A COMPREHENSIVE RESIDENTIAL REAL ESTATE MARKET REPORT OF LONG ISLAND AND QUEENS MEDIAN | The threshold which divides the real estate market into two equal halves, in reference to pricing. One half of the homes in the market were sold at a price above the median home price, while the other half were sold below that price. AVERAGE | The sum of prices of all homes sold in a certain area in a certain period, divided by the number of properties sold in the same area in that period. LISTED PROPERTIES | Represents the number of available properties as of December 31st. STATISTICS | Based on residential properties reported as closed January 1st to December 31st on Long Island Multiple Listing Service (MLS).

Welcome to our Annual Market Report for 2017. The overall performance of residential real estate in 2017 for our region and many parts of the country was impressive. And I’m happy to report that we are already seeing strong sales momentum early in 2018! We generate our Town Market Reports every quarter to provide consumers with all closed transaction data in the villages, towns and cities covered by our 28 offices. The area spans the majority of Nassau and Suffolk Counties, the North Fork and Westhampton Beach, and Queens. Comparing the data to the same time frame from the prior year allows for seasonality. There are a few things that continue to fuel our housing market (e.g. highly desirable areas, minimal unemployment, and an amazing stock market, to name a few). Our challenge continues to be relatively low inventory. Please let any of our sales associates help you with the information presented in this report, and know they’re here to help you buy, rent or sell.
