I spoke with Karen over at Golden Oak with regard to your interest in Casa Rosa and she confirmed that Casa Rosa was indeed under contract with a repeat buyer who currently owns a smaller home in Golden Oak currently and is moving up into a larger property so at this point there is little chance that deal will fall through. I also inquired about alternatives and she explained that they have opened the next community in Golden Oak called Marceline which currently has a handful of Waterfront Lots available. Marceline is more of a Traditional community with larger lots than Kimbell Trace(1/3 Acre or 60% Larger) and there are a couple of Choice Lots such as Lot 18 that are magnificent lots, in my opinion, as this lot gives you a Park View in the front of your home and a Long Lake View in the rear with no rear neighbors. The Lots in Marceline range from around $525k--$650k and you could build pretty much any plan offered in Marceline for around $2,500,000 Including Lot, right in the same ballpark as Kimbell Trace, except with a larger lot and water views. The lot and home will be separate but I’ve been assured that for $2.5 Million or less ,TOTAL, you can have a complete package Lot and Home. Currently Lots 13-14-15-16-18-19 are available on the water view side with lots 1-2-4-5 on land view side. If you wanted to secure a lot it would require a 10% Deposit and you would be required to close on the lot within 60 days of contract, this would happen with Golden Oak. During that 60 day period you would begin working with Cahill on the home that you would like to have built and once you decide you would go to contract on the home with Cahill with a deposit required upon signing contract and then you would pay additional payments according to the build schedule.You will have 5 Months to start construction from the time you complete the contract. The time frame would look as follows if you were to decide to secure your lot by August 1…..Close on lot by October 1….Start construction by March 1….Home completed approximately 12 months later +/-.
