hen envisioning your dream home, nestled in the Colorado Rocky Mountains, it is easy to imagine expansive windows framing mountainous views, as you bask in the glory that is living the Colorado lifestyle—skiing down runs of white champagne powder, trout fishing cool, local rivers, and spending holidays with family and friends in the glow of a roaring fire. For many Texans, it is dreams of this lifestyle that have inspired second home buyers to not only purchase in the Centennial State, but to build there.

The team’s work is exceptional, and the proof is in the pudding. Two market homes have been built by the developer, one just sold this fall for $4.495M. A second currently is on the market, and ground recently was broken on a third.

Curcio played a significant role in the construction and planning of some of the most prominent buildings and developments in the Steamboat Springs area including One Steamboat Place, the Jan Bishop Cancer Center, and the Deer Park Road corporate building.

“We’re well-versed in the design review guidelines,” says Curcio, who grew up in Steamboat.. “We’re well-versed in the local subcontractor force and the permitting processes. If you want a beautiful house on this property but you don’t want to deal with the stress of building it, we’re here to take that on.”

AMRC, a 1,216-acre land preservation community, is divided into 63, 5-acre parcels, with 900 acres specifically designated as wildlife preserve. It’s minutes from Steamboat Ski Resort, and amenities include slopeside services at the Alpine Mountain Summit Club, fishing along a private stretch of the Yampa River, equestrian facilities, a guest cabin and more.

While Texas buyers have the interest, as well as the means, to build their dream home in the Rockies, often, the time or energy to oversee every aspect of a custom home build proves a rather daunting task. Fortunately, luxury ranch community Alpine Mountain Ranch & Club, which sits just 10 minutes from downtown Steamboat Springs, offers a turnkey solution—a new program, offering custom design build construction management services at pricing 5-7 percent lower than market pricing. “We alleviate the headaches,” says Jamie Curcio, the ranch’s construction manager. “What we offer is an on-site construction team that oversees the entire build.” 36

“It’s a special place,” says Suzanne Schlicht, Alpine Mountain Rnach’s senior vice president & director of sales. “It’s important for us to build a vibrant community here, so we wanted to make constuction services available to help.” By having the local team in place, she says, homes at Alpine Mountain Ranch have been completed more quickly and closer to budget than other similar projects in Steamboat. That’s due to Curcio and his team, who are accessible and available to answer questions subcontractors may have, monitor progress, make reminder calls if needed and ensure that the build remains on schedule.
