Letter from Seller 1178 Upper Happy Valley Road, Lafayette We moved into our home on Upper Happy Valley in 2008. The street name alone made us “happy”. Our children were in 2nd, 4th and 5th grade and we had a 2 year-old golden retriever. They were thrilled with the backyard and being able to explore and also excited to their own rooms! Clayton and I were happy to be on the main floor. We raised our family in this home. We had lived in 2 other houses and this is by far the most special. We loved the open floor plan. It made being together as a family with friends and relatives comfortable. The French doors to the patio allow for easy flow in and out of the house and brought the feeling of outdoors inside. We have had countless dinners on the patio, as well as movie nights and evenings spent around the fire pits. When the kids were older, they enjoyed the upper patio with their friends- a little bit of freedom, but still a safe environment. They also enjoyed the loft above the garage. It was used as a “hangout” room. Video games, movies and band jam sessions! The loft also made for a great guest room when we had multiple visitors and lots of cousin sleepovers. All of our family lives out of town and this house easily accommodates multiple out of town guests. We have hosted many party’s celebrating life events including birthdays, baby showers, graduations and friendship. Being able to play music throughout the house and backyard made the gatherings festive! Guests enjoy being inside and out on the multiple entertaining areas. The kitchen also makes entertaining a breeze. It is a great space to cook, and the pantry provides plenty of storage. There is also enough room for people to hangout because as with most home’s the kitchen is the hub and this is a great one! The fresh fruit trees, lemon, lime orange and pomegranate are a great addition to entertaining as well as enjoying on a daily basis. The house also worked well this past year when all three of our college aged children returned home due to the pandemic. They were able to complete their courses without distraction in their own rooms and Clayton was able to easily work from home in the main floor office. We moved here from the Midwest where it is easy to find homes on big lots. We were thrilled when we found this home as it feels very private, yet neighbors are close by and we are a short distance- even walkable to the shops and restaurants in Lafayette as well as an easy commute to the city. We loved going out to dinner in our “town” and the ease of running errands from our location. We took advantage of the convenient access to 24 and went to many concerts and outings in San Francisco as well as trips to Napa, Sonoma and Livermore. We are also close to many local hikes - the reservoir, Lafayette ridge trail and Briones to name a few. Walking around the neighborhood is wonderful also with lots of active, friendly neighbors. Fast forward 13 years and it is time to say goodbye. Our 3 children have “grown up”. It is really hard to say goodbye to this wonderful home, but it is time to pass it on. 1178 Upper Happy Valley will be at the heart of the memories we created!
