More about getting ready to sell. More about where you want to live. More local current events. More market news. More Realtor Service.

Born here in Nanaimo and having spent a majority of my life here, gives me the confidence of knowing this city’s key features, aspects and amenities. With this knowledge I can help market your property, or find you a great place to call home. Here is a brief summary of the wide variety of skills that I have used over my working life: - Owned a company chasing seagulls from landfills using trained predatory hawks (Harris Hawks). Through the 5 years that I owned and operated this company I developed skills in negotiation and sales expanding the operation to 3 different contracts, eventually brokering a deal selling off each operation to key employees. - Worked as a Senior Computer Systems Administrator and Automation Programmer for an Internet Service Provider in Vancouver. One of my main accomplishments was designing and building automation software that is still being used 10+ years after it was built. My experience in this field has given me a thorough understanding of how the Internet works this understanding is fundamental for marketing your home online. - Owned & operated Morris Media, providing out-of-home advertising services to business professionals. Through this company I have been able to further hone my sales and marketing skills: both of which are the key skills you need in a Realtor to get your home sold. - Realtor with Royal LePage Nanaimo Realty - Started in May of 2010, and with my fresh approach to sales and marketing, I was awarded Rookie of the Year for 2010. In 2011 my hard work and dedication to serving my clients has catapulted me to sales numbers with the top Realtors throughout the city of Nanaimo. - And now ranking with the top Realtors at RE/MAX of Nanaimo – Nanaimo’s largest and most active Real Estate brokerage and home to Nanaimo’s top agents. I’m motivated, personable and I love what I do. I pride myself as a family man -married with 3 young boys and I posess the patience and dedication that goes along with raising a rambunctious family. As a Realtor I’m committed to providing unparalleled service not just listing your home, but going the extra mile to market it.

House-Hunting Tips

#5 1310 Spruston Road, EXTENSION

Buying a home? Make your house-hunting experience positive & rewarding.

1. Location is crucial. How far are you willing to commute? How good are the schools, parks, transportation services or other important amenities? Will your new home be next to a development property? Even a dream home can be a mistake if it's in a location that is undesirable to you. Picking favourite areas before you begin is a good first step.

2. Make a list. Do you know what you need and want from your home? You'll save yourself many hours of shopping if you make a list ahead of time. Focus on features you MUST have, would LIKE to have, definitely don't want and would prefer not to have. Your goal is to find the right home for yourself and your family without falling in love with one that doesn't suit your needs. An easy way to start is by compiling a list of what you like and dislike about your current home.

This home has been very well looked after and is move in ready. Plenty of natural light comes in with its new windows, and fresh paint. Other great features are new cabinets, a new roof, detached shed and updated appliances. Enjoy BBQs on your new covered deck and have peace of mind about kids or pets with a fully fenced back yard. Forest Glade Park offers a secluded, wilderness ambiance but it located just minutes between Nanaimo and Ladysmith. This home is move-in ready. Quick possession possible.

3. Do research. Today, information about recent home sales prices, market trends, homes on the market, neighbourhood statistics and the home-buying process are readily available through your Realtor. Go surfing. Ask questions. Get educated. Empower yourself.

4. Get pre-approved. Rather than guessing what you can afford, contact your mortgage broker/lender to give you a full assessment and a preapproval letter stating how much you're qualified to borrow. The true amount may be much more (or much less) than you think. Your preapproval is figured by factoring in your household income, your creditworthiness, current interest rates, how much cash you have for the down payment... among other things. Armed with this knowledge you can decide for yourself what price range you are comfortable looking at.

House-Hunting Tips continued...

5. Use a checklist. Touring multiple homes is an intense experience for most people. Rather than relying on memory, make notes about homes you visit. Turn your priorities into a personalized home-shopping checklist and use it track the features of each home.

6. Be comfortable. House-hunting is better if you can take your time, especially if you're relocating to a distant community and want to see a dozen homes in one day. Wear comfortable clothing and sturdy, easy-to-remove shoes. 7. Look beyond the décor. A property is about location, floor plan and state of repair – it is not about the current occupant’s taste in knickknacks or paint color. Keep in mind the space, flow and function (and how much work you are willing to invest) of a property to base any final decisions on.

8. Be prepared to make an offer. House-hunting can be frustrating if you know you're not really emotionally (or financially) ready to buy a home. If you are ready, know what decisions you'll face when you make an offer. Having already done Step 3, and Step 4 you will know what fair value is and what you can really afford to offer.

