Your place in the market. 2016 Q4 Market Report presented by Denis Najzar 0438 457 599 • dn@eplace.com.au • www.denisnajzar.com.au

Hello & Welcome To my quarterly report on Camp Hill, Norman Park, Coorparoo and Greenslopes. This beautiful pocket in Brisbane is a great place to call home. From a range of good schools, local parks and a variety of local amenities, you are provided with the opportunity to have everything at your fingertips. We would like to provide our local community with statistics on how the market has been performing in the past quarter. We hope you take this information into consideration when making your next property transaction, whether it’s your family home or your next investment.

Denis Najzar

The Current Market Recent results and research continues to highlight that properties located close the centre of Brisbane, especially those in the mid-to-top end price range, remain in demand and are consistently recording positive sale price growth and strong volumes of transactions. Brisbane, and particularly the inner-east, has been one of the most stable and consistent property markets during the past five years. This consistency has proven to be a significant deciding factor for many buyers and sellers as the majority of market

participants continue to trade in and out of homes as a principal place of residency. With Christmas fast approaching and 2017 just around the corner, there remains a level of buoyancy in buyer confidence and a willingness to buy that is not being matched by the supply of property coming to market. With fewer properties on the market, now is a great time to take advantage of low competition should you be thinking about selling.

About this marketplace report. In compiling this report the author has relied upon information supplied by a number of external sources including CoreLogic RPdata. The publication is supplied on the basis that whilst every care has been taken in the preparation, no representation has been made and no responsibility is accepted for the accuracy of the whole or any part of the publication by the author. The transactions reported are for settled contracts during September, October and November 2016 and some properties have been excluded on the basis that the information could not be verified to the authors satisfaction. How We Can Help We encapsulate three essences to provide you the finest service. Firstly, a pre-sale consultation and appraisal meeting. This is ideal for clients who would like guidance on which visual enhancements they should make to their homes to reach their target sale price. We also, after rigorous research, determine a distinctive price range that we believe the property lies within, to give the owner an idea of the current market.

Secondly, we offer partial or complete property styling. We work closely with our owners or designers to produce the most ideal representation of your property that is soft, polished and well-presented. Thirdly, we design a marketing campaign to best suit your property and outcome of sale. We work closely with a range of

advertising and marketing professionals to market your property in a unique, exceptional manner, to attract the most serious of buyers on the current market. To see what buyers and sellers are saying about Denis please visit us at: www.denisnajzar.com.au

What’s Your Next Move? Styling is a great way to have your property stand out to buyers. Buyers make a decision on whether the property is right for them within moments of viewing, so creating that great “first impression” is a must, especially in the current highly competitive market.

1. 2. 3. 4. 5. 6. 7.

Minor Facelift. Attend to all outstanding maintenance around the property. Things like dripping taps and blown light bulbs. De-Clutter. Less is more. This allows buyers to focus on the space and not your “stuff”. Clean It. The better represented the property, the more attractive it is to a potential buyer. Painting. Jazz up your property with a freshened colour inside, outside or both. Styling. Organise your property to be styled by the experts. Pets Go With You. During inspections, it’s a good idea to take your fur babies with you. Put It Away. Any valuable items should be put away for safe keeping.

8. Light Them Up. Lighten up the house with lights, lamps, pendants and televisions. 9. Garden Maintenance. Spruce up the garden with some fresh greenery, colours and landscaping. 10. Street Appeal. It’s your 24/7 billboard. Many potential buyers will drive-by your property before even deciding if they want to see inside. We are happy to provide options and opinions on how to improve the value of your home and deliver an insight to what buyers are looking for in the area.
