A Publication of RMLS™, The Source for Real Estate Statistics in Your Community Residential Review: Southwest Washington January Residential Highlights Following the trend of the last few months, January 2012 showed higher numbers of closed and pending sales when compared to January 2011. Comparing January 2011 to January 2012, closed sales grew 6.1%, and posted t he h ighest numbers for January since 2007. Pending sales climbed 25.1% in the same comparison. Market time also improved, decreasing from 173 to 128 days. However, similar to last month, new listings dropped 6.5%. The combination of higher sales and fewer new listings helped to create a lower listing inventory for this January than seen in the previous two years. At January’s rate of sales, the active listing count of 2,615 would be exhausted in only 8.8 months. (See chart to the right.) When comparing December 2011 with January 2012, closed sales fell

from 396 to 297 (-25%). Pending sales rose from 374 to 479 (28.1%). New listings increased from 449 to 626 (39.4%).

Sale Prices The average sale price went down 12.2% and the median fell 14.9% when comparing January 2011 to January 2012. Month-tomonth, comparing December 2011 to January 2012, the average sale price declined 6.5% ($201,700 v. $188,700) and the median sale price fell 5.7% ($176,000 v. $166,000). Over the rolling twelve month calculation shown to the right, which compares February 2010-January 2011 with February 2011-January 2012, the median price dropped 10.6% and the average price declined 10.0%.