9. Relax. Sure, buying a home is a This 2 bed 1 bath modular home is on its own land in located in beautiful Cedar and has the potential for a den or 3rd bedroom. Selecting your Realtor

#101 5945 Kaden Place, NORTH NANAIMO

Deciding on a Realtor & what they should be doing for you. When buying your home, you usually use the services of a real estate agent. A referral from a neighbour or family member can help you decide, or through advertising or marketing can influence you. The agent helps you in many ways and can help you find the house of your dreams, make an offer and close the deal. The other side is when you want to sell - then a real estate agent is needed again. Many home sellers, especially those selling their first home, tend to think all agents are similar to the one that helped them buy their home. Although real estate agents can (and do) work with both buyers and sellers, most tend to concentrate more on one than the other. They specialize. When you bought your home, you probably worked with a "buyer’s agent" – an agent that works mostly with buyers. Because of the nature of real estate advertising and marketing, the public’s main image of the real estate profession is that of the selling agent (listing agent). As a result, many homeowners expect their listing agent to do the same things that a buyer’s agent does – find someone to buy their home. After all, they do the things you would expect if they were searching for buyers. A sign goes up in the front yard. Ads are placed in the local newspaper and real estate magazines. Your agent holds an open house on the weekend. Your house is proudly displayed on the Internet. But this is only "surface" marketing. More important activity occurs behind the scenes. After the "for sale" sign goes up and flyers are printed, your agent’s main job is to market your home to other agents, not just to homebuyers.

This friendly, convenient ground-floor fourplex townhouse is immaculately kept and modern with a lovely warm feeling to it. This lower unit has access to the 5' crawlspace that stretches the size of floorplan. Thoughtful planning went in the layout & design of this attractive home with a fireplace, quality plank laminate floors & attractive patio area. The kitchen offers beautiful cabinetry and ample counter space and there are spacious bedrooms with the master bedroom offering a 3 piece ensuite.

Your Listing Realtor Your listing agent’s main job is to make sure that the other real estate agents know about your house. This is accomplished through listing your house with the Multiple Listing Service (MLS), broker previews and advertising targeted toward other agents.

MLS contains Important information

Other agents search the MLS database for homes that fit the price range and needs of their clients. They pay special attention to homes that are new on the market, which is one reason you get a lot of attention when your house is first listed.

Broker tour: When your listing agent belongs to a sizable office, an "office preview" will introduce your house to other agents working in the same office. In effect, they get a "head start" on selling your property. Regularly, the offices’ agents will get together, and "caravan" to all of the new listings. They file quickly through your home noting value and looking for anything memorable or different to determine if your house is one they would be proud to show their clients. Then they all move on to the next house on the tour. But some of them come back…with buyers. Promotion:

Getting the House Ready to Sell

1691 Fawcett Rd, CEDAR BY THE SEA

Make Your Home "anonymous" Give your place "personality" - but no person. If there is a new home sales tract (show home) near you, go visit. It doesn't matter what the price point is. What you will find are some wonderfully (but sparsely) furnished homes that anyone could live in -with the emphasis on "anyone." They are anonymous. There may be a baseball glove in the boy's room, but no family photos on the walls. The reason you want to make your home "anonymous" is because you want buyers to view it as their potential home. When a potential homebuyer sees your family photos hanging on the wall, it puts your intimate stamp on the home and momentarily shatters their illusions about living in the house themselves. Put away family photos, sports trophies, collectible items, knick-knacks, and souvenirs. Put them in a box. Rent a storage area for a few months and put the box in the storage unit. Do not just put the box in the attic, basement, garage or a closet.

First time on the market, this home sits on one of the nicest properties available. Established landscaping and a creek with your own walking bridge. Large corner lot in peaceful Cedar by the Sea with ocean views and only a short walk to the water. Bright open kitchen that has already been renovated! Add your personal touches with updating the ooring. Also recently replaced was both the furnace and oil tank. Outside you'll ďŹ nd a convenient round about driveway, an outbuilding shed and a grape arbour.

Part of preparing a house for sale is to remove "clutter," and that is the next step in preparing your house for sale.

A gorgeous level yard compliments the Westcoast contemporary style of this newly listed home. Explore your culinary technique in the newly renovated kitchen, then relax in the fantastic great room. Getting the House Ready to Sell Uncluttering for the best first impression

This is hard for most people to do of emotional attachments to everything in our homes. After years of living in the same home, things collect in such a way that may not be evident to the homeowner. However, it does affect the way buyers see the home, even if you do not realize it.

