Junction Reston, VA / 19,750 RSF Transformation of a 188,000-SF out-of-date office building into a Class A, amenity-rich asset. Created sophisticated, vibrant, and collaborative environments that accommodate various work styles and tenant activities. Scope included a 5-story atrium lobby, conference facility, new elevator and restroom upgrades, terrace, fitness center, and mechanical system. A 5-bay loading dock was reimagined as a 4,000-SF tenant lounge now known as “The Dock.�

1015 18th Street Washington, DC / 110,587 SF Repositioning of a 1970s-era, 11-story, precast concrete office building. Replaced dated front faรงade with sleek modern design; renovated the main lobby, restrooms, and elevator lobbies; and added 3,700 SF of habitable space at the penthouse level for conference center, restrooms, wellness center, and roof terrace. New features include energy-efficient, structural silicone-glazed curtain wall system; signage and canopy for stronger street presence; and ultra-clear glass to promote visibility and create a more inviting space.

Dulles Executive Plaza Herndon, VA / 11,000 RSF Repositioning of a 167,039-SF commercial office building near Dulles International Airport and the future Innovation Center Metro. Modernized the main lobby and restrooms; designed a new amenities facility that includes a 16-seat boardroom, 96-occupant reconfigurable conference suite, fitness center, and exterior plaza. Conference areas are supported by an adjacent pantry, kitchen, servery, and cafĂŠ.

KBS – Redwood Plaza I Fairfax, VA / 9,543 SF Featuring an amenity mix for the most discerning tenant, Redwood I (59,824 SF) was repositioned to offer a stylish tenant lounge to accommodate individual work or group hangouts, as well as an executive conference center.

KBS – Willow Oaks Corporate Center Fairfax, VA / 52,000 SF A repositioning of Willow Oaks Corporate Center (Building I, 109,493 SF; Building II, 110,151 SF). The building’s lower level required comprehensive renovation to bring daylight into the space, update finishes, and add valuable amenities that would attract tech start-ups and established companies seeking to elevate their brand. Features chic finishes and materials, including glass walls, vibrant wallcoverings, and turquoise and red paint accents. New amenities include a coffee bar, conference center, and fitness center, as well as an updated elevator lobby and management office.

2245 at Herndon Metro Herndon, VA / 27,046 SF A redesign of several amenity spaces within a Class A, 6-story, 162,276-SF office building near the Herndon Metro. Areas renovated include the main lobby, core restrooms, elevator cabs, a tenant lounge and game room, an 80-seat conference center, a fitness center with locker rooms, a 45-seat cafÊ, a new outdoor terrace, and the building’s marketing suite.

Venture Park Chantilly, VA / 8,851 SF A repositioning of a Class A, 146,000-SF commercial office building. Renovations included the relocation of a fitness center and locker rooms, the repurposing of a loading dock as a “grab and go” and lounge area, and the redesign of the building’s lobbies, a public corridor extension, and core restrooms on three floors.

Executive Plaza North Bethesda, MD / 5,575 SF Transformation of a full-floor empty shell space (on partially below-grade lower level in 160,000-SF, Class A office building) into an amenities hub, which includes a 250-seat conference center with a breakout area, a WiFi-enabled creative lounge, a bike storage room, an elevator lobby, a full-service cafĂŠ, and a fitness center with a yoga room.

Brickyard Ashburn, VA / 2,905 SF A co-working office space to serve the DC suburbs. Serves as a “third place� between home and office, two spheres blended through the incorporation of casual and professional design elements. Open studio layout with minimal separation between stations. A prototype for future locations.

Randolph Towers Arlington, VA / 10,000 SF A redesign of a ground-floor visitor and resident support space in a multifamily residential building (500 units). Renovated areas include the first-floor reception and lobby space, business center, resident lounge with kitchen, mail room, guest center, restrooms, and management offices.

The Flats at Neabsco Woodbridge, VA / 9,000 SF Design of public amenity spaces within multifamily residential development. Scope included design concept for the main entry, elevator lobby, leasing center, business center, great room, conferencing spaces, lounge areas, and screening room.

Caboose Commons Fairfax, VA / 5,000 SF An adaptive reuse of an abandoned warehouse, adjacent to Fairfax’s Mosaic District, into a multifunctional, 175-person brewery/restaurant/coffeehouse/urban community hub. A stylish and welcoming destination—for tasting beer, dining, or just hanging out, the site now constantly bustles with activity and welcomes hundreds of visitors weekly.
