Terms & Conditions :1.
All payments will be accepted from Applicant or Co - applicant only against above mentioned booked flat / plot.
2.
Registration and stamp duty shall be charged / paid as per the rules & regulations applicable and determined according to the Government and Local bodies for authorities and the same shall be borne by the allottee. The ownership right shall remain with the company / firm till registration of the unit as per rule.
3.
No escalation cost will be charged for the sold unit.
4.
Plans , layout , specification are subject to change / modification as may be necessary or the better execution of the project and shall be decided by the company / architect or any other competent authority to which the allottee shall not raise any objection or claim anything averse against the firm.
5.
The above area is super built up area, which includes covered area plus proportionate share area such as staircase passage, community space lift facility etc.
6.
Payment must necessarily be made within stipulated date as contained in the Application - cum registration form appearing either under construction link or cash down payment.
7.
In case of default in making of the payment after 10 days the flat / plot will be treated as cancelled without any prior intimation and allottee shall have no claim or any right against booked unit or against the firm.
8.
No alteration in unit shall be accepted.
9.
Under no circumstances transfer will be affected or allowed unless 95% of the payment of the total cost of the unit has been made to the firm.
10.
In case of any addition in interiors on the choice of allottee the extra expenses shall be borne by the allottee.
11.
In case of transfer , unless deposit 35% of the payment of the basic sale price of the unit.
12.
Any such taxes of Government duty coming into the force after allotment of the unit shall be borne by the allottee.