Acreage with a view! The ocean is only a short walk away and you will enjoy the ocean view from the kitchen window and decks of this custom designed, split entry home. Generously proportioned home with the main floor offering an enormous living room, formal dining room, kitchen family room and 3 large bedrooms. Two wood burning fireplaces will keep you cozy. On the lower floor you will find the 4th bedroom, great storage, a massive rec room with an adjoining den and more. This property is one of only a few left in the area of its size.

You want as much open, clear space as possible, so every extra little thing needs to be cleared away. Take a step back and pretend you are a buyer. Let a friend help point out areas of clutter, as long as you can accept their views without getting defensive. Another trick is to take a photo of the space to help you see it objectively. Let your agent help you, too.

The kitchen is a great place to start. First, get EVERYTHING off the counters. Only put back what “sets the scene” for an inviting workspace. Store the excess out of sight. Of course, you may not have cabinet space to put everything away. Clean the cabinets and drawers out too. Anything that rarely gets used should be put in storage (you will have to pack them when you sell anyway). You see, serious homebuyers will open all your closets, cabinets and drawers, especially in the kitchen. They want to be sure there is enough room for their “stuff.”

A semi-rural paradise with a new kitchen, stainless appliances, a new roof and skylights, an efficient heat pump and bright open floorplan. This home also has an in-law suite with its own heat and laundry. This home has the its own generator backup system for those rare occasions when the power goes out and the deep 220’ well provides for excellent drinking water. This property has a double garage, and a massive overheight workshop (220V) and ample parking for all the toys you can acquire. Beautiful landscaping offers mature fruit gardens and privacy.

Beneath the sink is critical, make sure the area is as empty as possible, and scrub the area clean.

You want to promote an image of plentiful storage. The best way to do that is to have storage no more than 2/3 full.

Getting the House Ready to Sell: Interior

5784 Bradbury Road, NORTH NANAIMO

Ceilings, Walls, & Paint

Check all the ceilings for water stains. Whether a leak is caused by plumbing or a faulty roof, Find the leak, repair it and make sure a proper job is done. Nothing irritates a buyer more than finding out - after the fact - about water damage. If a water stain is left after something you have already repaired, do the cosmetic work necessary to improve the desirability of your home. That means painting. Painting makes a home look fresh and new on the inside and never fails to impress. If dirt has accumulated in spots or you have an outdated color scheme, painting can be your best investment when selling your home. It is not a very expensive operation and often you can do it yourself. Do not choose colors based on your own preferences, but based on what would appeal to the widest possible number of buyers. Get advice for which colours help your rooms appear bright and spacious.

Ocean view home in a great neighbourhood with many fine features. Modern colors, vaulted ceilings in the main areas and large windows and make this an attractive home. The kitchen has ample cupboards, as well as a breakfast island. A den is conveniently situated just off the entrance. The lower floor has 2 more bedrooms and a massive bright open area with large windows and high ceilings. With a private entrance there is suite-potential with an area already prepared for a kitchen.

Carpet and Flooring

Unless your carpet appears old and worn, or it is definitely an outdated style or color, you probably should do nothing more than hire a good carpet cleaner. If you do choose to replace it, do so with something in a fairly neutral color. Repair or replace broken floor tiles and floorboards. Finish the details that a potential buyer might notice.

Odor Control

For those who smoke, it is best to move smoking outside. You could also purchase an ozone spray that helps to remove odors without creating a masking odor. Pets come with odors. You may have become used to them, but they are immediately noticeable to others.

Walk-on oceanfront on the unique community of Protection Island! This 2 Bedroom, 2 bathroom Historic Home has loads of character waiting for the right handyman to finish the details. Getting the House Ready to Sell: Indoors & Out Windows and Doors

Check all of your windows to make sure they open and close easily. Cracked or broken windowpanes send red-flags to buyers, so have them repaired before you begin showing your home. The front door should be clean, well maintained and easy to access as it is the entryway into the house. Make sure the lock works smoothly - when a homebuyer comes to visit your home, if the lock sticks while everyone stands around, this sends a negative first impression. Inside be sure doorknobs turn easily, and are clean. As buyers go from room to room, each door is opened and you want to do everything necessary to keep a positive impression.

