The Marina Strand Colonies I 2nd Quarter 2013 Newsletter
The Board of Directors is currently working on several projects in an effort to continue enhancing the overall appearance of our community. Below is a list of the projects which the Board would like to complete in the upcoming year.
Proposals are being obtained to re-furbish the interior of the elevator cabs.
Marcelo & Camilo are in the process of painting all the garage door entrances.
Proposals are being obtained for new pool furniture.
Proposals are being obtained to re-surface the pool area decking.
Proposals are being obtained for new trash chute mechanisms.
New signs for the garage area (for speed limits, etc.) are being ordered
New bulletin boards for the elevator areas are being ordered.
Re-paint the parking space lines and numbers.
Order additional bike racks.
Paint the elevator doors at each level.
Please be sure that your guests or other invitees are not parking in our homeowner parking spots. Visitor spots are clearly identified! If a visitor or another homeowner parks in an assigned homeowner’s parking space, that homeowner can call to have that vehicle towed. Please be courteous and considerate of your neighbors. Thanks in advance for your cooperation.
Bicycle Safety Suggestion. In a walk around the complex with our security people it was pointed out that bicycles might be better secured by a ‘locking bar’ type mechanism rather than by a ‘cable’ type lock. Thieves, apparently, simply ‘wire cut’ the cable and ride off with the bike. The U-Bolt-Type lock was said to be ‘better’ but please consult with your bicycle shop for security suggestions from your professional bike person knowledgeable in such matters.
Annual Party. Please contact your building coordinator, the Board or Ross Morgan of your interest in assisting with our annual pool party. For those who have not had the opportunity to attend, we have food, entertainment and a lot of fun so come and join us this year. We would luv to make your acquaintance!

Marina Beach parking lot every Thursday, 7:30 a.m. - 1:30 p.m. Food Trucks 5:00 to 9:00 p.m.
4th of July Fireworks Returns to Marina del Rey …
9:00 PM July 4th our local fireworks show returns. PLEASE DO NOT use the roofs for viewing. Roof access if prohibited unless maintenance related and then only through assistance from our maintenance crew.
MARINA STRAND POOL RULES
SWIMMING POOLS MAY BE USED SO LONG AS SUCH USE DOES NOT DISTURB OTHER RESIDENTS. THE SPAS SHALL BE USED DURING THE HOURS OF 7AM TO 10PM ONLY. THERE IS NO LIFE GUARD ON DUTY. EACH RESIDENT ASSUMES FULL RESPONSIBILITY FOR HIMSELF, HIS FAMILY AND HIS GUESTS IN ORDER TO MAINTAIN APPROPRIATE SECURITY, GUESTS AT ALL TIMES SHALL BE ACCOMPANIED BY A RESIDENT. CHILDREN UNDER THE AGE OF 13 MUST BE ACCOMPANIED BY AN ADULT WHEN INSIDE THE POOL AREA. PROTECT OUR INSURANCE. IF YOU SEE AN UNSUPERVISED CHILD UNDER 13 YEARS OF AGE USING THE POOL, PLEASE ASK THAT CHILD TO LEAVE. FOOD AND DRINK ARE ALLOWED IN THE POOL AREAS BUT GLASS OF ANY KIND IS NOT ALLOWED. PLEASE USE THE TRASH CONTAINERS AT BOTH POOL AREAS TO DISPOSE OF REFUSE. IF ANY RESIDENT SEES ANY PERSON IN VIOLATION OF THE POOL RULES THEN IT SHOULD BE REPORTED TO MANAGEMENT. ROUGH PLAYING IS NOT PERMITTED IN THE POOL AREA, INCLUDING BUT NOT LIMITED TO DIVING, WATER SPLASHING AND CREATING EXCESSIVE NOISE. THE POOL IS PRIMARILY FOR SWIMMING. ANYTHING THAT INTERFERES WITH ANY PRSONS USE OF THE POOL FOR SWIMMING SHOULD BE REMOVED UPON REQUEST. RADIOS AND OTHER SOUND EQUIPMENT ARE NOT ALLOWED UNLESS HEADPHONES ARE USED. PETS ARE NOT ALLOWED IN THE POOL AREA AT ANY TIME, INCLUDING BUT NOT LIMITED TO THE BATHROOM AREA, SHOWER AREA AND SAUNA. POOL FURNITURE MUST NOT BE REMOVED FROM THE POOL AREA. SANITARY CONDITIONS ARE EMPHASIZED. THEREFORE, PERSONS WHO HAVE SKIN AILMENTS AND OTHER COMMUNICABLE DISEASES MUST NOT USE THE POOL. SPA AND POOL USERS SHOULD BE AWARE THAT BODY LOTIONS CAUSE EXCESSIVE FOAMING AND ADVERSELY AFFECT THE FILTRATION SYSTEM. ANY LARGE POOLSIDE PARTIES IN EXCESS OF EIGHT (8) PERSONS INCLUDING BUT NOT LIMITED TO BIRTHDAY PARTIES ARE SUBJECT TO PRIOR APPROVAL OF THE BOARD BY MEANS OF A WRITTEN REQUEST TO BE SUBMITTED TO THE BOARD WITHIN 5 DAYS PRIOR TO SUCH PARTY. THEREAFTER, UPON APPROVAL BY THE BOARD, WRITTEN NOTICE MUST BE POSTED 48 HOURS PRIOR TO SAID PARTY ON THE NOTICE BOARDS. NOTICE
THE SPA CAN BE A HEALTH HAZARD. THE HIGH TEMPERATURE OF THE WATER CAN AFFECT SOME PERSONS ADVERSELY. YOUNG CHILDREN, THE ELDERLY AND THOSE WITH HYPERTENSION OR HEART PROBLEMS SHOULD CONSULT THEIR PHYSICIANS BEFORE USING THE SPA. IF ANY RESIDENT SEES ANY PERSON IN VIOLATION OF THE POOL RULES, THEN IT SHOULD BE REPORTED TO MANAGEMENT IMMEDIATELY.

