STEP ONE SELECTING A REALTOR While cruising Open Houses may be a fun way to spend a Sunday afternoon, it is an incredibly inefficient method of finding the right home for you. A real estate agent has access to nearly all the homes for sale and can sort through all the data to find what you are looking for. And, in most cases, our services are FREE to buyers (we are paid by the listing agent for helping sell the home.) What Do We Do?: • • • • • •

STEP TWO SELECTING A LENDER Get Pre-qualified NOW (better yet, pre-APPROVED-yes there is a vast difference). In today’s uncertain mortgage lending environment, it is critical for buyers to begin the loan approval process before getting serious about hunting for a home.

HOW TO FIND A LENDER A real estate agent helps you find a house; a lender makes buying (financing) the house possible. As soon as you’ve found a real estate agent to work with, ask him/her for their best lender recommendation. The lender you select can very well make the impossible come true, or can also turn buying your first home into a nightmare. We take this process very seriously on our team and only recommend people who’ve proven their value and trust with us. Your lender will establish a confidential relationship with you, so make sure you’re comfortable with him or her. Ask for a good faith estimate to better understand their fees and expenses. Again, responsiveness is important! Be prepared for the lender to ask for A LOT of personal information from you, from pay stubs, to tax returns, savings account statements, 401(k) statements, divorce documents and credit reports. You might get frustrated during this process, and remember your ultimate goal…...


STEP THREE Can We Start Looking Now? Every bit as important as your next home will be, what you see or won’t see from your windows, who you’ll bump into on the corner, where the kids play, or the distance from a great cup o’joe, are what make a house a great home. So spend some quality time with us, discussing the important “must haves” and your “would really like to have” and your “absolute no-no’s. We will help you find the available homes that best fit your needs and wants. We’ll do the homework for you. We’ll preview the properties for you and select the very best. We won’t waste your time showing you homes that just don’t suit you. Remember ...we don’t just work here, the Treasure Valley is our life.

Who is your perfect neighbor? A big, wandering field, the rushing Boise River, or somebody who happily clears the snow from our sidewalk before you know it? STEP FOUR THIS IS IT! YOU’VE FOUND THE ONE…. What now? Smile...we will help you “write an offer” or a “contract” to purchase the house. We will guide you in deciding the best offering price and terms to help you meet your goals. The contract will outline the terms of your offer (price, financing, closing date, etc.). If there will be contingences to your offer (like selling your home, financing or inspections) we will work through all of these together. You will need to write an earnest money check to present with the offer. And yes, it will be cashed if your offer is accepted and credited to you at closing. We will immediately present your offer to the seller’s agent. Typically, the seller has 24-48 hours to think it over and respond. During this period, you may rescind your offer at any time. Be aware that there is no first-come-first-served law– the seller can entertain other offers that come in after ours, prior to acceptance of yours. Then...You wait...it’s harder than you think, and we’ll be there right with you! By the deadline, the seller will respond in one of four ways: • • • •

Accept your offer as written “Counter “ your offer with changes (price, terms, date etc.) Reject your offer Ignore your offer

Negotiating the best options for each of the above scenarios, is what we do the best for our clients! Once your offer is accepted you are now “under contract” or “in escrow”. The next two weeks will be busy, and so be prepared to be distracted. You will need to have some flexibility in your schedule for the inspection and meeting with your lender. We’re on track now!


STEP FIVE INSPECTION Time The next step is to professionally inspect the house. We will probably recommend a good inspector for you to hire, but the final decision is yours. The purpose of the inspection is to: 1. Inspect the major systems in the house (heating, roof, electrical, plumbing, structural) to discover serious problems and, 2. Educate you about maintaining this home. The inspection will take 1 1/2 to 3 1/2 hours and you should try to be present at least for the end. The cost of the inspection is your responsibility and payable at that time (typically $250-$400). An inspection is NOT a warranty of anything and inspectors are not usually experts in any one area. If a major system in the home looks suspicious to the inspector, he may recommend further investigation on your part (e.g. a roof, electrical or furnace certification). It will be your decision to pay or not to pay for further inspections or certifications. After the inspection, you have the right to ask the seller to fix major problems. Sometimes (depending on your financing), you can ask for an allowance to fix something yourself. The seller can agree to your request, counter back or reject your request. As long as all parties are reasonable, the inspection process does not have to be a difficult negotiation. Try not to overwhelm the seller with a laundry list of minor repairs. REMEMBER, the purpose of the inspection is to identify serious problems. Loose door knobs, cracked tile, or ugly carpet are not items that should scare you away from purchasing a home, nor are they items that you should expect the seller to fix. Our job is to negotiate through this process for you. If you’ve made it through the inspection, breathe a sigh of relief. The hardest part may be over!

A LITTLE ABOUT HOME WARRANTY PROTECTION NEW CONSTRUCTION– Most builders offer a one year warranty on a newly built home. Be sure to ask for the details prior to putting an offer in on the home. They may be full or limited warranty on things such as quality of design, materials and workmanship At closing, the builder will also assign to you manufacturer's warranties that are provided to the builder for such things as appliance, materials, and fixtures. RESALE HOME WARRANTIES- When you purchase a resale home, you can purchase warranties that will protect you against most ordinary flaws and breakdowns for a least the first year of occupancy. Ask me for more details if you would like some peace of mind when buying your next home.