Curb Appeal

A homebuyer’s decision to come inside is often based on his or her view of the house from the car. They call that first impression “curb appeal.” So take a walk across the street and look at your house. Look at nearby houses, too, and see how yours compares.

Is your landscaping at least average for the neighbourhood? Buy mature colourful flowers to add a splash of vibrancy for a favourable first impression. Your lawn should be cut, watered, and free of brown spots. You want your lawn to be attractive, not a distraction. The back yard should be tidy. If you have a pool or spa, keep it freshly cleaned. For those that have dogs, be sure to dilligently keep the area “scooped.” You want your back yard to appear as spacious as possible, so decluttering is as important here as it is inside.

What paperwork do I need to have together to sell? When buyers consider purchasing a home there are certain facts they need to know. Some of this information Realtors cover such as size of the home, zoning, room measurements, property taxes, assessment data, etc. Other information that is also useful:

Utility bills – buyers want to

know how much your home costs to operate. Having copies of your bills in both seasons will answer the buyers inquires early in the process

Site Survey – not all buyers will

care about a site survey but their lender most certainly will. A site survey is a legal document that shows where the foundation of the house lies in relation to the property lines. It also shows if neighboring foundations encroach on the sellers property. So, if you have a site survey, provide your Realtor with a copy of it.

you have a mortgage you’ll need to determine what your current payoff amount is and if there are any penalties for paying out early. If you have plans to transfer (port) your mortgage to the next home you buy talk to your mortgage company to ensure that this can be done.

List any issues (current or repaired) with the home -

there is a huge responsibility to be completely upfront and honest about the home that is being sold. Even if there are problems that are not visually evident, you are best off to repair them and document how they were repaired (and by whom) or disclose the issues to the buyer and set the price accordingly. The alternative is to be hauled into court at a later date with a very angry buyer. When in doubt – disclose.

Having these documents and this information together will assist in the gathering of information phase.

Paperwork to list my home for sale:

Once you have picked a Realtor to go to work for you there are a couple of forms that need to be filled out. 1.Working with a Realtor – this document explains the legal agency relationship between you and your Realtor. 2.Multiple Listing Contract – this form is the where you agree to pay for Real Estate services at the time of completion out of the sale proceeds. This document is also used to set the term for how long your Realtor will have to get the job done and lists the services that your Realtor will perform for you. 3.Data Entry Form – used to gather all the information about your home to be loaded into MLS. Working together with you, your Realtor will fill this out so that potential buyers can search MLS for your home based on its characteristics. 4.Property Disclosure Statement– this is a critical document that gives you the opportunity to disclose any issues that may be with your home. All information is to be true and correct as best as you knew at the time of listing. 5.FINTRAC Identification - As the sale of homes is considered such a massive financial undertaking the government requires anyone selling or buying a home to fill this out. It requires your full legal name, address, property you are buying and sighted identification.

It Works. “In a slower market Dan had our home sold in less than 2 months. The variety of marketing and selling strategies had a steady flow of viewers coming to see the home, and ultimately GOT IT SOLD! I would not hesitate to recommend Dan to anyone wanting to sell their home.” - R & L Dodds “Dan Morris is a very professional, hard working, and caring realtor. He takes the time to explain everything to you. Dan has a multitude of selling strategies. Dan doesn’t just list your home, he does his honest best to sell it. If you want your home just listed, list with anyone. If you want your home sold, list with Dan Morris. Pardon the pun, but I feel Dan’s the man!” - L & M Gartner “Thanks again for all your hard work in getting us an accepted offer on our home. It was a challenging time and we appreciate your efforts and dedication in selling our property. Your marketing was the best I’ve seen! Our house was everywhere, people would say to me all the time, hey I saw your house listed in the Real Estate Weekly, on websites, local classified, everywhere. It was a great feeling knowing that my interests were put above anything else. You understood our situation and worked within our needs to get the job done. You did the little things that set you apart as a professional in the industry and in the community. I would, and have recommended you to anyone who is serious about selling their home.” - K & K Jepson “Our experience with Dan Morris was great. If ever I am selling or buy a house again, he will be our first call. His marketing skills are exceptional, our house was on magazine covers, bus benches, brochures, and all over internet. It was the marketing and beautiful photographs & video that drew in the right buyers to our home. Whether is was day or night, we could call Dan with any questions we had and he would get us the answer. Great communication and work ethic.” - The Watson’s
