Make the Most of that First Impression A well-manicured lawn, neatly trimmed shrubs and a clutter-free porch welcomes purchasers. So does a freshly painted – or at least freshly scrubbed – front door. If it’s autumn, rake the leaves from the lawn. The fewer obstacles between purchasers and the true appeal of your home, the better. 2. Invest a Few Hours for Future Dividends Here’s your chance to clean up in Real Estate. Clean up the living room, the bathroom, the kitchen. If your woodwork is scuffed or the paint is fading, consider some minor redecoration. If you’re worried about time, hire professional cleaners or painters to get your house ready. Remember, purchasers would rather see how great your home really looks than hear how great it could look “with a little work.” 3. Rather than giving your house the attention it deserves, they’re likely to hurry through, that’s why we do inspections and opens while you are not there. 13. Watch Your Pets Dogs and cats are great companions, but not when you’re showing your home. Pets have a talent for getting underfoot. So do everybody a favor: Keep Kitty and Spot outside, or at least out of the way, better still take them away during inspections. 14. Think Volume Rock-and-roll will never die. But it might kill a real estate transaction. When it’s time to show your home, it’s time to turn down the stereo or TV. 15. Relax Be friendly, but don’t try to force conversation. Prospects want to view your home with a minimum of distraction. 16. Don’t Apologize No matter how humble your abode, never apologize for its shortcomings. THE SALE PROCESS Preparation, Marketing and Advertising The first step after you decide to sell your home is to sign the Sales Agency Agreement. Once signed we start to prepare your home for marketing and advertising while the office administration staff prepare the necessary documentation for your file.

Inspections, Offers and Negotiation Once the advertising and marketing has started, we start showing prospective purchasers through your home at open houses or private inspections so we can extract a suitable offer to purchase your home. After an offer is received, we will start to negotiate with the purchaser to obtain the highest possible selling price for your home. Contract Acceptance When you finally agree on a suitable sale price for your home and you accept the offer from the prospective purchaser, it’s then that we officially have formed a legally binding contract. This means that you and the purchaser now have legal obligations to each other to perform under the terms and conditions of the contract. Form Ones, Cooling Off, Deposit Paid After the contract is signed, a Form One is created and served on the purchaser. This is a form that discloses any information regarding the property such as building approvals, alterations, easements and encumbrances. Once the Form One is served on the purchaser, and both parties have signed it, there is a cooling off period of two full business days. During this period the purchaser may still pull out of the contract. After the cooling off period is over, the deposit is due and payable, which then is deposited into our office’s trust account until settlement.

THE SALE PROCESS Approval Stage After the deposit has been paid, you then normally have what is called a Conditional Contract, subject to certain conditions being completed, sometimes by both parties. These conditions are usually finance, building inspections, pest inspections, the sale of another property or the settlement of another property.

Unconditional Contract Once all the conditions have been satisfied we then proceed to the “Unconditional Contract� stage. This means that both parties (the vendor and the purchaser) have completed and met all their obligations in regards to conditions of the contract. Your sale is now looking strong and nearly complete.

Engagement of Conveyancers During the above stage of obtaining unconditional status, both parties should engage their own conveyancer or property lawyer to prepare the legal documentation required to settle and exchange ownership of the property. The conveyancer will also advise you of any problems that may occur.

Settlement Stage The settlement stage is the final part to conducting a successful sale of your home. Once the unconditional stage has passed, we wait patiently for settlement day while both parties conveyancer’s take care of mortgages, titles, searches and land transfer documents. Finally the day arrives, settlement occurs, monies are transferred and your property has a new owner and a new beginning. Congratulations!