STEP SIX APPRAISAL After the inspection, the next hurdle is the appraisal of the home. The purpose of the appraisal is to prove to you and your lender that the house is worth what you have agreed to pay for it. Usually, the appraisal will indicate a value very close to the purchase price. In the event that the house “appraises” low, (e.g., you are under contract at $205,000 and the appraisal comes in at $195,000) the seller is in a sticky situation. The lender will only lend on the appraised value. There are three ways to resolve this problem: 1. The seller can agree to a reduced price 2. The buyer (you) can pay the difference between the appraised value and purchase price 3. You can back out We will advise you in this situation. Luckily, it doesn’t happen often.

THE FINAL STRETCH….. LOAN APPROVAL Usually at this point, the final hurdle is loan approval for you. You should have been in frequent contact with your lender, who updates us on the status of the approval. Loan approval means that you have provided all of the documentation required by the lender and that the lender is satisfied that you have the resources to purchase and make payments on your home. It’s crucial that you respond with the necessary information needed to your lender as soon as possible. We don’t want nay delays in getting you into your new home!

CLOSING It’s now time for “closing” . Closing is the process where ownership of the home changes hands and you become a homeowner. This is usually rather anticlimactic; with a call from your lender stating the funding of the loan has occurred and you can pick up the keys. Prior to the actually funding, you meet at the title company to sign papers and write a check. This can happen days prior to the “closing”. And finally…..How can we be sure this is right for us? Bottom line..We won’t sell you any property that we’re not comfortable with or we don’t believe in. The reason? We want you to do business with us again and to refer us to your friends and family.


The Most Frequently Asked Questions About Buying Real Estate In The Boise Area 1. Where do we start? With a map, then a daydream, then a quick get-together with one of our Buyers Specialists who’ll listen to your plans and interests. We’ll ask whether you’re looking for a home, condominium, building site. We’ll want to know your vision: a house in a town, a country escape, or waterfront property. We’ll talk some rough numbers.

2. How do we find what we want? Let us do the homework. We’ll preview all the properties that fit your criteria and select the best. We won't waste your time looking at homes that just won't suit you. We can arrange a showing of anything on the market, thanks to the Multiple Listing Service (MLS) of the Treasure Valley. We make sure you see all appropriate properties, no matter who has them listed.

3. How long does it take? Our schedule is your schedule. Some of our clients have found homes they love in a couple of days, or even less. Others take a more leisurely approach. Our objective, always, is to direct you to property you'll fall in love with relatively quickly. But if it takes days and miles, that's not a problem. Our cars are comfortable and we’ll go the distance with you.

4. What if we're located elsewhere? If you’re still searching and have to leave the valley, we’ll bird-dog the project for you, pursuing every possible avenue. In the meantime, if you see an ad or a sign for a property that looks interesting, call us, and we'll secure further information and photos.

5. Should We Hire A Buyer’s Agent? Entering into a Buyer’s Agency Agreement has countless advantages. When you sign the agreement, you are simply agreeing to “hire” a personal representative who, by law, must represent your best interests to the best of his/her ability. All of this personal service is available at absolutely NO COST TO YOU! And, of course, you will always have our “risk-free cancel any time buyer agency guarantee.”

6. What happens when we fall in love with a particular property? Smile. We will help you prepare an offer. We use approved Idaho Real Estate Commission approved forms with addenda specific to the area and you.

7. What about Earnest Money? Your offer to purchase needs to be presented with earnest money in the form of personal check, cashiers check, money order or note payable. It will be cashed upon acceptance of your offer and held in a trust account with a real estate brokerage and credited to you at closing.


8. When can we close? If the seller accepts your offer, you can expect the closing to take place within 30-60 days, depending on your due diligence requirements and financing.

9. Can we negotiate? Of course, but if the seller rejects your offer, don't be discouraged—we will help you figure out the next step to take, whether to pursue the original property or to move on.

10. How do we get the best price? Make offers as clean as possible, with minimal contingencies. Seek diamonds in the rough. Many buyers can't visualize "potential"...if you can, that's an opportunity. If you want to finance your purchase, get pre-qualified with a local lender and submit that approval with your offer.

11. Can we do this long distance? These days, we handle most closings long distance, thanks to FedEx and the wire-transfer system. BJAC will handle all the details of the transaction.

12. What will you do for us? Besides helping you track and find your dream home? We handle the big picture and a hundred countless little details: 1. Order the appropriate inspections and negotiate the details 2. Work with your lender and the appraiser to be certain your loan is approved in time 3. Confer with the title company about hundreds of closing details and the preparation of your settlement statement 4.Assist in the transfer of utilities into your name 5.Make sure you receive a recorded deed and title policy remain your primary source of information and assistance, months and years after closing

13. How can we be sure this is right? The bottom line is that we won't sell you any property that we're not comfortable with or don't believe in. The reason? We want you to do business with us again and refer us to your friends.