Governing Documents Update

The Board of Directors would like to update you on the status of our Governing Documents [CC&R’s and By-Laws] revisions and our intentions regarding presenting those changes to you. We had an executive session coming on the 11th of June where we conducting a conference call with the Association attorney to finish up open items on our review and corrections done on the governing documents to date. We also have a meeting on the 26th of June to give the two new Board members an opportunity to offer their inputs on the updated governing documents as the sitting Board has ‘crafted’ to date from the templates provided to us by the Association’s attorneys. Once these last stages of Board inputs are incorporated into the draft documents we intend to the following …

Day One. When Board member comments and corrections are finished and sent back to the attorney for a final draft the Board will make arrangements for a meeting (Town Hall) to present the Board’s draft to the membership. Once we receive the ‘finished’ draft back from the attorney the Board will disseminate the draft to the members for them to review before that Town Hall meeting.
Day Fifteen. Fourteen days after the draft is disseminated to the members for their review, or as soon as practical thereafter, the Board will conduct a Town Hall meeting with the Board and the Association’s attorney so that concerns, objections and feelings about the revisions can

be heard. Details of the Town Hall meeting protocol and procedures will be detailed in the Town Hall meeting announcement.
Day Thirty. As soon as the Board has digested, assessed, and possibly incorporated suggestions or inputs from the community into the finished Governing Documents, a final Governing Document package would be disseminated for vote. The CC&Rs were originally filed on August 12, 1974.
They were amended on December 12, 1977 (10 pages).
Amended again on March 12, 1987 (8 pages). And last amended on July 24, 1995 (4 pages).
Our By-Laws were originally filed on May 11, 2009. Association had no By-Laws.
Our ‘in effect’ Rules and Regulations are dated 2005.
Our ‘in effect’ Parking Policy is dated October 23, 2003 (effective Jan. 2004).
