than baseball By Josh Bellew

Baseball has always made sense to me. The rules are very clear. There’s a beginning and an end. There is a winner and a loser. It is a enjoyable game to learn at a very young age. It is a enjoyable game to play and watch as you get older. As long as I can remember, baseball has been a part of my life. I was lucky enough to have great parents that would cart off me and my brothers to Atlanta to watch the Braves play at Fulton County Stadium. Every spring you could find me at O’Malley Field in Long Beach. My baseball card collection was the largest of all my friends. I would eagerly await each issue of Beckett Magazine so that I could track the value of my collection. Even my earliest experience in marketing involved baseball. I spent a few summers folding and stuffing envelopes with marketing material for my father’s business all while sitting down watching the Braves play on TBS. Now, as a father, I have the opportunity to share the wonderful tradition of baseball with my children. You will find us at the ball field most nights of the week during the spring watching our son play. A few weeks ago I was able to take a day off and take the family to watch the Mississippi Braves, the AA affiliate of the Atlanta Braves, play a game. If you haven’t had a chance to do this, I highly recommend it. This night was very special for me because Dale Murphy, one of my favorite players of all time, was there making a guest appearance. When I was younger, I remember making a trip to Atlanta to see the Braves. Before the game started Dale Murphy was signing autographs. I patiently waited in line. Just when I was about to

meet him, he was called back to the field to start the game. As you could imagine I was heart broken. As upset as I was at not getting Dale’s autograph, it was still a great time at the game. Fast forward 30 years and I finally have the chance to meet him again. This time Dale had plenty of time to sign autographs. What made it even more special is that I was able to share the experience with my son, who was very eager to meet him. It is a great joy to be able to share life experiences with our children. This is why at The DeLois Smith All Star Team we take tremendous pride when we are able to serve so many generations of families.
