DABOR Bulletin Board Continuing Education Requirements State Licensing Requirements During the 3 year licensing cycle each agent must complete a minimum of 2 hours approved legal coursework each year. In addition, each agent must also complete 12 hours of approved coursework of their choice. The additional 12 hours of coursework may be completed anytime during the 3 year cycle. **New licensees In the first and second year of the license cycle, licenses issued on or after November 1 of the current year do not require con ed for the current year. In the third year of the license cycle licenses issued on or after July 1st no con ed is required.

Great New APP You (and your customers) Will Love. Sitegeist Have you ever been out showing property with buyers and while standing in front of a house they start asking you questions about the neighborhood that you know are probably in violation of fair housing laws? I have my agents ask their buyers to download the Sitegeist app which pulls all sorts of public records data based on your geo-location. Sitegeist pulls from sources such as the U.S. Census Bureau, Foursquare, Yelp, Weather Underground, and the Environmental Protection Agency. The app will tell a user based on their location things such as:

Do the people around you contribute more to Republicans or Democrats

How people commute – car, public transportation, walk, bike

Median home values

Average rent

Number of males vs. females in the immediate area

Household incomes

Number of children under the age of five

Median age of homes

Number of housing units

And a lot more… See how your customers may find this information useful? And also see how much safer it is when the data is coming from a third party without you having to tip toe around the questions? Believe me, your customers will be wowed and your broker relieved when you start using and sharing this app. I also personally use this app when analyzing commercial real estate in markets I am not too familiar with. Here are some screen shots of the data that Sitegeist provides: A common question that I get asked when I share this app with agents, colleagues and customers is “how far around me is this data pulling from?” Because the data is coming from multiple sources and each source has different criteria for what they consider to be “nearby” there is no single answer to this question. For example, the U.S Census Bureau data measures geographic area by the census tract, political contributions are measured by zip code, the EPA uses a 5-mile radius, and Foursquare and Yelp each have their own algorithm to come up with what constitutes a geographic area around you. Regardless of how far around you the data is pulling from, the aesthetically appealing graphics, easy to read design and quick access to relevant data make it a must have when your buyers are house-hunting.

Legal Hotline QUESTION: I represent a buyer who put in an offer on a home where there were multiple offers. My client’s offer was not accepted. We have reason to believe that my client’s offer was in fact the “highest and best.” Are we entitled to see a copy of the offer that was accepted by the sellers in order to verify that it was the “highest and best” offer? ANSWER: NO. Moreover, it does not matter whether the accepted offer was in fact the “highest and best.” As long as the sellers did not engage in unlawful discrimination (for example, on the basis of national origin), they were not required to accept the “highest and best” offer or otherwise treat all offers equally. A “Primer on Multiple Offers” prepared especially for buyers in this situation is available on MAR’s website.

MSHDA Offers “MI NEXT HOME” for Repeat Homebuyers

The Michigan State Housing Development Authority (MSHDA) has announced an exciting new loan program for repeat homebuyers. MSHDA’s MI Next Home has been created to make down payment assistance available to repeat buyers. The program was designed specifically for those applicants who may not qualify for MSHDA’s existing MI First Home program due to their previous homeownership status. The Down Payment Assistance is a 0% interest rate loan that has no payments and does not become due until the homebuyer sells the home, pays off the first mortgage or refinances the existing mortgage. MI Next Home eligibility requirements include:

Previous homeowners only

Income limits (vary by county)

Sales price limit (Statewide $224,500)

Buyers must occupy the home as their principal residence, Down Payment Assistance available (maximum of $7,500 not to exceed 4% of the purchase price)
